Rental Application Process - Currently VT has not reached out responding to questions about a property I had applied for. There was no confirmation email on the application process. I have called multiple times to speak with the property manager only to be forwarded on to a voicemail that has never been followed up on a WEEK later. As someone searching for a property this company does not make it an easy process and could very much impact your ability as a seller/owner to get your property seen and out there.

Ive worked with VerraTerra since 2006. Ive bought 3 homes with James and have had them manage my rental. I dont hesitate to recommend them because I know James is about the most righteous person I know. Hell do the right thing, even if it will make him unpopular. I value that. A lot. Youll be lucky to have him watch over your home.

After having the worst luck with management companies over the years James and his team have been amazing. They are timely in responses and listen to our concerns. They are priced well and provide a great service. Its been above and beyond what other companies have done in the past. We appreciate them very much as a HOA and home owners.

We recently had a situation where a tow truck was called to move a single car that was parked illegally in front of a driveway, blocking the ability to move within that parking spot. Upon towing the first car, the tow company then called in multiple tow trucks and began towing all the cars in the neighborhood that wasn’t located within a drive-way!Upwards of 5 cars were towed, several of the vehicles of which belonged to the home owners. There are several “Fire Zone” no-parking signs throughout the neighborhood, however many vehicles including my own, were parked in locations that did not have these signs-and were towed nonetheless.I caught up and spoke with the driver who had my car up on his tow and pleaded my case, “I’m not parked in a no-parking zone. Why am I being towed!?” I was parked beside my family residence, on a dead end road. Much to my surprise, the driver told me tough luck, the property management gave the go-ahead and said that if I wanted my car off tow, I would have to pay $247.00. IN CASH.Having no car and cash on me, only card- the tow truck drove to the bank (with my car on the tow) so we could pull out cash. No receipt and no record. They charged everyone in the neighborhood the same price and stipulations.Now this happened only 2 nights ago. Someone in the community has been in touch with the property managers regarding the situation. We feel we’ve been taking advantage (this is working a gated community mind you) and when brought to their attention, they emailed back very condescending responses. It’s been clear after several email exchanges, they DO NOT empathize nor do they take any responsibility for the hardships this caused.I just want it to be known to anyone who is reading these reviews - just how poorly this situation has been handled.

Terrible HOA, the community were staying at is newly built and the fence was cracked open behind my unit by a homeless person and my trash can was opened, everything was taken out leaving the mess and their clothes we had to deal with in the morning. I emailed the management about the situation, they said it was animal situation. I told them there were cigarettes butts right in my back door which tells me someone actually hung out at the back of my house to smoke. They avoid trying to fix the fence and finding a solution to protect my safety by saying its my responsibility to pay for the fence. The fence is the whole communitys property not my own property and the crack is not even directly behind my unit.So your safety is not their priority. Theyll use contract against you as if you have a choice to not sign it or pay them.During snow days they dont even plow the road but very fast at sending tow trucks to tow peoples car. I wonder what they use 109 dollars a month to do but apparently to call tow trucks.

Do not waste your time and money on this property management group. They do not respect or respond in a timely manner. In our entire (brand new built) community, they are taking 2 years to fix or facilitate fixing one street light. They do not value any residents, including me as a resident, create defensive and deflective argument and are disrespectful to others. I wish my community did not contract with them & I feel disappointed that we wasted our money and trusted unprofessional individuals at their offices to act on our best interest. For the three years weve contracted with them, theyve barely made any initiative to any of our MINIMAL concerns. Because we are a newly built community, theres not much to fix or do, even with that, Verra Terra is useless. USELESS.

MOST INCOMPETENT HOA GROUP IN THE USA..I normally review cars but today I am shaming this horrible HOA group for their actions.we’ve requested landscaping adjustment and apparently they can’t do anything about it and asked not to be contacted about it. That’s so sad considering how much they praise themselves for the quality work they do. It’s laughable. The higher ups (if you know who I’m talking about) do not care for the image of their company so they do whatever they want! They ought to be replaced completely and place people with common sense and decency there.

Ive been working with Lindsey & co in VerraTerra for a long time. The rental business is tricky and demanding at times, but Lindsey has always been responsive and worked hard to solve tenant issues, while trying to provide good value for owners. Lindsey always communicated tenant requests to us promptly, has never let our properties vacant for more than a couple of weeks. Highly recommended!

Isara is an excellent property manager, very responsive and listens to us. She is very good at making sure everything that needs to get fixed does so in a very timely manner so the tenants are happy (and we are compliant with all laws). Isara is very good at finding new tenants too - the tenants shes doing for us have been excellent, always paying on time and testing the properties well. I would highly recommend Verraterra to both landlords and tenants alike.

Unfortunate this property management is very unprofessional. The way they speak to people is in a very condescending way. It is unfortunate that so many people in my community feel like we are paying HOA dues to a company who does not care to support us.

I’ve requested to speak to someone at their office and no one has responded. I pay my dues but I feel like I am not valued to them. This is blatantly bad business practice and I’ll file a report with the Better Business Bureau (BBB) for this incident.

I have rented a property managed by VerraTerra for about one year and have been very pleased with their service. The initial process of signing a lease was straight-forward and timely, and they ensured the home was in great condition when we moved in. Since move-in, we have experienced a handful of issues with the home, and they have all been addressed/managed quickly and professionally. I have mostly corresponded with Lindsey, who is extremely prompt in responding to emails and phone calls (usually literally within minutes! Even on Christmas Eve!) and in general, just a very professional and friendly person – it has been a real pleasure working with her. Overall, we have had a great experience working with VerraTerra and would not hesitate to recommend this business to others to work with.

SHADY AND UNPROFESSIONAL!!VerraTerra was our property manager for over a year. Due to covid, my husbands job transferred us out of state. We continued to pay rent on time for 4 months even though state mandate protected us! We were making two house payments and running out of money. We notified them two months prior to move out. I asked repeatedly for the property manager Isara to market the property fairly with photos and give us the best chance to get a new renter in ASAP. Weeks went by and no photos online. She assured me there were photos and it may be a delay and not to worry that many people were calling. She asked to hold a video tour and never arrived then asked to come by when we were packing! The house was a mess. She continued to tell me that she had multiple people interested, wanted to make sure we were out by the end of the month to get a new tenant in. My husband drove to eastern Washington to pick up a uhaul because there were none locally so that we could be out the end of month! We had the house professionally cleaned and left it in great condition. Then the balance owed statement arrived. We are being charged for NINE days of rent into the next month= $900! Why did we need to be out the end of the month if no one was moving in? We wouldn’t have paid for TWO uhauls and driven across the state. Then charging for patching nail holes and repainting 2 bedrooms. We emailed in July 2020 for move out report showing that this was beyond normal wear and tear as our move in report (photos Isara never uploaded to the tenant portal) show multiple scufs and holes when we moved in! We never received a response back from anyone until November 2020, but no answer to any of our requests. They then sent us to collections! We are disputing these excessive charges. While the owner waived the break lease fee, we found out that the owner paid her own company for the painting and patching of holes! $1243 bill!! I don’t want any money of deposit back. I want to see proof that the $1148 they are trying to get from me with no documentation is valid! Be careful. DO NOT TRUST THEM!

Ive been using Verraterra with 2 condos over the past 2 years, and theyve been nothing but awesome. Very professional, repairs are handled quickly when needed, and I have peace of mind that things will be taken care of. They find good, reliable tenants, and Ive had no issue since Ive started using their services. Theyre also the cheapest option out there. Highly recommend!

I have been using VerraTerra for a few years now and the company has been very professional and on top of things on my property.I have had 2 tenants leave and Lindsey got it rented in no time. She helped get handymans to clean up the place and ready to rent. Furthermore, the rents were fair which helped get tenants as soon as possible.

I work with James at VerraTerra. He takes a consultative approach, letting you know whats best, even if it doesnt benefit himself directly. For example, a potential customer called with issues with their current sellers agent. James consulted with the man and recommended he talk to his current agent about the concerns he (the customer) was having. The customer took his suggest and sold his home at full price 8 days later. James is honest in all his dealings. His flat rate business model makes much more sense than a commission structure based on the sale price of a home.

Not a very good first impression. Scheduled to view a rental home at 11am yesterday and the agent didn’t show up. I emailed her, no reply. Called the number listed and was told she wasn’t available and they would relay a message. She never called back, even now almost 24 hours later. We took time off work to be there to see this house, and traveled more than an hour in traffic only to be stood up. Doesn’t give me much confidence in renting from them.

Ive had 2 great experience with VerraTerra. James helped me buy my first condo and it was such a painless process. He helped me find many options within my price range, location, and other crazy things I mentioned wanting. He helped walk me through all the paperwork and was patient with my endless questions.When I was ready to rent out the condo years later, James and team helped me manage the property - from getting the place ready to rent, to finding a great renter, and managing through any issues that have come up. The team has had great communication throughout and are extremely accommodating to the level of detail I want when need for maintenance arise. Definitely helpful that they have online portals for $$ transfer and documentation.I couldnt recommend these guys enough.

I gave two stars because I did eventually get responses to questions, but responses were significantly delayed. Not very pleased that we were allowed to apply for a property that had an application pending - that was a $100 wasted!

By far its been a terrible experience, the property manager Ive been working with has been very slow to response to email when I have questions on the location. I would call the main line but get told that she isnt available to have a conversation. I asked to speak to a supervisor and no contact has been made back.
