The new Supervisor Maintenence John has been a tremendous help in fixing our unit when issues arise. Maintenance staff have responded promptly to our work orders, are knowledgeable, and competent in thier work. Thumbs up! 👍

We just moved here & I absolutely love it. My application process was very simple. The agent was so helpful with the process of moving in. The maintenance guy is so cool & helpful. He gave a rundown on how to keep the drains clean & free of build up. I am beyond happy with the location of my new apartment. Its so nice and peaceful in the morning, afternoon & night.

My husband and I lived Highland Ridge for 8 months and loved it. The neighborhood is very friendly Anytime we had any maintenance issues they were taken care of. If you’re looking for affordable apartments in a nice neighborhood I would defiantly recommend Highland Ridge.

I moved in because as always we are looking for the best deal, I received the best deal for the price in this area. I also receive above that personal greeting from the staff. I have always been greeted by my name and with a smile. I always get fast response when service is needed.I moved to area to be close to my children and grandchildren I found a friendly home a Highland Ridge with great new friends.

My apartment itself was great. All high quality building materials, granite looking countertops, super high ceilings, good size walk in closets etc. Great quality for the price. I never had a problem with management or the facilities. Everyone was always very nice, helpful, and accommodating with any issues I may have had. 10/10 would live here again.

DO NOT LIVE HERE! The last year of living here has been a nightmare. First off, we requested a renovated unit as my husbands move here was short notice. The unit ended up being in TERRIBLE condition and they said they consider it renovated because it is newly painted. They offered a $100 discount to compensate. Service requests are either slowly responded to or completely ignored. Our A/C went out in September with over 100 degree temperatures. They responded by putting ONE window A/C unit in our 3 bedroom apartment. Our apartment was consistently over 82 degrees and our bedrooms were over 90 degrees at times. It took THREE WEEKS to fix our A/C. We would call several times a week and turned into several times a day, most of the time no answer. We also had an issue where birds or squirrels lived in our ceiling. We submitted a request and it was completely ignored. We then did not get notified when our lease was due to end and they required a 60 day move out notice, 6 days before our lease expires.The communication and lack of care of the staff has been beyond terrible. And when we finally decide to move to another location, we get told we have to wait for 60 days.

The staff made the application process very quick and smooth! I love the complex, and the new renovations are gorgeous! Would definitely recommend this apartment complex!

Its been great living here for 2 years now. All the staff is awesome from the manager, assistant, leasing agents, and maintenance. They always make sure that our concerns are taken care of.

While living at Highland Ridge Apartments I have had to request a few minor repairs in my apartment. However, these repairs have always been fixed so quickly. It is great how much of a priority it is to the staff for their tenants to be content with their living conditions.

I choose to live here because of how well the groundskeepers take care of the property and make it such a nice place for everyone.

I want to say that I choose Highland Ridge for its elegance and great pricing which certainly is true, but what really finalized my decision was that it is a great place to live with my fur baby. Having Frank Anneberg Park so close was a huge plus. I use the walking trail all of the time.

Highland Ridge is hands down the best apartment complex I have lived in across multiple cities. The amenities are amazing, the common areas are super clean, and the employees know almost everyone by name.

I currently live in a 3 bed 2 bath apartment. It is very nice and I like living here. I have always dealt with nice people and my rent hasn’t been to expensive. However, now there are some new people working there and say that I owe them a few hundred dollars. I paid my deposit and rent on time every month. I’ve addressed this problem with them and they cannot tell me where this “money shortage” happened.

My wife and I lived in building 605 for a few months in 2018. The apartment was nice enough, and because it only had north facing windows, it was fairly cheap to keep cool in the summer. However, on Labor Day 2018, Wild Cat Creek flooded and destroyed just about everything my wife and I owned. Turns out that the creek had flooded those buildings before just a few years prior to that. When we were looking at these apartments and signing the lease, the staff never informed us that flooding was a possibility. When we had signed the lease for our previous apartment in Manhattan, they had us sign an addendum to the lease that warned about flooding from the same creek. On top of losing everything, the staff wasnt helpful during that very trying time. Their idea of help was to offer free paper towels and cold pizza to people affected. The property manager at the time avoided those of affected as best he could. Wed have to call him to have him tell us that hed been trying to reach us all day, even though wed been sitting in a hotel room with our cell phones with us the whole time. Avoid this place at all costs.

Shout out to Jullian for being so flexible and patient with us! She basically let us look at all of the available units so that we could pick the perfect one for us. The turn around time was so quick! Once we put in our application, we were in our new apartment the next day! We also love Highland Ridges pet policy as we are looking at getting a dog (and possibly a large one at that). So far, we love our spacious apartment!

So I don’t even know where to begin this place is trash I have never lived some where that didn’t have there stuff together ! When we came to ks I was looking for places because me and my husband where on a wait list for on base housing we spoke with the “manager “ at the time we moved in and I told him do you have month to month because we’re on a wait list for a house he said ya ! No worries just pay up intill the month you need to leave .. so we moved in month later we got a call for a house on base we told the new manager she didn’t know any of the rules and told us stuff that was not true then they started finding papers we didn’t sign for the contract and what not ... they also suck at fixing things the second floor lights have been out for I wanna say a month I’m on the 3rd floor which I was told we will get a second floor apt ... and I’ve fallen so many times since it’s so dark and I’m pregnant which they know but don’t care .. it takes them forever to fix stuff and they suck at communication.. and no one knows anything they all have different answers for everything I’ve also gotten 2 letters from military signed by commanders that they don’t take which in the contract says they will and they flood and smell from the river so I wouldn’t move in again ever ..

Out of all the apartment complexes in Manhattan, this is one of the very best! Very friendly and accommodating to me and my familys needs. Not only are they very nice inside, the staff is very helpful and handles issues in a timely manner. Irv helped me through the process and made sure I was able to find a home for my family and I within the timeline I was needing.

We moved in this Sunday, and have to say we love it here so far. Irving, Sabrina, and Julian make a great team, and theyre all so sweet and professional.We had just some minor set backs moving in just because the flooring people made some marks on the doors when taking out the old floors, but the three of them were very good at communicating with us and having maintenance come as soon as possible to fix some stuff. So far its been really quiet, and we are very pleased with the look of the place.

This property for me has been one of the best I have ever lived in. I have to say a lot about the attention I received from the first moment I set foot in the main office, I was very well looked after by those who work in the office.

Experienced a few problems here but overall it is a decent place. All my problems were greatly handled by Irving. They have awesome customer service. Very nice and respectful people. Will make you feel at home and welcoming.

Its a decent place. I suppose one must live here to make a fully informed decision. The layout is like all the other places. It lacks intuitive flow and storage. The floor plan isnt the fault of management. Lots of people seem to like it here.

They office staff know the people in our community. They always trying to keep the community looking good, always willing to address any concerns and totally on top of keeping the community kept up.

Even before moving into this apartment complex, this place was a hassle. Constantly missing our calls and never returning them. But now that we are actually here, I’m even more frustrated. I found small bugs in our apartment (looking like bed bugs) on a Friday night and reported it on the following Saturday morning. These bugs were in our curtains, in the bed, on the floor, in the closet, and on the ceilings. I was told then that pest control would be out the following Monday. Come to find out, it was actually maintenance who came and then pest control did not come until Thursday. I had to call repeatedly to get an answer about what was going on with the bug issue in our apartment and even had to make a trip to the office since no one would return my calls. I was told that they tested the bugs and they were found to be something called “Bat Bugs”, which ordinarily are known to find a bat host and feed off of them, however if they lose their bat host, they will find a warm place and any other type of host (example: humans). I was told that pest control would come out and exterminate the following Monday or Tuesday. Monday and Tuesday both passed by and no update was given to me. So I again called and was hung up on 2 times before getting the answer that “Monday or Tuesday was a tentative date”... I am now going on living in an apartment INFESTED with these bugs for 2 weeks. My advice to you: find another apartment complex that will actually take the time to address these issues and who will be truthful and professional about it. A home should not be a hassle.

I came to highland ridge in hopes of finding a new place to call home. I took a tour of the show apartment and really liked it. Irving answered all of my questions and was very kind and informative. I have put in an application and am hoping highland ridge will become home soon!

These apartments are insanely quiet inside my place, I am shocked I have neighbors living on all sides of me.

Do not live here. It is in a flood zone and they do not tell people. Renters insurance does not cover flooding and the apartments do not disclose that they are in a flood zone. I lost essentially all of my belongings. I was a student in the area and had to commute two hours to and from school when I had classes due to being displaced. Their solution was to give back my deposit and said that others took priority before they could offer me another apartment in the complex and did not give other options for living. I wish there was a zero star rating. The people across the hall from my got trapped inside their apartment during the flood. I thankfully was out of town but all of my belongings were destryoed. Worst apartment ever. It had flooded before as well and they did not disclose this to me.Again do not live here, inside a flood zone no matter what they tell you. It is in the red zone on the flood map, they claim it is not in a flood zone.

I’ve been a resident here for about 8 months now and I love it!

I have lived here since October, I love it. Its great having a washer and dryer in unit! Only complaint would be a lot of dog owners dont seem to like to pick up after their dogs. They fix things quickly and the front desk ladies are always nice.

Staff is kind, helpful, and prompt. Very quiet and safe.

We were just looking for possible apartments when we saw Highland Ridge and met Irving Bridges, one of the Leasing Specialists. While we were debating between this apartment complex and another, Mr. Bridges went out of his way to call us and to tell us about one of the monthly, move-in specials that they had that he thought would work for us. Since deciding on moving to Highland Ridge, Mr. Bridges and the rest of the staff have gone above and beyond to make our transition as easy and seamless as possible. I was having some reservations about a couple aspects of the apartment we had received, and he even offered solutions and ideas for us to solve them. I would highly recommend checking out Highland Ridge apartments if you are searching to move, especially under the new management and with the new staff members. I am looking forward to being part of the Highland Ridge community and I am confident that the great experience weve had up until now will continue for our entire time we will be there.

I called Highland Ridge Apartments to get some questions answered that I have. I will be moving for the first time and renting an apartment for the first time, so I have been dealing with A LOT of apartment staff over the phone. Customer service is a BIG DEAL to me, but it is definitely not an issue that Highland has. The NICEST staff I have talked to throughout this entire experience. Unfortunately, we need to move in sooner than what their availability allows - so it is clear that they are doing something right!

Its been a very great experience getting my apartment here, the staff is great they helped me fill out the application and kept in contact through the whole thing so I knew exactly what was going on, they called me if there was any bump in the road, I got approved in a timely matter and was able to move in that month!Highland Ridge was the first and ONLY apartment that I looked at, my mom and I came to tour the place and Irving Bridges showed us around and took us into one of the apartments and I just fell in love.This is my first apartment, its just my son and myself and its perfect to say the least 👌The maintenance fixed all of the issues (very small things) that I had found within two days.My apartment (2 bedroom) is spacious and very nice! I would highly recomend to family and friends!

Office is under new management, which may be a plus if they improve customer service as they cannot make up their mind on what websites to use for service/work orders and online billing. The office is completely unresponsive to email/online work order requests. Your only bet is face to face or constantly calling. Apartments need to be modernized with new appliances and carpet replaced. On the plus side the Cox Internet/Cable manager for the complex is A+ (A.J.) and rent is relatively well priced for the area.

Staff is super friendly and very responsive. My house had carpet and I was able to have it switched to hard wood before I moved in.

The rental process from inquiry to being assigned an apartment could use some improvement.However, Jullian is a rock star and deserves 5 stars. She is very professional, empathetic, and has excellent customer service skills. She also follows-up when she says she will and communicates, which makes a huge difference to people like me relocating from different states.I just hope Highland Ridge appreciates Jullian as much as I do. In my opinion, she is a huge asset.

Dont live here. They did not change the locks in my apt before I moved in as I found a key in one of the kitchen drawers. The key I found still worked along with the keys I was given. Management just said the locks were changed and basically called me a liar. If you live in the buildings off of highland ridge Dr, youre in a flood zone, but they wont disclose that information. The buildings flooded and every car in the lot was totaled.

Wanda the property manager is disrespectful and does not follow proper procedure. They just come to your apartment a few times a month for inspections and let you know a day before. They dont give you any notice. Ive had problems with Wanda where she has been disrespectful to me and my family who are army and reside here. Ive also heard of other residents complaining of Wanda being very unprofessional and rude to them. Also, Jordyn working in the office is passive aggressive. Nice to your face but talks badly behind others behind their back and is rude as well, also very unprofessional always wearing short skirts while working.. Looks as if she belongs at the bar serving drinks not in an office. They are all a bunch of manipulative liars and its a shame. When my husband and 2 kids first moved here we really enjoyed it but we are trying to get out. Also they have been renovating and painting the building for a year almost. Originally they said theyd be done within a few weeks. Not only is the new color ugly but only half the building are painted, I think they stopped painting all together now. Lazy lazy lazy. The people coming in my apartment to inspect are also very sneaky, untrustworthy people. Very rude too. They will knock one time then storm into your apartment and are allowed to do so without permission. Do not move here. Move across the street to stone pointe... Cheaper, more modern, and better staff.

Horrible! I lived there for a year and a half and I am so happy to be gone. The property manager was the worst! If you are military, good luck breaking a lease with orders. She nor her girls know the regs on them and youll have to go to JAG to get out. Many many many lies we were told by her. I can honestly say their only concern is collecting your check. I will say, corporate was really wonderful. I had to do everything with them towards the end since Vonda would never get back to me and after the treatment we had from her, we were ok with that. Many local Ft Riley sites talked about how terrible she was and I unfortunately had to live it, they were all right.

I am so beyond excited to officially move into these apartments !! Mr. Irving was nothing but amazing to us and helped us get into these apartment. He jumped through some hoops for us, couldn’t be more appreciative of Mr. Irving !!

I have been dealing with a major window leak since i moved in (may). It is now December and they have yet to do anything about it. Theyve put cocking on it multiple times and supposedly called contractors to fix it but surprisingly they never show. The apartment was also dirty when we moved in, i had to clean bird droppings and feathers all over the patio ect. I went to check on my window situation and the front desk told me they knew nothing before even pretending to check. While the overall apartment looks nice, dealing with the HORRIBLE management is almost not worth it.

My sister and I moved in a couple weeks ago and our apartment had a couple things wrong with it from the previous owners and fixed it asap. Happy with the location, the friendly environment as well as the management they have here :)

My experience with Highland Ridge is beyond poor. They sent my personal information to an unsecure fax. When confronted about it they admitted to getting the number offline instead of calling like I asked them to. When speaking about it with the manager Vonda she took no responsibility and said it was my fault for not writing a good number on my application. She then laughed and said there is nothing I can do about it now and at this point your application has been denied. When receiving the letter in the mail for my denial she marked information that was falsified and not true. I spoke to the owner of the complex about everything that happened. He would never follow up with me or get back to me. It took me 2 months just to get my small application fee refund check.Never in my life have I been treated so poorly. This place has terrible customer service and does not care about anyone.Im SO glad I did not end up renting here.DO NOT RENT HERE!

It is a quiet apartment complex that sits on the edge of Manhattan. The amenities are decent and the apartment is in great condition upon move in. The only issue I have ever had was with the online payments and my bill. The bill I recieve online is always for a different amount then the agreed upon price, and if you dont auto pay the bill you recieve a charge of 20 bucks. I make this call monthy but besides that it is a good complex. Nice and quiet and in a good area.

My friend is deployed and will be back soon, she has been looking for a place to rent for when she gets back. She has called, left messages, emailed and done everything that she can to get in touch with these people.....no response. So I went to the actual office to try to work something out for her. The staff was rude and did not help at all they did not seem interested at all..... needless to say my friend wont be renting from here.

I have lived at highland ridge for almost a year. It is a nice place to live considering the amenities, location,and affordability. I have however seen its ups and down. They have had a few different managers since Ive been here as well as other personnel. Ryan the maintenance supervisor, worker or whatever u want to call him has been the only consistent maintenance worker and works very hard and professional. Had a maintenance emergency the other weekend and unfortunately due to poor management the wrong emergency after hours number was on the voicemail. I knocked on his door and in the midst of feeding his newborn child he came to handle my situation. He is always polite and professional. Way too go Ryan I hope they give u the credit u deserve. Julian is one of the office support staff and had been taking on all of the management duties for a while when they where in transition however it doesnt seem as she is appreciated for this as she is now part time 😣. Ervin is also great him and Julian always do everything with a smile and in a timely fashion. They are both pleasant to deal with even when I have been really upset about certain situations. They have never been unprofessional or rude. Now this new manager Sabrina on the other hand. She is rude with a smile and yes it may seem as if she is doing a great job because of all the move in however come on ppl it is that time of year. She has a poor attitude always has a snappy comeback that half the time doesnt make since. I habe been in the office and heard how she barks orders at the staff from in her office not knowing who is out there listening. So to sum it up b4 I go on a rant highland ridge is a good place to live and being all electric my bills are never to high and I have three children who leave lights on all the time. But I think they need to improve on taking care of the staff that does all the work not the one barking the orders!Shantae

Since May (now November) I have had so many issues from singing a lease, moving in to a messy unfinished home, bugs all over (beetles, ladybugs, cockroaches, and spiders), maintenance leaving messes and having to come back and fix again what they were supposed to fix before...its a mess! This is a ridiculously overpriced apartment for the quality. Save your money and time and look elsewhere.

I love living here! I wish i could take this place and move it to where im going! i love the high ceilings,arched door ways, and the size of everything. maintenance comes within the day if anything is wrong and they are super nice. Vonda, the manager, is a doll and is super sweet. my only complaint is the people above me, and thats not even Highland Ridges fault.they have a cute little movie room you can rent out for free inside the clubhouse which i regret not doing.reading the reviews about bad management and they dont care is absurd. i have nothing but good things to say about the people working here.Especially if you are in the army, they worked with me so well. i had to do my applications, tried section 8 (didnt get it), ect by filling it out and faxing everything over (which i felt like was a total pain in the butt for them) because i was still out-of-state at home, but they were nice about it! talk to jordan!highly recommend this place. :)

Submitted an application and paid the $30 a person and never heard back from them!! They are screwing people out of money this way. Very displeased with the management and decided to go a cheaper route for housing.

It looks nice and cozy.
