Stay away from these unprofessional, gossip loving, drama chasing managed apartments. Until they are owned and run by a completely different company its terrible. Might be a couple good locations but from my experience and many others Ive spoken to... Its a hard pass.. look elsewhere. Thievery. Deception.

It is my opinion this establishment is unprofessional in the following ways; several complaints of broken utilities that have not been fixed in a timely manner, attempts to enter apartment units without prior notice or authorization (non-emergent), mishandled monies (I.e. see prior complaint of management cashing a deposit when the tenants lease was violated by management), unprofessional interactions between management and tenants, and general exploitation of individuals who are in povertous situations.

Paid a $500 deposit and was told I could move in immediately. Could never get a hold of the property manager to actually get moved in and after weeks of calling and stopping by, I found another apartment. About a month later, they cashed the deposit and kept it. They kept the deposit on an apartment I never actually had a chance of moving in to. Avoid this company. Dishonest and unreliable.

Jack Lyons the maintenance guy at Grayhawk is so great!! He is here all the time vacuuming the hallways, mowing the lawn, painting, and working on various maintenance requests. He is the sweetest guy you will ever meet. He is always around if you have a question and he always has a smile on his face and a friendly hello when you cross paths with him.

Everything about this place is corrupt. My stove broken and they have yet to fix it! Its bee 5 days and I have small children I cant even cook for because they dont care about fixing anything.

Lived at Grey Hawk Apartments for a year and a half. We told them that we wanted to end our lease early and were willing to pay the charges and find a subleaser if thats what we needed to do. They told us that there werent any additional charges and that we could send them referrals for subleasers. They didnt approve of any of the subleaser referrals we sent (which was frustrating in itself) but they eventually found one on their own. Then we got into disputes over the move out day. Management lady (forgot her name) told us a date at the beginning of the month so the new tenant could move in. We told her that wouldnt work for us but she was insistent. So we moved some stuff around and were eventually able to make that date work. Then she ended up changing the move out date to the end of the month. It didnt seem like a big deal at the time but when we were all moved out, they charged us for the 2 weeks that we werent even living there even though she was the one who changed the date last minute. They also charged us excessively for carpet cleaning. Overall, the apartments were nice but management is uncooperative and incredibly difficult to work with. They try to take every nickel and dime you have left at the end of your lease.

Lived at Gray Hawk Apartments. Management lady was terrible to track down for simple requests and questions and was very unreliable. Upon move-in day, the apartment had no flooring in 3/4s of the apartment and was under construction to rip out the carpets and replace with wood flooring. Had to fit all of our belongings/furniture in 2 bedrooms while they spent nearly a week to place it. Upon move-out, we were taken advantage of our security deposit for shampooing carpets which were almost all ripped out when we first moved in and other unnecessary charges when we spent an entire weekend cleaning every nook and cranny.

The apartments need work. Since the windows roof and siding has been redone there has been mold growing in some of the units. When you request maintenance nothing gets done. They just give you the run around. I miss our old managament company

I worked for this company for four years. I am the manager Andrea Bartusek below is writing about. I have 15 years plumbing and electrical experience in the car wash industry and 6 years in apartment management and maintenance.I have Menieres Disease, and Andrea knew this, yet she worked for over two years to get me, a disabled veteran, fired from a job that was so part time that sometimes I only worked a few hours per week. There were times that Andrea would scream at me over the phone so loudly that my wife could hear it from the other side of the room, and her screeeching voice was not just painful, but would cause me vertigo and panic attacks.Some of the things Andrea complained of was that the valence on her bedroom blinds were broken after she hung her Mardi Gras beads from them. She complained about a faucet leaking that wasnt leaking, but I replaced it anyway, with a brand new Moen extending faucet, in an effort to placate her. On that same day, she insisted that I rebuild her toilet as well, giving me a five hour window to complete eight hours worth of work. Remember, Im disabled, and Im sorry, but I dont move as fast as other workers. Thats why I had a job that only required me to work 2-8 hours per week.At one point, she wanted her new vanity replaced, and I told my boss that I didnt really feel that it needed to be replaced. Eventually, my boss gave in and we replaced just to placate her.I offered her a free air conditioner two years ago. Last year, my boss offered her a free air conditioner. She refused both times. Then the handle on her window broke.So, these windows were 30 years old, and I had been begging SMR to replace them for nearly four years. We finally scheduled them to be replaced at the end of 2018. Note that, even though the crank was inoperable, the window could be opened and closed by hand, but upon discussion with my boss, we agreed to replace the crank. That is when I discovered that not only did I not have the right crank in stock, but they were obsolete. It took us two days to get one.Andrea harassed me for 2 days about this crank, and it didnt arrive until after 5 PM, and I was already eating my dinner. I told her the crank had arrived, but it was not an emergency, and I would not work after hours for a non-emergency, (especially for someone who had spent the last two years harassing me for my disability.) She threw my tools (which I had forgotten Id left behind when I left to source her window crank) out into the hallway.Finally, later in 2018, we were measuring the hallways for carpeting, and I had the estimator check the carpeting in her unit, as it needed a seam repair. I also had a locksmith onsite repairing her lock at the same time. All three of us noticed a strong pot odor in her apartment. Now, I have nothing against pot, but Andrea signed a no-smoking addendum in her lease, as well as a crime-free/drug free lease addendum, so I wrote her up, as I had two witnesses.After that, she would not allow us into her unit to perform necessary work. When the carpeting in the hallway was replaced, she wouldnt allow us to finish the threshold at her entry door. Every other unit had the entry threshold completed the first night except for hers. Then, when we replaced the windows in December, 2018, she hassled the window guys for installing exterior trim on her windows without notifying her.I finally asked my boss if we could non-renew her lease because of her harassment of me and our contractors, and was given permission. Then, they changed my boss, and my new boss wouldnt allow me to do it.Then we had a unit open up. I posted an opening on Facebook. Andrea responded to the ad telling people not to rent from us, intentionally causing the company financial harm, and they finally agreed to not renew her lease.For some reason, my new boss agreed to allow Andrea a face to face meeting in Mankato. Two days later, I was fired with no explanation.Considering an ADA case against SMR for failing to control this residents harassment against a disabled veteran.

I have lived in sanborn Mn apt not a bad place to live small hick town apts aren’t bad size only complaint is one lady but your going to get the anywere I go if u want a apt you will always get that one person that don’t like u or any one and complains abut everything that’s normal for apt but there not as bad as people say they are

Management here is a joke, they say that are here for the comfort and care of their tenants. Dealt with a harassing site manager, inconsistent water issues, and not competent in their maintenance. No help from upper management, when I did file a formal complaint, they chose not to renew my lease for being a threat. The only threat I was is trying to get healthy communication and maintenance done correctly. Mold in the washers as well. Do not suggest renting from smr management

If I could give a zero I would. They raised our rent for no reason when they took over our apartment complex. They didn’t care about the people that lived there. When there was a problem and you would tell them they would act angry at you and not helpful. Plus our parking lot during the winter was a ice rink and no salt was out until the way end of winter after many complaints.

I lived at Meadowview Townhomes in Sleepy Eye for 3+ years. SMR took over management about halfway through my stay, and things continually went downhill from there. Maintenance requests were ignored, nothing was done when I called the police about domestic assault/noise complaints and reported it to management, and our rent was increased by $100 per month for “property improvements”. When I finally decided I had enough of this nightmare, I did my part to clean up the apartment in order to receive my deposit back. I had the carpet professionally cleaned, scrubbed both the toilets for over an hour, and made sure I left everything in better condition than when I moved in. I even bought four new blinds for the windows (totaling $260) because I wanted the new residents to have a better experience than I did. I received my deposit in the mail 2 weeks after moving out, but they had deducted over $300 in charges/fines. Some of the items listed were completely out of my control, such as hard-water stains in the toilet (they were there when we moved in, we were also never provided a water softener, and then told that we would have to buy our own water softener if we wanted one). Additionally, there was a master lock half-installed into the bedroom door, but I figured it would be fixed eventually so I didn’t mind. I was just excited to move into the apartment. This was deducted from my deposit and required 2 hours of maintenance (???) to fix. $40 stolen out of my pocket ($20 per hour). I mentioned before that I had the carpet professionally cleaned, but I was charged $125 because I didn’t leave management a receipt, which was never mentioned on any paperwork. Furthermore, they added on ridiculous fines: $16 for “glass globes”. I asked management what these were and where these were replaced, and I was told I would need to speak to her boss about it (?). Definitely not the right answer. I could list about 100 other things wrong with Meadowview Townhomes, but I think you get the picture.SMR has the audacity to steal from their residents’ pockets in order to fix their rundown apartment complex. The extra $100 per month they added to everyone’s rent went towards a new sidewalk... which only ran from the street to the managers office. What a disaster. Drugs, violence, and constant law enforcement at the apartments. I was trying to raise my newborn daughter here. TERRIBLE IDEA.I didn’t get very far after complaining to management, and I figured I wasn’t going to receive any further reimbursement.0/10. Worst experience I’ve ever had renting.If anyone ever asks me about Meadowview Townhomes, I will steer them as far away as possible.Please pass this on if you ever hear anybody interested in living at Meadowview Apartments in Sleepy Eye.

If there was a way to give zero stars I would. Our property manager is almost never on site, doesnt get back to you about important things, such as plumbing issues, or lease agreements. Doesnt give notices when they are signed from upper SMR management on time. Notices that were supposed to sign and return are signed almost 1-2 months in advance from the company broker, then delivered the same time theyre due. They switch between doing month to month lease and yearly lease. and give you no time to search for other places without getting penalized for leaving. We have people behind us that have about 2-3 families living in the apartment who are loud, screaming, and play music constantly, you can smell weed almost every weekend, and the only response I get is call the cops on them. People do not respect the property, and nothing gets done about it, they obviously dont care about the property itself because they ripped out the landscaping and have just left it, took a bobcat and flattened out the area. Rent is due the 1st of every month, but they dont cash your checks until the 16th - 18th of every month because theyre waiting for other people in the facility to pay their rent. They refuse to do ACH, and dont acknowledge you when you call about why rent is being cashed so late. I was told not to run the A/C on high because its too old to handle it. I could go on for a while, everything is so unprofessional and one of the worst places to live. The Mankato office somehow loses important documentation, so I started making copes and dating everything and time stamping them with a text or email from the property manager to have for when the contact me and are very nasty about something they say the never received. The worst! I wish Lloyd management was still at this property.

This is for there apartments in appleton.My girlfriend and i professionally cleaned our apartemt so it was spotless, they still charged us 600$ for cleaning, i also swear there is drugs going in and out of the place constantly, very loud animals at all hours of the night, the place is not maintained well at all, heat bearly worked only ac is unit in wall that bearly worked, the lady that runs it is a royal b*** about any little thing, supriced she hasnt been fired yet. Good luck if you deside to live here ur not getting ur 700$ deposit back.

This is a review for Grayhawk Apartments in Mankato, I cant speak for any of the other properties owned by SMR management. I have lived here for 4 years in two different apartments (a 3 bedroom and a 2 bedroom). I started living here when Kathy was the landlord and now it is Lydia. The property is relatively quiet and I dont have any problems with my neighbors. Jack and Paul take care of the maintenance at this property and I can tell you firsthand that Jack will go out of his way to help you. Multiple times he has fixed my garage door on a moments notice. Paul is also very helpful however I dont seem him nearly as much. As for the property itself I ran into little problems at my old 3 bedroom such as the outlets being too loose and they needed replacing. Ive had almost no problems in my two bedroom.The rent here is very fair given the quality of the apartments and the size of the apartments. Being close to campus is a HUGE plus and was great while I was going to college.For the negatives, the washer and dryer situation in the hallway is NOT ideal. You are given laundry cards (like a debit card) that are reloaded through an online website and unfortunately you are required to go over to the main office after loading up the card to type in a code given to you that will then finalize the money being loaded onto the card. The washer and dryers have broken many times but have been fixed promptly. The parking situation is another story. There is essentially no monitoring of the parking here which is unfortunate. There will be days you come home and there will be several people that dont live here parked in the very front spots which is extremely annoying given that it is already a far enough walk to the front doors. There have been multiple occasions where there have been broken down cars sitting for months on end in the lots and NOTHING was done about it even when tenants have complained. The free wifi is practically useless and you will pull your hair out trying to use it for anything longer than a short period of time. It was so bad that I actually went out of my way to get Charter because it was so unstable that I was constantly calling the internet provider to reset my access point all the time.These apartments do have boxed AC units, and while they work just fine will not cool the entire apartment evenly. You will have a very cool living room and kitchen and a luke warm bedroom.Despite all the negatives on this long drawn out review I would still live here again. Its miles better than highland hills and if youre cross shopping this and Southridge/Briargate let me tell you that Ive lived at Southridge and it was a terrible experience.Youll be hard pressed to find an apartment better than this near campus.

DO NOT RENT FROM THIS COMPANY. Apartments are deteriorating and they will not fix anything. Want to contact them ever? Yeah right! Want to get out of your lease? Theyll make it sound like you can but then charge you up the rear. Absolutely the most rude, unprofessional, careless management I have ever worked with.

I lived in a apartment managed by SMR Management in Watkins Mn for almost 3 years never had any complaints from tenants or management, I am disabled and on SSI for mental illness. On site Manager is very unprofessional gossiping to other tenants about others who live there. Management was supposedly doing another annual inspection this time for HUD long story short I contacted the attorney generals office and left message with management about what I found out, a hour later on see and regional manager in my apartment pointed out two hazards so I said I would take care of them then Stephanie the regional manager asked if my cat frayed the carpet I said I dont know I didnt see it happen she told on site manager to write me up in a mean I got ya kind of voice. I knew right then it was retaliation. I WOULD NEVER EVER RENT FROM THESE PEOPLE OR ANY COMPANY CINDY WORKS FOR AND I WOULD NOT WANT OR SUGGEST TO MY WORST ENEMY TO MOVE INTO ANY OF THEIR PROPERTIES. THIS IS A HUGE WARNING, You can do your own study by going to the one in Watkins and talking to many tenants, some are suck ups but many others will tell you just how rotten they are as well, I was almost homeless because of these idiots. I never had any complaints from them or tenants and all of a sudden after I move out they needed special paint to cover up the stench or reaking To smell of (something strongly)of cat urine. Funny how no one ever said anything about smell before. Anyway I am so happy I ran across this so I could warn whoever sees it. I hope I just save someone, anyone a load of hassle and stress from these people. They do not care about your rights and legal aid or any other lawyer wont stand up for your rights either unless you have money to pay them off just like the management companies. Laurie

These apartments are ridiculous. I live in this apartments and i am looking to get out of them. They are under new management and they are the lazy people i have ever seen run apartment buildings in which i have had 15+ years of experience. They never respond when an issue is going on. For examples. Somehow all our master keys were stolen from our onsite office and it took them 3 days to get our locks change. No notice, didnt tell their tenants. We found out by a maintenance man who thought it was funny. Then when our locks did get switched they didnt inform us and left a note that said if you cant get into your apartment its because all the locks got switched and we needed to contact them for our new keys. very prprofessional! (sarcastically) Another great example one of the apartments toliets overflowed and had been for hours. I mean it was to the point water was coming out of the fixtures and fire alarms. We were told to just disconnect the alarms. Not ok.So we called the fire dept. And only then did they come to do something. Let me add in that all these occurences were during business hours.
