We stupidly bought a Wyndham timeshare 7 years ago and its absolutely the worst thing we ever did. If youre thinking about it, dont do it!! If you really want it you can have mine for free.

If anyone is interested in purchasing after attending their sales presentation please get a written offer for 154,000 points annually then look me up in Pennsylvania and I will cut you a deal for significantly less. I need to sell.
Typical timeshare sales pitch experience terrible I have several timeshares I was willing to tour the facility wasnt interested and then was made to feel stupid because I did not want to accept their offer besides that the maintenance of the facility is lacking no working ice maker in my room in the same piece of trash sitting in the hallway for an entire week so obviously no one was vacuuming, vanity in bathroom in need of being refinished looks very old and worn
STAY AWAY! In my opinion this ownership company will take your money and give you next to nothing in return. Im a long time owner of over 15 years and every time I think Wyndhams service can get worse, they find a new way to surprise me! My latest issue is deposited points that have come up missing without any resolve at the management level.
Was told it was a simple hotel tour and was held for over 3 hours. I have recording a 30 minute recording of the ordeal and the scam they tried to make me buy. Horrible!
WARNING DO NOT! I REPEAT DO NOT get stuck in this timeshare CONTRACT. They made me get a Barclay card for a $1,000 deposit when I didnt want to do that. I wanted out of the contract, which they said I had 2 weeks and when I called the customer service to cancel in 10 days they said I cannot cancel. Dont get SUCKED into this timeshare. They will try to make everything sound good but than the person that helped me was a guy name White guy name Michael, and he kept coming up with stories and lies about his love life to make us feel welcomed when he kept lying one time after another. I REPEAT THIS IS A WARNING.
Everyone should stay away from Wyndham timeshare!! They promise you world travel but you can’t even get a reservation in Florida. The maintenance fees are a rip-off they rise every year like clockwork! The service is horrible the properties are old and run down. They fee everything even to make a reservation. I’m in the process of getting out of this timeshare because there is no way I’m going to pass this horrific situation onto my daughter! Please don’t buy!!
After making my $49 deposite they sent me a confirmation email, I never received it. They saw that I didnt open the email and its their policy to send out a hard copy 6 days after if the email isnt opened.If they sent it 6 days after, I would have received it with plenty of time to call and cancel with a refund. My receiving the letter 3 days after the deadline to cancel with a refund is bs. I should have had plenty of time to cancel had there not been a conspiracy to conveniently send out information too late to do anything about it.They want your money. Dont put money down if you have any reason to think you wont make it to Vegas. I didnt even go and I still came out behind 😡👎
Terrible waste of time. They lie about what you are going for. Never told me it was for a timeshare. They told me it was an exclusive trip to check out a new part of the strip that was being developed. Told me that in return for a bunch of the perks they were giving us we just needed to tell out friends about it. Told us the whole purpose was for word of mouth marketing for new attractions. Got there and wasted 3 hours before I told them i wanted to leave. They didnt give any perks that they promised us for 2 hours of our time. This company is dishonest. They lie right to your face and act surprised when you call them out about it.
Was told they would provide lunch for the presentation, first of all had no black tea for tea, second they must want you to drink your tea without hot water because there was non than final straw they were closing food down and had no more ham sandwiches. How can they say that they will provide lunch when they have nothing for you not even hot water?
We skipped the free buffet at our hotel in favor of this catered breakfast, which was a mistake; but had a enjoyable time with our sales professional, Brooke, up until the end. Even though we told her at the beginning that we werent planning to buy, but wanted the free comps, she was fine; but at the end when we told her that we didnt think this was right for us at this time in our life, but would keep Wyndham in mind, her tune changed. She told us we wasted her time and that we should never come back to a Wyndham presentation ever again. All her professionalism went out the window from there, and she escorted us out. We did get our deposit and comps from the person at the desk, but based on this experience would never recommend Wyndham to others. --I should also echo others in that we were kept WAY longer than the promised 120minutes.
I wish I could give this negative stars. Most disgusting experience weve ever had. A woman who seemed drunk, wouldnt listen to us, kept us long over our agreed upon time. THEN the snooty receptionists were just as bad as the hawkish salesmen just circled us. What we got was not worth that hell. We were actually interested in a time share, just not right now. That wasnt acceptable and never ever will it be with wyndham. You guys are despicable. We got audio recordings of the last 20 minutes just in case. Do not ever attend their presentation.
Terrible!! We wasted a whole day listening to this presentation when we were told it’d be a lunch and tour. They would not take no for an answer until finally my husband had to get rude and say “we just want to get back to our vacation....no means no!” When they got it through their heads, the lady told us that this would follow us for 6 years. Whatever that means ? They were very rude and it was the biggest waste of time!
We got shanghaid into the timeshare presentation right at the front desk of Harrahs. At least the guy who signed us up was friendly and helpful, and we did get $20 show tickets out of the deal. The timeshare presentation the next day took 1/2 hour longer than the about 2 hours we were told, but we didnt have anything planned so we just kinda rode it out. Our sales rep was a super nice young guy, but the sales pitch and tactics were ultra-high pressure. I could tell he was having trouble with it and felt kinda sorry for him. The free breakfast was nothing to write home about, but it was better than nothing. I was more excited about the free coffee!
Ok - I will describe our experience with this whole ordeal. Me and Wife were staying at Aria and decided to talk a walk around the strip. While passing through Flamingo hotel we were approached by a Wyndham representative who asked us if we were interested in some great shows, and a great lunch - even though we had our own plans we decided to say yes to see if it would be fun to see something extra. The Wyndham representative charged us 60$, and told us that all we needed to do was visit this new property give our feedback on if we like it or not and thus our tour was scheduled for the next day at noon(the rep also added that the tour would take 2 hours of our time). The next day me and my wife got ready, walked all the way from Aria to Flamingo and were in the lobby by 11:45 for our tour. To begin with our bus took us Rio, but instead of going there at 12:00, we went there at 12:30. Once at Rio, me and wife both looked at each other trying to figure out whats going on as this property looked much worse compared to Aria, and Cosmopolitan - and we both asked each other how can this be considered competitive to other 5 star properties and we both didnt like it. We got off the bus and were taken to the third floor of Rio. While there we checked in with our IDs and were asked about if we knew what a time share is. Its funny because I didnt know what a time share was until I remembered an episode of Sponge Bob -Karate Island and started to understand what was going on. We sat through a time share presentation with 50+ people and I actually liked the idea of owning one. Our sales rep was also very nice but we mentioned to him that at this time it would be a bad financial decision for us to own a time share as we were working to adopt a child, and were working on buying our first house. However it felt like after reinstating our decision several times and letting them know clearly that we have tons of changes coming in 2020 they failed to see our point of view and were adamant to get us setup with a time share. They ran a credit application for me and my wife, and we were approved with a line of credit with an interest rate of 15% and this is with both of us having a credit score of 720+ and good income. Our monthly payment was coming out to 832$ for next 10 years. Now I dont have a PhD in finance, but I am completing my MS in applied mathematics, and running the numbers in my head with other upcoming commitments this year would be a bad financial decision, and the 832$ does not include the maintenance fees that you have to pay. So the real cost was close to 1000$ a month.After 4 hours we were able to get our point across to them, and we were able to leave - the whole event took more like 6 hours (leaving Aria, and back to Aria). Afterwards we grabbed dinner from Koi and rested since we didnt have energy to do anything else.UPDATE:So we got back from Vegas on the 11th, and guess what we see in the mail - a credit card from them. Avoid these people at all costs, they lie to you straight up. I will be calling and cancelling the card, and also meeting with a lawyer to take further action (thankfully my brother is a lawyer). They whole staff was extremely dishonest - I cant believe how they can sink so low and sleep at night with what they do. Again please Avoid these people at all costs.
Know what you’re getting in for. 3 hours of salesy nonsense ranging from truth-adjacent to actual lies. We did get the stuff they promised us at the end though. (4 show tickets, 4 high roller tickets, 150 bucks) Even the very lowest plans will run you into the 20-30k US range. And they charge interest comparable to a cash advance on your credit card. Hilariously overpriced. If you think there is any chance you’ll consider buying this, don’t attend.
One of the worst experiences I’ve ever had! The sales people stop at nothing to pressure you to buy. The promised gifts were never honored. When we didn’t buy we were passed off to another sleazy sales person who left us to find our own way out of the place. Still can’t believe this kind of sales bullying is allowed to go on. Shame on Wyndham!
Was promised good seats seats are not good at the corner of venue anything to get you to sit through the two hour seminar The one couple that ended up buying a timeshare got into an argument in the lobby with the company did not look like it well A lot of pressuring as well. There is a $40 deposit but we did get that back it is definitely a to our contract not including travel time or when they feed you Time starts when presentation starts
Salesperson was worse than a used car salesman. My advise to others that are conned into a sales presentation: STAY away, STAY far far away!
So we did the time share thing. We laughed about the idea the week before, but the timing worked and for $150+ in tossins we figured what the heck.We were promise two tickets to a show, two high roller passes and a breakfast. All for 2 hours of out time.At almost exactly 2 hours, it wasnt the right time for us to make that sort of commitment. We politely said we like the idea but just werent interested.We got our tickets and deposit back and where on our way.The salesman turned pretty rude when we made it clear we werent going to buy that day. But oh well. His manager was nice, and realized if they didnt totally ruin the process for us we might actually consider it in the future.
Very poor. Never visit for the gift card. They get you here right on time and keep you waiting to return. We wasted 2 hrs waiting for shuttle. Would never recommend anyone if your time is precious than 100 bucks.
While visiting Las Vegas this past August 20, 2017, and needing to buy tickets for a show at Caesar Palace. Unfortunately I asked the wrong lady about where the concierge was located at, she talked non-stop offering to give us free tickets and like she said, you need to do nothing but listen the sales pitch for 30 minutes, they did such a good job to convince my partner of sitting for this cheap talk. They ask in advance for $20.00 a person as a good faith deposit and said IT WILL BE RETURN TO YOU regardless of buying or not. LIES LIES LIES, when you decide that $100,000.00 is too much money to invest on a 4 week vacation each year plus a $400.00 maintenance fee every month, reality hits, they DO NOT give you anything promised and they even KEPT the $40.00. SCAM, SCAM, DO NOT FALL FOR IT, (We sat through the whole presentation and we sat to hear the different options to finance their deal)go ahead try to get at least your money back, and the no-lip (literally she had not lips) sales woman calls someone to show you your way out. Thankfully $40.00 does not break my bank, i went ahead and bought our show tickets but, i feel responsible to post this review so other people do not fall for this gimmick.
Family friendly resort. Kids and teenagers will love it. Parents can relax while the kids entertain themselves.

I wished there was a no star review!! These people grabbed us and promised us a buffet breakfast, 2 show tickets, 2 buffet meals, and 2 tickets to ride the High Roller for $60 dollars. They asked for our IDs and then all of a sudden they turned us away. I hope they didnt run a hard inquiry on us, because we werent told. Please stay away from these people!!!!
Scam! They ran my credit and caused it to take a hit even after I told them I didn’t want it ran. The guy assured me it wouldn’t be, yet he still did an unauthorized credit check!! Don’t give them any personal info!!! He said the paper I signed, which I don’t believe was a release, wouldn’t be used unless we wanted to proceed. I then called and have been given the run around!!
A man by the name of Jonathan stopped my husband and I while we were walking through Harrahs on our way to Caesars Palace. He promised us several free gifts if we agree to sit and listen to a 120 minute sales pitch on the Wyndham timeshare. We both told him we were not interested in purchasing a timeshare and it would be a waste of every ones time. He said that there is no pressure and we dont have to purchase the vacation club just sit through the 90 minute presentation and get a free lunch and we can collect the free gifts. One of which is a 7 day free stay at a Wyndham resort of our choosing. He guaranteed us that the presentation would only be 120 minutes long and there is no pressure to purchase. We reluctantly agreed to attend the lunch presentation at 12 noon the next day located at the Rio Resort and Casino. To make the long story short.....#1 The lunch was disgusting, some orange looking baked chicken, with dried carrots and green beans, white rice and a basic lettuce and tomato salad. I could have done without the lunch. If this is Wyndhams idea for lunch I would hate to get them to cater anything for an event. #2 The entire presentation took in total 3 hours, NOT the 120 minutes they promised and said we would only be there for, so their sales people LIE and even if it is in writing they still LIE. #3 At the end when we told them repeatedly that we are not purchasing anything from them and we made this clear up front with Jonathan when he reserved the meeting for us. They kept sending different people to get us to change our minds. One lady was especially rude when my husband told her we are not I interested and she told him that she was speaking to me. We should have gotten up and left right then. We ended up telling her that she is irritating us and we want to leave now. So another lady came and checked us out and we told her how rude the previous sales lady was and because of that even if we were in a position to purchase a timeshare it wont be with Wyndham. Their resort timeshare sales department is a bunch of liars and con artists. Beware of Wyndham.
We were grabbed right outside of the airport. Paid the $50 told it wouldnt take long, took 3 hours out of our vacation day. Tried to leave a few times, but each time they would send a different sales person to convince us to buy. In the end we took a trial membership just so we could leave. Total scam. We asked several times if it would effect our credit report they said it was a soft inquiry. It came as a hard inquiry, I had checked the next morning, which was today, we are currently in Vegas & we are sick to our stomachs about this. Since when we go home Saturday morning we have to draft a letter for cancelation. Crossing our fingers that it will work.
Do not attend their waste of a time share meeting. Be prepared to be stuck there for five entire hours not the 120 minutes promised. Bland limited food, zero options. The shuttle service will not take you back to your hotel as promised. Oh and those “free gifts” keep dreaming seven hours later and we are still getting the run around on them.
Joseph was the best!!!! Adam was on drugs .. powdered eggs were like the ones in prison. They were stingy af with the pre cooked sausage. And it was 3 hours not two.
Wow, really Wyndham? Looks like Jeff & Jeff at this location weren’t too happy that I didn’t buy one of their packages and the free tickets we received were in fact not valid. Funny, the best way to get back at people for not buying what you’re selling is by changing the showtime for the tickets AFTER the clients leave ? Zero integrity in what you do and you’ve ruined the Wyndham brand for me.
Stay out of their scams. I have copies of receipts and audio record from most of the following. We were afraid so we took some security steps. A couple of nice ladies stopped us inside Ballys hotel. We thought that it was fine because it was inside. They made a bunch of questions and promised tons of things if we head to the Wyndham for a 2 h presentation. They took $50 and 2 h of our trip and left only disappointment and frustration in our family. It will need some legal counseling to solve the problem.
We had a great time. The presenter was very entertaining. We actually would have loved to have become owners, but didnt qualify for the downpayment assistance. We thought the agent was great as well. We got our deposit back, tickets for Criss Angel and $25.00 for gaming as well as a 2night/3 day stay at Luxor to use in the next 18 months. We really wish we could have joined...its a great deal
If I could leave zero stars I would. If you do get roped into attending this presentation, eat first. The breakfast is powdered eggs, three bites of potatoes and one link of sausage. Don’t make plans for after the presentation either. It’s closer to 4 hours. We did get the gifts that were promised and we did get our $40 back. But you can smell the desperation from the salesmen. They immediately turn on you when they finally realize you aren’t signing up for their timeshare. Even if you are considering a timeshare seriously, their best interest rate is close to 16% and we have good credit. My best advice for the salesmen is to stay professional even if you get turned down. Don’t walk away muttering insults. My best advice to Wyndham is if you believe in your product, allow people a chance to do some research after the presentation. Don’t make people decide on the spot. It casts doubt on your product and made me feel like it wouldn’t hold up to any scrutiny. If this “vacation ownership” concept is a good value for my money, pressuring me to make an immediate decision on a pretty good chunk of money makes it seem like a scam. And having the final desperation salesmen, who looked like ex-LVPD to me, try to intimidate us into signing up for the “final offer” by insulting my husband is a bad idea. So now we will never spend another dollar at a Wyndham property ever again. That seems counterproductive to me.
I was encouraged to sign up for the presentation, although I didnt meet requirements. Promised discounted tickets, due to my kid falling ill I missed the presentation and Wyndham refused a refund.
The presentation was informative and they worked with us patiently to get us the best offer according to our needs, plus got show tickets in the end.
Wow, where do I begin? Back in June of 2018, I was on a family stay in Vegas and as I was walking through the Ceasers palace, a woman stopped me and offered to have me stay in any Ceaser’s hotels or in that very hotel if I’d like. She stated that they were in competition with MGM grand and would have us stay at a discounted price compliments of the hotel to spread the word. All that they asked is for us to attend a breakfast buffet during our stay when we booked. I paid $99 for a 2 night stay. When booking via email, I noticed the Wyndham logo and began researching. I have heard nothing but horror stories about timeshares but had limited information since I had never personally looked into it. I asked in my email threads what Wyndham had to do with timeshares since it kept coming up. Never had that question answered, almost seemed as that part of the email was invisible. When I asked to stay at the Ceasers palace, I was told it was not an option. I had an option of 4 hotels from the line to the flamingo and 2 others. I referred back to my receipt and read everything carefully and once I got to the back page with all the fine print is when I first realized what I actually signed up for. MANDATORY 160 minutes minutes presentation or hotel stay would be charged at full price. Well I had paid $99 dollars, I had already requested the days off with my husband, figured I can listen to what they have to say and carry on... right? Wrong!I stayed at the Linq, very nice, good room. Checked in and followed all of the Wyndham requests. They asked for us to return the next day and we HAD to be sober or else we would be disqualified and we had to show up 30 minutes early. We’re not much of drinkers and we are always prompt so no big deal. Next day, we showed up 30 minutes early as requested. And was told our guide had not arrived so for us to hang around. I decided to get coffee as my normal routine at the Starbucks right next to the lines. I was 2 in line when my husband said he was thirsty and said he would look for a vending machine for a coke. Next thing I know, I have a lady telling me she was our guide and didn’t think It was a good idea for me to have coffee. She said it wasn’t allowed on the shuttle and wouldn’t let me order my overpriced cofee. I looked at my watch and told her I had ten minutes. This woman would not back off and kept insisting until she pulled me out. She then Asked for my husband and I told her he went for a drink. She asked, “ hmmm... wonder what kind of a drink he’s getting?” I just laughed in disbelief, and told her he went for a soda and again said some dumb remark. “Well I hope it’s a closed container with a lid.” I was really annoyed at this point and told her he went for a vending machine and to relax. My husband arrived back and I told him what happened. Felt like my mom was nip picking. She promised me coffee in ten minutes once we arrived at our presentation since she noticed I was upset.45 minutes later and a stop at the flamingo, we arrived to the other side of the strip. Way off the strip! We went upstairs to check in for the presentation at a hotel ( think the name was blue hotel). The gentleman who checked us in lacked customer service, but to his luck, the young lady next to him did not. She was assisting another couple who was also in our shuttle and explained a sales rep would come get us and guide us to the buffet and into the presentation room. She also mentioned coffee and for them to help themselves. I immediately went after the caffeine and out of 5 containers, all were out but the decaf. I asked our guy to call for refills and he said he would but saw no urgency or worry. There was literally about 6-8 of us standing there with empty cups. I really got upset. This woman pulled me out of the line and stopped me from buying overpriced coffee and an hour later I still didn’t have my coffee?!
Dont tell your prospective customers that theyre being annoying when asking questions about the overwhelmingly negative reviews about your product. It says a lot when you ask for a day of time to research the product and they tell you to just leave because you must not understand it. Very un-professional, high pressure and waste of 4 hours *which was sold as a 2 hr presentation.
Dont go on a tour of this sales pitch ..... The people were like Hawks circling a dying chicken. .... This was some serious sales. When we told them no, they got pissed. I would have bought but they were constantly pressuring. .....
Full of it! They tell you they wont pressure you but they do! Also if they run the numbers it will show up as a hard inquiry on your credit report (even though they will LIE TO YOUR FACE and tell you it wont show up at all)... Scumbags!

The hounds right next to the elevators of the flamingo roped us in for free show tickets. We gave them $40 and they promised us a grand buffet. We spent an hour in the morning just waiting for the bus to take us to the presentation. When we got there and filled out some paperwork before the presentation the lady informed us that we did not qualify to be a part of the presentation. We ended up having to pay for an Uber back to our hotel because well these people just dont care. Avoid these people at all cost they arent worth anyones time. When we came back every time we went to the elevator to our room we warned people getting roped in about our experience and the lady trying to get people to go to the presentation called us liars and said she was going to call security and have us removed from the hotel. What a joke.

We got $100 gift card for TR rewards...and 2 high roller anytime passes. So a total value of $170. And the breakfast was pathetic..2 sausages a half a waffle and imitation syrup. Oh and a 3 ounce glass water to drink....I hate coffee, btw. No milk! I could have had found more scraps of food on the ground! What a way to rook u into a FREE breakfast. Altogether from hotel pickup to drop off, it was 4.5hrs.Not a high pressure salespitch, it. Was ridiculous with the over inflated #s they used, too. WAAAAYYYYY over inflated for the real world!I could go on and on with this review, but thatll just waste more of my life.Btw, no more stays at any Wyndham property ever. This is bullcrap! by the truckload.

Worsted place to bye a timeshare will tell you a bunch of things you can do with your points but most are not true poor costumer service after you purchased into it 12 years ago i would not recommend this place or staff
