Showed lack of urgency and I barely got through to anyone. I rent. Im not a homeowner, but we had to move the leaking ac unit out ourselves and have to somehow dissinfect the almost 5 year old carpet. We are a busy hard working family of three and would appreciate if our new landlords in Kalamazoo showed more care toward their tenants. The night maintenance also never forwarded my note from 12:30 AM. By the time the transfer lines turned on well after noon No one seemed to know we needed someone out here .On top of that when hours open at 9 AM through to noon or better the transfer line is turned off. This tells me that people are not doing their jobs. As it stands I dont need an explanation for this. Please do better in the future.
I have nothing but good things to say about Jakobson management. They have always been very helpful from leaking pipes to their immediate responses for little inconveniences I have found while living in one of their managed units. I have never had any problems with this company and absolutely love my place here in Kalamazoo. I moved here a year and a half ago and I trusted their company simply because of the positive feedback they had on their Facebook page. I trust them to do what is right and have even recommended them to friends and family. I had a leaking pipe from the unit above me and it took “tops 30 minutes” for a maintenance technician to come out very early in the morning to resolve the issue. Very fast response and I can always text them knowing I will get a fast response. Very happy with this company and I always feel like I am in good hands in one of their units.

I have a completely different view point of property management now, she opened my eyes to how much ahead of the competition this company is, which is why I really wanted to be considered for the position I applied for. Lived at a rental through Jakobson for about a year and the experience was less than satisfactory. I moved into the unit in December 2019, and the dishwasher and garabage disposal kept shorting out. I had to call multiple times to ask for it to be fixed. They kept closing out the ticket wihtout resolving the issue and it took till the end of February (3 months) to actually fix it. They say they manage the property, but they really do not. The neighbors had a broken down vehicle for pretty much the entire year that I was there. They stored their empty recyclable pop cans and bottles which attrached all sorts of bugs and rodents into the shared garage space. The neighbors had an extra large dog that would jump up on my windows and bark very aggressively into my unit every single day and ended up ripping all the screens to my apartment. This made it very difficult to work from home and uncomfortable to even go outside. They also never picked up their dog waste. So the entire property smelled like dog feces. I complained, and Jakobson said something to them, but didnt do anything to enforce the neighbors cleaning up after their animals. It was disgusting. Jakobson also did not shovel the sidewalks along the road when it snowed and they did not mow the lawn in the spring. They also sent me a letter increase my rent after my lease was up, during the middle of the COVID19 pandemic.
Previously all management companies I’ve dealt with have been garbage. Recently after speaking to a Mackenzie working at this location my view of property management companies has been completely flip turned upside down. Excellent work!

They are very unprofessional & money hungry. They are charging me money for a maintenance fee. My my heat doesn’t work efficiently. They are charging me because the person who came out to fix it said it turned on and it’s working, but it doesn’t work efficiently. It has been cold the whole winter.

When I first moved in, things were good. I purposely moved into this apartment because it was cheap and I was going to be paying/living on my own. However, once the first year passed- they wanted to raise my rent $50 a month. This would have been fine if they actually did things to update the complex or at least, make it look nice. I never saw anyone come to clean the apartment stairs or hallways, so month by month things got dirtier and more trashy looking. Also, cars sat in the parking lot that were no longer running- just taking up space (while other people struggled to find places to park in the evening.) Overall, my first year experience was fine. But by the end, I was eager to move out. Now they are charging $675 for one bedrooms with no washer, dryer, dishwasher, or air-conditioning unit in the apartment. I know prices keep skyrocketing in Kalamazoo, but geeze. Youd think during a pandemic, with the economic situation like it is, these slumlords would have some sort of empathy for their renters.

Do Not Live with Jakobson for any reasonI moved into a house that had bed bugs. It took us almost two months to get rid of the bed bugs. Then the other side of our duplex got bed bugs and we almost got them again.They manipulate your security deposit and take your money based on fixtures broken before you move in and will not provide reasons or billing breakdown for what they charge you. When I tried to get a balance sheet for move out repairs they never sent one.Overall unprofessional company and un-liveable conditions required to give one star

Lets talk about Jakobson Management. If youve ever thought to yourself that you want to have a home that rests inside a dumpster, then look no further because they will do that for you. They claim to have grounds people and management thats there weekly. If thats the case, why is there liter EVERYWHERE? Theres a pile of couches in one photo thats been there for over a year, a dead crow I reported that was next to the dumpster (and still is) roughly 5 months ago, condoms on the ground, dog poop, fast food, etc. But not just on the outside! Its inside the building too. That nasty white stuff and fries taken near the back door? Thats been there for over a month because they dont clean the inside of the building. Its been vacuumed once in the year I spent my lease there. There was a good 3 months the back door lock was broken too. The laundry room is a joke, its ONE washer & dryer thats broken half the time along with no light in the room because they still havent fixed it since October. Then theres living in the apartment that sucks as well! From not having heat for 5 months, having our apartment flood multiple times. The last time being SEWAGE FROM A MAIN LINE that took 4 hours to be taken care of. That their only good maintenance lady had to come in our her day off to get stuff done because the other guy wasnt. They had to cut a hole in the wall when our shower was leaking that never got fixed so after two weeks of waiting for them to fix it I ended up emailing them photos of everything still unfixed in our apartment because I wasnt going to deal with it since we moved soon. But it shouldnt be that way! It shouldnt have to be where you hassle management to CLEAN YOUR MOLDY WEEK OLD CARPETS. Because you called literally everyday for a week till it was fixed. (Leak happened sunday, carpet taken care of next week Tuesday.. ) or remind them of Hey theres still a giant hole in my wall!. Then lets not forget about how rude they can be if something goes wrong. Rachelle I have nothing against. But Amber takes her sweet time getting things fixed AND LIES about appointments being set up when they havent been & Hailey gives you an attitude over things. Also the neighbors arent any better, theres a family above us that we had to call the cops on multiple times for domestic violence. Theyve had a hammer thrown through their window. The lady next to us had her apartment broken into. Not to mention when that back door wasnt fixed there was condoms found in the boiler & laundry room because neighborhood kids were coming in to have sex in those rooms and smoke. This place is a joke and I DO NOT recommended anyone living there.

We tried to apply for a house through this company. The company website was so poorly coded that I feared my information was being stolen the whole time. The application fee had to be paid through another website that also seemed like a scam, and it was not associated with the application I submitted. Im still wary that my information was stolen.After we submitted the application, we received word via text message (they claimed their office phones were down???) that we had been approved for the house and that we would receive a link to pay the deposit. They also said that another family had been approved at the same time and whoever paid the deposit first would get the house. We did not receive any links, and instead were told 15 minutes later that the other family had paid already. The link they claimed to have sent us never arrived. The property is still listed as available at the time I am writing this review, which makes me believe more strongly that this was a scam.I am not convinced this is a real company. Apply with caution if you choose to apply at all.
Horrible place to live under this management company. RAW SEWAGE comming up from septic unable to let children play in yard for OVER A YEAR before CITY STEPPED IN and it was fixed. Finally...

Looked for over four months and qualified everywhere only to be lied to and have my money taken for app fees when these other companies already had my places of interest basically rented. Then I found JMC Jakobson Management Company and let me tell you, the experience of working with their friendly staff was a major breath of fresh air. They were able to find us exactly what we were looking for and I was just blown away by the professionalism and kindness of their whole staff. My only regret is that I didn’t search them sooner instead of using places I will (because I have integrity) not name. I must have spent five hundred in app fees alone with homeowners trying to rent their places to companies charging these fees knowing that there is a 99% chance the places I were looking had been taken already. This happened several times and I should report them. But, not at JMC..... they were nothing short of being 100% professional, honest, straightforward and caring to listen.... mostly the girls were just nice and honest and it seems nowadays that’s hard to find. So, if you’re hunting for a property please save yourself the headache and waste of time and just head to JMC Jakobson Management Company and get connected with real people who actually care about your needs not just your app fees😡 nothing I can do about wasting my time and money with these other companies but at least I’ve found my future go to place for any future needs on properties or finding a great rental at a great price with a process that doesn’t make you wanna just jump off a bridge before you’re all through with it. I hired JMC and they have been wonderful so far, getting great tenants placed very quickly and everything has been running smoothly since then. I have never rented from a rental agency before so this has been a first experience. We have been tenants for 11 months now.Hailey, Allie, Rachelle, Kristina and Mike have been good to us. I go in and pay our rent in person. I have always been greeted while a smile and my name by them all (even when I have been slightly late with it). At the end they always ask if there is anything else I need or any maintenance issues that need addressed.We are happy in our home. We don’t feel like just another tenant or number if you will. Communication is the key.We plan on staying a long time with them, if they will continue to have us.
I’ve rented a house by myself with them for about 4 months now, so far so good! They’re really nice at the office. Any maintenance issues are fixed within a timely manner. Will be renewing my lease.

I have to agree with some of the reviews as jmc is not a good company to deal as my family had very bad service from them and jmc will ignore calls, are very rude and from what I have heard they will not give you your last mortgage payment. If I could take the 1 star rating off to give a -10 stars I would.

Never had a better rental company. They treat you with respect and dignity. They always put their renters first. If anything happens, maintenance comes right over. No repeated calling or complaining. I have been renting from JMC for what will be my third year. The ladies in the office have never been nothing but nice and attentive to all of my maintenance requests. They are always willing to hear you out when life gets the best of you, and at the end of the day thats what really matters. JMC just took over the unit I have lived in for a number of years, so far I have been very pleased with every interaction I have had with the office. I did an online mait. request for my kitchen light on a Saturday night and when I came home from work on Monday my son said they had been there and changed the light. JMC manages several properties for our family, and has done a terrific job - from cleaning, restoring (to a much better condition than they were previously in), and maintaining a couple of properties, assessing the market to get the appropriate rent and advertising and ultimately filling the properties. After having a horrible experience with AIM Corporation, I switched over to Haily and her crew at Jakobson Management. The difference in experiences between the two companies is night and day. Haily and/or one of her staff members answers all my questions very quickly. I have no complaints and recommend them to investment property owners on the west side of Michigan.
Never rent from JMC, we had been treated poorly ever since our move in date! This, lack of, management company struggled since day one to run housing leases. Besides the fact that they had us move in while I didnt have a bedroom window for the first month and a half, the majority of our maintenance requests havent even been attempted to be resolved. It was a joy for us to hear that after months of the delinquency JMC demonstrated, the home owners fired them and moved us to a new company. JMC is very unprofessional and someone of legal authority should look into their business practices.

Renters and Landlords beware. We spent a year and a half at one of JMCs rental properties. We had more issues than I have time to list. To start with they dont do anything quickly. We had 3 different leaks in our time there and none were repaired with any urgency. The water damage in one of the bathrooms was fairly extensive by the time they got around to fixing it.After only 2 months of staying there we had a badly clogged kitchen sink. They sent out a plumber who told us there was 8ft of grease clogging the lines. Neither myself or my roommate cook. This damage was caused by the homes owner who lived there for years before we moved in. We were told that JMC would take care of it after 10 days without a response from the owner. They ended up sticking us with a $500 bill. Whats worse is that Haily Siebenaler, our property manager, hired her husband, Dan Siebenaler from Dan Wood Heating and Plumbing to do the work. Major conflict of interest. He took her side and refused to let us talk to anyone else at Dan Wood even though his coworker initially told us there was no way we could have caused the damage.One of their employees threw a brick through our garage window and dented my car. They only agreed to pay for the damages because we had it on video. Then they tried to tell me where I could and couldnt take it to be repaired.Finally, JMC was so bad that the owner of our property decided to cut ties and work with another management group. JMC didnt tell us and led us to believe that we could renew our contract. This left us scrambling to find housing during the busiest month of my life.Avoid them at all cost.
Jakobson Management is the worst company Ive ever dealt with. I live in Renaissance apartments in Battle Creek and though they seem to do good with their Kalamazoo tenants, they do NOTHING for us. Their emergency response is non-existent. Trash is everywhere. Our apartment was without heat for months, and has flooded three separate times. The only saving grace for this company is the maintenance lady. The office staff is rude and often doesnt return calls, gives no notice on things, and generally does not care about us. DO NOT RENT AN APARTMENT FROM THIS COMPANY

I just moved in.my unit in may this is a great company my sink was messed up and they had rotor rooters come out and fix everything the same day I now have no problems with my sink, I have anxiety so when I seen all the water come out I lost it but they understood me they got right on it very very nice and understanding and thanks alot
The listings are very vague online. After emailing them, they gave me a list of questions, which I answered. Then I am told what some of the fees are. $400 for a pet fee on top of $25.00 pet rent seems really excessive. Essentially its a security deposit, but its called a fee because you cant charge more than one and a half months rent for a security deposit. Then include the one months rent security deposit, and a cleaning fee, which apparently according to some reviews and an Instagram post, doesnt include cleaning? I can almost bet theres an administration fee in there too. No where does it list what the application fee is. Why not clearly list all the criteria and fees online, instead of wasting time fielding questions via email? Their Instagram doesnt include addresses or prices for the listings they post. I didnt even get to the point of viewing a place, because they only show places, (according to their email) Tuesday-Friday 9:30-4:30. Which apparently didnt include the Thursday I spoke to them via email or the Friday after, which I told them I was available for. I was told I would have to schedule a time next week, but even then I wasnt given any options. Then when I told them Tuesday, after they asked what worked best for me, they told me again they werent available. Just be forthcoming!The girl with the negative review and photos, you said she wouldnt let people in for repairs, which makes no sense considering maintenance could easily accompany repair crews and let them in as long as there is a 24 hour notice, and less if it is an emergency. Also giving someone a space heater in place of heat would only be acceptable for a few days at most, especially considering the people would have to pay the electric bill to power it. The reply listed that you kept her security deposit etc, but in all honesty had she and her roommate withheld rent and taken your company to court, the likelyhood of rent being reduced and costs paid for incurred damage would have been a guarantee. Not to mention they were not able to have quiet enjoyment of the property that they rented, because of the tenants your company didnt address, regardless if they were inherited. Such a huge red flag. With the negative reviews and responses, the overcomplicated process, vagueness, expensive fees, and lax response time, this company gives off a vibe that its run by a child. There are too many other rental agencies and options in the Kalamazoo area to choose from.*It is not industry standard to charge a cleaning fee, nor is it for a pet fee. A deposit, yes. Which is inherently what the fee is for. All fees are not explained either in mobile or desktop versions of your website. You will not address the tenant because I am right. Also, you asked via email what would work best for me for a viewing, yet again, you said you were unavailable. If you are not available, CLEARLY state this before asking what day and time works best for you for an appointment. Instead of seeing this as a constructive criticism, you chose again to respond in a childish and unfactual way. Maybe if you spent less time with these responses on Google, you would be available to show rental properties.My only suggestion to people who choose to be, or are now tenants, is to only correspond with them via email, take pictures of everything, and if they leave you will a hole in your wall and no heat, or are forced to put up with disturbing tenants, put your rent in escrow with the courts until they address the problem.
Wish I could rate them higher bc the old company was really bad and we always had problems with them. The people here are okay but they arent very nice and take a long time to reply and take care of anything.

In response to me writing a negative review, Jake bought a website domain with my name, listing my family information as well as my personal privately listed address, phone number, and email, as well as other degrading comments about me, and sent emails such as the one below. *8/25 update- they are now using this domain to redirect to their own website, further proving their involvement in buying a domain and posting harassing information.*We caught her multiple times inflating invoices, one over $100 added. In a BBB complaint she admits to doing this after first denying it. This is a breach of contract. There are many PMs in Kzoo who dont do this. She threatened legal action unless I take down my negative review saying she wouldnt address any of the outstanding property issues (disputing billed labor hours from tenant accounts of handyman presence, $900 snow removal for 1/3 of a month for 2 properties- refused to provide invoice from company, etc.) How many others are threatened like this? Here is the owners response to me posting this review (trimmed for character limit).I understand that you are very petty person and obviously you like to blame everyone else for your problems but just because you get dumped and nobody else wants to deal with you and your “me too” attitude does not mean that you have the right to post slanderous reviews about someone. -legal threat here- I can hardly wait for that because I love lawsuits like this and money is not an object for us when the other party is clearly in the wrong.-Snipped for limit- You are the type that would also purchase a prom dress in high school, were the dress and then try to return it when your done with it, very pathetic and dishonest.We will now be turning over the reviews to our attorneys and they will be in touch with your attorney regarding the slanderous and malicious reviews -snipped-. I had a five star review but they have seriously tanked in performance. Accounting mistakes over $1000 in first two months and we have reason to suspect they are padding labor hours and other bills (update- Haily admits this in a BBB review response). They force you to use their in-house handyman at $45/hr, even if its dropping something off at a property or letting a vendor inside. Tenant accounts and JMCs billing hours contradict by nearly 2X as many hours at $45/hr. JMCs answer when we figured out a tenant hadnt paid rent (two months after the fact) was You should check the portal for things like this.They charged $900 of snow removal for 1/3 of a month between two properties. Upon asking for invoices and questioning their charges/practices, their response was to immediately terminate the contract with no notice. Haily later recanted saying theyd honor the 30 days but wed already signed a management agreement with another company in the intervening time.Deneyse made mistakes costing us $600+. A month after a still unresolved work order was filed she asked me where the keys to the property were. JMC had a horrible relationship with our tenants. It was always the tenants fault for some reason but theyve never had an issue with AIM as our PM (who weve now had longer).
Doesnt seem to get what an emergency is considering our outlet shorted a circuit, melted our TV plug and put 2 outlets out of commission and could start an electrical fire, but you know, give it a couple of days.Theres also the fact that our air conditioning stopped working again several days ago and when we called about the outlet issue, they hadnt even checked the message about the AC.Theyre also nearly impossible to get ahold of, having to ring the office several times every time we need to call.On top of all that there was the breach of our privacy, having a group of investors, who all looked to be no older than college freshman, parade around our house without proper notice. When you say theres going to be an inspection (which it wasnt) who expects 7 college kids?
Save your time and money. The house was over ran with fleas and mice upon move it which took them over a month to adress. We have had a work order In for squrills in our attick (with pictures) for over a month and a half. The office staff is very nice and most the time helpful doing what they can but they manage houses of slum owners.

Do not live with Jakobson they will scam you. They didnt send anyone to mow the lawn for months. They sent us a ridiculous cleaning list, which we completed, and they charged us for things like the door knobs not functioning bc they were so old and worn. They are unprofessional and wont take care of your problems
