Management sucks, rent raises every month, overpriced, nitpicking anything, maintenance best bet is do it yourself.

Recently I purchased a manufactured home through Easy Living and was very happy at first within days of signing my lease with them everything changed and I now regret it and wish I had never gone through with trying to purchase my home. The manager of the park is a complete fraud and plays favorites all over the park. When I first moved in I was quick to be informed by my neighbors that I was right in the middle of 20 year residence and that if they did not like me I would soon be out of there. I paid no mind to this at first but then everything started happening just as they said and sure enough within 11 months the manager has figured out how to wrongfully illegally and without any facts or just cause has managed to evict me out of my home that I am purchasing when I have done nothing wrong and was current on every single bill Im not sure how she got the eviction sign for but it took some clear slimy Talent on her end to get it done I am a blind mother of 5 kids my fiance is also disabled and during our stay with Easy Living they never brought my home up to code or Ada specs and we were left to repair their damage ourselves or not living a safe home just as we finished up Curb Appeal on our house this year if theres this out. I regret ever purchasing through them and I would definitely steer far away from this community if you are considering purchasing through Easy Living please dont they will overcharge you steal your money destroy your family and laugh while they do it this woman is evil and I have her several times on recording line straight to the cops and fabricating reality when I have everything on camera she has destroyed my cameras several times trying to get rid of the evidence against her just today she has shown my home which is completely lived in and not packed up to a potential renter shes all about making a buck my belongings my treasures are insecure and shes letting them in my home and will not let me get my own things easy living Karma will get you. If I could score you any lower I would but the option was not available you are scum by the way the managers name is Karen she is a horrible person she let a neighbor take hammers to my cameras to destroy the evidence that was on them that clearly shows the same resident in the middle of the night stealing my property and rushing it over to another tenants house and then rushing back to his own home now hes seen on camera destroying my cameras with a hammer and shes letting it happen clearly This Is How They want to treat people that trust them to be a safe community please beware

If I could put no stars I would, see I gave them a notice I was moving. Well her name is Karen Schultz the manager is a horrible person I must say the buyer moved the trailer before August 1st. Then they did started take down part and ready to move the trailer out .. They charged me for the whole month of August . They still charged me for August and told me it was still in my name. I would encourage if you are looking into these place to live please reconsider. They will rip you off and even if you do things right they don’t wants to return your deposit. 😔

I read your response. We own but the people that rent almost pay the same. You do absolutely nothing for owners. I dont need a swimming pool ect,. just a home. If i own my my home and still have to rent things should be cheaper unless you are willing to do SOMETHING

The area is fairly clean the staff is friendly for the most part. But there is and annual increase in rent every year yet I dont see improvement and if your late one day they send out eviction notices. Seems a little abrasive to me.

I rented here for a bit but ended up moving out early because of mold in bathroom and back door leaked everytime it rained. Pool of water formed at bottom of door everytime. They never fixed it so I filled the top of the door with foam (real easy to remove). They had no problem complaining about the foam but still wouldnt fix door. The floor insulation was also collapsing out of the bottom of the trailer. Between that and the door, utilities were outrageously expensive for a single-wide; over $150 a month for just one person. Despite all these problems, they still kept my deposit for a barely livable trailer. Considered contacting Code Compliance but doubt its even worth the time. They get two stars simply because the location is good.

Dont believe horror stories, the lot rent here is reasonable, and while it does go up every year, claiming that it is $525 for basic lot rent is wrong, everyone pays the same if you own your own trailer (300 at the moment). Also, in the two years I have been here there have been no gun shots fired, someone has a bone to pick.

This place is a total ripoff! Unless you are homeless do not rent from them. I have moved out of here and they are not only stating they are keeping my deposit, including a pet deposit but they are also saying I still owe over $400 for usual wear AND for issues that existed when I moved in that they said they would fix. Most of their maintenance people have NO idea what they are doing and just make things worse. As you can see in the pics I had black mold growing in my bedroom and they refused to do anything about it! The outlets in most of the home were literally falling out of the wall and as you can see little effort was made to correct it.

We tried to rent a trailer from them. had to put down a money order deposit. when we didnt rent from them they just handed our money order back to us. Walmart wouldnt reimburse it to us because we had to make it out to easy living. when we brought it to the attention of Jessica at the easy living trailer park in Lawrence ks she was extremely rude and unprofessional. it took my mother in law yelling at her to find out we can mail the money order to their corporate office to get it reimbursed. dont ever rent from easy living.

Before we moved in, everything was going well. They held a property for us since the one we really wanted was taken before we could get it. Working with us to buy it when it becomes available again.When we moved in, we did a walk through and there was still much that needed done. We were very understanding as we saw the condition it was in before they started. The day of the move in, maintenance was in there trying to finish some small work.The day after move in is when it went down hill. The A/C didnt work, and the cleaning they supposedly did was terrible. As I was opening the kitchen cabinets, one of the drawers was stuck. When I got it open, there were several rat droppings in it. I removed it to clean it and under it was even worse. HUNDREDS of rat droppings and a trap. I looked under the bathroom sinks to find 4 more traps, each with a mouse in them, and they smelled horrible. God only knows how long they have been there. I emailed and called the manager who said someone would be out and they would re-clean the home.The maintenance guy came back and took some notes, then left. 6 hours later, he still wasnt back. I was told 2 other homes had water lines break. When I offered an affordable cleaning company (only $100), they said no. The maintenance guy would vacuum the cabinets and wipe them down. Thats not cleaning. So far, terrible experience. Over promising and way under delivering.

Have had the car broke into and everything stolen, have had a guy try to steal moped twice. Needs to be some kind of security fling around. Not safe like I thought

The waters pipe was broke the water everywhere we need maintenance to trun off the water so we called office.The manager answered and said they leave voicemail to maintenance they can’t do anything about it .Till the maintenance received the voicemail.. Waters been running all days all night. Bad place to live in this area they Stolen my grill.. bad manager ever. never seen this kind of peoples.. if your trying to move in easy living please reconsider..

Actually DO believe the horror stories you see on here guys. We would never have moved in here had I known from the beginning what to expect. This place is indeed a joke. We were promised that our original 3 bedroom trailer we were going to rent would be held for us (it wasnt) to wait for ANOTHER back ground check to go through (wed had one a month prior when we first put in an application and they didnt have any availability). The next time we demanded that they take half months rent to hold a spot for us, and they agreed this time (prior they had said they dont do holding for spots, but not to worry because our spot was safe, again it wasnt. They bold face lied to us and rented it out right under our noses), and we were forced to downgrade from the original 3 bedroom size to a 2 bedroom size, as thats all that was available. But of course you can bet they charged us for the 3 bedroom. Thats right folks. In easy living, a 3 bedroom and 2 bedroom rental are the same exact price. All of this should have been obvious enough for us that theyre morons around here that couldnt manage a wet paper bag, but sadly, we signed up anyway. Now where to begin with the actual living conditons around here after youve jumped through their flaming hoops... expect the most asinine rules around this place. And thats with renting or a bought trailer. Anywhere from having too tall of grass (5 inches), to having anything in your yard other than your garbage cans, is cause for a scolding. You pay all of the bills (water and trash included in your monthly statement and added on to the rent and lot fees), so your total amount due is never the same amount. They dont except checks or card, it must be a money order. And if you are even one day late on your rent, again, a scolding in the form of a nasty red letter on your door. So everyone knows in the neighborhood you did something wrong. They in fact DO add on even more to rent and lot fee about once a year, but it really does feel like every other month. And i can attest to the lack of cleaing that went down in this hell hole (for the astronomical fee for rent, it should have been pristine condition, and the carpets are gross and stained, the paint job they did isnt even the same color as the rest of the walls, and the majority of wall outlets had one or even both outlets burn out). And to a broken drawer (that was also stuck when we moved in) that they are aware of, and havent fixed yet. Plus a leak in the roof that has created a HUGE brown stain, that we didnt even bother to call in due to the many other things around here that have gone unfixed. As far as gun shots ive heard none, but i will say that various neighbors around us have inspired late night police visits (domestic disturbance?), and thats not much better. This is without a doubt one of THE WORST places to live in lawrence! Do your self a favor and skip this one! Your money is best spent elsewhere.

I have been living in this place for a year, it is a very quiet area.

Never rent or buy property with these people: the properties are in deplorable condition that they never want to fix, and when you have credit with them for advance payments; you lose money with ridiculous excuses. They steal and violate their own rules in contracts.
