I have loved living at the Preserve at Lake Wales for 5 years. Management has been absolutely wonderful throughout the years, quickly resolving any concerns and working with us. Our AC unit was replaced when it began malfunctioning and whenever we had issues with bugs they quickly took care of it. During Hurricane Irma, not only did the power not go out when the rest of the streets went out but actual damage to the buildings appeared very minimal. The price to rent for the amount of space you get is an incredible deal. Were very sad to be leaving this ideal place but are having to relocate due to our childs schooling. If youre considering living here, I highly recommend giving it a try! You wont be disappointed. Weve rented from many places and this one has been the best, by far. Were going to miss living here.Im editing my comment to ask management where the rest of my deposit is. There was a problem after we left in that we did not receive our correct deposit and this has not been resolved. For that reason Im changing my 5 stars to a 2, because it was not handled properly. If they follow through and issue us the deposit like they said they would months ago, I will change it back.

Excellent apartment complex, best in central Florida. The complex is set off the street which makes it very quiet, very spacious floor plans, outstanding amenities which include a full size washer and dryer, attached garage, large private screened-in patio, very large master bedroom closet, very large bathroom with enormous linen closet and water, trash and sewer included in rent. Each apartment has its own address, doorbell and private portico which allows you to keep your plants out of the sun. Beautiful surroundings and very clean throughout the apartment complex. Very large swimming pool which is heated in the winter months. Greatest maintenance in all of Central Florida, repairs done quickly and professionally, The Office Staff, Andra and Lora are outstanding and always there to help you with everything. The Maintenance Staff, David, Mike and Kenny are very courteous and outstanding at pleasing the tenants. You are close to everything you need for shopping, churches and schools. From a very satisfied tenant which cant say enough on how great it is to live here.

We have lived here since 2013 and we love it here. The staff is very friendly. The maintenance is great. We have nice neighbors. I have and will recommend this complex to all my friends.

Nice place, but they are managing it into the ground. They raise rent at an unaffordable rate. You can hear everything upstairs. The whole place is built over a swamp. The patio was sinking. You have no hope of getting your deposit back, even if the place looks better than you left it. They promised me they would clean the carpet, they never did, they charged me for a new carpet. They charged me for a stain on the garage floor that was already there. They will add a decorating fee and make up a fictional fee until they reach and exceed your deposit. They dont even accept direct deposit or debit card payments in 2017. The whole deal felt shady. After three years, it kept getting worse with no signs of improvement.

Went to check out the apartment complex for my family and I to move in. We were there about 15 minutes. The blonde landlady up front was so rude to us and without blatantly saying it she said our children would be too loud to live here. We just walked right out and never looked back.

Ive lived here for the last two and a half years, have had no problems the entire time Ive lived here, and am only moving because I need to relocate across the state. The office staff are always great to work with and the maintenance staff are quick to arrive when you call for repairs.

My wife and I fell in love with the place the 1st time we saw it. The layout is awesome, and the amenities seemed great...until now.We moved in June 15 and we have now decided in Sept 15 that we are not renewing our lease. We have a really bad ant problem that wont go away no matter how many times pest control comes out. They get into unopened food in the cabinets, then sink, all over the counters, in the beds, on the couches, etc.Every time we call the office no one ever answers the phone, and when they do they dont act like they dont care about it. Were done when the lease is up.

I previously lived in this apartment complex. Upon moving out I have never seen such a scam of fees they tried to charge me. Absolutely horrible experience. Please make sure to take photos before moving in and upon moving out. This complex will attempt to scam you!

Take pictures of everything when you move out. If you dont, the management will claim your apartment was dirty and charge you an arm and leg for cleaning and repairs. Reeks of a scam.

I lived in an apartment for a few years here and it was great, it is on the pricey side (Which they continuously raise) though and because a lot of the stuff is pretty outdated and the walls are paper thin I mean its horrible you can hear everything between other apartments and inside your own apartments, I think its not insulated because during the summer its like it could never ever get cooled off. The women who worked in the office were always very friendly and inviting. The maintenance workers were always friendly as well... Except for Mike. He seems to have some sort of power trip problem. Hes not very friendly, rude at times, and heaven forbid you park on the side of your driveway for a few minutes... He will put a note on your windshield (hope he enjoyed picking that crumbled piece of worthless paper off the ground) and he will almost run you down with his stupid golf cart or cause a crash with your vehicle because he pulls right out in front of you. And I really feel they should have some sort of security gate because I walked outside one day to my truck being completely covered in vulgar writing from some low life.

We moved in June 2015 and have watched the decline of this complex. Buildings are green with mold & they dont power wash until a first floor apartment is vacated (because the greedy owner did not install outside source for water in any of the bildings). They do not keep up the grounds except the main entrance. We, at our own expense have planted plants & spread mulch so the entrance to our unit + 2 others are presentable. If you wipe off a smudge on the walls in your unit the paint (watered down white wash) comes off...it is such a shame as we watched this complex being built (11 years ago) and when we sold out home really looked forward to making this our home for 5-10 years!This only touches a few of the issues with mamagement/ownership of this complex which appears to be the nicest place around...

Don’t ever think you’re getting a deposit back. Management keeps them for themselves I think. If you’re a family of ethnicity, please look elsewhere. Your kids can’t play outside and are targeted.

I hate this place....my husband and I moved in June 15th and were already waiting for our lease to be up! Outside of the spiders, silver fish, cat issues....there is a SEVERE any problem! They get into unopened food, our beds, cpubters, toothbrushes etc...and ridiculous! Every time we contact the office about it we either get no answer or the same answer...I cant wait to leave either get no answer or
