Michael solicits and wasted ~25 minutes of class having student write Google reviews to bury the negative reviews. Michael has a mentor on his coaching staff that has never even closed one commercial transaction- I find that odd students are spending thousands of dollars to call this person? Hmmmm, odd configuration of a class- students getting ripped off speaking w/ someone who has never done commercial? Michael spent ~2.5 hours of the 3 day class soliciting students for his advanced classes then having these students sign up right then/there (taking their $) while others sat there doing nothing- we have a life too. Michael is very scattered. Michael parks in handicapped parking- Michael said the owner of the building said he could and no one was parked there- but class is for 3 days from 9-5, how does Michael know if someone pulls up w/ in those 3 days that needs the handicapped parking? When a students asks questions, Michael says we will get to that which we never did. Michael spends SO much time talking about himself (non-class related) that when Michael decides we need to stay on track, our questions get pushed aside w/ the we will get to that comment. When a student asked, what is a general CAP rate? Michaels response was, well I know cause I have been doing this for many years, you think, that is why we were there! Another student was gracious enough, raised his hand and shared general CAP rates for inland and beach area. At one point Michael had a picture of his wife on the screen and said, I am going to tear into that tonight!, wow- students & I just looked at one another like did he really just say that?! (rhetorical). Save your money.

Good content, I never knew it involved so much besides the math to determine values of commercial properties. There is always an upsell to the next advanced class, there is sooo much to learn. But, education is not free especially for DRE credits.
