Coming from someone who just purchased her first home with Kacie Jenkins and her team at Hometown Realty, please listen to me and stay away from her and this company! What I thought was suppose to be a pleasant experience, turned out to be a complete nightmare and I am honestly hoping that no one else will experience what we have. After $10,000+ worth of repairs and only being in the home for 2 months, I don’t feel that Kacie was being real with us throughout the process, or speaking with our best interest in mind with how much work the home really needed until after we got flooded on. Do not trust her or anything this company recommends and to look elsewhere for someone who will look out for you as a buyer and not just another dollar sign.
Kacey Jenkins IS THE WORST realtor ever. The company and Kacey Jenkins downplayed and lied about many aspects on properties. Kacey Jenkins only knows how to read from a script and is the the fakest Karen out there. They only care about a referral that they ask for 1000 times. Dangerous trees not noted to cause damage. A septic tank that had a bad report and never actually got fixed!! Thousands of gallons of water flooded the basement and ruined many things. Con artists at their finest, lied to us, information withheld from us and new time home buyers got screwed out of $10,000+ Their first 3 months in what is supposed to be a happy new home.
Id consider this company a bunch of hearse chasers, except that would imply that they are aware and quick enough to acknowledge an appropriate time to try to act as a realtor for an estate. Instead, months after the estates house was sold—almost a year after the decedent passed—I am receiving phone calls and letters from them to act as a realtor.The form letter bounces from concept to concept in such a way that any emotional value of their condolences is rendered an insult as they immediately jump into their pitch to act as a realtor. To make matters worse, they invoke their deceased mother and son within that scant two sentence abomination of a paragraph before turning to the sell that they are an experience (18year) full-time REALTOR. Seriously, its sad that within the confines of that one quote of a form letter there are three grammatical issues. One, its experienced not experience. Two, utilize a space in between 18 and year, also apply the plural to year making it years. Three, referring to the profession of realtor as REALTOR. There is also their need to apply a personal touch by penning, in hand, names and addresses.They end their form letter trying to instill a sense of fear of other realtors, offering caution to those realtors who would use certain phrases in an attempt to undervalue the property. They then close with the laughable construct that their business is to ensure that the estate will profit more through their services, as though they are some altruistic entity not looking to produce a profit for themselves.
Hometown Realty has been a blessing for us. We recently moved cross country from Arizona to Virginia, and have experienced tremendous assistance from this firm and more specifically, from Matt Rutledge as our agent. We first encountered Matt at a model home in Ashland Park, and from there were very well accommodated and guided to the home we chose to build, after taking some time to review existing homes for sale. Every interaction has been handled professionally, courteously, and timely....even to the extent of what can now be best described as fun. This firm is big enough to offer numerous options, and small enough to care for you as an individual, not just a transaction. Highly recommended!

Shawn Shurm is the agent for our rental property and he is fantastic. Always nice and helpful in anyway that he can be. I havent had an issue and in fact feel that Shawn has gone out of his way on occasion. I dont know about the other agents at Hometown because I have only worked with Shawn (with the exception of some office staff who were friendly).
Very unprofessional will not repair things in a timely matter and is very hard to get a hold of when things are needed to be done. When leaving the rental property then manger tried to charge us for extra things that were listed on move in sheet. I have more to say but just take it from me dont rent any property from this company you will be disappointed.
Ask for Cal Harris. He was very helpful and easy to work with. Truly made the whole process easy and from start to finish!
Our Journey began in January 2019. We were first-time homebuyers with very little knowledge about how to find the right place. We knew what we could afford and the school district we HAD to stay in but we werent quite ready to take that step. Some may say we didnt know how and realtors were dropping like flies. This wouldnt be an easy task and we started to lose hope.Then we met Matt. We knew instantly that he was the one for us. He is honest and straight forward. He didnt talk in circles and he made sure we understood the entire process and the steps to take. He really helped to take the pressure off and proved he was up for the challenge!It was months before we were really ready to start looking but Matt was there every step of the way. He was getting to know us, learn what we liked and what we didnt like. It payed off because the 3rd house we saw was perfect and our offer was accepted!Now the fun part. Appraisal, Inspection and repairs. We went up against the sellers, who didnt seem to understand the concept of a deadline or the need to sign a paper. It was very frustrating for us with some long nights but we knew Matt was in our corner. When they didnt agree to our terms for repairs, Matt was there negotiating to ensure we got what we wanted until the very very end....and we won.His professionalism, mentorship, knowledge, honesty, and hard work ethic are much respected and appreciated.We never felt that he was just trying to sell us a house, but that he was a mentor to answer our questions and help us to make the best decision for our family.Now that we are moved in, he has gone above and beyond by letting us borrow tools so we can do some updates. Also, let us not forget the complimentary moving truck that saved us $$$.We now consider Matt a friend and would highly recommend him to anyone that is searching for a new home. Hometown Realty is a Real Estate Company and has two realtors that work out of the Mechanicsville office. My experience with Hometown has been the best! They are knowledgeable and give great service. Check them out if you are looking to buy or sell a home!
Do not rent a home if this company is doing the property management. Our repairs were often delayed and multiple requests had to be made. At the time of move out the property manager tried to demand that we clean the gutters (of a two story house), trim the hedges, and remove all weeds from the yard. None of these things are started in our lease. Furthermore, I found laws regarding cleaning the gutters of a rental home and only after threat of a civil suit did she stop demanding we clean them out. We did the yard work as a courtesy and they are still trying to charge us for yard work. By Virginia law security deposits have to be returned in 45 days and I had to remind them at the 30 day mark that we needed our refund and when inquiring about any charges she simply stated it would be included with the check, which it was not. I had to contact them again to find out what we were being charged for and the charges are incorrect. Please save yourself a lot of time and headache and stay far away.
I used Hometown for property management after I moved out of state and used them to eventually sell that home. They managed the property for over two years with it being great at first but as soon as the tenant had any issues or there were maintenance issues it was basically all left up to me to handle them. I managed the property myself with my Dads help for at first and it was honestly just as much work to have Hometown manage it. When my property manager did find maintenance companies they charged high rates and never actually fixed anything and in in several instances actually broke more stuff than they fixed. When we sold the house the selling agent didnt communicate the condition of the home to me or the property manager so it was shown that way and we ended up selling well under value. Overall the incompetency of this company cost me about $20,000. I will say that they do have good agents at this company however I didnt have any experience with them personally. After we finally sold the house weve never heard from hometown again never a thanks for your business, never an apology for just about financially ruining my family, not a single word.

Im very disappointed with our property manager out of this branch. We have been lied to and our requests have pretty much been blown off. She has made very unreasonable unnecessary demands to us, just because the owners are extremly controlling. Very poor managment skills. We do not want to deal with hometown at all at this point. Very unfortunate because we are looking to buy a home.
