I was reluctant to trust them based on their poor reviews, but I really liked a place they listed. After some mild back and forth about the size of my dog, they accepted my application and decided to rent to me. I was stoked to say the least. After being delayed a month due to the tenant extending their lease, and after being told multiple times that I was the next approved tenant, I got a call a week before the current tenant moved out saying that I’m no longer approved due to my dog.Please avoid these people.

Slum lords. I rented with this company thinking it would be advantageous over buying a place for a year or two while I didnt want the responsibility of owning. It is clear it exists to prey on people who do not have the money or credit to get a down payment on a house. You will end up doing the repairs yourself. My maintenance supervisor Greg, shouldnt have a job IMO. He didnt answer his phone once in the 3 years I lived there. Moving out they gave me bogus charges. Key charges they never gave me, cleanup fees after having it professionally cleaned, other fees assigned to items other tenants left. Pitiful - look elsewhere

Worst property management company in LBC. They have a stranglehold on the market and do not care about their tenants. Rude, condescending staff and poorly maintained apartments in high crime areas. Cheap out on any repairs to their dilapidated units. Avoid at all costs.

I am new to the renting process in Long Beach. But so far my experience with the people at Pabst Kinney & Associates has been extremely disappointing. The “process” they use for selecting tenants feels contrived and biased. I have worked with two different managers who have both blatantly lied to me or have refused to return my calls. A few of the front desk workers seem polite, but they seem to be given a great deal of mid-information about which properties are actually available to be seen. This company “manages” quite a few properties in Long Beach, so it may be difficult to avoid them, but I would advise running from them if at all possible!!

The worst. Apartment was disgusting and bug infested, they never responded to calls for that or any repairs. Overpriced, newly renovated means they just painted over the rusted hinges, still cracks everywhere and chipped countertops, slow faucet with brown rusted water the first ten seconds every time. I moved out early, was posting online regularly to find a replacement tenant. When I fullymfully out and gave them the keys they were supposed to post the apartment online but never did so I had to keep paying.They also charge way too much for an application fee .If anything is wrong they will do nothing to appease the situation.Trust me, you can do better than renting from Pabst Kinney. Look elsewhere.

I have applied for a few apartments with Pabst Kinney and unfortunately my experience was not the greatest. I was notified once by phone in regards to one application... the other units I was not notified about. They stated they sent letters to the address I provided and I shouldve got them. Come to find out on my application, someone misread a 7 for a 1. They sent my letters to the wrong address and then blamed me stating it was my fault, they copied what was on my app. So fast forward to 2 months later, I see a unit that I had applied for but never heard from. I asked about said unit, filled out a whole new application and go out and get a $30 for the fee. The receptionist then tells me that I already applied and got denied. She then calls the property manager and to confirm. The receptionist told me that the property manager will likely not approve my application because I was denied before, and not to even bother wasting my money or time because she will deny me no matter the property or circumstances. I had some issues with credit on the previous application and I was really hoping they would see that reflect on a new report. She didnt even bother hearing me out. This company will tell you the process will take a few business days and it will take weeks. They lied about contacting me. I am a single mother who works 2 jobs and just wants to rent! They make it so hard. So take the words of their receptionist dont waste your time or money because if you are denied for even 1 property, you will be denied for all.

They are rip off, when we moved out, we clean everything even shampoo the carpet, they are charge me more than $600, the toilet seat when we moved in is not tie up, now thay charge me replace, even the caulking that was the nomal wear and tear and they charge. The they tell the next tenent ready to move in just like what we left, enven the 3 carpet stain they charge us $200.00 but new tenent say they are not fix. Thaey are the cheating company. I was stay there for 36 month at 3631 E 2nd ST #7, Long Beach, CA 90803.We dont think this is right way in Business.

This horrible company is posting vacancies with month to month leases and 6 month leases. Before CV19, most all leases were 1 year. This is why I have ZERO empathy for property management companies. Evil ppl just waiting to pounce on the opportunity to raise the rent as soon as all is clear. Then they’ll want year leases again. Now I understand their extremely poor ratings.

I moved into a property of theirs in Long Beach earlier last year...and it practically ruined my life as I knew it.Immediately after moving in, I submitted 2 maintenance tickets, which were never resolved. The person supposed to help in vendor management here was kind, but full of empty promises and has trouble managing vendors correctly. My property manager, was incredibly kind as well and offered plenty of solutions to my issues along the way...but had little to no interest in answering her phone half the time (making my situation so so so much more difficult).So what happened? Well, May of 2017, I moved to Santa Monica to intern at a company. I left the apartment for about a month and a half, and thought everything was nice and dandy. Once I moved back, I started getting terrible bites all across my body. I became worrisome and started tearing through my belongings and guess what I found--BED BUGS.I thought, “oh my gosh, I brought bed bugs here from my internship,” but that was hardly likely because I was housed in a luxury apartment with maid service. When I brought this to my property manager’s attention, I was told that 3+ other apartments had already been treated in the building. Basically, they failed to communicated any of this to me...not allowing me to prepare by any means. In other words, they set me up for disaster. For those of you who don’t know, bed bugs will ruin your life. They will go anywhere, in anything, and are hard as hell to track. I got rid of so many things I practically became a minimalist. Kind of them though, after not communicating it to me whatsoever, they paid to have the apartment treated. This instance caused me to have to couch hop and live in my car for almost a month.After so much frustration, I told my property manager I’d be moving out and she offered me choice in another apartment within their listings and within my budget. Fantastic! I chose an apartment I liked and they said great, well we are still accepting applications for that apartment, and we’ll need to prioritize the best candidate. I questioned that because I was already a tenant, shouldn’t I get first dibs? Their response was that they still needed to consider others because since others have already applied, it would look bad if they just “took” their application fees when they already had a viable and great candidate (me). Well...guess what...if you’re giving me choice of apartment….isn’t that what you’re doing? Uh oh...bad publicity move.After moving into my new place---and after cleaning all my belongings for almost 4 weeks straight, I had my things all over the floor of the new apartment. I thought I was in the clear until I returned the following day to see the entire apartment FLOODED. Yep. Brown water. Over 30 gallons were extracted from the apartment, and my belongings...ruined or dirty once more. Mind you, my property manager never once offered help besides her duties to salvage the apartment (talk about customer service). I decided that day that I would NOT live there, but instead use it as storage and that’s it. So what happens a month later when I move out? They charge me for a cleaning fee due to non-mopped floors (which their vendor was responsible for) and an unclean refrigerator (which I had never once used).Lessons to be learned? If you’re looking for cheap, don’t. If you’re considering Pabst Kinney...be super cautious. My experience was terrible, might be different for you ….but I doubt it.-AOP.S. Expect lots of cockroaches.

I found a property on Trulia which I was really excited about viewing. I’ve been calling the Property Manager, Doris (as instructed to do so by the posting). I had to reach out quite a few times and even left messages - just to reach her. I made one final call and I got through to her, to my misfortune the call didn’t go as I’d hoped. I asked if there as any way to see the property on a Saturday morning and she said no as she didn’t work Saturdays - which is understood. However, she told me the latest that she could show the property was at 3pm during the week. Sadly, I couldn’t make that time due to my work schedule. When I said, I’ll have to pass on the property and thanked her for her time (politely!) - she just hung up on me! As if I just wasted her time. I guess she didn’t need an eager renter as I was hoping to view it, fall in love and sign on the dotted line. :(....... kinda sucks but I’ll try to steer clear of this company as they really don’t seem to need anymore business since they have enough already.

This company has done nothing but side with previous criminal and sex offender managers, and their family, who were definitely intent on causing me harm by forcing only me out of an apartment that I have lived in for over 20 years, so they they could fill it with their own family members, who are already occupying homes in this apartment complex, without being forced out like me. Now Pabst and Kinney has given me back a month in rent, that I paid in advance, just to shorten the amount of time that I very much needed and deserve, to pack up and move. God Is Watching

My interaction with Pabst Kinney has only been as an applicant, since I went with a different apartment. But the turnaround time that I experienced on an application was LONG. They said 3-5 business days, but it was more like 10. In the world of apartment hunting, thats an eternity.I do like that they have so many properties available and that you can do key checkout with many of them. Also, your application is good for like thirty days, so if you get denied on one, you can apply to another without resubmitting another application.

If I could leave ZERO stars I would. Pabst Kinney and manager Greg Kamerer are about the most despicable management people out there. They served me a notice of termination - during COVID-19 - even though I have never been late on rent and always pay in full. I’ve pointed out how it is currently illegal to evict anyone due to COVID-19, and they refuse to care to reconsider. I’m being terminated for a no fault eviction, and they refuse to pay the relocation fee as is required under the law. Unsuspecting renters STAY AWAY!

They had us move in to our apartment without having renewed the carpets or cleaned any aspect of the apartment. After moving in, they sent us people who offered to clean the apartment but with us paying for everything. They refuse to fix anything on the property and instead place the blame on the neighboring apartments they dont own.The property supervisor, Claudia, repeatedly gossips with and spreads rumors about the tenants so to gaslight tenants work orders and avoid actually fixing the property.

But I can honestly say I have never met nicer people in my life sometimes I wondered why they were so helpful and nice to me from the very start . They put me in a beautiful neighborhood fix things even wen it wasn’t there job worked with me thru good and bad times The ladies in the payment office are amazing and Keegan Pabst must be so blessed he’s litterly a amazing person even tho we’ve never met face to face . I’ve never met someone that nice to people. Bc of personal reasons I asked to leave before I gave them notice and he let me . Its very sad how they charge so much for applications, it shouldnt be that way. They should only charge if the applicant gets approved! They like taking money for their own interest. Aside from that, I asked for my personal documents such as social security, ID, etc.. and they wouldnt let me take them MY OWN documents back, how silly! Awful, never applying to this place again!

We applied for an apartment using Pabst, Kinney & Associates, Inc earlier this month and to be fair the employees are sweet and kind people who are trying to do the right thing by helping applicants find a home, but in reality they are completely incompetent individuals.The application process was supposed to take 2-5 business days and in reality it took over TWO WEEKS. The reason my wife and I got rejected was because a more suitable applicant applied to the same property which is understandable, but they should not have taken two weeks to come to that consensus... thats a clear definition of incompetence.They also had me ask my previous landlord and employer to CALL THEM to confirm my history... this threw me off, isnt that the sole purpose of their jobs? I know Long Beach is known for the relax way of life, but geez talk about sloth-like behavior.So we ended up losing 80 dollars on application fees, and even worst, two weeks of our time waiting for them to do their jobs. It is sad there are predatory companies such as Pabst, Kinney & Associates, Inc out there waiting for individuals to take their money and waste their time.One star is more than generous for the service we received. AVOID Pabst, Kinney & Associates, Inc AT ALL COST.

Been renting for 5 yrs, faithfully, i a couple of organ failures recently causing a little of a financial strain, and they evict me within the same month I was late. I have two kids.. and nowhere else to go. This is a normal thing in todays world, what happened to human decency.

Worst rental company I have ever experienced. We had problems with the property since day one. Horrible cockroach infestation, which they never resolved. We complained constantly but they always ignored our calls and never responded back on there emails. Now they are evicting us cause they want to remodel our place while we are renting it. And refused since they never took care of the cockroach problem. DONT RENT FROM THIS CONPANY or the landlord named PATRIC DUFFY.Ps the landlord moved in next to us. We also complained and he ignored us. And only got an exterminator for the bugs in his unit.

Obligatory would give 0 stars if I could. So they took application fee money from myself and my roommate. We asked about their selection process several times to ensure that we would still have a chance when we turned in our applications, AKA not wasting our money if they had already chosen someone. We were warned by a friend that they had taken money from them after choosing someone else, but decided to apply anyway.Sure enough, they called to tell us they didnt even bother continuing to process our application because they had already picked someone else; the property manager forgot they had this other applicant. Great communication. Apparently they continuously roll applications forward so dont count on being 1st round pick.I wouldnt even bother with this company/wish I didnt.

I lied in property the managed when I just got out of college. The biggest positive was the coordinator that was assigned to me. They always took my calls and listened to my problems. Maintenance was always an issue. It may have been the owners fault for using the lowest price bidder.

Horrible experience with them, the receptionist named angela was manipulating other co worker as if she is a big boss. also she knows sign language and i need to communicate via asl, she did not request a professional asl interpreter to have a meeting with me and the owner of garage, boy angela was talking without using asl to the owner, i have no idea what she said and all of sudden the owner decide not rent the garage to us, jeez angela is a piece of work, and what did she said to greg the owner made us look so bad. angela is acting like selective customers who she think should rent to or not. whoaa angela need to be aware of ada which she is not qualified to be interpreting for us in asl. pabst should get rid of her asap. thumbs down to pabst due bec of angela.

Worst rental company EVER, they take your money and say oh someone else with higher qualifications was given the place I drove past the place a couple weeks later, it was still for rent. Went past a month and a half later and still for rent. They lie and I have never had issues with any other rental company. My income was more than enough and so was my credit. The staff were professional, most of the time. The application is simple and is $25 per applicant. They have a lot of apartments in good, not so good and very sketchy neighborhoods. However, the review process is NOT efficient. They take four applications for each apartment. If one or more of the applicants is denied they accept additional applications. You essentially are competing against an endless amount of applicants. They will tell you they only take 4 which is only partially true. They take four to start with. Your application can only be considered for one property at a time. That means if someone else is selected you have to wait it out again. Getting feedback for two apartments has taken almost a month. My biggest frustration came when I received a phone call saying 2 other applicants had been denied and I was approved (Yay! relief:) but then after a few minutes the manager said she would actually have to get the owners approval due to a collections account on my husbands credit. I found it odd because my husbands has a higher score than me. She requested we email more information about what happened, and she would present it to the manager Monday. She called us Monday morning and said 3 more applications were accepted over the weekend (she warned this could happen), and we would have to wait until their applications were process for the owner to see all the applicants. We were denied a week later. She said she could not do anything because it is an open market. I have wasted a month. My current lease expires tomorrow. I feel like they only have the property owners interest in mind, which is great for the property owners but as a renter, I feel like I do not matter. Like I am just a replaceable application - but I am a person. I wish I could write a better review, but this has not been a good experience for me. I think their process is inefficient and unethical. We have perfect rental history. No evictions, no compliants. Our income was 3 and 4.5x the rent for the apartments we applied to. Good references. Decent credit in the 600s.

I noticed that on my credit inquires, your company wasnt listed. I had a credit alert from the other company, but not yours. Weird right? This was from Experian, Equifax & TransUnion, yet there was nary an credit inquiry from PabstKinney. Strange.Please explain to me which website your company uses to run potential renters credit. And also provide a copy of my credit report, and where it was obtained.FYI: My credit score is 765...

They moved me into an apartment infested with cockroaches and the property manager jesus had the nerve to say there might be a few I saw them today when I was there- anyone in socal should know if you see roaches in your house in the daytime then theres an infestation because theyre suppose to be nocturnal creatures. my fridge has been broken for two months now and the repair company they use has been to my house three times and still cant fix a fridge which has two running parts (compressor and control panel) everything about this agency is complete and utter trash and they helped ruin my time in LBC. I cant wait to move take this as a warning to anyone if you enjoy peace, quiet, and clean homes then DO NOT CHOOSE PABST KINNEY. if youre ever between checks or anything expect to pay fees even if you let them know well in advance - they simply do not care about anything except their bottom line and the housing market reflects that.

I rented my apartmend through Pabst Kinney in 2014 and have been very happy with them.Everyone at the front desk helped us when we needed to check out keys.Our manager, Erika Villanueva was very thorough and got us into our new place ASAPThe head maintenance (Gabry I believe) has responded to every issue weve brought to her attention.As far as rent, they are not lenient, but that just shows their commitment to the owners and I commend that as well.

I have a current 668 credit score, 3 yrs. With Employer and make 3x the amount rent (required), and I was turned down for apartment because of outdated (7 yrs. Ago) negative info on my credit file, from whatever reporting agency they use! They DONT USE info from the 3 major bureaus EXPERIAN, TRANS, OR EQUIFAX, ! Because my recent credit files with all of them show nothing negitive, and they are the 3 major beuraus, and they are what counts. So save your time and $ and go to another rental company

Rented through them years ago. I stayed in that place for two years and when I went to hand in my 30 days I found out they had gone into my apartment while I was at work, without notifying me. Then proceeded to tell me I had treated the place horribly and that they were going to ask me to leave, anyways. While looking for a new place, I found my apartment up for rent by them, but the rent had gone up $250. Ripoff of a company.

If you are looking for good costumer service and to be well taken care of this is NOT the place the managers and maintenance are very non responsive they really dont care about your needs I had problems with excessive amounts of roaches it took me an email that no one replied to, and a phone call just to get through to them and not until a week later did they call pest control Ive had the exterminator come out multiple times not until they were crawling on my bed did i go down to the office and spoke to the manager she was very nonchalant and very brief like it wasnt a big deal and the ladies at the front desk were so hesitant seemed like no one wanted my problem resolved they are there just to collect a check not for the tenants !!! i do no recommend this companythis is my first time ever writing a review means a lot I have to share my experience if your gonna pay rent every month i suggest everyone go to some company that cares !!!!

Charge too much for apartments in Long Beach and they charge you too much deposit only for them to turn you down after they have gotten your deposit. Greed is the order of this place. They are part of the reason why there are so many homeless ppl in Long Beach
