We have been using JSR as a 3rd party consultant on our roofing projects and a few exterior envelope needs. They are experts in their field and true fiduciaries for their clients. We have made it a policy to include them on all roofing projects because of the value they bring. As a roofing expert he helps us determine the scope of work and draws up the necessary plans for a consistent bid. He attends the pre bid walk and describes what is expected. We find we get tighter contract amounts with him involved because he is bidding another roof project more often so the firms bidding do not want to be black listed. We find JSRs fees cost us less and we save more overall by him holding the firms accountable. Jim and his team do weekly site walks and take photos updating us as the client. If we have surprises we evaluate the situation together and he comes with solutions. Once the projects are complete, if we have a leak or problem he has shown up the same day sometimes within the hour with the contractor in tow to identify the situation. We feel he is a partner with us and looks out for our best interest. The contractors respect his expertise and manufacturers often visit our sites to sign off on the warranty. JSR is easy to talk openly with about projects and sensitivities that arise. They will also have the difficult conversations when things dont go as planned. We have sent him out of state to evaluate roofs and they are excellent at finding hidden leaks in aged roofs. Dont hesitate to reach out to Jim and his team. They did an excellent job on their report, and then even squeezed in a follow up on a tight timeline, just because they knew I was on a deadline that was important to me.
