I could not be happier!! From the very beginning, the staff has been amazing! The application process and move-in went incredibly smoothly. The apartment was beautiful! Far more than I could have anticipated. When needs have arisen, the staff and Freddy have attended to the issue in a timely manner--correcting it the first time. The surrounding are clean and safe. When crossing paths outside of the office with any staff member (to include maintenance professionals), each one has been friendly, kind, and positive. The pool sparkles and is spotless. The gym is quiet, clean, and stocked with plenty of necessities for working out. Community activities are planned as often as possible, with the current circumstances, and all interactions with other residents have been wonderful! I look forward to each one! I typically don’t write reviews for apartments. But felt like I had to share my experience at Abberly Avera.I loved living here for the past two years. They were great from the start. The apartment I’d reserved wasn’t ready to move into, so they accommodated me with a larger unit for not much more than my original price. I loved my neighbors and became friends with a few, and best friends with one. I met my future fiancé while I was living there. And am so thankful for my time there. It truly felt like home.Sad to be leaving, but excited about the future. Thank you!
These Apartments and the Staff here are amazing! Through the application and move in process, my experience has been nothing but amazing. I know the rental process and business comes with its own set of challenges for renters and leasing agents; however, this process was nothing but smooth. The apartments are beautiful, high quality, and worth the money. The staff have enhanced the entire experience. I have had many questions and concerns every step of the way, and every staff member has been extremely accommodating. Victoria and Juana have been specifically helpful and attentive. They have both had great communication and customer service, during the entire process. Freddy has been great to work with, displaying the quick and effective maintenance team on site. Overall, I am happy to say these apartments have become my home!
I have lived in the community for 15 months and we love it here. Whenever we have had an issue, we have received quick service visits. The office staff has been great to deal with and the events have been fun and well organized. The pool is amazing and the current lifeguard is so friendly and helpful. I would highly recommend this apartment to others!

A shout out to the head Maintenance guy Freddy. Weve had a couple issues in the apartments ( like all apartments) but Freddy has taken care of all issues in a timely manner and has been very professional and friendly. He always says hi and ask how things are. Thanks freddy
Wouldn’t recommend living here as it is a money racket, however the maintenance supervisor, Freddy, is AWESOME. He does so much to make sure tenants are happy and everything gets done in a timely manner. Thank you Freddy!!!

GREEDY, GREEDY, GREEDY............My daughter & fiance moved to Abberly Avera (AA) in August & they really loved it; until now! They have a very unexpected & wonderful opportunity to purchase a house. An opportunity they will never get again. BUT AA is making it near impossible for them to get out of their lease. The staff is rude; the charges keep going up (close to $9000 to break their lease); they have someone willing to sub rent but AA have changed the rent amount on them also. I understand leases are there for a reason, but some things are unexpected (as 2020 has proven)! SO in a world where many are barley making it my daughter is being given the opportunity of a lifetime, yet AA is basically keeping it from her.As a follow up to my previous review; things are no better! Being given several different amounts to vacate and several different stories regarding the rules/laws/etc. of Abberly Avera. Tried reaching out to Upper Management, but they refuse to actually speak to you. Only corresponding by email & stating there is nothing they can do. It truly is more stress, grief and frustration than any young couple starting out should have to endure.
The only thing I can say is wow! Victoria and Juana at the leasing office made it soooo easy for us to get settled and the application process was no sweat. The apartments are newly renovated and quite stunning if I do say so myself! The outdoor community areas are amazing and theres even a dog park for all us dog owners! You can expect great customer service from this place as they are very great at communicating with their residents! I’m moving to Abberly from Somerset crossing and let me tell you, it is 110% an upgrade! 10 stars if I could!
My husband and I have been here for a year and two months exactly and our experience has been great. The ladies in the front office are very professional, nice and helpful. During Covid we had experienced some difficult times, but abberly avera had a great understanding which they allowed us to create a payment plan. With that payment plan we were able to catch up with our rent. The lady in the front office also told us about Virginia Rent Relief, which we knew nothing about until she explained it to us and thanks to her begin helpful, Virginia Rent Relief was able to pay our rent for three months while begin there. We appreciate each one of you including maintenance for helping us and responding so quickly to any questions we have.
Handicap features, dog friendly and great management. Were older. We decided to wait out retirement in an apartment that is modern and can handle the needs of a person who uses a walker. Our unit isnt the handicapped one, but still has handicap-friendly door widths, easy access showers, room to sit at the bathroom vanity, and 1st floor outside access (we could have had similiar in elevator building). We sold our home and moved in a year ago. Aside from removing two doors and storing them in our laundry closet, the place is working great. We like it so much were keeping our fingers crossed that H.H. Hunt builds a new Abberly communtity in the areas were considering for retirement (whod have thought!). We have an extremely responsive front office and maintenance team. They organize lots of food trucks and community food drives for us to participate in, and keep us in touch with community info. We have friendly neighbors, most of whom have dogs like us so no one gets crazy over a little barking, and there is a wonderful system to enforce people picking up their doggies poo bombs. All in all, we like it very much!
The outside community appears nice at first glance, but the trash area is almost always overflowing, the dog park fences are broken, with fence holes that are to large to keep most dogs in, etc. My mailbox number is not tied to my apartment number, but my mailbox key opens multiple residents mailboxes. Benches with yellow tape have been sitting around the community for months waiting to be properly installed. Apartments are overpriced and you arent always given sufficient notice of when someone will enter your apartment. My biggest issue is that Abberly installed a very poor preforming keyless entry system to their apartments. My keyless entry system has malfunctioned twice and the apartment community does not give keys as a backup plan. Avoid this place at all costs. Avoid this place if you can.

There are clumps of tape and other things underneath your new carpet, and discussed with management and then they will charge you to replace it.DURING THE PANDEMIC MYSELF AND MY ROOMMATE WERE PUT ON A PAYMENT PLAN THAT DESTROYED,,OUR,LIVESSSSSS..IN THE MONTH OF JUNE .FROM JUNE 1ST TO JULY 5TH THEY WERE DEMANDING 7,793.00 DOLLARS IN LESS THAN 35 DAYS, OF WHICH WE COULDNT DO,EVEN THE CORPORATE OFFICE STATED THEY WOULDNT BE ABLE TO DO SOMETHING LIKE THAT EITHER. THEY STILL DID IT. AND BECAUSE WE COULD ONLY COME UP WITH 5,463.00 DOLLARS WE WERE EVICTED,,,DURING THE PANDEMIC, AND WE HAD NO CHOICE BUT TO TAKE THE PAYMENT PLAN IN MARCH,OR THEY WOULDVE MADE US HOMELESS IN THE BEGINNING OF THE PANDEMIC. THEY EVICTED US, I WENT TO COURT TWICE, HAD VIRGINIA RENT RELIEF PAY A HUGE PORTION OF BACK RENT. AND NOW THEY KNOW IM HOMELESS AND THEYRE STILL SENDING ME AN EMAIL STATING I OWE ANOTHER 1,024,00 DOLLARS BY THIS MARCH OR I WILL BE SUED AGAIN....THIS PLACE IS DISGUSTING AND WILL DEPLETE YOU AND AFTER EVICTING YOU, THEY WILL STILL COME AFTER YOU..I DONT KNOW HOW THESE PEOPLE SLEEP AT NIGHT...THIS HAS NOW DESTROYED MY PERFECT RENTAL HISTORY, AND THEY JUST DONT CARE ABOUT HUMAN BEINGS LIVES. Do not move to this apartment complex. I repeat do not move to this apartment complex. I moved out about a month ago and I received my notice of how much of my deposit I will be getting back yesterday. I am only getting back $590 out of $1843. They are charging me $1247 to change out carpet in my apartment when they only charge $400 for changing out carpet for the pet rent. They also charged me $360 for a paint job that they are responsible for paying for. I got charged $70 for drywall when there was no holes in my walls other then the paint that chipped from the wall where you can see the nails in the wall. I talked to Sara the assistant manager and the manger Neha and they sent me pictures of the carpet which I do not mind paying for carpet but I am not paying $1247 for carpet to be replace in a apartment. That is how much they charge to lay carpet in a house. I would suggest that you get your own carpets cleaned before turning over your keys. On top of that they charge $145 for cleaning the apartment. After being in the apartment for 13 months this what they charge. Nobody in the office knows what they are doing. They always have to ask the manger what they need to do about every thing you ask them. They do not have a mind of there own or experience in this field.
I currently live here and DONT move here you can’t even have patio furniture without them complaining it’s trash and them saying it violated the lease rules the people in the leasing office don’t care about you they only care about there paychecks, theMaintenance people walk in whenever they want and don’t announce who they are and has happened countless times and is super annoying if you work from home!
All of the staff is very pleasant and attentive. Really want to say their maintenance man Teddy is the best very knowledgable and extremely friendly! Great place to live!
Its a great place to live. Recently, my apartment had a water leak. Teddy quickly responded, repaired the leak and clean up my apartment. He was friendly and professional. Im impressed with the staff at Abberly.
Let’s start with prosPros: brand new apartments with very beautiful living spaces, spacious rooms and closets and excellent maintenance team.Cons: if your looking to have peace and quiet forget that, walls are paper thin, landlords state its basic apartment living, bathroom Sealant is very poor quality, I’ve had maintenance fix and clean mold 3 times now but I’m giving up as it never fixes even after 48hours of no use. Cheap carpet as wood vinyl ( ours is already peeling after 8 months) & finally again when you make a noise complaint and provide evidence they will not protector back you and claim it’s everyday apartment living.
The Office Staff is helpful and the Maintenance Staff (especially Teddy) is super friendly and quick to respond to any of our needs.The apartments are spacious and have plenty of cabinets in the kitchen.
Very nice place to live. Never had a single issue that wasnt addressed quickly and fixed. Very pet friendly and most of the maintenance staff lives on site so if you have an emergency they are there quickly. I have lived here for six months.
I would not recommend moving here. When I first applied I was told I could practice Massage Therapy and they would advertise for me. Once I moved in I found out from county I can not. The manager said, they must have changed the rules. The neighbors above me have a little dog that barks and cries all day long. My neighbors told me that the dog is so sad upset that it will run into the walls and they come home to blood. The neighbors said they feel like they live in prison because they think they have to take care the dog they chose to have. I feel like I can’t live in my home because they stay out till 2:00 am getting drunk being obnoxious as they wake the neighbors up. Management said oh well. The neighbors play music loudly. I thought this community would be for sophisticated quite families. The toilets do not flush properly, water bill does not come to me. I believe they price the bill as they please. The management team will lie to get you in then say oh well if problem. Nice to be in new apt, but I would not rent here. Too high for this area. The cops are called out weekly here. Don’t be stressed moving here. 🏃♀️ run 🏃
I don’t understand why this apartment complex has anything less than 5 stars. This complex is absolutely stunning. Not only that the staff is so friendly and helpful. The overall appearance is beautiful, clean, and welcoming. The application process was easy and the staff works with you if you need anything. Out of all the complex’s in the area this is by far at the top of my list. It’s in a great location and like I said before it’s beautiful, and the staff is fantastic! Not only that the prices are reasonable for outstanding apartments. I highly recommend. 10 out of 10!
My husband and I have been living her for almost a year now and overall we’ve had a pretty good experience. Definitely one of the better quality apartments in the Manassas/Gainesville area. They have an amazing team who are willing to help out in a professional and timely manner. Thank you to the assistant manager Sara for being so patient with us ! Also Thank you to the service technician Teddy for being quick to respond and taking care of your residents. I would give it 5 stars if it wasn’t for the miss information we had a first with one of the leasing consultants.
I have not moved in yet, but I read a review earlier stating they were promised all these specifics about their apartment. You do understand that most of these aren’t even done being built yet right? We wanted a private balcony as well but we were told they would have to double check to make sure that was an option. It wasn’t. And that’s fine. No big deal. The process thus far has been smooth, some mixed messages (new place, understandable) but overall great so far. It’s probably the easiest application process I have seen for an apartment and lets be honest, can’t beat living in a brand new apartment!! We are so excited to move in here (like seriously, I can’t wait) obviously this review is based only off the application and reservation experience, but I am looking forward to writing another 5 star review hopefully in a few months!!Thanks to all who made this process easy and painless!
I’ve lived here since September 23rd and have been so delighted to be in a beautiful apartment home. It’s brand new, looks great, and the staff has been attentive and wonderful. Recently started using the gym onsite, and though it’s missing some things I used at my other gym, I’ve cancelled my membership and am using just the onsite gym. Neighbors are friendly, and even my upstairs neighbors are quiet! Highly recommend Abberly Avera. And already planning on staying longer than my two year lease!
Moved in at the end of November, and in the few months we’ve been here, we’ve noticed the lack of quality. Our electric bill in our two bedroom apartment is almost the same as our four bedroom house that we moved out of. It’s ridiculous how much of a draft there is. The rooms are also pretty small. I wouldn’t recommend.
I can now write a review about living here! So far, its been great. Maintenance has been very prompt, move in was easy, and it has been pretty quiet (though I am sure we have a few small children living above us that must enjoy chasing each other lol, I have a two year old so I dont mind and cant really complain considering the people living below us probably dont like us too much some days 😂) . To the individual saying they have to call police here, they live here. There is a state trooper and a few PWC cops living in the complex which is awesome! We havent gotten any bills yet so I cannot speak on electric or water, but I do know these are double pane windows which are energy efficient which should help.Overall, we love it here so far. Friendly staff, beautiful apartments, and nice neighbors :)

Application process was absurd. I was told I was denied the first time because my co-signer didn’t meet the requirement of making 6 times the rent. That’s ridiculous. 3 times is the standard. So I wasted $250 on that application. Was told that I just need to find a co-signer with enough income. So I went and found someone else. When they told me I was denied again because of my credit I was done. I had fully explained my situation to the woman who was helping me during my tour. She said yes a co-signer would get you approved if your credit score was in the range mine was. But the man who called and told me I was denied told me that they only use co-signers for help with income based problems. So many lies and twists from the staff just trying get to apply. Guess they’re really that hungry for my application fees.
Our experience was so awful that me and my boyfriend had to back out of moving there. The staff is incompetent. They misled and misinformed us throughout the entire process. I had to catch their mistakes for them MULTIPLE times. The last straw was when they told us the unit we selected was a top floor end unit (no one above us and a private balcony) like we asked for, only for us to notice on our own that it was not an end unit, meaning we would be sharing a master bedroom wall and a balcony. They then moved our reservation to an end unit like we were originally supposed to be in but called us after we reserved it to tell us that its actually a different floor plan than they thought and that wed have to pay $100 more a month to stay there. Good luck to anyone moving into that apartment complex.
Nice brand new appartments but unable to get directions to it. We have to give a near by address for anyone whos visiting.
