I tried to work with Jack Wade, but he did not seem to be interested in selling a property. He did not return phone calls, one of the basic functions of a realtor, so I replaced him, which drew his ire. He also puts no effort into his ad photos and descriptions, and does not pick up the broken glass and dead mice (etc.) before he shows a property. Go elsewhere.
Katie was unresponsive and failed to follow up on the issue she was supposed to. Either unprofessional or merely untrained, but either way, not acceptable. Would NOT recommend.
I really enjoyed working with Carla Hardy she listened to us and found us just what we wanted. We are first time home buyers and it was great having her experience to help us along the way. I needed a home that would pass inspection for a VA loan, have all the things we wanted plus be in our lower price range. Looking back on it and also seeing whats on the market now, just a few short months later, I cant believe we got into the house we did. We recently purchased our home through Lambros and Jack Wade. We were so lucky to have Jack as our realtor- he is so knowledgeable about the entire process and even helped us with mortgage, maintenance, utilities, etc questions. I wouldnt work with anyone else.
I cant rate them based on any property dealings, because frankly they even just seem so inflated with their sense of self worth that I really doubt they have any properties below 6-figures. I had applied for a photography job through one of their agents - that is, I finally found out that the guy worked through Lambros after about 4 emails. He sent me a list of job requirements and a set of images I had to match and exceed the quality of. I said yes an agreed to an unpaid application/test-shoot so he could see my workflow. Never heard from him again, even after two follow-up emails asking if my photo examples were good enough. Terrible communication and is a very poor business practice for anyone, much less a fancy-pants real estate company.
REMG has managed our Missoula property for several years. Being on the landlord side of the equation, I can say our experience with them has been first-rate. Do they thoroughly vet prospective renters? You bet they do. After a disastrous experience of trying to manage the property ourselves, we have been totally satisfied with this company. They may take a bit more off the bottom line, but for us, there is peace of mind. The rent is always paid and for sure, we get no midnight panic calls. Thats good enough for us.
I worked for the Tenant/Landlord hotline in Missoula for several months and gained a lot of insight into Lambros business practices. They were BY FAR the most complained about company in Missoula. A few examples of things that Ive encountered in my dealings with them:1.) They require you to pay your rent on or before the 3rd of every month. However, if the 3rd falls on a weekend you MUST pay before. Now, when the 3rd lands on Memorial Day (and the 1st and 2nd are Saturday and Sunday) your rent is late if not paid on the 31st. Who has money the 31st of ANY month.2.) Their late fee is a ridiculous 10% of your rent! That means if you pay one day late and your rent is $800 your late fee is $80!3.) Their rentals are not legal. Stairways are required to have handrails. Theirs dont. Every bedroom requires an OPENING window and smoke detector. Theirs dont.4.) Their people will enter your property without giving you notice, or if they bother to give notice youre lucky if its the required 24 hours.5.) They blame any problem/defect with the property on you when you move out and keep your deposit. Make SURE you are very meticulous on your move-in report. If they do try to keep your deposit, fight it. You have the upper hand.6.) They flat out refuse to perform maintenance if it is something that will require them spending money.They are the closest thing Missoula has to a slum-lord. Avoid renting from them. And its hard, I know, because they have many properties.
