Unfortunately, we were not given the option to select this title company. Had we had a say, we wouldve gone with someone else. But as a seller in NJ, we dont get a say in which title company to use. They are non responsive! They dont respond to emails or calls by either us nor our real estate agent nor our title company for the purchase of our home in another state. Weve requested information from them multiple times on multiple issues as has others in this process and they NEVER respond to anyone or anything. I understand things can be difficult due to Covid, but to never respond to an email or phone call is absolutely unacceptable! As far as Im concerned, they are the worst title company ever. Dont use them, AVOID if you are given the choice!I fear they wont even be able to wire our funds correctly if they cant even return a call or respond to an email. Praying they have their act together at closing!

Their Closing Document didn’t add correctly. Instead of getting the CD 3 days early as required by CFPB, I got it around 4 PM the Thursday before the Friday closing. Group 21 Title blamed it on the bank, but I had been working with the bank closely, and Tuesday before the Friday closing, the bank’s number were good. CC, the Transaction Coordinator for Group 21 Title, is also an employee of the real estate agency representing us. Don’t know if it is a ‘legal’ conflict of interest, but no doubt it should have been disclosed which it was not. It was an ethical conflict of interest, plain and simple.When I asked CC about some of their charges she said their fees “are regulated by the NJ Division of Banking and Insurance”. Some fees are regulated and some are not, so CC’s statement is absolutely not true. They charged us a $50 email fee (didn’t know those email stamps were so expensive these days), a fee for their office admin system which we did not use, and a few other questionable fees.On their last minute statement a $504 charge suddenly appeared. We had to run down the charge at the closing and found they had the source documentation for it dated 4 weeks earlier. The $504 charge should not have appeared suddenly just hours before closing.For my job I audit and review Title and Closing Companies. I have done over 500 over the last few years. Nearly all of the companies list the execs/owners on their website. Group 21 Title does not list owners/execs, just a manager. When I asked, they said it was because of financial and data security. Being in the industry, that reason is pure malarkey.Had this transaction not been so simple and straightforward, I would have definitely changed the title company even if it meant delaying the closing. The title company, Group 21 Title, was chosen by our real estate agent who works for Century 21.
