I would give zero stars if I could. Not only did they screw me out of 90% of my deposit but they couldn’t even tell me why. They listed a whole bunch of things that I did not do without any amounts on there just a total amount and if that’s not bad enough they decided to badmouth me to another property management company. Add that to their unprofessional “maintenance staff” and their unwillingness to fix any issues requiring a licensed professional to come in. This company does not care about having integrity or being professional. oh yeah and beware if you rent from them be prepared to have to professionally clean before you can move in because they don’t do that either.

Kyle is a fair renter and was also very professional with helping us out when buying our first home and selling it. I always felt like I knew what I was getting upfront while renting here.

As rental property managers, Zillastate is absolutely horrible!! They are unresponsive to even the most basic of questions or requests. Im not sure how a property management company can get away with the silent treatment for their tenants. Isnt that what theyre being paid a lot of $$ to do by the owners of their properties? In the extremely rare event you do get a hold of someone, it seems that you get nothing but dishonest information in a condescending manner. People - I highly encourage you rethink your decision to use this company if at all possible. Zillastate - get it together as a company or rethink your decision to be in property management!!!

We have confidence in Shayna and Kyle’s ability to manage our property. They seem to truly care about the needs of both the tenants and the owners. Case in point, we recently had water damage that required about 3 months of remediation and remodel. Through this entire process, Shayna and Kyle kept us in the loop of all that was going on, advocated for the tenants needs by offering rent credit, and dealt directly with our insurance company for their obligation. Would highly recommend them.

All the reviews that aren’t 1 star on here have come from their own employees. These guys are greaseballs. Especially Kyle who loves to send out harassing and condescending emails over the smallest things. Kyle tried to claim I didnt pay my rent, and even after I showed him a receipt proving I did he was still so arrogant, rude, and entitled it’s sickening. He tried to hold onto my security deposit too but that didn’t end up working for him. I love that I don’t have to deal with him anymore and I love telling everyone I know to stay away from this train wreck of a business.

Kyle is going to be the single reason this place goes out of business. Terrible service provider. Avoid at all costs unless you want to deal with headaches, being hung up on while stating a complain, and make every aspect of your life as much as they can an absolute nightmare

They dont handle complaints but when its time to move out they have a million problems and charges.. say goodbye to your security deposit.. do not recommend.

First - one of the Google 5 star reviews is by the person and employee, Kyle Graybeal, Im about to warn you about..... Do yourself a favor and read ZillaStates YELP reviews in addition to Googles. Here goes:Zillastate is an absolutely AWFUL, embarrassing property management company that ought to be ashamed of themselves for having Kyle on their team. This is by far the worse experience Ive had in my many, many years of renting and being a good tenant as well as having a good relationship with property managers and landlords. Kyle will respond in a snotty manner and degrade you for even asking the most basic questions that are very normal questions for tenants to ask. Instead of being professional, hell be condescending and somehow try to make you feel like a fool for even having the audacity of asking a basic question. He is extremely passive aggressive and acts like a spoiled child that isnt getting their way in the candy store. He is so unorganized its not even funny. He will not return phone calls or emails and think nothing of it. Its pretty unbelievable and just plain bizarre that this man has a job or has survived the professional world, to say the least! Trust me, dont go through this company or you will be sorry....I can guarantee it!!! Also, theres a good chance theyll steal a portion of your deposit with made up charges.Kyle - shame on you for being as awful as you are! Maybe learn some stress management or something but get a serious grip!
