Ive been living at The Floridian for a year and a half. The previous owner/property manager Manny was amazing. He helped me with an incident involving my car. If I requested maintenance he sent someone asap. Great communication and professional. Unfortunately the property has been sold to Cruise Property Management. The new owner is horrible. Ive contacted him multiple times for issues with my apartment and he made me feel like I was a low life that wasnt paying their rent on time EVERY MONTH! At one point my apartment was getting flooded every month. I explained the situation to him many times but he chose to criticize me, belittle the situation and make false assumptions about me and how I keep up with my apartment. The maintenance guys do what they can do and I respect them for trying their best. The owner on the other hand is worthless, unprofessional and careless. I have documented conversations and recorded every call and the way this man spoke to me is atrocious. The property, I have no problem with but the new owner gotta go!
The current management company bought out these apartments from a previous management company. I signed my lease under the prior management which was for a year, shortly after moving in I also added my husband to the lease and registered his car. Never had any issues with the prior management, however this new company has been nothing but a headache.We came home one evening to find a notice taped to our door that we needed to complete a new application and show copies of our licenses and social security cards. This struck me as odd, being that this was done when the lease was signed and when my husband was added. After consulting with various sources, we confirmed that our lease was still valid and there is no reason we should have to provide proof of this again.I called the management company and they stated that while our lease is valid, they dont know whos living in the apartment and therefore need these documents. This makes no sense, the lease will show who lives in the apartment.Today I received a text message stating that we needed to send our documents or we would be charged additional fees. Immediately I texted back asking why this is, and then called from my work phone due to having bad cell service. The representative Ziana was very hostile and unhelpful, she stated that my lease is still valid but she doesnt know who lives in the apartment since we havent submitted our documents.After enough back and forth, I told her that I would be speaking with a lawyer. I then received a text message stating that my name is not on the lease and cannot live there. Of course I called the management company back to inquire, Ziana informed that my name is not on the lease and therefore I cant live there. I provided my full legal name and explained that I have a copy of my lease with this name on it, and she advised that she did not show that information. When asked whose name was on it then if not mine, she stated she did not want to tell me.At this point, if they cant verify who I am then I will have no choice but to leave at the end of the month. I assume that my security deposit will be returned since I do not live there and I also assume that my credit will remain unaffected since my name was never on the lease.

Pretty good place in spite of being in Lake Worth, I visited friends that lived here about 5 years ago and it was a war zone, new owners since and they have sure turned the place around, my unit was completely remodeled from scratch so it looked just like the advertised pictures, I see some here complain about roaches but I havent seen 1 since living here, then again Im a clean person and roaches tend to live in dirty environments. Security cameras all around the property and they are actually monitored. The place is not much to look at, looks like an old hotel but hey, I dont live outside. 99% of neighbors are hard working folks, did meet a couple that were scammers/drug addicts but owners dont let that fly for long and they are now gone. I gave it 5 stars because of managements effort, these type of places are usually owned by slum lords but not this one.
Apartments are over priced for the fact that you will be rooming with hundreds of roaches at any given time and they don’t contribute to the rent. The management here sucks as well. 0/5. Would not recommend.
These apartments are very nice and well kept. I was onsite manager of these back in 1994-1995 when they were called Topper House Apartments. Loved the owners and the area. I wish I had stayed instead of moving back to Kentucky. Live and learn. The apartments are roomy one bedroom one bath with front and back parking and entrance. Very convenient to everything.
If I could nominate the staff for an award, I would. They were very understanding, helpful, and went the extra mile to help process a complex application for for government funding. They came through for us on several occasions when we needed their assistance, and we are forever grateful to them.
Staff was great. I had a few good neighbors but there was a lot of issues at night which management tried to control but having roaches everywhere and neighbor overdosed on drugs you get the picture.I mopped the place regularly including on the way out. No surprise it took years to respond. I had to bomb the unit myself since you never got to it. The bug problem in the building is so bad it didnt make a difference.
The floridain is the worst of the worst, you are better off living on the streets. To begin the list of problems with bug & insect invasion, Mold on walls and fungi on bathroom tiles. The management on grounds (Manny) is not helpful. The majority of people they background check that reside there are undesirables who seem to all come from the lowest of places and end up at the floridian apartments. *WARNING* DO NOT MOVE INTO THE FLORIDAIAN APARTMENTS YOU WILL REGRET IT. you can find a descent place to live for the money cause they also charge you outrageous prices.
Management (Manny) is very unhelpful, has a terrible attitude and doesn’t seem to care about his job or the tenants. Terrible place. Bugs everywhere always. Wouldn’t recommended to anyone.
Good ubication. Exit to 95 near. To the side, bus stop route 2. Near the college and next to the gas station.
