This company has gone down over the years! It’s bad enough that I tolerated the rude receptionist that would pick up the phone. The increase on rent for a property with outdated appliances and mold throughout the place. There hasn’t been an upgrade done to this duplex in at least 5 years, but you feel the need to increase the rent by $200. Now I can’t even get in touch with anyone to figure out if maintenance on the a/c will be out of my own expense or not.Just a horrible realty company all together!

This company never answers their phones, never reply to emails, they do not maintain their properties, and all are very unprofessional and rude with the exception of Ms. Chavez. Although, after move-out, she will avoid your calls with the use of caller ID. They have no respect for your time. I have a Property Management background and Ive dealt with many Property Managers in my past. I have NEVER seen a company so unprofessional. Their main office is in a torn up part of downtown Killeen and is disgusting inside, which speaks volumes to how they manage their money. We moved out long ago, and have yet to get a reply back on why many extra fees were deducted from our refunded deposit. I honestly could care less about the money. At this point, Im more disappointed in the level of disrespect they show toward tenants that always paid rent one month in advance, and always maintained the property inside and out, when they refused to. Save your money, go to another company that has values.

As a tenant of tropicana in one of their fourplexs in Harker heights. just wanna show my appreciation to this company, when put a maintenance request always get a fast response. Their landscaper always does a good clean job and pick up the trash in our yard that wind blows from other buildings. Im happy with this company

I had all the intention of posting mostly positive about our experience with Tropicana. We had a good priced rental, and during our 1st year or so they were really receptive and responsive. This is when they were just Tropicana. Once they were either bought or merged with Nexthome is when the problems increased... dramatically.If there was an issue with the property, it took days or even weeks to get attention. Most times, once a maintenance request was put in we would hear nothing. Then a random email would come in with a contractors contact info. No times or dates.The pictures that were posted online when we found the property were severely misleading. There were reddish pink stains on the carpet in the living room, the linoleum in the kitchen was scratched, gouged, and stained horribly. And one of the bedrooms had a chunk of carpet missing that was plugged. Bottom line it looked horrible. There were burn marks on the counter top edges in the restrooms. (Looked like someone set a cigarette on the ledge) The connecting backyard fence was torn up from the ground. Of course we took pictures of all of this for our own sake. We spent many hours and days cleaning the property up and making it more comfortable to live in. It looked a million times better when we moved out. Again, we took pictures to compare and contrast. We patched holes, shampoo and conditioned the carpet, successfully removed most of the red and pink stains on the carpets as well as the burn marks on the counter tops, repainted the baseboards, and gave a deep thorough cleaning of the restrooms, appliances, closets, cabinets, to include underneath the stove and refrigerator, and garage. We had the exterminator come out to do their move out spray and was told by Alicia not to worry about the carpet cleaning because the carpet would be ripped up and replaced anyways. When the move out inspection came, the man would not let my wife stay in to do the walk-thru with him. So low and behold when our deposit was to be returned, they claimed they kept some for cleaning. To find out why they kept money for cleaning took 3 weeks to get a response, which was only possible because my wife got Eleonoras personal number and had to repeatedly call her. They had no itemized list and no explanation of the cleaning that was done or needed to be done. My suspicion is that it was a money grab and being military we would be out of the area once we left the property. We put a lot of work into the property and the way we were treated on the way out was disrespectful. Would never recommend this company to any incoming military personnel. There are some really good ones in the area, just not Tropicana Nexthome

All was going good with this company until i was told by someone at my door that the house was under foreclosure. I contacted Tropicana was told it was true and the home was going on sale thats the last i heard of that even though I asked to be kept in the loop 2 months later new owner shows up at my door step with a eviction notice and Tropicana is giving me the run around . i just paid my rent they dont have information on my deposit or their able to return my rent . i called the phone that they have on google but that goes to reception team outside of the local area that says someone will call within the next 24 hours but never do. I think i just my rent and my deposit

They do an excellent job marketing the property as well as, managing the properties and most importantly they make our tents feel like valued members of the team. I do not hate this place. The receptionist who answered the phone was not customer friendly.I felt like I was being interrogated.I know it is important to screen your potential callers.However, if she wanted to rent the property, I felt my experience was a bad one and I would not feel good in dealing with this company.I felt like she was being biases in her questioning.She asked me, If I was I on Section 8? No offense to section 8 intended.I felt offended and bothered by her whole phone process.I hope by now she has learned better phone etiquette or she has found another field to work in.

The receptionist wouldnt tell me who I would be speaking with, all she told me is that someone will call me back within 24 hours. I hung up! So, do business with them at your own risk. There are way too many other companies to deal with, and whos available to speak with you, directly.

Greedy and dishonest! This company took hundreds out of my security deposit for things that were already damaged or missing when I moved in. Ive been renting for close to 15 years while in the military and always get my security deposit in its entirety because I respect other peoples property especially fellow service members. They also charged me the whole rent amount of my last month although I moved out very early. Save yourself the trouble and rent with another company!

Called to inquire about a property and was cut off in a ghetto rude way that the property already has people lined up and basically dont ask about it. All the woman had to say was that its not available and offer to show or give other options for homes. The franchise owners ought to be ashamed of their franchise employees acting inhospitable and in a non customer service manner. One bad apple spoils the bunch. Take down the sign in the yard if yall are tired of people asking or calling about the property. Simple, no rude attitudes needed. Ill go over there and do it for you, no charge.

Never rent from them! If I could give no stars I would! I rented a house from them for one year, was going to rent again for another, but was told the owners wanted to sell the house so we had to move. I thought that was understandable, so Eleanor found us another house across town that she would rent to me... didn’t really have any other options. I was trying (at the time) to stay with the same company. I ended up renting that house for three years. I had $1000.00 deposit, which she said would transfer from one house to the other. Only to find out, in the middle of the year, that it did not and I had to pay again. There was another incident where I had dropped a money order off at night in the drop box and they claimed to have never received it two months later and showed me behind on rent +late fees. Two months later of course I did not have the money order receipt, however after that incident, I kept them all... lesson learned. The owners of that house wanted to redo the entire privacy fence, which I thought was nice, only for me to come home from work to find all of these men who were “putting up the fence” with my water hoses and water running full blast, for long periods of time. I asked Eleanor if I would receive a credit off of my rent for this, seeing as I was responsible for the water bill and she never agreed nor did she disagree until I brought it up the following month, when she rudely let me know that it wasn’t happening. Mind you, the fence building for some reason took three days. When I moved out of the house. I notified them as to when we would be leaving, it took them a month to go over and do their “walk through”. Mind you the neighborhood was full of mischievous kids that sometimes like to damage others property. I had paid a professional carpet cleaning company to come in and shampoo the carpets, there was no trash/furniture left behind and we did a basic cleaning after move out, which included ceiling fans and windows. I wasn’t expecting to receive all of my deposit back, however, not only did they keep my $1000.00, they charged me an additional $4360.00! I was floored! In their letter, they said there was a rodent infestation, which was not the case when we moved out at all. The grass had grown extremely high in that month, as we mowed it before leaving, and I was charged $100 for yard work. I was charged for carpet cleaning again, $300, only to find out from my old neighbor, that they replaced the carpet when we left. Even door stoppers that “needed replacing” was on the bill for $20 a piece. I was outraged and contested the bill, but the only option I had at the time was to take them to court. Mind you, we had been in our new home for over two months by now. They refused to remove any of the charges and I refused to pay the bill. This ended up going on my credit report, and as of today, is still there. I agree with the person that left the comment that it depended on their moods and how their dAy was going as to the customer service you received when going into the office for anything. If you are considering renting from Tropicana, please look elsewhere first!

I have been interested in a property and have called to get information. The customer service was ok. Did not really let me speak and or let me finish my sentences. Second time I called, I was told to call at a certain day, which I did and they were closed; however, I left a message and have not been called back. Today, I called to check in and spoke with Beverly. Customer Service was horrible!. When she picked up the phone she sounded annoyed and not friendly at all!!. However, before I finished my sentence with providing the address I was interrupted. I ignored her rudeness and let her speak. When I asked friendly why I was not notified when I checked in days ago, she became deffensive, little loud, and was wanting to argue with me.. Not OK!. I just hung up. I did not deserve the horrible customer service she provided just because she may have had a bad or overwhelming day!.

I’m only giving one star because there isn’t an option for less. I’ve been renting with them for about 1 year. I’ve lived in this rental for 2 years and in my first year living here it was sold to another property management (NextHome). I wasn’t notified of this transaction, and they expected me to pay deposits that I’ve already paid for and there was no paper trail of my previous payments.Very unprofessional when it comes to customer service and dealing with tenants. I’ve had numerous issues with the plumbing. The city had to come out and dig up the front yard, and they didn’t communicate effectively with the city. I’ve went without water on multiple occasions. ( Currently without water again ) .The only upside of this company is that they do not have breed restrictions when it comes to dogs.

Have only had to deal with this company because they are handling a property next to mine. Their maintenance personnel completely ruined my yard while mowing the property while it was empty. Ive contacted them several times and have gotten the run around for weeks. If this is how they handle other people, I can only imagine how they would screw over anyone renting from them. I am currently looking into paying someone to come fix my yard and just hitting them with a vandalism charge for financial loss due to the destruction of property. I would avoid this company all together.

Great management company I have used Tropicana Realty as a manager of my property for over 5 years have I no complaints my money is deposited into my account every month like clock work. They will send you inspection reports along with pictures of your property so that you can see the upkeep if requested.

We looked at an apartment in Harker Heights through this company. During the background check, false evictions came up on my husbands record which were suspect due to several reasons, which the gals at Tropicana saw right away. They informed us of the issue and even went as far as to help us get the problem resolved. I felt this went above and beyond their obligations. Most places wouldve told us about the problem and basically said, Sorry bout your luck. Work it out and get back to us. But they actively sought out a resolution for us, and we are so grateful. Unfortunately, we were unable to get the apartment, but I wanted to leave a review as to what a great company Tropicana is. If they were willing to do all this for a young couple who werent even their tenants yet, I imagine they are fantastic to those they are renting to. We hope to one day do business with these folks.

I went with this company because my mom uses them so I figured if she trusted them then they are good to go. I havent really had any huge issues but when I first put my house for rent I told them I did not want pets in my home and it was not stated that I had to write it out on the contract so it was overlooked and someone moved in with a dog. The first home inspection photos I got werent that bad as far as maintenance but I wasnt happy about my carpet and or the mess/clutter in the pictures from the current tenant. This made me feel as if they did not care what impression they gave me as the owner.Sometimes I cannot reach the office by phone or email until I have left several messages over the week. My rent deposit is always on time which is good but the copy of receipt showing the monthly payments for my records is sometimes late. This is my first time renting, I highly doubt I will ever do this again if I buy another home.

We submit work orders and maybe get someone to look at it. Our AC is out again for the 2nd time this week and since no one is in the office on weekends, we have to suffer through an 80 degree house. Also, you cant contact them directly, as they wont answer the phone. It directs you to online to submit another work order. This is terrible. Before Tropicana realty was taken over, this wasnt a problem. I bet if the employees lived in a house with no AC, someone would be there to fix it.

Im only giving one star because I have to. This company is the most unprofessional, ghetto company Ive dealt with in my 20 plus years of renting. They never answer their phones, they have no courtesy with their potential customers, and they dont seem to have a clue of what theyre doing.I had an agreement with the owners of the home I was about to rent. I was told the house was mine and could move in on the 30th. I was moving from Austin so, I was doing everything long distance. At the last minute, the couple placed their property with this management company. They were having to get most of their information about the property from me and when I repeatedly asked for the lease, I was continuously put off. They finally asked us to put in our application online but assured us it was only a formality and that because the owners had already approved us our background and credit werent even being run. Not that I was concerned because renting had never been an issue for me.Then the day before se were schizoid to move in, Beverly tells us the windows age sealed shut and shes unsure she can get them opened in time for our move in the next day. Through ot the day, I recieved no update and when I called, she got impatient with and rude. Finally at 6pm the night before we ate to move in, I get a call that theyve run or credit and although our credit scores are good because of THE ONLY FLAW ON A 20 year rental history from 4 years ago (that is actually in dispute on my credit report), we were not approved and cant move in!!I have rented 3 other properties in those years since this flaw with no issue. We offered 3 times the rent as a deposit, we offered 2 cosigners with 850 credit scores, who also guaranteed the rent and still sorry and good luck. We are currently living in a temporary housing because nothing is available for weeks that we would consider from other brokers. We will be forced to pay for another uhaul and have to move once we finally find something suitable. Curiously the house is not being listed for rent on any site. Its my belief that because this house was so unique and affordable, someone in their office wanted to rent it and offered the owners a higher rent and used this as an excuse to get out of their obligation to us. They had our applications for nearly a week and in no way would it have taken that long to run them. When the window thing didnt detour us, they got lucky running or apps at the minute and using it to excuse this horrific action. Do not use this company! They do not care about people, they have no morals and no professionalism!!

I do not rent from them but I am a home owner who unfortunately has one of their properties behind my house.I have made several requests over the course of a year to have their fence repaired due to our neighbor and us having dogs.Well our neighbors dog came into our yard and got attacked by ours.Do not rent from this company.

The worst realty company I have dealt with. The garage door was broken when I moved in and was not fixed like they said they would so we were unable to use the garage the whole time we were living there. I did not receive a garage door opener. The drawers in the refrigerator were also broken and were supposed to be replaced when we moved in but were not. There were black marks on the paint on the outside of the house when we moved in and we were supposed to re paint it before we moved out or would be charged. They only care when they are trying to contact you, if you are trying to contact them it is another story. would not recommend them as a realty company.

Five stars for Elizabeth who helped me get a home took care of most of the process, military friendly. Unfortunately Tropicana advised me they arent equipped to support managing quad-plexes, I appreciate the honesty. However if I knew this I wouldnt have purchased the property. Be sure to talk to Elizabeth about purchasing a home but talk to their management side before getting something they cant handle. Most of my experience with them is being out if state planning to return in December.....The interface they account for expenses is great for keeping records. Although the maintanence costs vary with property I felt they ran a bit high for what was done. Regardless their was no hassle factor with repairs they took care of it even if it cost higher than average. In their defense my single family home was small and on the low end of the market, but vacancy took just over two months to fill. Consequently the tenant put their 30 day notice in four months of a year lease. Luck would have it that I was notified of my home being availible due to the 30 day notice a three days after I closed on a house with them. I was told the response was not received from the tenant until they called Tropicana. Because of this I feel the response time is a bit slow with email if you can get them on the phone they are helpful. I would use them again if my properties fit their support.I would recommend them to someone with a property that is larger than 3 bedrooms, duplex and single family homes. Especially if you are less worried on your return on investment (38% of revenue for maintanence) and hassle and upkeep is more important.

Terrible!!!! The house we rented from them was infested with bugs. we let them know and they said they treated it before we moved in and wouldnt do it again. we spent about 200$ in our own money to get the problem under control and it only got worst. we moved out early and they tried to charge us for the bug problem and kept our deposit! said we never told them even though I showed them the email I sent about the bug problem. their excuse was they fired the person who used to deal with work orders. yea avoid this company at all cost

Absolute worst real estate company. I have traveled all over the U.S. as well as overseas and used many real estate companies to rent a place to live. Needless to say, Tropicana realty should be black listed to prevent any military from ever going through this company. Or completely shut down, so that no person is ever taken advantage of again by them. I suggest to anyone that is considering doing business with these folks to seriously take this review into consideration. I only gave 1 star cause I had too. They handled my property management for the last 2.5 yrs. Never use them again and switched who is taking care of it now. They constantly lie to you about people being on a lease and let them do month t o month. Where it gets worse is they let them pay rent up to 2 weeks late. Which screws you if you have a morgage to pay. They fix things and charge you even though its the renters fault. After review they are then screwing the renters to by charging them. More digging I found every other realty company charges late fees for people paying rent late. Thney do not. To beat it all the owner told me that it wasnt there job to collect rent and look after property. That is literally what they get paid to do. I could go on and on but I will just end it with this. DO NOT USE THEM TO RENT FROM OR HANDLE YOUR HOUSE.
