Great lakeside cottage, fully stocked with everything you would need. Management easy to get ahold of, and responsive. Very good location. Bed was comfy. This is not the Holiday Inn, it’s a lakeside cottage, just as a lakeside cottage should be, rustic. Nothing modern. If you need modern and updated, stay at a chain hotel in town. We had a great time here, unique, charming, safe. Loved it!

I grew up spending summers on New Hampshire Lakes, so I know the beauty of the region. Even better than all that, its the people that make stays here more pleasurable. For a no frills, family oriented, beach front lake cottage I give Proctors 5 stars. My 2 sons and I spent the weekend of the spring Winni fishing derby here and the it filled our needs perfectly. Small kitchenette great for quick meals, comfortable beds, nice deck to sit on. Dock for our boat and Patrick the owner, is a wonderful host and was very accommodating. Well be back next year😊
We rented 3 units from Proctors for bike week. Patrick was great and the rooms were perfect. Hoping he has availability for next year. Patrick never stops working. I was tired just watching him.
Great place to spend with family and friends. The cottages and common areas are clean and well maintained. Located right at Paugus Bay channel was great for watching the boats ride by. The beach area was great for kids and adults. Sand castles,fishing, swimming,grilling, chilling and view of fireworks every Friday from the private beach. The owner Patrick was extremely welcoming and runs a great vacation spot for families. Definitely coming back!
Such a relaxing and fun getaway at Proctors. Having such a beautiful beach was a huge plus. The suites are very well maintained, and super comfortable. We loved having a separate sitting area and kitchenette. The owners could not have been any nicer; they gave us such great advice on planning our activities and were accessible for anything we needed. Great for kids as well as adults. A special and unique place for sure!!

Such a relaxing place to hang out on the beach to swim an watch all the boats go by. Amazing views from every room!! Our kids (ages 12 an 16) had an amazing time everyday an slept like rocks every night!! Husband an I enjoyed going to sleep with the lake breeze an hearing the water. See you next summer Patrick!!
Second time there - love this place. Old-fashioned cottages with its own beach and everything you need. And the owners are great! Not fancy but certainly comfortable!
We recently visited Proctors Lakehouse Cottages and had a great vacation. Our kids had a fantastic time playing in the sand, swimming and riding the pedal boat. Plus, there are a ton of family friendly things to do nearby. Patrick and Gladys were gracious hosts and this trip reaffirmed the value of staying at a family-owned establishment.
We rented 2 cottages here in 2016. Mass couple owns the place, great people. quite. beautiful to wake up and see the water in the morning
Patrick is very nice. The service was great. If your looking for a nice place to stay in walking distance of weirs beach this is the place. You have your own little beach and a boat dock you can park your boat at. You can watch the boats go by when your looking out your living room window or when your cooking on the grill.

Very nice location. Just a 10 minute walk to Weirs Beach. Funspot is near by and you can also take trips around the Lake.
Proctors has very nice, efficient cottages that contain everything...just bring your towels. Well maintained and professionally operated by a wonderful family. Child and family friendly. Private beach on lake Pogue right on the narrows that joins with Lake Winnipesaki a very short walk from Weirs Beach.
Awesome place for a little family getaway. Close to lots of activities. Right on the water. Not a lot of privacy.

Being in the hospitality business i am naturally picky about where i stay. I have been to 4-5 star resorts around the world and none could hope to compare to Proctors on their best day! We had just left a 4 star Ocean Suite In York Maine at $500 a night and that suite couldnt even compare to Proctors. We were accommodated with a last minute check in on a Saturday night with absolutely no problem. We got A 3 BEDROOM COTTAGE ON THE BEACH LITERALLY ONLY STEPS FROM THE WATER FOR 2 NIGHTS AND PAID HALF OF WHATWEP A ID FOR AN OCEAN SUITE FOR ONE NIGHT IN MAINE! The GM Patrick Clausen was immediately welcoming to our family. He waited hours for us to arrive and when we did he offered a choice of where we would like. We chose the Steamboat cottage. Beautiful private beach with pedalboat, pingpong, private dock access for fishing/boating, raised deck for dining and lounge, extra beach toys for the weary traveler whom may have forgot, picnic table with 2 aridnock beach chairs and grill per cottage and a swimming platform! The cottage was beyond cozy with a full kitchen, bathroom, 3 bedrooms with newer mattresses, kitchen table and a beautiful lake view den/bedroom with brand new pullout queen sofa! Also had a new flatscreen tv. We are huge Patriot fans. My fiance asked if there eas a tv so we could watch the opening gameThe tv was mounted and bolted to the wall in the kitchen. Patrick told us he would put a tv in the den. He actually unmounted the tv, ran cables underneath the cottage and drilled a hole in the wall and set up the tv in the den. This took almost an hour. We would never have asked if we knew the trouble. The point is the trouble to him did not matter. He was only concerned for our happiness. Any other place would have said no or would have said how hard it would have been(honestly, when have you stayed anywhere, even at the most expensive retreat and asked for the tv to be more comfortably placed and they drilled holes and rearranged the layout of the room? nowhere!). Not patrick! What can i do to make you happy, this is their motto. His son, a very polite young gentlemen assisted his father. We checked out after 2 nights. We were so tired and asked for a late checkout and were given one (even though they dont normally offer that because this place is so amazing there are usually another family waiting to get in). I was just blown away. We traded 2 days for a lifetime of memories. This man even checked up with us when we werent in need of something to make sure we were happy. I am telling tou that if you want a lakefront experience in a gorgeous cottage at a family run facility of 67 years that is affordable and memorable then stop when you see the green proctors sign, pull in, go to the office and ask for Patrick. The best however many days of your vacation you choose start there! This place is a bit dated in decor, and that even adds to the charm. They say they are a new look at old fashioned hospitality and they hit the nail on the head! Cant wait for next year.
