I never leave reviews but I thought this was worth sharing. Lived there for 3 years. For the most part it was fine. Staff is not the most diligent of workers, would not say they necessarily care about their jobs and helping residents (would not tell me if a package was left in the office for me, very hard to get in touch with office, etc) however, it was not much of an issue since I did not have to interact with them often. They are currently renovating all of the apartments so you cannot renew your lease in your current apartment...meaning you either have to move to a renovated apt they have or move to a new complex. So they are forcing you to move out, they are not covering moving fees or giving you a break on rent for the inconvenience, etc. which is okay HOWEVER...when I gave my keys in and the end of my lease, the woman in the office (Karlie) told me we would not be receiving our security deposit and would possibly have to pay another month’s rent because we did not give a 30 day notice...excuse me...YOU KNOW WE ARE MOVING OUT, YOU ARE MAKING US!! Plus we did call and tell them we were leaving but never put it in writing ...because no one told us that was a requirement. It seemed like they took advantage of us and goes to show how the property does not really care about their residents. I hope the $300 they got from this scam helps them out. One good thing I’ll say is their maintenance crew was always attentive and came in a timely fashion
Beautiful apartment homes and a well kept property!!! the office staff and maintenance staff are very friendly. Wonder view. Couldn’t ask for a better place to live.

No Proper Notice Changes, Predatory Parking, & Trash IssueThis apartment complex has the potential to be one of the best in Memphis if it werent for unprofessional management changing aspects of lease agreements and the nightmare parking situation. For a complex of over 200 residents there are a total of 10 visitor parking spaces behind closed gates.While there is ample parking outside of the gates and on the street, Grand Island has contracted Superior Towing company (please see their reviews) to tow residents visitors. A $30 extra day storage fee is added regardless of if your car has been there a day or less than 10 hours ($155 minimum), violating towing laws. When they tow during the weekends, they are only open from 9AM-11AM Sat/Sun and are located 25 minutes away in an unsafe part of town.Management has stated that visitors must park their car a quarter mile down the road at the dog park or at businesses a half mile down road to visit residents, while both places run the risk of getting towed there or having their cars broken into. There are also no sidewalk lights, so walking to Grand Island can be dangerous at night.There is no No Parking sign outside the gate along the wide driveway or painted fire lines that say Do Not Park (Edit: added photo). There are 6 painted spots next to the leasing office (4 regular, 2 handicap) that management has stated they will not tow a vehicle in the handicap spot even if they do not have a handicap tag/sticker. There is a sign on the gate stating visitors may not park in resident areas, which is good to make sure residents have a place to park.No emails, texts, phone calls, or signs placed in common areas are used to notify residents about any issue. Residents are notified to changes in parking contradicting their lease or other areas by having a piece of paper folded in half and put in the crack of their door at night. During windy nights, these papers have blown away or people have been known to take them down. Most other apartment complexes in Memphis have electronic systems in place to properly notify residents of any changes of the building that do not violate their lease.Lastly, their trash system and dog waste area are not properly managed. Multiple times throughout the year, their garbage compacter is so full of trash that it overflows onto the sidewalk (Edit: added photo in profile). There are 2 dog waste containers in the complex that are either overflowing or there are no bags for residents to pick up after their dog.I hate leaving a negative review because I’m sure there are some people here that do their best to make things work. I would love to leave this apartment a 5-star review because the amenities it offers; however, management has stated they are not changing their policy and have no desire to do so.Edit: Reply to Response from OwnerThank you for taking the time to respond to my review. I’m astonished your complex would claim there are fire lines outside of the gate when that is verifiably false via a Google property search. You also did not address the solution for the limited parking problem that would ensure the safety of both residents and their visitors walking to Grand Island a half mile along an unlit sidewalk at night or the cars illegally parked in handicap spaces.Numerous other towing companies are located closer that do not add on illegal storage charges. When you learn about these illegal charges and unsafe area, rather than switch to a reputable towing company in a safe, close area, you choose to continue to contract this predatory towing company.Virtually every service I have ever had automatically signs you up and there is an opt-out feature available. I am not sure why this would be difficult for your complex to implement given all phone numbers, emails, and addresses of residents are all available. I never received any info about a texting.I only want potential residents to be informed about these issues and how management chooses to respond or not when presented with issues raised by current residents.
I moved here January 2020 from out of state due work. Property management is terrible! Starting with Rachel the property manager and Jolynn (she works at the other location). I have a wife and toddler and originally requested a first floor unit. None were available and I was placed on the 3rd floor. 2 months into my lease my neighbor below me (who is an older white male) pulled a gun on me because my two year old son apparently was making to much noise. I informed the leasing office about the incident and nothing was done about it. Due to management’s lack of concern and In fear for my family’s safety I moved them out of state with family. I have not had any major issues until 4:00am August 14,2020. I’m woken up by my smoke detector going off. I become frantic thinking my apartment is on fire, turns out it’s going off due to the battery being low. I had to call the emergency maintenance line at 4:30 am because the alarm would not go off. (Leasing contract says tenants are not allowed to remove batteries or disassemble smoke alarms in any way.) I went to the office severaltimes through the day for someone to stop the alarm from ringing. Each timeI was told someone was on the way. The office closes at 5 pm and when they closed no one had come to change the batteries. I never received notification on when maintenance would arrive he just showed up at 7pm! Not only did he just show up after hours but he only changed one of the fire alarms and not all. The next day August 15, 2020 I tried to get maintenance to come out to fix the remaining detectors. Jolynn told my wife over the phone that. Maintenance doesn’t work on the weekends for anything other than emergencies. My smoke alarms are not considered an emergency and will be fixed when they can get around to it. Jolynn said I could come to the office and get the batteries to change them myself. I arrived at the office at 3:30 to get the new batteries. Joylynn greeted me in a rude and condescending tone (I’ve only meet her one time prior to this). I told her the batteries she had were the wrong ones for my alarms. when I asked her why she was being hostile she became very irate. When i asked for corporates phone number she refused to give it to me and told me to google it. I can’t believe how inconsiderate and disrespectful she was. Corporate needs to give her more customer service training. I’m sure I’m not the first person who has had thishappen. As I was walking back to my apartment a different neighbor told me he just got kicked out of the pool. Why is the pool closed on the weekend?!! The pool closes at 4pm during the week! Most people work during these times! There’s only one trash bin for the entire complex. It is poorly lit in the back of the complex and very night it’s crawling with rats raccoons and possums. I would not recommend anyone to move here. Save yourself the headache!
Love living here but they have GOT to get rid of those trees back where the pyramid is! We cant see anything anymore because theyre huge!! :/ It seems like only the 3rd floor apartments can see over them. HUGE Evergreens were NOT the way to go for landscaping :( we just want to see the river from building 324!! otherwise the place is great
Wonderful apartments on the Mississippi river with views. Has a nice gym, Salt water pool, Movie theater, etc. The prices on these apartments are quite reasonable and are some of the newest on the island. Highly recommended. It also has gated secured parking. Dog friendly too!
I have been living at grand island apartments for 2+ years and love everything it has to offer. Maintenance request are taken care of promptly, if any. With yearly renewal they gave steam cleaning service and felt nice. Movie room and club house are 24/7 fated access; superior facility for everyday study, casual business meeting, to watch game, or quiet time. Great place to be. Thanks.

-I highly advise against renting with Grand Island Apartment complex. Management is extremely rude to residents. Notifications to residents are only provided via a piece of paper that is pushed through your door in the middle of the night. Often times, these papers are blown away or removed by someone else. This is an inappropriate way to notify residents of changes, concerns, lease terms, etc. Management sent out notification at one time stating that they would be trialing a text message service for residents, but I never received any follow up on this. Not only is this a poor form of communication, it is also not an environmentally conscious choice.-It is nearly impossible to contact upper management (I.e. management beyond the complex’s office). When I was able to contact the manager above the complex manager, I was redirected back to the complex manager, who was the individual I was attempting to file a complaint about.-Information about new leasing terms and costs are provided to residents with extremely little time before the first of the month. In spring 2019, the complex’s owners increased the rent significantly and noted the increase was appropriate given market comparisons. However, I called each apartment complex in the surrounding area and apartments that were identical to mine were hundreds of dollars less. I attempted to contact the owners to inform them of these findings, as well as to express my dissatisfaction and I was told that the complex manager could not guarantee that they would receive the letter. Moreover, these increases do not seem justified as there have been updates provided to the complex. The pool gate remained broken, maintenance did not clean exteriors, there was no Wi-Fi in the clubhouse, and there were broken chairs at the swimming pool. In my person opinion, the rates are too high given the state of the apartments and the apartment complex.-In addition, parking has been and continues to be very challenging. At first, parking in the evening was minimal at best. To combat this issue, the complex provided 10 visitor parking spots (only 5 per side) and the rest were intended for the residents. This only complicated the issue. There are over 150 apartments in the complex and 10 visitor parking spots are not appropriate. Furthermore, when this was addressed with management, management informed me that I should ask visitors to park at the dog park that is approximately .5 miles away from the complex. While this recommendation is technically public parking, I feel it is also inappropriate because this means that you are now taking away dog park parking spots from individuals trying to utilize the dog park for its actual purpose.-The trash compactor was broken on many occasions, which has led to massive amounts of trash been left for multiple weeks. Management notified residents that they were attempting to fix the issue, but the part that required replacement was stuck on a train that was having transportation issues. Instead of hiring another company to remove the massive amounts of trash (see photo), the complex allowed the trash to remain and more to be added to its pile.-The complex allows for smoking at the swimming pool. When asked if the pool could be considered a non-smoking area due to allergy concerns, staff informed me that it is a “public place” and individuals can smoke in public places. I believe this is inaccurate, given that this is a private pool and its use is only for residents and guests. I believe this apartment complex is considered private property.-Management frequently avoids answering phone calls and leaves the office well before the scheduled end of day. Management will also only notify residents when they are leaving early or closing unexpectedly on a holiday. I write this very long review in hopes that management can use it to identify their shortcomings, address the challenges current tenants face, as well as help current tenants remain paying clients.
Going on four years of living here. Management is awesome and friendly. Maintenance if needed is quick and polite. Great rates and quiet complex. Great for students and professionals.
Great place to stay with easy access to Mississippi river and coffee shops/restaurants/bars in downtown/mud island areas. Very friendly and professional office staff. Room size and interior is awesome, and some apartments even have a nice view of the river. Its on the pricy end but i thought it was worth it. Would def. recommend to consider!

I lived at Grand Island Apartments during my first year of school at UTHSC. My problems with Grand Island really didn’t start until the spring semester. My upstairs neighbor’s washer somehow leaked and flooded my first floor apartment. Completely drenched all my stuff, ruined my laptop right before a major gross anatomy exam. I mentally shut down due to the unbelievable amount of stress of losing all my study material a couple of days before the exam. It was one of the hardest weekends of dental school. The Grand Island staff did clean what they could of the mess, but I was definitely upset to find out later from one of the staff that the washer had been experiencing these problems but the apt management never fixed it.Then I had an attempted break-in during the same semester. Instead of replacing the door (something they never did), they blamed it on “a drunkard who was probably just trying to get back into his apartment.” Who does this with a crowbar??? The markings were so heavy, you could see my parked car in the parking lot from my apt living room through the crowbar-made hole. My sense of security diminished after that incident and especially after requests of fixing the door wasn’t met with a real solution or replacement of the door.TL;DR/summary: I lived here my first year, and my apt was flooded by my upstairs neighbor’s malfunctioning washer and also had an attempted break-in. I think if problems ever occur for you at this apt, the management won’t care as long as you’re still paying them rent. In both of the incidents, the staff were rude to me. I have photos if they try to discredit me (edit: I see they said no signs of forced entry, so I posted photos), but unfortunately I did live here before and these events happened. Parking was also a huge issue!! Anytime after 6-7pm, you won’t have parking.
I contacted the landlord twice. Both times they said they would send a person to call me to follow up. Never got a phone call...If this is the service I got before signing a lease, I cannot image what I will get after moving in. Very disappointed

The management lacks professionalism and does not genuinely care about their residents or visitors. They refuse to offer any communication with residents aside from simply leaving a paper notice with information at the door, which can easily be removed or blown away by the wind. They have changed their rules regarding visitor parking but did not properly inform tenants about this change.Rather than accepting that their management has flaws and has room for improvement, the manager did not hesitate to blame the issues on the residents.Another major red flag regarding the parking issue is that the manager stated that she told residents that it is acceptable for them to park in parking spots designated for persons with disabilities despite them not having a placard. After making this statement, she said oh actually wait, let me rephrase and said she didnt tell them to but she told them she wont tow them if they park there. So we cannot street park, but people can take the handicapped spots without any consequences.. Which typically results in a $200-500 fine when things are handled professionally and legally.
I just wish theyd trim the evergreen trees that line the back fence closest to the MS river on the left gate side. We pay for a harbor view (pyramid/MS river/city) and now its getting obstructed and we cant even enjoy it as much because of how much the trees have grown blocking the view. Idk why theyd plant giant trees at a spot where theyre trying to sell a view
Pet owners beware!!! You will be charged for complete replacement of carpet throughout the apartment regardless of the security deposit and additional pet deposit. Your best bet would be to not notify management of pets and getting the carpet cleaned on your own.
