I have closed around 1,000 deals in my real estate career and never once had a title issue until I reluctantly closed a deal with Preferred Title due to pressure from the seller to close quickly. The title issue on the property I closed there was obvious and avoidable, but Preferred was to incompetent to see the fraudulent quit claim that was executed. We close a lot of real estate deals a month and I do not have time to make sure the title company does their job. It is my expectation they know how to spot things on a title that need further investigation. Several months after my closing there, I am in an lawsuit and the FBI is involved. Likely my title insurance policy will kick in, but those policies cover the purchase cost only and not such things as real estate commissions, loan cost and overhead. I imagine they can close a straight forward deal, but if some critical thinking and investigative work must be done, they clearly are not qualified. Well maybe that is not true either as they were not able to file the deed correctly, which is the easy of what they do. That being said, it would be hard for me to identify anything they do well. I know they close a lot of wholesaler deals and I have talked a few out of going there and in the future, if any wholesaler requires me to close with Preferred, I would rather lose the deal then take a risk. Really, I think wholesalers close there because they are holding contracts that no other legit title company would close. I cant imagine any legit real estate investor wanting to close with Ursula and her company. It would not surprise me if one day she was not able to secure title insurance herself.

This company is so bad, they deserve 2 one star reviews by me. Almost a year later, $5,000 in attorney fees, 2 lawsuits and I am still trying to get my title claim processed for their incompetence. No legit investor I know will close there.

These people are a bunch of rip off scam artist . they are disrespectful cuss on the job . I had a horrible experience stay away from this company they dont know what their doing and they have no class or respect and they will over charge you and the work will not be done properly.
