HRC was incredibly friendly, and most importantly, RESPONSIVE. Anytime we had a question or concern, HRC staff was quick to address the issue and meet our needs as best they were able. Maintenance was timely, office staff was respectful and upfront. The actual apartment itself was a fantastic value for the location. I would highly recommend HRC to anyone renting in the Manhattan area.

I lived at Cambridge and I loved it! But what really makes this company amazing is Dallas. I cannot say enough good things about her. She goes above and beyond for people and always has a good attitude.

I have lived at Pebblebrook for almost 3 years now. If I had to choose one word to describe my home it would be: Beautiful. My apartment is beautiful, my view is beautiful, the pool is beautiful, even the people who work in the office are beautiful on the inside and out. I love living here! The maintenance staff are quick to respond and the girls in the office are just the sweetest. I hope to live here for a very long time.

When we moved put they kept my deposit and pet deposit and charged us an extra 680 dollars. They told us not to paint or fill nail holes and charged us for shampooing the carpet told us to use their person. And we gave them.back the keys and charged us new locks. In the yes we lived there the apartment below us flooded from a leak in the walls and they never changed the carpet. There is a mold smell in the carpet.

Management does nothing for the tenant when there is a problem. This place posed health concerns from things we brought up multiple times. They do not have carbon monoxide detectors in the apartments which is a code violation. Smoke alarms were way outdated and couldn’t be replaced because they were hard wired. They didn’t work either. Also the management would not replace. When snow comes they do not clean the driveway at all. And barely give you any sand or salt to keep you and neighbors safe from slipping.

Ive had nothing but positive things to say about Pebblebrook apartments run by HRC Apartments and Townhomes. My leasing agent, Kaitlyn, answered all my questions, provided my all the information I needed, and got me an apartment in the location I desired ALL while handling multiple other clients. When I arrived to view different apartment units, Kaitlyn happily showed me the new units despite walking through a torrential downpour. Even after I moved in Kaitlyn and the HRC staff and been extremely helpful every time Ive had an issue or question. I HIGHLY recommend renting with HRC Apartment & Townhomes if you are interested in living in a nice apartment with high quality service!

Called about my hot water going three times in one week and nothing was done about it!!! They new about the problem and just kept resetting the hot water heater. Now I just keep going multiple days without hot water!!!

Working w/Ash to complete the co-signer application was an enjoyable experience. She walked me through the process and responded very quickly to my questions. The turn-around time on the approval was incredibly fast. The entire process was smooth and easy - mainly due to Ash’s professionalism and friendliness. Thanks for all of your help! Lived there 3years did not get 1 penny back from my deposit. I guess they think the apartments should be left better than when you moved in... Would not recommend!

Pebblebrook is a wonderful place to live. I have been here about a year and I am so glad I chose Pebblebrook. The apartments are large, quiet and clean. The office and maintenance staff are very friendly and helpful! Also, it is really nice to have a gym and pool right in the complex. I love Stone Pointe Apartments! They are super affordable, spacious and in a nice area. I cant hear my neighbors through the walls which is a huge plus lol! Whenever I had a problem with anything in our apartment, maintenance was always on time with fixing it. The office staff is super sweet and lovely. Both times Ive stayed here, Ive gotten back majority of my security deposit with no problem!

I first inquired about a couple of apartments managed by HRC and Ashley immediately emailed me and helped me with everything and we set up some tours and when I went on them they were amazing. Nice places and they’re big and just gorgeous! When Ashley showed me around the apartments she explained everything, showed me everything, and answered every question I had! She was just so super nice and amazing! She’s been helping me with finding an apartment that I wanted and the application process! It’s been amazing and with the no application fees they’re saving me so much more money! I have been so grateful for this company and Ashley!

We lived at Stone Point Apartments for a little over 3 years. The staff (office, maintenance, etc) at HRC Apartments & Townhomes have always been friendly, and sensitive to issues. Great space! We were in mhk for a wedding and needed to change our reservations to move in sooner than we had planned. The owner made it really easy for us. The space was very comfortable ans clean and nicely decorated. We were able to host two family dinners while there. I highly recommend this place and host!

Great staff! So so friendly! Made our transition from no home because of the flood to in a new home in less than a week! They are very timely and get back to you ASAP. They even have flood preventatives built into their property. Everyone seems very nice and understanding! Thankful for them for getting us in so quick! Also the apartments are well worth the money, they are very clean and updated, maintenance fixes your problems very quickly and are also very knowledgeable, trustworthy, and reliable. I have no complaints!

The staff here have been extremely helpful. Ash helped me find the perfect apartment that fits my needs in an extremely short notice. They work hand in hand with the Fort Riley Housing office to help soldiers find the best apartment or townhome with multiple floor plans.

Cambridge Square Apartments are located in a very good neighborhood. The apartments are clean, management is very helpful, and the neighbors are calm and friendly. I highly recommend this place if you are looking for a calm and peaceful place to move in.

Renting from HRC has been a great experience for me! The customer service is great and the employees are all very intelligible and willing to help. The hours of their main office are convenient and there is a good system in place for after hour calls. I have lived here for a little over 2 years now and I have to say that I LOVE it. The staff all know my family by name and are incredibly friendly and helpful. I have never met a group of people that are so kind and caring before. They are one of the best things about living here. They go above and beyond and quickly answer questions and set up appointments to fix anything that needs fixing.The premise is always kept clean with lawn maintenance and trash pickup happening regularly. The apartments themselves are well built – while you might hear that your neighbor is playing loud music while you’re in the hallway, sound doesn’t travel between apartments once inside and they are all well insulated.Everyone drives safely in the parking lot and there are always plenty of spaces – the garage parking is worth it though because Kansas weather is crazy. Being next to Annenberg park is another great bonus for dog walks or jogs.I love how quiet, friendly, clean, and safe this neighborhood is. 😊

I moved into this apartment complex on May 2017. They were able to give me a last minute tour and suggest another property they managed for what I was looking for and made it happen within a day!I extended my lease due to the great services they provide (helping to ensure the area is clean), the facilities available (pool and gym), they have someone on call to deal with any issues that may occur (I had an incident where I had a leak and someone arrived within the hour to replace the faucet). They are dog friendly, have services available, and you can pay online! It helps with the convenience.THANK YOU, HRC!

Management goes above and beyond to make sure tenants are content in their temporary homes! The maintenance crew are knowledgeable and polite and take care of any and all issues immediately! The office staff are extremely nice and helpful! All in all not only would I recommend HRC properties to anyone but would rent only with them!

A very reasonably priced place to live.Ive lived here for years, and while it might not have the most modern facilities, every issue Ive had has always been repaired very quickly.The staff are very courteous, friendly, and helpful. The location is also far enough from central Manhattan to be very quiet and peaceful, while still being close enough to the Westloop shopping center to make shopping for groceries very convenient.Overall, a very good value for the price.

We toured several of their properties and Pebblebrook Apartments was my favorite. We did all the necessary paperwork, I even deposited $1000. She printed the lease for review and sign. Unfortunately, unavoidable circumstances presented itself on my part, not Pebblebrook Apartments from moving into the apartment. I told Ash the bad thinking she would be furious for wasting her time. Her response to me was Ok Kemoh, Im here and always ready to serve you to the best of my abilities should you decide to come. Guess what ? She was the one on me to come get my $1000 back. I even offered her $50 dollar for gas and she denied it. She told me shes interested in service satisfaction than money. My husband and I lived in the Sandstone Apartments for 2 years. They dont care about the residents at Sandstone. They only care about their residents at the Stone Pointe or the Pebblebrook because they are the nicer ones. Not very dog friendly. We had issues with our dishwasher 3 or 4 times before they replaced and the maintenance guys kept doing the same thing to fix it. If it doesnt work the first time it is not going to work the second time. We had to have them come fix our patio door multiple times and not once did they mention to replace it because the handle was bent but then we moved out they wanted to charge us for the dented patio door handle that was already dented before we moved in. Anytime we had an issue it took forever to get fixed right. We complained about our AC multiple times and they finally put a new thermostat in but that still didnt fix the issue. You will not receive your deposit back if you live at Sandstone Apartments. I dont recommend renting from them. If you want a good experience then dont rent with HRC.

I have to agree. These are great apartments. The online photos do not do the apartments justice. Also the staff are wonderful and the grounds are meticulously maintained. Its also in a quiet area with easy access to sports facilities for those who like the outdoors.

Leasing office representatives are very nice and easy to talk to! The apartment rooms are decently sized and there are many spacious closets (including a storage closet which is very convenient). Ample cabinet space for storing kitchen and cleaning items but limited countertop space for cooking. Im on the taller side so the shower head being above my head height is a plus, but the bathroom sink is very low. The view from my patio and second bedroom are pretty nice!

Great location to live! Easy access to Fort Riley and close to parks and shopping. Fair price, quiet, and lots of space with modern appliances. The staff is fantastic as well!

Previously lived at West$hitter (Westchester) apartments and now here much more comfortable with more space, updated appliances and kitchen and bathroom counters. Best part is there is no carpet that smells like piss!Another change is I dont have to deal with being able to hear my neighbors love making activities.

HRC is top of the line in customer service and ease of moving in. Lauren and all of the staff are extremely helpful and friendly. When all hope was lost and the townhouse community I was interested in was all rented out, Lauren rebounded with a recommendation for another complex which I turned out to love.10/10 would rent again.

It was a good apartment and complex but way over priced. Do not expect to get your deposit back. I cleaned the apartment for a week and they still took over half of our deposit! I scheduled a walk through cleaning and they didnt even show up and it was the only time I had off that last week. I would advise going somewhere where you can get your bang for your buck and know you will get most of your deposit back!

Large bedrooms/kitchen/living room and amenities! She even stayed a few minutes late today to give me all of my leasing paperwork! Best place my husband and I have lived! We have lived here since 2014 and absolutely love it. Very nice, spacious, big bedrooms, and huge closets. Very quiet, hardly ever hear neighbors and extremely friendly, accommodating, and personable staff/management. I recommend this place to anyone who is apartment hunting. We love that it is slightly out of town on the west side, so no college parties and game noise. We also love being able to walk to Anneberg park. We will only ever rent with HRC.

HRC has been beyond helpful with my recent move to Manhattan. They have been quick to respond to emails and concerns, I signed a lease for a sight unseen duplex and I could not be happier with the results. Ashely sent me pictures and local information on the surrounding area, helped with utility set up as well as cable and internet. The price for rent is unbeatable and so is the service, if you want an effortless and quality rental experience, this is the place to go. This is the first time I have felt like a housing property actually cares about their customers, and this is my fourth move. I will definitely recommend this organization to anyone moving into the Fort Riley area.

We spent 2 days cleaning the apartment which was in great state from the very beginning. Pebblebrook Apartments shamelessly stole a large portion of our deposit. In 15 years of renting we have never been robbed like that.

My family only got to live here a short time between moves with deployment and PCSing. But our property manager, Dallas Lusk, actually got to know us and cared about us. Any maintenance request we had was answered promptly. Any questions we had about our apartment and the area of Manhattan were also quickly and thoroughly answered.The move in and out process was very easy for us to follow along. When we moved in the apartment was Super clean! Took a whole layer of stress out of moving. Moving out, the move out prep and cleaning list was clear and easy to complete.We were very comfortable in the apartment complex, which was part of a neighborhood, and felt like a little neighborhood. If we ever have to move back to Ft Riley Ks we will definitely be coming strait to HRC to find a home. I know we will be welcomed and helped fully.

Very welll decorated modern furniture and decor! Everything was in there you needed soap, paper products clean soft towels ! Nice TV comfortable mattresses! First time at air B&B loved it would definitely teturn to Pebblebrook again in lovely Manhattan Kansas !

Those in the leasing office were a true selling point due to their kindness and helpfulness with finding both a great place to live and providing help and suggestions. Best apartment complex and the most supportive staff I’ve worked with in ten years of service. I called to schedule a walkthrough on Wednesday and by Friday I moved into a freshly cleaned residence with all utilities on, imperfections touched up (from previous tenants), and cable/wi-fi ready to go. I’ll be fairly sad when it’s time to PCS from this place.

The best thing about living here is the staff that work here. The people at the front desk are friendly, professional, and welcoming. The maintenance staff deserves a million gold stars, over the years they have done so much to help maintain the high quality of living here.My dog goof booped the screen on the balcony and someone was there next day to patch it up. The air conditioner stopped working at 6pm in the summer – not even 10 minutes after calling someone was here to fix it (ice accumulation). Wasps and a wasp nest appeared on the balcony – a phone call later someone’s there to help. The water heater broke down – a new one was installed next day.These people are so professional, courteous, and efficient. Every issue my family has had has been handled wonderfully. Thank you!

Stacey Chizek works there, so how can she give a review about the place! Thats just silly. She works in the office so if you really want to read the reviews take hers out!! I rented from them and worked for them back in 2013 for 3 years and my husband is a 30 year painter and we filled all the pin holes and they would not allow us to paint. They then tried saying that there were 221 pin holes they filled which was a total lie. They screwed us out of over $1800. I left a month before my lease was up and Ill take that which was 815 and the paint. But I cleaned for them and I cleaned top to bottom and they said they had cleaners in there for 8 hours, complete lies! But yes watch this company and please dont take Stacey post because she works for the company!!

While looking for an apartment for my son to live in while attending Kansas State University. I looked at several Apartments owned and managed by several different companies. I found the quality of the apartments at HRC to be outstanding and the staff were friendly and very informative. I would not rent from any other in the Manhattan Kansas area.

I worked with Dallas, she was great to work with, she showed me many other options before I settled with pebblebrook apartments.I almost went with Cambridge square but couldn’t pass up the park next door here at pebblebrook. (Cambridge does have cico just a bit further down the road)1. Awesome staff ( they’ve been great, very friendly)2. Great location (I can walk my kids to frank anneberg in literally 2 minutes from my doorstep, 1 minute if we jog, which is where most of their youth sports will be)3. Very quiet place. No outside noise, loud stereos etc. no loud neighbors. Never experienced this in an apartment complex.

Amazing company to rent from. Lots of properties to chose from that are great value for the money. Properties are clean and move in ready when you get there, and HRC has a very clear-cut lease to set the standard about noise, trash being left outside, etc. to prevent any possible problems with neighbors.Working with Ash was the best- our plans changed and we arrived a day early and she went out of her way to get the place ready for us that day. She has helpful, money-saving tips for utilities and is super knowledgeable about the properties. Ash is a huge asset for HRC and HRC as a whole is an honest company (which is so tough to find when youre renting). Thank you HRC, we love Stone Pointe!

Rented from them for 2 years. Lived in the Sandstone Apartment complex. Made complaints about ceiling stains, I assume from rain and also problems with A/C going in and out multiple time. 2 years later there is still a huge brown stain on my ceiling and each year the A/C would go out. Will never rent from HRC again. Staff were rude and unaccommodating to our needs. I am so disobliged by this Leasing office.

AVOID AVOID AVOID AVOID DO NOT MOVE HERE. every place my husband and i have lived we have got are FULL deposit back but no not this place trying to say we have 500 in stuff they had to do when we only lived their for 5 months. the apartment was dirty when we moved in and even the repair works said the people befog us where dirty.if you do decide to move in take pictures of every thing wrong. or just avoid them all together. and the pictures they are not what the apartment looks like they are old and out dated. AVOID AVOID AVOID i dont even want to give them one star.

Pebblebrook Apartments was by the far the worst place I have ever lived. The interior of the apartments are very old, installed were low cost fixtures yet they charge you a very high price to live there. If you are looking to live near the University, there are plenty of other close substitutes that are newer and at a lower rental rate. You just have to take the time to find them and they are all very close to KSU and Aggieville if not closer.I was burglarized and Pebblebrook charged me full price for a new apartment door. As a renter, I shouldnt be liable for any external walls to include the apartment door however, they charged me just the same. I told them I wouldnt pay so they took it out of my security deposit including a list of other expenses that they said I was liable for as an exiting tenant. I am in the military, moving, and Pebblebrook knew that I was leaving the state so they just took advantage of me.All Military individuals and families I highly recommend looking elsewhere for a place to live in Manhattan. After being stationed at Fort Riley for 3 years, over a one-year period following a deployment, I found multiple apartment complexes and neighborhoods surrounding the University. Looking back, I wish I had taken more time to look before I signed with Pebblebrook. Please dont make the same mistake I made! Pebblebrook Apartments do not practice good business ethics. At a cost to their integrity, they are just looking to maximize profits by placing costs and emotional burden onto the most vulnerable customer they have-the tenant.

I have lived in their property for almost 3 years, and intend to stay another 2. They have been very responsive when an issue has arisen, including a brand new heater and air conditioner.

They create any excuse to steal the whole deposit. If you are going to leave the unit, dont clean it. They will charge you for cleaning any way. Dont install a new lambs because they will say the lambs arent sized properly.

My family and I had a great experience and the apartments and grounds were top notch.
