We checked the appartment online and have paid an application fees and administration fees to reserve an unit and later we changed our decision and withdraw the application with in 48hrs of submission, and we got deducted the 500$ security deposit and its been over a month trying to make multiple followup still no answer from the manager on refunding my security deposit.The very disappointed responses from the leasing consultants as they are were asking us to call corporate office for refund and the corporate office did not repond on the call back number we put in a request.I strongly recommend not to apply for this appartment without seeing the actual floor plan toor and getting to know about the amenities, parking and other fees.
Day 5 with no bras …… my washer hasn’t been fixed and it’s been one week and 3 days. My son has no more clothes. if it takes y’all this long to fix a washer y’all really need more crew members. They have one person fixing everything so imagine 5 floors and one person. Very frustrating. The work orders will say scheduled but you really have no clue as to when could be 2 weeks from now, a month after you put in your work order. Very disappointed.
Sooo far I love these apartments Kay Kay helped me view the apartments! She called me and kept me posted on everything. She was amazing. Been here for about a month now! I recommend these apartments so far, if your looking for some where nice to stay! Will update in about 6 months and let you guys know if the feeling is still mutual.
I drove 1 hour and 20 minutes because I was told the offer att fiber. The night before I called to make sure the have att Upon arrival, the first thing after asking my name, exclaimed we do not have att. I would have not wasted time, gas, and energy if they were honest to begin with. VERY RUDE!
My husband and I viewed a unit and loved everything but the carpet. Once I inquired for brand new carpet to be installed...Ashley was right on it...and got it approved to be installed before move in. How awesome is that! Of course we leased the same day. We couldnt let this deal slip away. Its very spacious and priced right! We love the location and great views from our patio. Ashley was very professional and pleasant.
I am right now on apartment hunting, I been to the location couple of times but there was never the apartment available promised me to show & when I call to see it the person at the location says her manager is so busy in other stuff & she will contact me once it’s available.It’s so disappointing, we make an appointment & spend time to go & see the apartment but they say this what they have available to see but what I am gonna lease looks like same.How can I sign 12 months lease without seeing it actually
I have nothing but positive things to say about living here! The office staff are ALWAYS professional, courteous and attentive! Id like to give a special kudos to both Jackie and Ariel for their outstanding customer service! Maintenance keeps the grounds nice and they are consistantly looking for ways to improve the resident amenities. Thank you for making my stay here top notch! I highly recommend living at Delante Apartments!
Amazing place to live. Ariel and jackie are wonderful and very professional if you need anything they’ll take care of you as quick as possible. Lived here for a year and a half, couldn’t have picked a better place to stay.
I wish i could give them a lower rating. Management is nonchalant and does not care for tenants. Takes 2 weeks to process a maintenance request. I had a drawer in the kitchen break, they never replaced it. Apt flooded 4 times and they still charged me for my carpet once i left. My car was broken into in their garage. No one in management notified the tenants until i approached them about the break-in. Children running, screaming, and playing the halls on the second floor. Everything you think could go wrong in this LUXURY apt DID! When i complained to Richdale (Corporate) nothing happen. Poor service and horrible management at Delante. Stayed there for 2 years, and it was one of the worst living experiences i have encountered. Stay far away from Delante! Try any other surrounding apts besides these!!

I love this place! The apartment complex is clean and well maintained. Any maintenance request are answered and completed timely. I feel safe walking through the apartment complex, even when I come home late at night. To have such a large complex, the apartments are really quiet. I would recommend them. Kayla is awesome, shes friendly and always has a positive attitude.
I just relocated from AL and went yesterday to view the property and apply for an apartment there. Even saying that it was the most pleasant experience is an understatement. The whole team was very professional and helpful. The property is beyond amazing and well maintained from what I saw. They truly covered everything I wanted and more in an apartment home. I worked with Darla and she was outstanding! She is great spirited and genuine. She made my experience feel like I was right at home. Hopefully all goes well with my application because I definitely do not want to look anywhere else after that! 😊

I have lived at Delante for the past 3 years, and Im not leaving anytime soon! The management office manager, Kayla is amazingly kind, approachable, and accommodating. She genuinely knows many of the residents by name, including their furry friends. Jackie and other members of the office staff are very professional and eager to assist with inquiries. My apartment is huge and has all of the most updated fixtures and features. Its home!
The staff is very friendly and helpful. They are quick to resolve any concerns I may have and thank me whenever I bring up an idea or issue that can have a positive impact on the living environment. The grounds are impeccably maintained. The area is very quiet and well lit at night. The residents here are very friendly and respectful of those around them. Being a 2 minute walk away from Lake Carolyn and having multiple places to run/walk along the waterfront is very convenient. This is a great place to live.
My boyfriend and I just recently moved in to Delante. I moved from out of state and the faculty at Delante really did everything they could to make it a smooth transition. We have both lived in several apartment complexes and are really looking forward to experiencing living here. Ive heard so much positive feedback from other people in the area. Everyone seems to absolutely LOVE Delante!
I have loved my time at Delante. Ashley, one of the leasing agents, has been particularly helpful. I havent had any issues that werent resolved right away and there have only been a couple of those.
We moved here in April 2016. It was rough- the apartment was not clean and several things needed repair- BUT the staff worked quickly to take care of everything. I think Delante replaced its staff around the time of our move. We are happy here. The building is a little older than its neighbors but it looks good, is in a great location, and the price is more reasonable. So far, so good.
I lived at Delante for 3 years and really liked it. No matter what issues I took to the office the staff was always super helpful. Some projects took a little long however that is normal to me since I had experienced it before at my previous apartment homes. At the end of the day though I was treated great and really liked my time at The Delante.
My wife and I have been living in Delante for more than 8 months now and I can safely say that it is one of the better apartment complexes weve lived in. The building is well maintained and clean. Valet trash 4 times a week is a very convenient service. The leasing staff are very prompt and professional, especially the General Manager Kayla is very friendly, approachable, and happy to assist with any questions that residents and/or visitors may have. Response to a maintenance request has been well within the expected time-frames. Periodic events like breakfasts and Holiday parties are well organized. The leasing process was transparent and devoid of any hassles.
Our experience at Delante has been great. The staff is so friendly and helpful with every request we made. The maintenance request were filled quickly by the friendly crew that works here. The apartment complex is well kept and the location is so convenient to the train and highways it makes it easy for any mode of transport. I would recommend this apartment complex for anyone looking for a great place to live.
I have only been here since November 2017 and I must say Im impressed. Maintenance is always there when you need them and the leasing office, especially the manager Kayla, are always kind and very professional. Residents are always respectful and are very helpful towards newcomers who struggle to find their way around the complex. Highly recommended....
I haven’t moved in yet but leased. I am in the apartment industry for another company and have to say the manager Kayla and leasing agent Jackie are some of the best I have come in contact with. The pricing is awesome for the area and the only problem I am having is which exact apartment to take. I’ve leased the B5 but there is also a B1 and L1 available. I’m losing sleep at night trying to decide. They’re all awesome apartments. I can not wait to move in.
Although I am not a resident at Delante, I recently rented their resident guest suite while I was visiting my friend who is a resident and I have to say that it was an awesome experience! The apartment was HUGE, and very clean. It was such a nice option, rather than staying in a hotel for my visit. I even went down for coffee every morning in their club house, which was super convenient. My friend who is a resident, really seems to love it there too. If I ever do move to Dallas they will definitely be at the top of my list.
Love how spacious the apts are. Staff has been great! We were on a time crunch and Chris made it very easy for us. Anything we need they are only a phone call away and always willing to help!

Ive lived in great apartments and then had some terrible ones and the Delante has been my favorite so far! The office staff is always super friendly to me whenever I come down and get my packages or put in a work request. The biggest issue Ive had since living here was my hot water heater busted on a Saturday so I called just by chance to see if they could fix it and they sent someone out right away! They couldnt get a new one until Monday so they let me stay in a guest suite until then. Even though I only used it to shower it was a really awesome gesture. I definitely recommend these apartments to all my friends.
My uncle and I moved into the DeLante Apartments about 6 months ago and so far we love it! Great community and the staff here is amazing. I definitely enjoyed our holiday party as well, and just how great they treat everyone. Maintenance requests have been completed on time if weve had any. Ive never had any problems here other than not being able to play music too loud for the neighbors can hear and sometimes complain. But other than that I definitely recommend this place for a great place to live!

Because of our excellent experience with Delante and their staff, I have recommended a friend who informed me of unfavorable reviews. Fortunately, our friend has been here many times so was not inflluenced by the negativity or bloviating. My unsolicited review is that my husband and our 2 dogs could not be more happy with living at Delante. The staff has made our transition from house to apartment very worthwhile. Any and all requests have been immediately handled. I cannot believe some of the reviews about Delante or the staff as we find them to have a very concierge like attitude and response and this has been consistent since we started our apartment selection process. They are ALWAYS friendly, ALWAYS helpful. We have had no billing or maintenance issues and any adult inflicted mishaps (like whoever lets their dogs pee in the staircase) have been quickly rectified. The apartments are older than the new construction ones but we looked at one of the nearby ones and the square footage was quite less for the same size rent or more. We needed space over newness and updates so we are satisfied with our decision. Our neighbor has lived here 3 years and seems to feel the way we do as are many others we have met. The location is excellent and again, our review for the staff (Brooke, Kris, Stephanie & Kayla) who call us by name every time they see us, is fabulous. P.S. Thank you Delante for the nice Holiday decorations and party - we really missed decorating our house this year so it was nice to always see everything you did...thanks so much

Tired of neighbors noise. Ive called office and nothing has been done. Its 1 am and we cant sleep neighbors tv is so loud. 3 days in a row we ready to move out.

I have never lived here but I did a walk through today. The leasing office is nice and so is the outside of the building. But as I walked through the halls it was kindof gross. The carpet was nasty and the lighting was terrible. The trash smell was so awful my daughter was gagging!! The units were spacious but that smell was awful! Also the pool was soooo dirty! The employee blamed it on the rain water but the bottom of the pool had a thick dirty film- definitely not from the rain water!!! Wont be living here!
Unfriendly staff. Every time your lease expire, they increase the rent too too much.If your parents/someone from your family visits you for few days, even if they came specially from other country, they warn you that your lease doesnt allow your family to stay with you.They charged me almost $730 for cleaning the apartment after I left, which is simply unbelievable.I stayed in US for 8 years, in multiple cities and multiple apartments throughout the country but never faced any issue as much as I had to face with these guys. They are unique species.Save your money & move to better and cheaper apartments in Irving.All the best.

This is terrible business. They are extorting thousands of dollars from my family through their deceptive contract tactics. I was dumb for trusting them to be a legitimate business. My family is not wealthy, but we have never had a late payment.Delante is forcing us to pay for the apartment all the way up until May!! even though our lease was supposed to end in January. They never told us that they deceptively had us technically sign a 15 month lease instead of the 12 we verbally agreed on. So we decided to sign for a new lease for a new apartment complex, since we no longer felt safe at delante (due to the weekly car burglaries that happen in the parking lot). So now we are stuck paying rent for our new apartment AND our old apartment at delante.The corporate customer service has no heart. They threatened my family with a team of lawyers. This is absolutely disgusting to me.
I LEFT MY APARTMENT MOVE IN READY AND WAS STILL ROBBED OF PART OF MY SECURITY DEPOSIT. SINCE I HAD MOVED OUT OF TOWN I DIDNT HAVE TIME TO LEGALLY PERSUE THE SITUATION. BEWARE OF ANY RICHDALE PROPERTY! THERE ARE DEFINITELY BETTER OPTIONS IN THE AREA!
Friendly staff. No fire alarms that go off... Rent processed without issue. Great place to live. Quiet and in a nice location.
I signed an 11month lease and lived there longer than any single staff member.Staff will argue with you.My car was vandalized on property, yes inside the gates.Other residents will blast the pool speakers, yes at 3am on a weeknight!On-site laundry machine gave me an allergic reaction after washing clothes.Garage doors and elevators consistently were broken.Fire alarms DO still go off, twice in the 11 months I was there.There is NO parking for guests, and staff uses guest parking during apartment office hours.The layout of the rooms are sub-par, and the complex will gouge you on your deposit return. This was the first rental property I had never received a 100% return.Do not be fooled, this is not Luxuary Living and you will not extend your lease if you choose this building. I will also never rent from a Richdale property again given my experience.
They are running behind the curve.I doubt the office people or the GM actually walk the property. Broken exit doors tons of burned out lights. ALL the streetlight not working? The sprinkler system flooding the area ankle deep every week( oh and your water bill pays for this.) Its run down and needs 250k spent to get a face lift...but they will not take care of it...
Although Richdale makes their properties look nice, this is a terrible management company. While living at Delante, somebody broke into my apartment from my slider door. The next day I went to ask if management had cameras in the courtyard area and I was told no. When I informed them what happened the reply from the leasing agents was oh okay. I also did not need an extra parking stall for part of my lease and when I went to release the stall I did not think it would be a problem. I saw other cars park there shortly after I released the stall, however, I continued to be charged for something I was not using. I was told that because it was part of the lease I was charged. I dont think its a great idea to double charge for one stall. Lastly, there were so many car break ins and nothing was done to heighten security.Good luck competing with the new buildings that have better management and nicer amenities, Delante.
Horrible place. Landscape looks awful. They have spent almost a year on renovations that could have been completed in a couple of months and residents park in the guest parking lot for convenience so we have no room for the guests. The floors are dirty and the common areas like the front lounge and pool area are a mess that no one takes good care of.
This place ended up being a real disappointment.When we first got there it was a beautiful property. As time started passing we started noticing many things wrongFirst....They have a project by the pool that makes it look awful. They have been doing a renovation that was there before we got in and it is still there. At least two apartment complexes have been built in the time it has taken them to finish the renovation project by the poolSecond....There has been new staff every few months. No one stays there for long and the employees we have gotten the pleasure to know have told us that there is a lack of professional environment among the employeesThird....The guest parking spaces are taken up by mostly residents. People either want to have a fast escape to work in the morning or are parking their second car in the guest parking lot so they wont have to pay extra. That means that when I have a unexpected guest over I have to hustle and break my back looking for place off premises for them to park their car. No one in management has addressed this.Fourth.... the street lights in front of the apartment complex are very dim and for a while they were not even on. A resident had to call the city to get it fixed because Delante sure was not going to do it.Fifth....We have had several instances where we have been charged more than our share. Then we have the inconvenience of having to contact them, having them fix it, then waiting for it to be charged by into our bank accountSixth.....There is no pride of ownership from Richdale apartments. All of the apartments around our areas look better by leaps and bounds. Stained carpets. Dirty Lounge Area. Dirty walls. There was a cat pee smell in one of the entrance halls one time. A few days after we came back to a bunch of bleach just carelessly puddled around the hall. Someone did a sloppy job cleaning it and left bleach and dirty water everywhere.This is just SOME of the stories. I would not recommend living here at all.
Disgusting and dirty. This property is not well kept. They add charges when you move out for extra paint and carpet cleaning even though I cleaned the caepet spackeled evey hole so they could do touch up painting as required by my checkout list. The pool was so nasty that I never used it in the 18 months I lived there. The office management is disengaged and is unwilling to address noise issues and non residents using the pool (large parties of 30) . Dogs feces are left in the hallway carpet, elevators are not maintained, garage gates are non-working for days/week at a time. I would recommend renting anywhere but Delante. Corporate will not return calls. So thankful I moved!
I loved my overall experience here. I lived here for about two years and absolutely adore Chantell in the office, she is awesome! Any problems I ever had she was always so helpful and in good spirits as well as the other staff.The apartment is quiet and a good living environment. Appliances are up to date and the pricing when I moved was very low compared to the other competing apartments and very spacious. I loved my floor plan and the layout.The maintenance people are great too, they always got to my request within a day or two. The only reason I am moving is because the cost went up and I rather try living in Uptown for that rate, other than that I would have stayed.The cons I have would be-Gym we need some updated cardio equipment please :)-parking for guest is gruesome, Ive never had any luckHope this helps!
We lived here a year a half ago. The primary issue with the apartment was lack of security. The back gate was constantly open. Criminals would walk in the unlocked back gate and use the cargo elevator to break into apartments or cars. The security company that drives a round in a car. I never seen them. Nobody patrolled the apartment by foot either. The only security I seen was the Irving police depart investigating crimes in the building.
We toured this community today and the only thing I found impressive was the cleanliness and space of the staged model apartment. The appearance from inside the parking garage made it look very old and dated. In addition to your trash fee, they REQUIRE you to pay an additional $40 per month for maintenance of the Time Warner Cable lines (even if you dont have cable or have AT&T), access to the pool (even if you dont use it) and for upkeep on the fitness center and game room, which at $40 per month per apartment, could be maintained a bit more. The gaming room and fitness center looks like something you might see at a mediocre hotel, with bare essentials. The leasing agent also made it clear several times that this $40 fee is Non-Negotiable. I realize they are for-profit, but I cant stand a community that nickel and dime residents. With that said, we walked across the street to AMLI Las Colinas and fell in love with everything. We wont be leasing at Delante.
Horrible place to live. Mgmt was clueless and changed almost monthly. Corporate offices were very rude to deal with. There was exterior building work going on outside our apartment for almost 5 months. We were told it would take 3 weeks. They would start hammering and pounding at 7 in the morning. Even knocked dishes off the shelves. Hallways were dirty and smelled of garbage all the time. Anyone who rates this higher must be a paid consultant. NEVER Move here. There are lots of options in Las Colinas.
Whoever is the leasing manager for this place needs to be fired. She actually defended the behavior of their janky tow truck company (DFW towing) they use when she wasnt even there. There is absolutely NO WHERE to park at this complex or on the street itself. Yes, I parked in the striped area to pick someone up (this place is near train tracks) and when I came out, my car was towed. When I told the leasing manager when happened she got very sarcastic and rude with me as to why the car was towed and then DEFENDED their behavior. She wasnt even there! These P.O.S. screeched in the garage, almost ran me over trying to get up the ramp and never came back down after waiting for 2 hours. And again, she defends that behavior saying Well some people are drunk. No, YOURE drunk! DFW towing and Delante are clearly in cahoots and are running a scam. Doesnt surprise me people have had their cars broken into either. So glad I dont live there.
I lived here for three years, and the property is in great location. However the management in Richdale it is probably the worst I have ever dealt with. I gave them a notice 90 days in advance and turned in my keys early because of that they still charged me the penalty fee. Called corporate and try to come to an agreement and they did not help. I was going to pay for the remaining 2 months of rent and they still will not help. The person in charge of account was very rude. Property does not have enough visitors parking, dog pop was left in the hallway for 2 days before anyone decided to clean it up. My son is allergic to bees and i had to call twice for them to take care of wasp in my patio. I would never recommend this place to anyone.
Delante has service apartments which can be booked only 10 days in advance. However, from the 10th day you are allowed to book for a week or even more. So, even if you know a month before that you wanted to book, you are not allowed to book, and others who wanted a longer duration could book because their 10 day period started earlier. As the world is getter smarter and smarter, Delante mgmt is becoming dumber and dumber.---------------The apartments facing the courtyard and pool are okay. But those facing the street are pathetic. The windows are so bad that they dont insulate any noise, and the train whistle is an additional nuisance. If you are considering a street side apartment in this community, you are signing up for non peaceful environment. Please BEWARE!!
Beware.If youre a young professional that makes a great salary, with a clean record, held the same job for two years, and good credit you still may not be considered a typical renter.When filling out the application I was told the security deposit would be $100 to $200. That is word for word what the leasing agent told me. Then when I spend $245 total for the application and holding fee, I get an email saying my security deposit would be $955......$955 for a deposit! Thats ridculous. Then after trying to call my underwriter she ignored my calls until a day later.If they would have been upfront the high deposit I wouldnt have minded as much. And if I would have had history of defaulting on rent or bad credit then I would understand but I dont have any of that.No other apartments in the Las Colinas area do this. I found a nicer and bigger apartment 5 min from Delante for $925. The next apartment i went to actually didnt lie to me about the deposit fee and I was approved instantly.Again, the people at the Delante office in Irving were ok but the corporate office was horrible. They deemed me to not be a typical renter.Move to Delante if you want drama, deception, and a huge headache.
I would have given less than a star if there would have been an option for that. The management sucks here. BIG LIARS!! We moved from LA to dallas and booked this apartment in delante remotely.These guys told us on phone that they will give us the new carpet but it was a big shock for us when we moved in, the carpet was like 7 years old. These people knew we cannot do anything once we move in since we were coming from a different state altogether so we had to settle in with that dirty worn out carpet.And to make things worse their previous tenant in that apartment left a candy beneath the fridge, because of that there were like thousands of big RED ANTS all over kitchen. That was a worst nightmare for us. And their management was so inconsiderate that they asked us to pay all the moving fees again if we wanted a different apartment in their building instead of accepting their fault and fixing things.And COCKROACHES. The fourth floor in their complex is infested with cockroaches and their building has some vent issues. The guest room always remains cold because they say they have some design issue with the air flow to the guest room.Also, when we moved out these BIG LIARS told us to pay for the carpet and said they gave us the new carpet when we moved in. They created a false work order and said we gave a new carpet. They just wanted to replace that dirty carpet for the new tenants and charged that money from us. We left the apartment in such a clean condition but still had to pay a lot.THIS PLACE SUCKS. I WOULD NEVER RECOMMEND DELANTE TO ANYONE.THERE ARE MANY BETTER APARTMENTS IN LAS COLINAS THAN THIS. THEY HAVE INCONSIDERATE MANAGEMENT. HIGHLY DISAPPOINTING STAY.
What to expect once you move in.CONS:- Even if you give your check 3 days before rent due date they will slap you with eviction notice for nonpayment. You then print out your bank statement to prove the check cleared - they wont even give you Im sorry. Happened twice in a year I lived here. The check cleared on the 27th and the eviction notice came on the 5th. Office keeps blaming corp (in Nebraska) for this and corp blames the office. I have lived in multiple apartment complexes for over 25 years and have never experienced this.- When returning garage remote they may not refund your $35 deposit. They claimed they never got mine (the manager that received it was fired) and the new manager said that they dont have a proof they received it: they now have my remote and my $35.- Loud parties in Zen garden or pool area at 1am need to be reported to Irving PD. Takes the PD 20 minutes to clear them, but sometimes they dont show up. Complex does not care.- Cars frequently broken into.- The corp office is in Nebraska. Rude and indifferent. Perhaps thats why the managers change here frequently.- Complex had 4 managers in 2013/2014.- Airheads in mgmt. office - they dont know anything, need manager to answer simple questions.- We have no pets and left the apartment in move-in clean condition (even vacuumed it). They took over 50% of our deposit for painting charges. There were no spots. The only thing I can think of were few tiny nail holes where pictures hung.PROS:- The only positive: the maintenance is skilled and responsive.My advice: find another place. After this nightmare Im glad to be finally out of there. And, request receipt for everything.
I have to confirm what another reviewer stated: they will send you an eviction notice even if they cashed your check a few days prior. Calling corporate will get you their voicemail which they wont return, so you keep calling. Once you send them a copy of the cancelled check record they wont acknowledge their error. Blamed mgmt. office while they, the corp, handle check depositing. This is unacceptable. Two stars off.It took forever to get part of my deposit back because it was sent to wrong address. Had to call multiple times to get it finally fixed. In addition they did overcharge for painting. The unit was left very clean - we even took shoes off by the door. One star off for this.Staff not helpful (not trained?) without speaking to a manager. One star off.Management at the property does change a lot and the new manger does not know what the last one did. One star off.The last manager (Chantel) seems to be getting things finally in order. One star back in for that.
