This place had a bunch of issues when I moved into it but I kind of looked past him thinking that they would be repaired. I have a major water leak issue in both of the doors whenever it rains and or snows I get large amounts of water that come in and I have notified them about this many times. It is now almost been six months and the property company has done absolutely nothing to fix the property. I have called almost 10 times as well as sent many service requests and they always tell me that they will get to it as soon as they can but not a single thing has been done. This is the absolute worst property company I’ve ever rented from and would NOT recommend at all.
We have been having a good experience with Jon at Alliance. He is quick to respond and really helps out with us moms that have students there in KS. As parents in another state, communication in regards to sharing in the rental agreement, is very important! Jon has patiently dealt with us ( parents) in an understanding, and assuring manner. We are grateful he is patient in explaining this whole “portal” thing to us!J. Ranells
Alliance property management was a great rental company while we rented a small house on Church Circle. They always responded very quickly to maintenance requests, their technicians were very polite and professional and the app in which you use to pay rent and request maintenance requests was very user friendly. Overall we had a great experience with Alliance and I would recommend them 10/10.

This place is one of the worst property management companies in manhattan. I’ve lived here long enough and been through enough landlords to know when one is just a scam. THIS IS ONE. The response from maintenance is good, but the second you interact with the company itself you’ll have a bad time. Then before you move out, guess what? They’re gonna charge you for every piece of damage that was inflicted on the house in the last 35 years. Things like painting will cost you 1600 bucks and replacing blinds costs us almost 400 bucks. Oh and the fact that half the walls needed to be replaced because of aging? Oh yeah we caused that in our one year of living there. Gotta pay for it! Oh and trust me they will make you pay almost everything until you threading legal options and they give you a small refund ;) oh but don’t worry you’ll still owe them more money and you won’t receive a security deposit. Literally GO ANYWHERE ELSE.!

This company is just awful. When signing a lease we were promised we would share a parking lot together. Turns out that we weren’t allowed to have our vehicles on the parking lot and was threaten to have our vehicles towed many times. They overcharge for everything. Very slow in answering maintenance requests and if you think you are going to get a security deposit back, think again. Our house was half occupied for 2/3 of our lease and we returned the house in a cleaner condition than received and was still charge 800 dollars out of our deposit. Please only rent with them if it’s your last option. Go ask any college kid that has heard of this company and they will most likely give you the same story as mine.

I want to start out by saying everyone here is pretty nice. We did end up needing to break our lease early, and Jon did his best to help with that. The other girls I ended up talking to were just as kind and helpful with any walk throughs and such.That being said, they will definitely rip you off when it comes to your deposit. I tried to ignore the bad reviews and give them a chance. I wish I hadn’t. We got charged for an entire tank of propane even though it wasn’t full when we got there. We only used 20% and they somehow charged us for the entire tank to be filled. It was at 45% when we got there. The propane company wouldn’t fill it for us until it got to 20%. Not sure how that works. Also got charged $70 for lightbulbs. They charged us for petty things like fan cleaning even though we’ve been there 4 months, and the house wasn’t exactly clean to begin with. Granted, I didn’t really clean the oven well, so I expected a charge for that. They charge you to rekey the rental as well.You get charged a monthly $12 for AC filters that you get quarterly.So after paying all our fees to get out of lease, cleaning the house minus the oven and freezer, paying for our own carpet cleaning, we still lost over $500 out of our deposit.Other than that, you can pay online which is nice. Maintenance is a little slow, but they do a good job.Still probably wouldn’t rent from them unless you have some extra deposit money you’re okay with losing.
Everything in the beginning was fine. Then a series of events from trying to rent another property from them and then trying to move out due to a deployment revealed how truly unprofessional this property management is. Would not recommend to anyone especially service members.

He asked all the right questions and was able to get us into a place that was as close to what we were looking for in a very short amount of time with whats available in our area. We were in a time crunch and he was able to get us in a place almost immediately. Highly recommend!

Update 9/1I’m bumping back up to 4 stars solely because of Justin. He has been INCREDIBLY helpful and has gone above and beyond to help us with any/all issues encountered, and ever since I’ve been in contact w him, we haven’t had any problems.Update 8/5:I had a chat with the girls on the other side of our duplex after asking them about their experience so far with Alliance. They rented with Alliance last year as well, and apparently Alliance worked pretty hard to scam them out of their money when their lease was up at the end of the year. I’ve heard this from every single person I’ve talked to that has rented with Alliance. I have not heard one good thing. I wish I had known this before deciding to rent from them.I also asked the girls nextdoor about response time for maintenance requests, and they had the exact same experience as me— super great response time for the first 2 weeks or so after moving in, and then you get blacklisted and they won’t respond to anything after that unless you are EXTREMELY persistent.I would recommend trying to find a company that has a better reputation. The only good reviews you will see on here are from people that had good initial experiences when looking for a place to live (Alliance is constantly asking for people to leave good reviews, especially in the beginning). They stop caring so much after you’ve signed a lease with them.Update 7/31:Yard care is pretty horrific. Our unit had yard care included, which is great, but I’m now realizing that means that they mow MAYBE once a month if you’re lucky. Our yard hasn’t been mowed since a while before we moved in. I’ve been out pulling weeds that were up to my knees or higher. I contacted them 2 weeks ago about mowing, and they came out and mowed the neighbors yard (duplex) and not ours. I figured this was an honest mistake, but I tried to contact them multiple times and still have not received a response. I thought they might not be receiving the texts, so I filed it as a maintenance request, but I still haven’t been contacted. I’m pretty disappointed in the lack of communication. Up until now, they had been very responsive.***they finally responded on August 5th and told me they would get the yard taken care of ASAP. (They told me it should be getting mowed every 2 weeks?🤷♀️ We will see. I didn’t get any explanation for why it took them so long to respond.)Update 7/14:We have been renting with them for a few weeks and the move-in process went very smoothly. Everyone has been extremely responsive, and maintenance has been very timely, friendly, and helpful. Still a great experience so far!Ali was absolutely amazing! She was incredibly responsive and helpful throughout the entire process. She helped me find the perfect place and made sure I got all of the information that I needed. Overall, Alliance Property Management has been a pleasure to work with!

Well I was stood up when I had plans to tour two houses on a Saturday. When nobody showed up, I had absolutely no way to contact anyone since their office was closed and I had nobody’s actual phone number. That doesn’t really make sense to me at all, but come Monday I was able to schedule a tour for the following day. Since then contact with them has been considerably better and I am about to sign a lease with them.
If I could rate them no stars I would. Will never rent from them again.

Alliance has been helpful from the very beginning. We were looking for a house that would fill our needs and were not finding it. Ashley did some research and found a house that they did not have under contract yet a was able to get a showing. It was just what we were looking for. Every repair need was handled that day. The maintenance guys were great. When we found a house that we wanted to buy Ryan was able to get a new tenant allowing us to make the purchase earlier than we had anticipated. Thanks.
Have been working with them for a few weeks now and they are very flexible with my constant moving schedule and easy to communicate with. They are personable and authentically driven. I enjoy that the team has been sending me options that meet the checklist I have set for a space. Its nice to receive this extra help when looking for a place, as I am a full time student with two jobs.

I hope that this review can save someone from using this company.Alliance is your average money focused business. While on a rotation in Europe, I started looking for houses for rent for me and my wife who was set to deliver birth to our first child on Oct 22. I began looking at properties about 1-2 months before I was set to return to the U.S., which was Oct 1. I found i property I thought would do for my family, and as my wife was in Texas 8/mo pregnant, and my entire Brigade was on rotation, I had nobody to view the property in person. Sonia from Alliance and myself set up a day and time to do a Google Hangout (facetime) viewing of the house, being as that was the best I could get eyes on the property. The viewing was brief, and she showed all the rooms. What I found was that she avoided all the unbelievable damage that is above what they describe as normal wear and tear. The condition of the house was absolutely unbelievable, especially considering the price of $1100 they were asking for. After viewing the house myself when I returned from Europe, I took some photos and went back to Alliance and told them Im not letting my family stay in that house. It is disgusting, theres damage everywhere, and it was falsely advertised. After telling Alliance all of this, they kept trying to downplay my concerns by telling me its nothing that cant be fixed. They completely avoided the fact that it was falsely advertised and the condition of the house was absolutely ridiculous. They do not care for families or people, they simply want to collect money. They took full advantage of my and my family while I was overseas, and they continue to downplay the situation. They refuse to take any responsibility, not just for me, but for a lot of people (just check reviews).
I saw 2 houses with Jon and he was always on time and gave us his personal opinion along with details about what he thinks would work best for my family. We spoke about several houses and he was very patient and always had quick responses and if he didnt know he made sure he got the correct information in a timely manner. Look forward to renting with them!

The absolute worst company I ever rented from. We had a water leak from our roof and they came out to fix it. All they did was spray paint the discolored part of the ceiling, then when I eventually moved out they charged me for the damages. This was over 10 years ago and Ive since moved away from Manhattan, but have rented from numerous other companies since then and learned just how terrible APM actually was. They will take advantage of young, college students who dont know any better. I have a friend living in one of their properties right now and learned that their practice has not changed in all this time. If you are looking for a place to rent, DO NOT GO THROUGH APM. They will take advantage of you, not repair things than need repaired, and charge you for things that were not your fault. Avoid this company at all costs. Also, if you are a property owner and care about anything other than just your profits, avoid this company. Your property will be kept in disrepair and your tenants will not be happy. Eventually, code enforcement will be called and you, as the owner, will be held responsible for the financial burden of all repairs, when just a little bit of work over the years would have avoided a big bill.
Be aware- they charge over $500 for a carpet cleaning fee after leaving the house spotless. They’ll take almost all of the security deposit regardless of how clean you leave the place. (we left the place twice as clean from when we moved in).. 👎🏼

DO NOT HAVE A PET IF YOU LIVE IN AN ALLIANCE PROPERTY. My cat who DOES NOT SHED and uses her litter box perfectly lived in the unit for roughly 2 and a half months and they took $500 out of my pet deposit for “pet carpet cleaning” (the pet deposit was almost 700 DOLLARS FOR ONE CAT). Obviously it was my choice to pay the pet deposit, but they will rip you off BIG time and take your money.
Never rent a house or an apartment belongs to this company. They took more than 3 months to repair a floor damage which was already there when I moved in. They are robbing tenants deposit money to repair their old apartments. I have been charged for unnecessary repairs after I moved out and they had no proofs to show. I was living in that apartment only for 10 months and they charged as I was living in there for 10 years!!! NEVER RECOMMEND THIS PROPERTY MANAGEMENT FOR ANYONE. I would give ZERO starts for their service.I am adding new to this review as they have replied to my review. I received a $140 from $600 I kept as a security deposit. I havent mentioned that Alliance charged me for the floor damage. But there were old blinds and rusted curtain rods when I moved in and Alliance used my deposit money to put new blinds and curtain rods. Also, after I moved out, some technicians were working inside the apartment for A/C unit replacement and Alliance charged me for general cleanings saying that the carpet and floors are heavily soiled. I have cleaned the floor completely before I moved out and the carpet is supposed to be cleaned by the company by tenants expense according to the lease. Alliance should use their own money to put new blinds and rusted curtain rods. It is not tenants responsibility to spend money on general wear and tear. PLEASE USE YOUR OWN MONEY TO REPAIR THE OLD APARTMENTS YOU RENT OUT FOR PEOPLE!!!
Nice people, on time, professional, and they actually do showings with hours for people who work normal hours. I refuse to work with companies who dont have a more open hour of operation, its nice these folks do weekends and later evenings unlike most other companies here in Manhattan KS

DO NOT SIGN WITH ALLIANCE. The way they do business is shady. They asked us 8 months before our current lease ended to resign the lease with them. 8 months. Who knows what they’re doing by then? We didn’t know what we wanted to do so when the day came where we HAD to sign they practically forced us to sign with them because they locked us out from paying our rent online until we resigned and since we couldn’t pay rent they almost evicted us. We resigned with them and had to get 2 new roommates (because who the hell knows if they need a place to live in 8 months?) when we did find new roommates they charged us with 2 $150 new roommate fees because we added them on after they forced us to sign 8 months prior to the new lease even started. They also raised rent for us but refuse to replace our dishwasher that spills water all over the floor. Do yourself a favor and DO NOT use this property management. I’ve been in others like Frontier who are way more workable with college students.
Throughout the beginning process of applying for a lease, we were in contact with Alex. During this time, we discussed requirements prior to submitting the application in order to hinder out the possibilities of denial. We were told only 1 person needed to apply with a credit score of 600+. After I submitted the application, and received the text you are approved, I was told that my girlfriend also had to apply..This threw up the first red flag because this is not what we were told. Anyways, my girlfriend filled out the application, and was denied due to credit being too low. Now, all of a sudden, we BOTH need a strong co-signer in order to proceed with the house..Shortly after receiving this information, i was informed that, and i quote, We will not hold the property, we already have another applicant..In only a short amount of time, this company has shown dishonesty, disrespect towards my girlfriend, and complete unprofessional attitude.If you want business, you will work with the customers. Time to go find somewhere else. Good luck to everyone else! They will lie to you to steal $70 worth of application fees.

We paid 1500 security deposit and only got $40 back. They charged us $900+ on maintenance and cleaning of our house that was already cleaned and maintained. We filed requests for things they then charged us for. There was also a bunch of maintenance requests filed after our lease ended that we were charged for.
This is the WORST property management company I have ever had to deal with. Upon move in there was supposed to be work done by the owner to replace the damage from the previous tenant - this was NEVER done and when I moved out I was charged for the repairs. I was also charged for items that I put work orders in for. These people are completely LAZY. I would NOT EVER recommend renting from these snakes.
We rented a home that was already falling apart, kept the house clean and even cleaned when we moved out and they took all of our deposit and plus some. They were never on time about fixing items, or sink was clogged for months and it took them most of our lease to get it right ( we were there for 8 months before they got it fixed). Carpets were tearing upon move in(which we have pictures of)
WARNING! DO NOT APPLY OR RENT FROM THIS COMPANY!If I could give a zero I would. My pregnant wife and I applied for a house with this place and needed housing as soon as possible due to a military station move. Paid all fees and provided all paperwork and documentation and was told we were approved. I was then told to expect an e-mail within a few hours for my wife and I to sign the paperwork for the home. In the meantime I made preparations as directed by the staff to move into the home. 24 hours later (72 hours before we expected and NEEDED to move into the home) I hadn’t received the e-mail to sign for the home like I was told so I called. I was directed to a woman named Sonya who told me that this had been a popular home and there were several other applications for the house that were turned in before ours and she could no longer offer us the house. WAIT, WHAT!? If these other applications were SUPPOSEDLY before mine, why did they take our money for applying?? If there were “several” other applicants, they collected money from multiple parties for one home?? This woman represented the company in an unprofessional and incompetent way, had zero sympathy, was extremely rude and made me feel like we did something wrong when applying for the home. I was misled and we were left without housing by the date we needed. Left my wife and I in a serious unnecessary bind and she refused any refund for the fees we paid for a home that apparently wasn’t even available! This is 100% FRAUD.I was also told that the credit check would not affect our credit score. WRONG! It indeed showed up on both my wife and my credit report. Either they are liars, or extremely uneducated on their own practices and procedures. DO NOT rent from this place. I wish I would have seen their horrible reviews (obvious discrimination towards military families) before applying and giving this place money.We have communicated and reported our experience at a state and federal level and are seeking to have this company banned from providing off post housing. This company and their individual representatives have been reported to our attorney, the DOD, Housing and Urban Development, Federal Trade Commission, and the BBB.
Alliance has been managing our property in KS for the past 11 yrs. and it has always been rented and managed at the excellent level. We are very pleased with their services, professionalism and response time. As a military home owner we are never worried about our KS home, its in good hands - We always speak to a person, never a voicemail. Our neighbors never once have complained about our home renters, nor the condition because it is always kept up - thanks Alliance. Every agent handled our work orders like it is their own home. We as a family cant say enough thank you to the Alliance team. Kayci, we are definitely lucky to have you managing our home - you are the greatest!
They let me waste my time deep cleaning my apartment (left it far better than when I moved in) and then proceeded to take the majority of my deposit for professional cleaning. They just want to take your money despite what they say.

Our property had many issues in the time that I stayed there, Alliance managed to solve very little of them, and made some of the major ones even worse. Example: upstairs kitchen sink clogged, took them 3 days to send someone out, they came at 10:00PM to do maintenance. The next day our basement, which had two bedrooms, flooded completely. Took a week for them to solve the flooding.Another example: there was a massive gap under an exterior door that leads to the basement. This gap lets out all the air, meaning in the summer money was wasted on cooling, and in the winter it was wasted on heating. It also led in many bugs. I made requests, and was told it would be an easy fix, just needed a weather strip. Never happened. I asked often throughout out 12 month lease, but they never bothered with our easy fixThey demanded our rent go up for us to renew out lease, we told them we didnt want to renew, and they dropped the rent by 200. Still wasnt worth it. Dont do business with them.*And before you attempt to mark my comment as spam, I would like to you to know the name on my google account is a pseudonym.
As stated in another review, you must sign a lease 6 months (often more) in advance and the lease is ALWAYS for one year, even if you have rented for a decade! This is unheard of everywhere else Ive lived. Rent increases every lease, no matter what, even when youre renting something which is falling apart. As someone already mentioned, they will rent out anything for anyone as long as they get their cut.If you rent something in original poor/low quality/bad condition, they will expect it to be returned in perfect condition and will try to keep your deposit to ensure this. They will attempt huge renovations, completely on your dime!With the employees of Alliance I have had decent interactions. Although other times I felt as though I was dealing with a high school drama seeking teenager. Many of them are rude while they conduct themselves as the drones for the slum lords of Manhattan Kansas. If you have any problem with your accommodations (which you will), they will always take blame off themselves and say its on the owner of the property and not on them.Please stay away whatever you do.edit: NOT SPAM, APARTMENT WAS IN MY ROOM MATES NAME
Do not rent from this company. They will rob you blind.Our house had many issues including a huge mold problem. After trying to pin the problem on us for a month they eventually gave in and cleaned. Of course they did not clean every room, including the room most infected. No replacements for any furniture ruined as well.We had electrical issues that never got fixed, a stairway that never got a rail and many other safety problems.When the security deposit comes back they will make sure you have no chance to fight any of it and will charge you for any issues no matter if they were there before or not.Your landlord will never respond to any of your calls/texts/ and emails, especially if there is an issue that is squarely the landlords fault.I could keep going but I am glad to be out of their greedy hands

Not a fan at all. If I could give this no stars or negative stars I would. My roommates and I toured this property and decided to put in applications. We were told that our applications were the first ones in for the property and one of our roommates tried to reach out by phone on several different days with no answer after our applications were in.Then she emailed to ask about the status and got no response. Finally on her fourth attempt to make contact she was told that someone had come in over the weekend and put down a deposit. They told us they would return our application fees. Another roommate called and asked what the story was and she was told that they had tried to call us. She asked for the specific dates and was jerked around a bit and told that the last date of contact they had was a while ago and that couldn’t possibly be the correct date. We were not informed of any sort of extra charges other than the application fee and the deposit that is to be put down after the applications are accepted. Horrible communication and clearly not at all concerned with making a good impression. Very disappointed and we will absolutely not be renting from this company especially after looking at some of the other poor reviews posted. We will be advising anyone who asks to stay far away from this establishment.
I had asked for tours of several different locations and the day of I had found a few more I wanted to see and Brian was super helpful. He answered any and all questions. So far a great experience.
Absolutely the worst rental companies Ive ever used, the deal with one of my rental houses. They lie to myself and the tenant. They actually lost me two opportunitys to make a sale on the house. And as Im sure you can imagine they use their own contractors to do repairs. I have made calls to these idiots to tell them they are FIRED after yet another false claim that a major repair was needed and now I cant even get a call back. Absolutely a garbage company.
After my second year of college I swore I would never rent from Alliance again, it seemed like their employees were out to get my money, BUT I found a rental I liked online this last Spring (3 years later) and decided to give them a call. John, from Alliance, answered and gladly took me out to the property. He was incredibly helpful and reassured me that if I ever needed any help (maintenance, rental info, etc.) to give him or the office a call. 3 months later I experienced an A/C issue in the middle of a hot summer night and called Alliances emergency maintenance phone line. Coincidentally John answered this call and again was very helpful. Not only did he get someone out to my rental to fix the issues I was experiencing, he even provided multiple follow up calls to check in on me the next day. I will definitely be renting from Alliance in the future as long as they continue to hire friendly and helpful employees such as John. Their staff has improved significantly over the past 3 years.
Same as everyone else. Worst experience ever. They acquired the property we were renting from Emerald while we were in it. Tried to make us sign a new lease 6 months before our lease was due to expire and threatened to start showing the property for six months if we didnt. Wouldnt make repairs to a tub because the repairs that needed to be done were so extensive they didnt want to inconvenience us, blaming old damage from when we moved in on us, and my favorite, sending us a bill for mowing the lawn THREE WEEKS AFTER WE MOVED OUT. Go anywhere but here.
Thank you to Alliance for being such a great company to work with the last three years. I appreciated your attentiveness and rapid response to maintenance and general upkeep. You all truly helped make my rental house a home.
Alliance purchased Emerald property management which is who I have used for a property manager for 7 years. Our contract was with Emerald and we were never consulted with about being okay with moving to Alliance. When the exchange happened I thought we could give it a try but they have failed to rent my property, which is the first time in 7 years. They have also failed to enforce lawn care or take care of it themselves, so now the property looks terrible. After these two strikes I decided to change management services and they have been very difficult to deal with even though my contract is not even with them. I recommend for property owners to avoid this company.
Renting from Alliance was a pretty good experience for me. I didnt read reviews until after moving in so I was very worried about what moving out would be like. Maintenance requests were taken care of in a decent amount of time and maintenance was very nice to deal with. They went out of their way sometimes by staying late when needed to make sure my son and I had what we needed taken care of. Melissa in the office was always very pleasant. Alliance always gave proper notice when they planned to enter my unit. I had at least four property managers while renting with Alliance. Christy, John, Chrissy, and Kayci made it a good experience. The part that I disliked about Alliance was the fact that I was supposed to move out the 28th by 12pm. I wished it were the 1st like most places especially due to paying rent until the 1st. I read so many reviews of not receiving security deposits back so I waited until after receiving mine and I received what I expected plus some. I let them take out the carpet cleaning money which worked best for everyone. If you do what you are supposed to and pay your bills and keep the place looking just as good as when you moved in Alliance will be good to you. Ive had bad experiences with KS landlords and getting deposits back but Alliance showed me there can be good people to rent from. Id recommend them and Id also rent from the again in the future.
This Management company its terrible, costumer service and maintenance service. I been the property management for years, Im a maintenance supervisor in my property and past propertys, I know what the job Intels and what is expected as I hold my property and others to high standards in regards maintenance, so believe me when I tell you this company not only they are terrible at what they supposed to do but plainly disrespectful on how little they care about their residents. I have submitted multiple work orders and its been months abs nothing has been done, no email, phone calls, nothing to notify me on any update however when it comes to money, rent etc they are very quick on reaching out. Moving and using this company for my current living space has been by far my biggest mistake and regreat. Do yourself a favor stay away from this people.
They have shown dishonesty and bad businessman-ship. Showing false advertisement to someone and making a house seem like it is a very nice house just for you to get there and it be way less than acceptable is morally wrong. I can’t believe y’all conduct business this way. I will be deterring everyone I know away from y’all’s business.
I have had a great experience with Alliance. They have been more than helpful whenever we have an issue. Their emergency crew has been spectacular for us. They take care of snow removal and yard care. All of the maintenance guys are super friendly and do a great job.
Alliance has been great and easy to work with. They have been prompt and professional when Ive asked for assistance with any issue that has come about. I have recommended them to others already and I will continue to recommend them in the future.
Obviously, rating it as 5-stars is probably a little over-the-top as its hard to really say any rental company is ever perfect, but our experience with Alliance over the past year just hasnt been bad enough to warrant the 1.4 star rating they have on average right now.Our experience with Alliance has been pretty great, as far as tenant-landlord relationships go. Im sorry but it just seems like too many people go in with skewed expectations as to how great a landlord/property should be in Manhattan and having their diva dreams crushed in the process. Although none of the companies in Manhattan are going to be stellar as the acceptable overall quality of rental properties in Manhattan on average is far too low, Alliance has actually been pretty good to us as far as service and quality.Our property has new siding, windows, and doors as of 2 years ago and isnt oversized and ancient like most of the properties in Manhattan are, making it very efficient. Weve also only had about 3 maintenance issues all year, and they have come by either within the day or the next day to take care of all of them. They warn you whenever they are coming by to do inspections (which are for your safety/benefit, by the way) and are always good about getting back to you about any questions you have. They also gave us a fair walk-through when we started our lease to ensure we documented any issues that occurred before we moved in; the lady with us was kind and took her time in inspecting everything.I cant speak for everyone elses experiences, but it looks like in reading some of these, many of you just need to lower your expectations and get over yourselves as the issues really arent that unexpected. Just be polite and dont whine, nag and complain and they will treat you with respect. Also, please get rid of the dream that youre going to get your entire safety deposit back from any company here; no matter how much you clean it, theyre a business just like all of the others, how do you think they make money?Happy renting.
I wish I could give zero stars. The pictures posted of the properties do not not match the actual condition of the property. Total false advertising. This company takes advantage of deployed soldiers trying to secure a place for their families to live when they come home by lying about the condition of the property. The company refuses to work with people when the condition of the home is found to be unacceptable. This is a horrible management company with the worst business practices. No one should rent the properties they manage and owners should not use them to manage their properties.
I personally have just followed the rules and communicated effectively and they have done the same for me!! Great place to rent from and maintenance responds incredibly quickly!! (also very friendly and warm hearted!)
Alliance took advantage of me and my roommates by charging us for ridiculous damages that were present when we moved in. We paid $1780 in a security deposit and got almost nothing back. After taking it to small claims court and winning back about $1700, Alliance then waited until the last day to appeal, forcing us to either pay attorney fees to explain to a new judge why we shouldnt have to pay, or drop the case and keep the very little money they left us. They absolutely have the money to pay us what they owe, but instead want to take advantage of the little money four college students have, knowing that we probably cant pay for attorney fees. Even with all the move-in photos I took, Alliance is still taking advantage of us.
Met with the management team today, it is fun to visit a a group that has so much on their plate, but still has a positive, get it done vibe. Coolest conference table I have ever seen.
Arguably the worst property management company in the state of Kansas. The property managers don’t care, they take days to respond, and overall communication is awful. The roof of my rented house collapsed and water came in and ruined my mattress. Took them 3 WEEKS to fix it. Alliance is your typical scam company trying to take advantage of college students. Rent through Frontier or get a private landlord if you don’t want to hate your living situation.
Alliance Property was a fantastic place to rent from! I see some negative reviews & it honestly shocks me to think that someone could have had a bad experience, & since there seems to be negative reviews I really thinks its fair to them to share my positive experience. They were very good to my fiance & I & its important to recognize them for the good work they do.I had seen pictures of an apartment online & I wasnt interested but the guy from Alliance who was showing my fiance & I different apartments told us that the one I refused to see had just been remodeled. Brand new carpets, brand new cabinets in the kitchen, the washer & dryer were added just a few months prior. It was perfect, with one exception, & I loved it so we signed the lease that day. While signing the lease there was a guy who apparently does some maintenance work for the company & he told me they were also going to be installing a brand new shower/tub. I jokingly asked him if he would put in a new stove (the one exception) because I was honestly afraid if I cooked on the one in the building it may start on fire. When we moved in...there was a brand new stove/oven in the kitchen. I was absolutely thrilled. Shortly after we moved in there was a weird smell in the laundry room. The smell got so bad I didnt want to even wash my clothes with the machine. Alliance assured me that the washer & dryer had just been installed months earlier but I told them something was clearly wrong with the washer. Very quickly they either replaced or repaired that washer & I never had another problem with the smell. Another time, during a storm, rain just started pouring in through our wall/window in our bedroom. Alliance had someone at our apartment to do the repairs very quickly. The repairs took more than the allotted time they had told us so the company gave my fiance & I a gift card to a restaurant of our choice as an apology for having our bedroom under construction longer than they had planned. It was an incredibly nice gesture & I really appreciated it. At some point a new property manager was assigned to our building & I literally cannot say enough good things about him. Andy was always very communicative, concerned, & very responsive with all of my constant emails. I have a cat & I was always worried about pest control being in there or a maintenance worker accidentally letting him out & Andy was always very understanding & accomodating. It honestly felt like he actually cared rather than he was bothered by me & thats exactly the kind of property manager I wanted & expected. If something was wrong, which was rare, I contacted Andy & either that day or the next someone was there to take care of it. I never had to wait around or worry that something wouldnt get done & thats exactly what you want in apartment living. It was very easy & effortless with Alliance & I am very glad we chose to stay with them for 2 years! The only reason my fiance & I moved was because we bought a house & our plan was always to stay with them until we found one. I would recommend anyone I know to rent with Alliance after the exceptional experience I had with them!
I finished my masters degree at an odd interval in the semester, and they were willing to work with me on lease length to make sure I was able to have a place to live during my final semester+ in Manhattan. The only two times I needed to contact maintenance, they were there soon after filing a request. Never had any problems with any aspect of working with them, and was appreciative of all they did to help me.
Alliance was awesome to rent from! They were honest, the property was well taken care of, and their repair guy was so fast to fix any problems we had. Would highly recommend this company!
If youre moving to Manhattan for college Alliance is your best bet. I have had nothing but great experiences with them. If I have a problem they fix it. If I have a question they answer it. Not to mention that they are very professional and prompt. I have had most of my issues handled by John and he is so knowledgeable and helpful. Like I said if youre moving to MHK rent from Alliance!
PLEASE READ BEFORE SIGNING ANY LEASE ( Lived their for 2 years)If you want consistently terrible customer service, hoovering around your apartment for problems, and just an awful time then sign with Alliance Property Management. I have had many downright terrible experiences with this company that should not happen to anyone.To start they didnt just take our security deposit after claiming maintenance charges that were on them to keep up the apartment they decided to charge us a negative balance. So instead of getting any money back (original deposit was almost 1500) they charged us a negative balance of a couple hundred dollars. We stated that due to federal regulations you are legally not able to charge us for maintenance issues that are on them to uphold as the lessor they never responded. After months after leaving the apartment and not hearing from them they sent us an email saying that are negative balance was being sent to a collection agency. These people owed us money and they had the audacity to take our deposit and demand more money because they didnt think we knew are rights. This is just one of many stories that came up during my stay.While living there we experienced heavy rains that caused water to come up underneath are carpet (lived on bottom floor) and had caused water damage to personal belongings as well as furniture. Their solution was to run dehumidifier 24/7 that were heavy duty and loud. This did not solve the problem in the slightest. After two weeks of this and no rain they took them out. Then a few days later my roommate was woken up by rain hitting his face from his ceiling fan. This is all kinds of alarming and caused more damage to my roomates room and belongings. We alerted them and they did nothing to fix the solution but put a tarp over the roof of the apartment. When it rained again same outcome. So we had to get the city involved and bring out a city inspector. He identified all sorts of issues including a dangerous fungus growing. We had to leave our apartment for a week while they fumigated it at the demand of the city. Only when the city got involved did they do their job. We were not compensated in the slightest and still had to pay full rent even when for a week we could not stay or enter our apartment. A month long of living with problems and no solutions.When living their we experienced various issues that arose at the befast of the management company. They would randomly go around to the back of the apartment looking for any problems. We once had a tailgate after a football game their and we picked up everything but there was some trash left out at the back of the apartment. The very next day we receive pictures via email from the company saying that if this was not taken care of right away we would be fined. (A few cans of soda were left out on the porch). One of my roommates had a blind hung up almost his entire stay at the apartment to block out sun. After a year of living their they suddenly said that it looked unappealing from the outside of the apartment and needed to be taken down immediately or be fined.When even applying for the application to be able to lease I was met with harsh negative tones (you would think they would want people applying to live at their place, but I guess not) and was told that due to an imbalance of 70 cents from my friends who lived their at the time I was not even allowed to get an application to apply.Another thing that you will have to get use too. They expect you to resign your lease even before you are halfway through your current one. With a one year lease they will demand for you to resign halfway or they will show random people to your apartment constantly until someone signs again.The amount of times they will bring people by to show the apartment is almost comical and borderline harassment. During a weeks time we would get people at our apartment in the middle of the day two to three times a week. There is more but not enough room. DO NOT SIGN THE DOTTED LINE with Alliance ever.
Incredibly helpful and quick to respond to various calls including maintenance requests. Would definitely use alliance again, staff is friendly and straightforward.

Dont do business with these crooks, they will not only take your deposit ~ BUT THEY WILL CHARGE YOU AN ADDITIONAL SIX THOUSAND DOLLARS to mend damages such as a punched dryer door ($300) or replace still-working lights ($200).The best part is, they dont actually do the repairs or upkeep, they turn the same shitty house onto the next suckers.HEY ALLIANCE, LAWSUIT COMIN YOUR WAY!!!
I wouldnt recommend this company to anyone, I drove from Junction to view two homes in Manhattan and made well in advance arrangements to see these two homes. The first home was absolutely disgusting!! The people living there didnt even bother to clean up just a tiny bit, the floors were sticky you could hear my shoes sticking to it, dishes stacked high in the sink, clutter all over the place including the floor. I went to go in one of the rooms and someone was inside the bedroom and slammed the door shut in my face. I walked into the master bedroom and it was semi clean till I went to see the bathroom which had female products used left on the ground along with other personal items... The second I couldnt even view because no one was home and they left their a dog out so we couldnt go inside. We walked to the backyard thinking I could view the inside a little and there was dog fecal everywhere... I just believe they were unprofessional with making sure to let the tenants know they would be showing off the two homes today and making sure tenants keep up with the homes and yards. The lady showing me the homes didnt even apologize for the inconvenience but only asked if there was another home I would want to view on another day... Why would I want to view any others when I couldnt even view the two I scheduled for. A complete waste of my time and gas.
Wow! The way Alliance is choosing to “respond” to reviews is terrible. They are responding to both owners and tenants with lame excuses. In some responses they seem to be blaming the person who posted!Alliance- your staff is terrible, their communication is terrible and if people do not get a response via phone or email - YES, they will post a negative review.I was previously with Emerald Property Management and atleast their staff handled things promptly and effeciently. Sounds like you all are struggling. Good luck!
They are by far the worst place to rent from in Manhattan, im currently a renter and have been ignored by my property manager for 2 weeks. I have been renting from them for 3 years, and i will never to it again. they are never fast at helping you when problems start occurring with your house. they are terrible responding and will only fix the things they can make a quick dollar off of. i had my gutters fall off my 2 story house, lay on the ground and hanging off the house for nearly the entire second year i have been at my current house. they finally fixed them a few days ago only because they are showing the house now for new people to move in. then they sent someone recently to fix a door frame that is split in half where the deadbolt locks into place all the way to the ground, after we have requested it for a long time. Again only fixed it when new renters started to come around and we were not contacted before he came to fix it. He just showed up and acted irritated no one would answer the door for him showing up unannounced. Then his fix was using only a strike plate and a couple screws to hold the busted frame together. could easily be pushed back in and busted. Then when they finally rigged that door to close we are told we are getting a $75 charge on our rent for our busted non fixed door. i have been trying to get in contact with my manager, called there office 3 separate times and the secretary says no one is in the office to help me. this place is no good!EDIT: They came the day my roommate asked for permission, that sure was a lot of time.
So shes kind of a big deal. She knows her stuff, is funny, super easy to get along with, and makes you feel welcome and at home. Some of you know her as Kayci Breese, but I know her as my guitar hero rocking, lunatic dancer twin!Hats off to you, chap!
