I advise not to go through any site to book here. Mold, smell of smoke, and roaches throughout. The host does not reply when you complain and the furniture looks as if it was taken from dumpsters Air BNB apparently cares nothing about the condition of rentals as they will act as if it is a big concern, close your complaint ticket and continue to allow it to be rented. Mark with support and the host AmberCarol and Nerissa should be ashamed especially since I told them I would have my children with me.

Beautiful building and amazingly friendly staff! The decor is amazing! Loved the old, classic aspect to the whole building. Some of the apartments look a bit older on the outside (which makes sense for a historic building) but they all look modern and renovated inside. Would highly recommend!

Stayed here in an Airbnb for 6months. Staff is friendly but thats the only plus. The building is falling apart and the owner spends money on fish instead of infrastructure. The people who live here vary greatly. It often smells like smoke in the public areas. My Airbnb host was very kind but she expressed that the building has control of everything. Wifi sucks. I understand that we are by the river and there will be bugs, but finding dead roaches throughout the building with noone trying to clean then up or midigare the problem its disgusting. Windows dont open, and if they do there is no safety measure, you just fall 10+ stories.Interior of apartment spaces are well designed but basic things like even floors or well kept bathrooms are dependent on where in the building you are. If you go up to the 19 and walk down the stairs to peak into each floor its easy to see what kind of people and where the $ is in this place. Upper levels are obviously owned privately and the other levels are just rentable ato low income and Airbnb. Although as an Airbnb it is convenient to be downtown there is no assistance with finding parking and the space is inconsistent. Laundry is $5 a load, be ready.

Stayed here for a night through air b&b. the location is walking distance to the Mississippi River, and a comfortable walking distance to just about everything downtown. check in was super easy & the lobby as well as the common area were beautifully decorated. the building itself has some history and it is surrounded by beautiful buildings with a history of their own and beautiful architecture. everyone that I came into contact with was very nice and offered to help me with my bags multiple times, even the patrons. there’s a view from every room because it’s just that good of a location. for it being over 100 years old, the building is kept up well. be sure to try blue plate cafe right behind the building by the park!

The location is perfect. The check in was easy and office/door man was very helpful. The building is historic and worth learning about. Our apartment is on the 8th floor through airbnb. It was a little rough but livable. I wouldnt plan on sleeping on the couch or expecting a kid to sleep on it. Its really uncomfortable. The bathroom is good but dont expect anything special. The bedrooms and living room have great views but the blinds are in pretty bad shape. Id totally stay here again because I already know what Im getting into and the location is on point. Just pay the $20 a day to park in the garage right next door. Its worth it.

Place is disgusting! Do not get an air bnb here! Only 2 lights worked. The air conditioning units did not work. The dishes were dirty and had hair in some of them! The whole building smells bad. The door man was talking to himself while trying to check us in. We immediately checked out and had to find a hotel down the street! If I could give this place 0 stars I would! Stay away from this place!!!

Contacted Fire Marshall. This place was nothing like the listing. I contacted the Fire Marshal, since there wasnt even a smoke detector!

This was once a beautiful building. Its in sad disrepair. We stayed in an Airbnb here. It was dirty, there were obvious leaks from the floor above and cockroaches. The air in the hallways and foyer is stagnant and hot. The key fob to get in didnt work. The towels issued in a bag at the front desk were stained. I cannot imagine living here and I certainly will never stay here again.

The building is nice with excellent location but really run down and really dirty. Only one lift working for 14 floors or so with long waits. Check in was disorganized. People that Im not sure were guests loitering in and out the building. Smoke and all kinds of smell in common areas including lobby. I saw a guy having a pee just outside the front entrance at 8 pm

Great location. Parking garages close. The hallways smell like cigarette smoke. The place works for a night on the town because you can walk anywhere. The building itself is quite amazing, and the history is awesome.

Lady working the front desk was not very polite or helpful. Rooms were not ready until almost 5 pm. She said she works in accounting and was just helping out. She needs to stay in accounting

So convenient to Beale street, Peabody Hotel, its a 15 mins walk to Sun Studio. The street cars are behind the building and so convenient. Behind the building is Blue Cafe, stop there fr the best breakfast in Memphis !

My sister and I booked this place for my parents for the weekend of April 13 to surprise them so they could go to Graceland. We looked at all the pictures and thought it would be great. When my parents got there they were VERY disappointed. The place was dirty the floors were not finished there were nails poking up where a threshold should have been. The bathroom was discussing, very outdated the drawers didnt even have bottoms in them. The shower has no water pressure and was just gross. The only air we had was a portable air conditioner that ran 24/7 and was so loud couldnt even hear the TV which was turned up to 100. And it was always hot in there. I wouldNever recommend this place. Please do not go by the pictures they must have some model rooms set up somewhere. Oh and the have permanent residents living there which we thought were homeless people, just very scary. This place is not kept up at all and we really feel bad that we booked this for my parents when they could have stayed somewhere a lot cheaper and so much nicer. No breakfast no amenities at all. Very disappointed. There has not been re design of anything here went down and told person at front desk and they acted like they did not care. Very upsetting was to do business

The building was beautiful.... the two people that worked in the facility that I spoke with were nice. The building was HOT very very HOT!!!! I know its summer and it was humid but Im from Texas and the air was not on in the entrance by the elevators the check in loby had a fan and it was nice and cool but even our room was not cool and we had to ask for a fan. I will not stay at this facility again.

Staff is amazing,and all my request were handled in a timely fashion. I would describe this place as vintage chic. Def worth checking out.

Not worth what I paid. Stayed here through AirBNB. Paid almost $150 for a Wednesday night--front desk staff was unhelpful at best. Room was dirty-looked like a bad, cheap dorm room. Stains on the furniture, toilet. Flooring peeling apart. Paint all over the door knobs. One roll of toilet paper. Not even a place to hang a towel. Hallways smelled awful. I could have stayed at a hotel closer to Beale St for $50 bucks cheaper. Ripoff.

Horrible front desk! They were rude and arrogant. The manager is insulting and we waited an hour to get our room. It’s a shame because it’s such a beautiful, convenient location.

So they didnt give us the apartment we had booked. They said that the housekeeper left and that the apartment was dirty. They gave us a horrible apartment instead. The bed was broken, the apartment was dirty, everything seemed neglected. After complaining and telling them we had paid for a clean apartment the staff got rude and threatened not to serve us at all. After we got a much nicer apartment but it still wasnt clean.

Beautiful building, we were on 18th floor, great views! Also, very clean, thoughtfully decorated, very friendly staff. Quiet. In the center of everything in Memphis.

So we had a small problem getting a key, lobby was vacant. As far as the Apt perfect....sparsley furnished but it was enough...clean. could use some updates but it was fine. I just hope Ashley knows she may have leak from above In bathroom ceiling.. tiles tarnished. I slept very well and woke up relaxed every morning a nice quiet place and PERFECT location, will definately do again..

Got 2 apartments here for MIM. If it werent for the location and other locations being sold out, we would have demanded our money back. Halls smelled like weed everyday. Someone left a coke bottle on the floor and it stayed there all week. Homeless and beggars frequent the exterior. Broken appliances, house key type locks on doors that could be opened with a butter knife. The floors havent been mopped or cleaned in a long time. The mini blinds were broken and incomplete. I would rank these apartments as hostels. Not welcoming at all. 2 stars bc we made it out alive.

Someone rented their apt out off a website and this ENTIRE! Building has roaches. We was greeted buy crawling creatures as soon we opened the door we went down stairs complained the receptionist of course was in disbelief, we rushed to another hotel #Luxury sadly we was only refunded 20% of our 163.00 that we paid. Never ever again!

There was a robbery lastnight across the street and we woke up this morning to 12 fire trucks surrounding the building, the only resone we new they was here was we saw them out the window... fire alarms didnt work on our floor!lol! Haaaaa! Joke was on us because it was a false alarm:) but its a good location just not for a family, its more like a hostel for college kids and vagabonds.. on a scale of 1-10 they get a 8! Serious though service is good, friendly, place has good prices, but dont bring kids!!!! Bring Clorox wipes and condoms:)

My room was great! Very clean, well decorated, had a washer and dryer so I didnt have to get home with tons of laundry!

Stayed for a few nights while performing in Memphis. Its apartments and hotel suites. We had a 1 bedroom apartment with everything youd expect from an American apartment. Hall closet, full kitchen with full sized oven, fridge and sink. No dishes, but a quick run to Walgreens around the corner solved that little aberration. Living room with couch and seat, flat screen tv. I must say, the couch smelled like funk, probably due to some previous goings-on that could have involved some bedsheets or perhaps a tarp to protect the cushions, but I digress. The bedroom was just large enough for the bed and room to walk around it, but come on!! A separate bedroom in a suite on the upper floor of the old Cotton Exchange in downtown Memphis for $100 per night?? Ill take It!Walk to Beale Street. Even in 20° (F) weather. Totally doable. Mud Island. Gibson Guitar Factory and the overpriced hotel connected to it (they do include guitars for you to take to your room so maybe thats worth the extra dough, but unless they start having B3s and CP70s in the room, Ill stick to the old Cotton Exchange). Sun Studio is walking distance. The tourism bus will take you to Graceland and back, for free.Vegetarian food is almost non-existent in Memphis, so having a kitchen to cook was a nice plus.There was a security guard/bell hop who I hope is still there. He was so kind and helpful. Youll know its him.if you hear him say Lurdy. Sweet, sweet man.The lobby has a mid century modern feel to it and you can sit in the window staring at confused passersby with a bemused look on your face - a great way to pass the time.They allow pets. With time floors, it makes such an endeavor pretty much stress free, assuming youre not cruely keeping a large animal or a yep-yep dog or a howler pent up all day.Stay here. Like a lot of extended stay places, there is no room service (order delivery) and the concierge and front desk are only open during the days and evenings. But if youre looking for affordable and convenient lodging downtown, it doesnt get any better than this! Its funky bordering on swanky.

Perfect location for law students, downtown workers, and southwest students. For people that need to be in a convenient location.

Plumbing and kitchens are outdated but the place is otherwise nice. The common areas (hallways, lobbies, etc) are very nice.

Worst place to ever stay, I would most definitely not recommend this place to anyone horrible. Checked into the room, first off I knew something was wrong, when approaching the elevator everything was hottttt.... Then we were approach by a strange woman demanding to get inside the building.. OK we finally arrive at the room, the smell n da hallway was horrible, oh yea it was very hottt!!! The room as we enter was a disgusting stains all over the shower curtains. The lights didnt work n da room, the room had a strange smell also n da room was extremely hot, wit one box fan inside the bedroom. The kitchen area was horrible, food was still their from previous occupants. That was it for me, so I decided I couldnt stay at this place. Grab my bags!!!! Explain to the front desk clerk what the problem was, she then calls the manager, who by the way was very rude n arrogant.. He was trying to tell me the room wasnt horrible, in also I couldnt get my refund back. Not to mention I was their no more then 30 mins after going to the room.. I was told he couldnt do a refund but for one night which means I had to pay for a night which I didnt stay. Please dont make the same mistake I made, this place is horrible.. The manager was awful, rude, money hungry, arrogant. I wouldnt suggest this place to anyone!!!! The photos they are showing should be down, thats false advertising.

I went to an event in their unfinished ballroom on the top floor. It had a great view and very pretty architecture.

This place has gotten worse since I visited last time. The room wasnt ready at 5:30 pm (it was suppose to be ready at 3:00 pm)

Had an air bnb here. Dirty sheets, broken furniture, very dated. Allowed pets, so 2 stars instead of 1.

I didnt stay in one of the rooms but I visited friends who rented out one of the suites. Room was huge but very outdated. Room was humid and smelled of mold. Not a good location for parking and several panhandlers.

We rented a family apartment in this building on Airbnb for cheap 71 € per night for 4. Beautiful building Very well located in the center. The reception team are very friendly and helpful. The spacious apartment with a superb view, but could use a facelift (paintings, blinds, curtains, etc.) and complete equipment, especially in the kitchen.

Good location, but the apartment a bit disastrous, of regular cleaning, and quite deteriorated. The chopped doors, the chopped walls and suspicious stains in some areas of the apartment .... The normal bed and sheets, if I hadnt gone somewhere else. They gave us a towel full of bleach stains ... in short, small details.
