I read a lot of the reviews before moving in here. I wanted to wait at least 3 months before writing a review so that I would have the most informed opinion. Most the negative reviews are either blatantly not true or are a gross misrepresentation. The office staff have been very accommodating and respectful, the amenity areas are always immaculate, and maintenance has taken care of all my issues in a very timely fashion. Maintenance takes very good care of the property and trash areas. This is the best place I have lived so far!

STRONGLY RECOMMEND ANYONE AGAINST THIS PLACE. Been a resident here for 2 years, and rarely complained about the cleanliness of the place or any other thing for that matter, and lived like good residents would as we felt we were part of neighborhood. However, today was the breaking point and I want to warn everyone against this place.I went through two different managements in this short period of time. During my stay, someone stole my locked bike from GARAGE, and broke into my newly bought car. We were charged for amenities, which stayed closed through/post COVID, when the govt., on the other hand, opened up gyms and pools everywhere. Staff was never available for calls, and often acted as if they were listening however never cared to do anything. I just moved out, and got a rude call that I will be charged 150$ for stuff (box spring/few reusable items) I left behind, when before moving we repeatedly asked about the move out instructions, with no clear answers, and no assigned place/instructions to dispose of recyclable furniture. When I offered to remove the stuff, even though I was out of state, I was rudely given a deadline of less than 12 hours. If anyone wants to live in a peaceful safe place, I strongly advise against Tivallli. I am attaching pictures of my car when it was broken into as a proof to this review.

The office lady is super rude, I think her name is Resa, We tried coming here for a scheduled tour and We were on time, she tried to tell me to leave and that we had to sign up for a showing, I explained to her that we did and that we had that time booked but she just said no because she’s waiting for someone else. That’s not professional at all especially since we were trying to rent an apartment and we did book the appointment with Tivalli. I don’t think this is really professional at all, I see other people reviewing about the same issues about the office staff being rude and disrespectful I think the company should take some time and review their staff, but in this time and age we are just asking you guys to shed some quality customers service. Our goals are to find a home and not waste any ones time but if Tivalli thinks they are way better than us regular folks that are just trying to rent an apartment, then I’m very much willing to pay another company/community that would simply just respect people.

I have lived at Tivalli for over 2 years. I really enjoy my apartment and like the staff. My layout is spacious and comfortable. I love the amount of windows and natural light I am able to get and I am lucky enough to have a small patio. The staff are very attentive and have been very responsive to any questions or concerns I have had. I have not had any maintenance issues during my stay—all of my appliances, blinds, flooring and plumbing have been working great. Two thumbs up for the ice maker!! My building is always clean—the lobby, elevators and the hallways are regularly maintained. The few times there have been issues (spills in the hallway or elevator) I have contacted the management office and they were quickly cleaned up. While you hear some noise in the hallways, once you close the door all is quiet. The only exception is the noise from running/jumping (they have 2 kids) from upstairs neighbors. Not sure how much can be done about that however it can be unbearable at times. Regarding the parking, I have a garage spot and the spaces are incredibly narrow and difficult to get into and out of everyday. But it is what it is and I saw the space before I agreed to add it to my lease. I have had guests park with no issues—just follow the rules and if you have any questions just ask the management staff.

I loved living in this space, we had a 2 bedroom 2 bath. It was perfect for our style open concept kitchen/living room. I will comment that the blinds break all the time, but when we made a request for fixing them the maintenance team came same day or next day to replace them. I never had a problem with the maintenance team, every time I made a work order they came and fixed the problem or called me to communicate what they would be doing they were excellent. Given current circumstance we sadly never got to use the pool or gym so we cant comment. We didnt pay for a covered spot as we were okay to walk, but I will comment that if you are arriving home after 5 pm you may have a long walk depending on which building you are in. like I said we didnt have a problem but it was something on my mind when I would get home late and I knew I would have to park far up the road. WARNING: If you have guest over make sure they are not parked in non-guest parking as our friend had his car towed after being parked in a space for under an 1 hour. Well insulated and with all windows and doors closed you cant hear highway noise, nor did we have a problem with noise from our next door neighbors and they had a small child. However we could hear the neighbor above us semi often, as the floors are wood it does not help with heavy footed people. Overall our experience was positive and we were grateful for being close to I-5 and 405. The staff was helpful when we had questions and concerns.

He was so kind and patience with all of my questions and concerns. If youre thinking about leasing at Tivalli, definitely reach out to Cameron. He is extremely knowledgeable and addresses all concerns in a timely manner. It took me about a month to decide where to lease. I searched and toured about 10 different apartment homes and Tivalli is definitely the best one around Lynnwood/Everett area! The apartments are extremely spacious, the layout is well thought out, plus everyone is extremely kind and welcoming. I feel extremely happy with my decision. (:

We moved to WA almost 2 years ago and lived at Tivalli our entire time there. The apartments have such a great layout with natural lighting throughout. We were coming from a 3 bedroom house in MI and found that there was more storage in the apartment than we had in our house. The buildings are kept very clean and the grounds are beautifully maintained too.Not only are the apartments great, but the staff is so friendly and helpful. They love your pets too which is amazing! They really go above and beyond what’s needed and make you feel at home. I couldn’t recommend a better place to live!

Tivalli has been a pleasant surprise since the first day I visited.I initially met with Dustin without having set up an appointment. He was extremely outgoing, and gave me a tour of the property without hesitation. Within minutes I knew I wanted to move here, but just had to get lucky with a unit becoming available.Well, now I live here, and I love it. Ive lived in several apartments, and this is without a doubt the most visually attractive and well-kept Ive experienced. Upon walking into the lobby, the building is well-decorated and maintained, presenting a premium vibe that most apartments only aspire to have, approaching the mega-luxury apartments in downtown Seattle that friends of mine are paying several thousands of dollars per month for.Im impressed by how optimized the layout of the units are, as well as their styling. Square footage is used neatly, with adequate storage and spacing for furniture. The washing machines, refrigerators, stoves, and dishwashers are all new, too.The amenities are great, too. The gym actually has a squat rack and enough equipment for me to do a full back and bicep workout when I dont have time to drive to my main gym. There are gaming areas with pool tables and foosball, in addition to a pool that appears to be incredibly popular with tenants. Best of all, there is a beautiful indoor basketball court that is the best Ive ever seen at an apartment. What has surprised me most is how well handled the parking situation is. If youve read reviews of other apartments in the area, youre likely aware of how much of a mess parking can be. Tivallis management has figured this common problem out by enforcing parking regulation, and investing in an overflow area that has been a godsend on weekends and the late evenings. Not having to worry about parking is a perk you should consider. No place is perfect, though. Located directly next to a freeway, theres a lot of road noise present, to a point where I try to keep my window closed unless its too hot inside. Also, this apartment isnt within walking distance of any major shopping centers, so youll mostly be car-dependent when you live here. But thats rather normal for the area. With all that said, this is the best apartment Ive lived at and I can wholeheartedly recommend it.

I am super unhappy with how Greystar is handling this situation with the parking lot being too dangerous for pedestrians and cars. With the recent snowstorm that happened. They fail to salt the parking lot leaving it to be a slippery icy death trap for people walking. I have already fallen 3 times. This can be a law suit. If I get injured the next time I fall. I am calling my attorney. This is Greystars responsibility to clear the parking lot and they have done almost nothing to fix this. I hope that they put more effort for the next storm that will be coming this weekend. I am posting this picture of the parking lot. It was taken this evening 02/06/19. On top of it. Tivalli might want to enforce the dog poop issue. I understand that tenants have dogs here some bigger than the standard size limit when I first started living here. We have a dog park. I would like it if people would take their dog there to go poop instead of taking their dog to the playground. I wont even let my 7 year old niece play in the playground because I see too many people take their dogs to the playground. Its a health hazard and gross. This is unacceptable. I also dont think its right for tenants to allow their pets to do their business right outside the apartment building. Greystar continues to raise the rent prices, but they cant even lift a finger to take care of salting and super icy parking lot or even basic amenities such as cleaning the hallways more. I feel that the standards of this apartment has gone down considerably since Greystar took over. I miss the old management. It is no longer resort living. Everything is quite dirty on most the hallway floors. It is too gross here to be resort living. They barely vacuum like they used too. It will be months before we see the floors vacuumed. So Tivalli!!??! How are you going to handle the next snow stom that is coming????I dont want to hear an apology or some lame excuse on why things are getting neglected. I want you to take action!!!

We recently moved out of our apartment at Tivalli to relocate back to the Midwest, to be near family in light of Covid and the state of basically everything in 2020.My roommate and I really cant thank Tivalli staff enough for being so wonderful. Rex and Cameron were just amazing, as well as everyone else in the office. They all went out of their way to be kind, friendly, professional and helpful. They also spoiled my dog with treats and pets. 😊 I commuted to downtown Seattle for work and coming home at night always felt like coming home to my safe and pretty retreat. Our apartment itself was cute, new, and absolutely spotless at move in, and any maintenance requests we had were always addressed quickly. The community has great amenities and resident events - and they are creative in trying to do fun things and have giveaways for residents while common spaces have to be closed. They even walked around the complex on Friday afternoons playing musical instruments to cheer everyone up. 😊We always loved how dog-friendly everything was, and the managements commitment to residents cleaning up after pets, respecting the leash law, and overall just having pride in our community. And it really showed.Covid-19 brought challenges no one could have predicted, but all of the management and office staff from the beginning have done such an amazing job communicating and keeping the Tivalli residents safe. The entire community is so beautiful, safe, well-maintained, and truly felt like a home and a community, and not just an apartment complex. We will always recommend Tivalli to all of our WA friends. If you are looking for a place to rent in the Seattle area, you will not find anything better than here and especially for the price - and we lived in more than a few in Bellevue, Sammamish and Kitsap. Im glad we lived at Tivalli especially during this craziness of 2020.

Tivalli has easily been the nicest and best apartment complex that Ive had the pleasure of living in during my time on the west coast. From the start to finish the leasing agents and management at this complex have been nothing short of fantastic. Ive worked the most with Rex and Cameron and they are both extremely knowledgeable and friendly. The people in the leasing office get to know you by name and you truly feel like youre more than just a number to them!My roommate and I made the decision to break our lease early in order to live closer to family because of the pandemic, and even during that process things were practically seamless and effortless. The lease breakage fee was typical for a Washington State lease (2 months rent) and the additional charges for touch ups, cleaning and carpet replacement were reasonable given that we have a dog.Speaking of Dogs, this complex is very dog friendly with dog parks and baggie stations throughout the common areas, leaving no excuse to clean up after your pet (though unfortunately not all residents did, which is not a knock on the management)Parking can also be a real challenge, but this is also common in Washington state, lot parking is free, covered spots impose a fee (and theres a waitlist!)The other review that complained about the flies I thought was pretty funny, theyre over by the garbage room doors... and oddly enough garbage attracts flies, I never thought they were a major deal. The Amenities looked fantastic! Unfortunately due to the pandemic we didnt get much time to enjoy them, but they looked great!Wave fiber is the internet provider that I chose during my time there and I had a great experience (gigabit internet is something that I already miss!) however if you want Cable, the complex is also hooked up to comcast.Overall I had a fantastic time there, if I find myself living in the Seattle area again Tivalli will be the first complex I check into again!!

Cora who took us the tour of a few homes and later assisted us with out lease was very knowledgeable, friendly and patient. After the tour was over she gave us her card, some info on the homes that we had looked at and told us to email her if we had any questions. Naturally I had tons of questions and she emailed me almost immediately every time, even when it was late at night. After we decided on a home she personally did a walk through with us and made us feel at home.Weve lived here for almost half a year now and the hospitality, helpfulness and professionalism hasnt changed! Everyone has been so nice and caring. We had a few slight maintenance issues and they responded quickly every time. The community is always very clean and put together. Tivalli was built in the new style, and is centered around a rather note worthy clubhouse. The amenities include a gymnasium, a heated year round pool, a billiards room, and a rather nice weight and exercise room which includes an interactive studio. The management team is professional and courteous. As with most apartment living, parking is at a premium, but it is less so the case at Tivalli than it other apartments. The inclusion of an overflow parking lot to the North of the facility expands the overall parking capacity such that it meets the needs of the community. And that brings to the real advantage of living at Tivalli. At Tivalli apartments you really are a part of a community, with regular and on going community events designed to improve your overall experience.

Dustin took the time to not only show me two different floor plans on the first day when I was only browsing, but when I came back to fill out the application paperwork, they took the time to let me compare available units to see which one I liked the most before I settled on one.I have no complaints so far. The grounds are clean, and well maintained. I have yet to find any dog poop on any of the lawns which is surprising considering how many dogs I see in the area. The towels in the gym do tend to be used up fairly quickly. Wish there were more but I always just bring my own.I am currently on the 4th floor and have had no problems with noise. Carpets are clean, and random things are kept up fairly quickly. Someone knocked out one of the exit signs in the hall way and it was fixed the next day.I havent had any difficulties finding a parking spot yet. We moved in March 2017 and have really enjoyed it! Move in was completely smooth. Paperwork and paying rent is simple. If you live in a west-facing unit, it stays pretty cool during this heat wave. Never had trouble finding a parking spot. Love having the Parcel Pending lockers so we can a get a package at any time of day/night. The elevators are quick. Yes, the trash can make the building a little smelly in the morning--- but they come in to clean early in the day. Its generally quiet even though my unit is close to the playground and dog -run. Full disclosure-- the materials used in the units are cheap but theyre clean, well designed, open and very easy to keep clean. Theyre also affordable compared to the more Seattle-proper/adjacent properties. The gym is never super crowded and has great equipment! The only thing that bothers me is how messy my neighbors make our hallway and how long it takes to get the hallways cleaned/vacuumed and how the water fountain in the gym needs to be cleaned. This is pure annoyance and has little bearing on my satisfaction and the reason I gave 4 stars-- but Id say 4.5 honestly. This place is everything I was looking for once I was okay with leaving the Seattle city limits. I work from home so Im here nearly all day--- and its a very pleasant place to live/work. The staff has always been very nice to me. I know what its like to work with customers--- every day can be a pain in the neck. But theyre always easy-going and helpful. (Im also not very demanding nor do I ever have interesting in complaining just to complain) Not a big fan of Greystar but Im giving them a thumbs up on this one.

Very unhappy with Tivalli. You pay a high premium on rent for sub par services. They make so much money from gouging tenants on rent. They can afford to take care of the parking lot which has snow and black ice everywhere. With the freezing temperatures staying. The thick layer of ice that blankets the parking lot is not leaving anytime soon.I saw quite a few people fall. Atleast salt the parking lot. And why are pet owners leaving their pets waste on the sidewalks? Greystar needs to up their game if they want to keep their tenants. There is no excuse for not taking care of the property.

The parking is difficult. Roughly after 7/8pm, it is unlikely to find parking per your assigned section. If you do not park in your assigned zone, you will be ticketed or towed at your own expense. Tivalli is lacking a customer service policy given the rent charged. Parking has been an ongoing concern and now residents are paying for it literally. If parking or customer service policy is important to you, I would highly reconsider Tivalli for housing.

Every time I commented on them working in the cold, they would always reply positively that they were happy to do it. I know they did as much as they could to keep our homes and community safe during this unprecedented weather event, and I was nothing but pleased with how they behaved. In addition to that, they are incredibly responsive on maintenance requests and handle everything I have ever thrown their way in a timely and respectful manner.Though rent has increased over the last several years, as is the normal anywhere you rent, its still a very reasonable cost for the high end homes and community center you get in exchange.Thank you to all of Tivallis community managers and maintenance crew for all of your continuous hard work. I appreciate you!

I stayed at Tivalli in a 2BR/2BA for 3 months in 2018. I found the experience living there to be really satisfying. Staff were really friendly and helpful during my stay. Finding parking space in the nearby lots was usually not an issue for me unless I was coming back after 10/11PM. Even then, Id be able to find space in the lots, just had to walk a bit farther to my building. The rooms were very clean and well-built and I never experienced any pest problems. Where I stayed, I didnt deal with any noisy neighbors. I would occasionally hear footsteps from the people above me, but besides that, nothing significant.Tivalli has a small gym, doesnt have the most extensive amount of equipment; but has essential things (treadmills, ellipticals, dumbbells, some machines) thatll make for a good workout. There is also a half-basketball court with a few hoops. The pool is nice, and the public lounge areas are well kept and nicely decorated. They also have public grills for resident use. The staff also held these nice weekly events for residents that were a good opportunity to meet others and get free food/drinks (i.e. movie nights, brunch, games). The location is very convenient too; its 3-4 mins from the I-5 and fairly close to the Lynwood town center. Tivallis proximity to the I-5 is also one of its downsides. There is constant noise from the highway, but I got used to it pretty quickly and its not bad if you keep your windows closed. There are also surrounding neighborhoods great for running/biking.

I did not have a very smooth application/move in process. But all the issues I had were all handled VERY well and VERY professionally by Dustin. I was very impressed with how he handled the situation that was not any fault of his. I am understanding and I know that mistakes can be made, and Tivalli made them right. From then on, I have had a great experience, never any problems at all. They have a cleaning crew come in and clean the lobby of my building once a week to keep it looking nice, which I appreciate. The parking is harder for people that get home later at night...It is sometimes kind of frustrating especially when outside visitors are parking in the reserved spots, thats really the only negative that Ive had to experience.

If I could give this place no stars I would. It was an amazing place when we first moved in. We absolutely loved it. But then new management came in and everything changed. Garbage was left everywhere. Parking was never enforced. The nightly security guys were taken away, peoples cars got broken into. And the worst part was when we moved out they wanted to nickle and dime us for everything. We were charged for parking passes and key fobs hat we returned upon moving out totaling over 300$. Had to fight to get these changes taken off even with proof of their return. I will never live in a Greystar community again.

Fantastic place to live. Moved in about a month and a half ago, and its been fantastic. Only complaint is parking is not good (AND DONT PARK IN THE DESIGNATED AREA. I learned the hard way), but there is excess parking on the far side of the apartment. Not bad, just have to walk farther. Outside of that, great place. Not terribly noisy at all, rooms look great...I would recommend this to anyone in the Lynnwood area.

Can I just say Dustin, You ROCK.Me and my fiancé officially moved in yesterday (05/25/2017) And we couldnt be any more happy with this move. Dustin has been so helpful with everything, even knowing he had a few other move-ins along with ours at the same time. He is by far the most professional leasing personal we have ever delt with. As everyone may know, moving is a very stressful time however having to work with someone as awesome as Dustin makes it so reassuring that we selected a great apartment to call our home. He was so willing to answer all of our questions that came up along the way. Step by step took us through everything in such a timely manner. I cannot thank him enough for all his help. And as far as our apartment goes, We are IN LOVE. very nice updated appliances, we already used our washer and dryer and it works like a champ! Our layout is perfect! I cannot say anything bad about anything or anyone so far.

Unsafe property, unprofessional management. someone broke into my car while it was parked for less than 6 hours in the permitted parkings. The only reaction that the management made was to tell me to call the police, since they claim they are not responsible for anything happens to the cars parked -in their property- and unfortunately no cameras or security in duty.

Shoddy billing practices, rude leadership, neglaget up keeping of the area, no area for guests to park. Greystar, you have zero interest in creating promoters out of your residents. You succeeded in creating a detractor out me. Good work.

I was referred to this complex by a previous reviewer; Johnny Vo.. he basically said it all in his earlier statement. This place is wonderful! Apart from having moved here to be closer to our friends, the grounds and units available were so nice we didnt even need to think about it, we knew we wanted to live here the second we stepped on to the premises. Any doubts or worries we might have had going into our rushed move were quickly put at ease when we met with Dustin, one of the Tivalli agents. He has been nothing but good to us since we moved in, and even before then when we were just slightly interested! He had a flight to catch and still, he used every spare remaining minute of his shift to show my boyfriend and I the apartment we inevitably fell in love with. On top of that, when we noticed the dryer wasnt working quite right the day after we moved in, he put together an apologetic care package for our cat, Princeton, to help with the slight inconvenience of waiting a few extra days for a fix. All things considered, were really happy to be here and hope to stay as long as we can!

This apartment is ok overall, but they always like charge fee for everything. You will have to pay extra unnecessary money for move out!

This place used to be amazing when it was ran by pinnacle. Now that greystar has taken over, the parking situation is completely out of control, we now have cars being broken into due to the new management cutting the nighttime security patrol that we actively had every evening, The trash is overflowing, and the staff is incredibly unhelpful and rude. If renewed my lease right before managementman took over and now my lease is due for renewal again and they just want to increase my rent an extra $200 from the $200 it was increased prior. If I could rate this place zero or negative stars at this time I would do so in a heart beat. I used to justify the price I pay to live here based on how well the place was maintained, the amenities and the friendly staff that Pinnacle had. Greystar wants to continue their poor quality services and lack of amenities while jacking the prices up to current residents.I will be looking for a new place instead of this shipwreck of an establishment.

Ive been living here for a year and it was just perfect until Greystar, the new management, took control of the community in March, 2016.The elevators and building lobbies are dirty and smelly (at least in my building). I work from 9-6pm and now I am unable to pick up my mail (large packages that do not fit in the mailboxes) because Greystar decided to change the leasing office working hours without any sort of notice to residents. Once I contacted the leasing office by phone, I was told they would try to take my packages to my apartment because only one janitor and the person on the phone were onsite (seriously? at a community as big as this one??). The packages never made it to my apartment. Now it seems I will only be able to pick up my packages on the weekends... oh wait! I always travel on the weekends. Great way to get started Greystar.
