Full disclosure: this review is solely from the perspective of meeting a couple there to buy a vehicle. Ive never lived there. The place appeared well maintained and clean. The folks I met with were pleasant and from the dealings we had with them seemed like good folks. Seemed like a nice enough, quiet place to live.
We purchased a house in this park in 2018. We thought it would be a great location. Unfortunately, the lot rent is extremely high and continued to rise. Add to that the fact that you would randomly lose water pressure once every few weeks and it made it very hard to want to stay. We spoke with management about our concerns on several occasions and got nowhere. We moved our home to a location with much lower rent and are so glad we did!

Been living with my boyfriend in this neighborhood, hes been here for a while, black mold was in the window and behind the washer when he moved in, roaches are constantly a problem as well as ants.Edit: you say the mold was taken care of. It was only sprayed. Its still here and its been making my boyfriend sick for weeks. We even have picture proof with dates that show its still a problem.
Nice trailer park. Our college kid is living here for a couple years. The location is excellent for getting in and out of town, and fairly close to campus to make the commute tolerable. Far enough from campus that it is quiet when it is time to study!
Never have a dealt with such rude management in my life and never have I ever had a landlord harass us so much. It’s like being in a jail while living here. There’s pest everywhere all the time, we have called to have them take care of it and they refused to help. We have put a work order in back in May and not once did they bother to come help fix the broken things the whole 6 months we lived there. They tried to evict us b cause of hear say instead of coming to do a walk through like they said they would do. They bitched because we had our grill and my 4yr old sons bike neatly against the shed to where you couldn’t see it. We took care of the things they put a notice on our door about and they still tried to evict us for that. They got mad because we with held our rent because they didn’t fix the things we asked for which by the state of Kansas in the legal tenant laws you are allowed to with hold your rent if there is a pest problem or etc. They have hung up on us multiple times, or got very disrespectful with us on the phone. We asked for corporates number and she said they didn’t have one and she was the manager. They took us to court for some bs and we fought and won but we made it clear that we are moving out because they aren’t pet friendly like they say, they are rude and disrespectful, and they don’t know how to be a management or take care of their property. Don’t make this your top place for living, don’t even bother moving in here. I wouldn’t even give it a full star.

Based on my 5 years there, not good management. Im pretty sure managing 3 parks in Manhattan is too much for one company.Prices increased every single year. Went from $730 in 2010 to almost $900 at the end of 2014. We tried to talk them down and were told no. So we moved out and then the place we were in was rented out for LOWER than what we were asking to pay. Maintenance was a joke and thieves.

Ive had a home in Riverchase for 8 years. Ive received nothing but headache and torment from the office (which runs 3 parks; Riverchase, Colonial Gardens and Blue Valley, all in Manhattan, KS)Ive had my home for sale on their brokerage program at least 3 times, and each time, someone comes in or calls about my home and they immediately try to sell them another home; one of the ones that THEY own that theyre trying to sell.Lot rent was under $200.00 when I first moved my home in. Its about to go up to over $460/month on January 1, 2018. Its very obvious that the homes that are privately owned in their parks pick up the slack in lot rent against the homes that they rent out themselves for $600/month, lot rent included. My lot rent is nearly as much as the mortgage on my home, which is completely insane.Any time you go into the office for anything, they always have temp workers who have no clue what is going on. The office has changed managers about 2-3 times per year, every year. The ones that are there currently are the rudest, most impossible to work with and lying underhanded people Ive ever dealt with. Each time you deal with someone, they say the exact opposite of the last person you talked to.Just today, I requested an email confirmation that my home would yet AGAIN be removed from their so-called brokerage program, and they said they did not do that. I then asked for the number to the corporate office that they always mention...I was told they did not have it, but I could Google it. How does the office for somewhere not have their own corporate offices phone number?Do not move here. Dont move a home here, dont rent here, anything else you could possibly do for housing would be better than having anything to do with these people.
This place was well kept and manicured with nice trailer houses.most of all they had a hard-working dedicated staff to take care of the grounds and facilities

Never Never will I live in Riverchase mobile home some of the staff is Prejudice since we been there the Landlord basically telling Tenats business. people that dont know me was calling me the Devil. kicking up mess when you go to the office and tell them whats going on the landlord says that the people was there first.me and my children felt like we was in prison. told them about the pipes busted .all under the mobile home there are mold under the kitchen sink they over looked a lot of stuff.my rent was 663 -towards the day me and my kids was moving then shesent a notice about my rent went up to 710 I still had to pay that 710 they even took my Deposit have not showed me proof she didnt want to see my pictures or speak to the people the witness the mobile home being clean, the landlord stated the walls was Dirty and it cost 600 to repaint they dont answer to BBB I filed a claim because that place of residents is a Joke it trys to get over on people..and yes when we first moved in I let the office know theres a lot of ants the landlord said we bring them Excuse me we didnt have no furniture my Neighbor told me the reason why? Theres ant because the mobile home was on a ant hill she finally sent some one over and Yes Im the female that stayed in 4440 Tuttle Creek 311 I and my family moved Aug 7,2018 Mold isnt no joke I was so sick me and my kids.i still have the video and pictures .
If I could give them negative stars I would. I can see from reading reviews that no one should rent in any of their properties but my advice is DO NOT SELL YOUR HOME TO THEM. Bayshore Homes/RHP Properties agreed to buy my home because they did not want it sold and then removed from park it is in. Evidently at the time, they had a few homes leave the park already and the corporate office was unhappy about it. If I actually had my wits about me at the time (because these are the same people that tried to evict my father when he was hospitalized after being found on the floor due to having a stroke), I would have sold to another interested party. But I live in another state, had to take a leave of absence from work and had been there since the beginning of August. During which time, my father had been bounced back and forth from the hospital to rehab to the nursing home to the hospital again then to the nursing home and then finally went into hospice care. My father passed away on August 27, 2017. I spent the next few weeks after his passing trying to settle his affairs. In my grief and haste to return to my own home and husband, I agreed to sell to them. Would you believe that I was actually trying to be nice to these people? Of all the things in my life, this whole ordeal with them is definitely one thing I regret.Anyway, I signed a purchase agreement in SEPTEMBER 2017 and have still not been paid. 5 months. Count them with me... 1-2-3-4-5 MONTHS. Actually, going on 6 months now. I’ve made numerous calls to the park office, the REGIONAL MANAGER and the CORPORATE complaint number. Corporate and the regional manager have not returned ANY of my phone calls. The park has either ignored me or (if they do bother to take my calls) is absolutely no help in getting me the status of the sale. Take my advice and do your research before dealing with anyone connected to RHP. It is now my mission to review every property they own to warn others about this company and how they operate.

I have never dealt with such rude, inconsiderate property managers until I moved here. They lie, hang up you, and have the most ridiculous rules. Management constantly harasses us. If i talked to my customers like these people i would be unemployed. Then if you need anything from them they are absolutely worthless. if you are thinking of moving here...DON T....and run away as fast as you can.
The increase the lot rent twice a year so you cant afford the home you live in
The people who manage this trailer park are HIGHLY UNPROFESSIONAL. They are EXTREMELY rude and they talk down to people more than they actually try to help. I regret ever staying in Riverchase. Save yourself the time and money and try to go else where. The things Management tries to get away with, its 100% AWEFUL, HEARTBREAKING AND STRAIGHT UP WRONG!!!

Trashy people are running this place now, they will raise your rent as much as they can went from 720 a month to 835 a month in my time renting, and will make up charges when you move out. Avoid this place as all cost.
