I am the Property manager here at Redbud Village. It is a great place to live and work. We are focused on our Residents and look forward to continuing to move new folks in. We had 5 new leases in February and so far in April we have had 3. Stop by and I will show you around the Community!

This is simply really. If you are a decent clean person that mind your on business then this IS NOT the place for you. Especially, if you have kids which I do not yet. The staff tells all your business to anybody,and that isnt safe! How I know this? One of the maintenance people told me all about one tenant that have cameras in they apartment even though I did not ask. Plus, I do not even live there. I was seeing some one there. But not anymore! I do not blame them for using cameras because he looked like he steals.Point blank, they may have changed the name. But its still the same old place I heard about. Where are you free to do drugs, and throw trash everywhere.

The management was very helpful with everything we needed.

So just let me tell y’all about the new owner of Red Bud Village (Mark Villa)! So I have been in my apt for 3 and a half weeks. Ron Thompson along with the owner Jennifer Welch moves me into an apt that was NOT ready to be loved in. They both claim they had NO idea and would’ve never rented me the apartment if they didn’t know it was in this types of conditions. The apartment has been fully renovated but the air, heat, refrigerator and the power has went out TWICE for DAYS at a time. NOBODY else is having issues ACCEPT me. Ron nor Jennifer has offered me NO type of accommodations, they have not offered nor agreed to put me in a different apt, nor prorate my rent, nor reimburse me for my groceries that went bad due toe refrigerator going out AGAIN, NOR will he give me back my security deposit and let me out of my lease. Ron tells me that his hands are tied by Jennifer and that he can only give me his deepest apologies. Am I the only person who feels like I need to proceed with my lawsuit?

Jennifer is rude and all she want is your money. The walls are paper thin. My neighbors would fight about cheating and cuss their children out daily. The husband would play video games from dusk til dusk no kidding like through the night until bout 2 or 4 AM. The other neighbor would smoke weed smelling throughout my apt. Especially in my daughters closet. I could hear every single time shed have sex and her music thumped through my walls. I had to put dryer sheets in my vents to block the smell. When the neighbor couldnt pay her rent and utilities she was still there annoying the heck out of me. How do i know this... because the staff talks. Will tell u whats in everyones apt. They told us about a neighbor with cameras in her apt and i thought that was a great idea so we bought some too. The space is very limited. Its like a portable potty size bathroom. Hall closet that shares water heater in some apts. Basically water heater closet space. The room is 13steps wide 12 steps long heel to toe. Enough to put a bed in. No place for a dining room. Good for 1 person ONLY. Anything over 1 is just a starter apt. The gate on the patios were never finished and hanging. My daughter stepped on a rusty nail. The people there on the side across from the office were loud, nasty, and rude. There would be condoms at my back door and food from where animals would get into these folks trash. The dumpster was over flowing for about a month at one point so there was no place to put our garbage. My air went out once and there were no screens on the windows. Speaking of windows my daughters window wasnt place right so there was a huge gap and they eventually came to put putty in the gap. There was a huge hole on under my cabinet when i got there that never got fixed. Mexicans across the street played mexican music like it was a block party at 3AM almost every morning. Theyd come into my apt and do things without telling me. And the sewer had backed up into the tub took 3 days to get someone out to fix it. Ron was nice and he really couldnt help because like i said Jennifer doesnt care. If u are just looking for a place to start. Here is fine. But if u want a start and decency and peace go somewhere else. I hated it there. The ground is also shifting in alot of the apts there and cracks run down the wall and the doors would open some days just fine other days youd have to pry it open. Washer and dryer hook up available some apt but u have to chose dining room table and maybe 2 chairs or washer and dryer. Cant do both because theres NO SPACE! comcast hates this place too because instead of hooking up all at once when u move in comcast has to come and drill and set up hookup to hook up. They had a reputation for drugs really bad before new management but aint nothing changed. A relative had diapers thrown into her yard from redbud residents. And nothing was done. There were also dirty diapers in the parking lot along with food and nails that got in my tire and my husband had to buy me new tires. Hate it. Wish it would not make jennifer another dime but Im sure it will. Good luck to the very few good people there. Its best jennifer dont reply to my comment because Im ready and willing to split her a new one publicly on this google page. We paid our bills on time and we were respectful as much as we could be around these people.

Staff is professional and willing to help with concerns.

No need for too many details because this is above and beyond bad customer service. It seems as living here is your fault when anything goes wrong (flea infestation because a raccoon got into my apartment)and if you want to leave because it has affected you mentally, physically and emotionally you will be charged on top of charges, forfeiture of security deposit. My things were damaged and no one seems to be responsible but thats what court is for. Many things are done without notification and its not the landlord entering and exiting your apartments (home security systems arent an excuse). I told corporate office the old landlord would contact us as a courtesy to deactivate the alarm upon entering and their response was that he shouldnt have even been contacting us. In that matter, unknowing to tenants Redbud Village hasnt had a landlord in over 3 weeks now! No need to complain or think someone higher can fix your issues here. Better pray about it. Waste of time and hard earned money.
