I love them. Cynthia was VERY VERY helpful with my application process. Her help was very impeccable. She kept me updated on everything and what to look for in my emails. I now have a very beautiful home in a desirable neighborhood, managed by Plaid. I cant wait to see what the future brings at my new home. I have never had a rental company get me into a home so quickly. If I could rate them 0 I would. Absolutely terrible!!! Provided us with an unsafe location to live. They never return calls & they cheaply repair what needs fixed. Also, they WILL charge you for damages you didn’t do! Beware. I wish I would’ve read all these reviews before moving in!!

We have been renting a property through Plaid for over a year now, and it really has been the best renting experience weve ever had. On top of the property being perfect for us, and SO reasonably priced for how nice it is and the location, everyone in the office is so lovely. Communicating with them is always such a pleasure. If we ever have a problem or need something fixed they are on top of it. And if they need extra time to get it take care of they are so great about letting us know. They are always so friendly and understanding. If ever we move I want to be sure its one of their properties because they are so wonderful.

Plaid has been great to us so far! Application & move in process was hassle free. Very thorough during the walk-through & encouraged us to take our own pictures as well. They also emailed us their full report from the walk-through. They provided a list up front of what would charges will come out of deposit for damages and such unlike other companies that may just charge whatever they feel like charging. There were some things that I wasn’t happy with upon move in and I emailed very late on a Saturday night. I received an email back SUNDAY morning!! And someone received a phone call first thing Monday morning. They are very responsive and fair. It seems that they care about their tenants and have addressed our issues & concerns promptly!

Horrible management they charge for maintenance request with out you knowing of the charge. If you have other options I would go with a another company not worth the headache. Garage door suppose to be fix 3 months ago still not fixed.

As an owner of a property managed by Plaid, I feel lucky to have found them. Previously, the company I used was not responsive to either me or the tenants, and I could not trust their assessment of the property and what needed to be done. Plaid is communicative and seem to be fair in their enforcement of their policies. I trust that they do try to balance the needs of both tenants and owners.

They lied about the water leak in the basement which is now completely unusable and they wont lower my rent due to the unusable basement space and the property owner refusas to fix. Interior paint job is ridiculously bad. Maintenance crew is responsive and overall good.

Their California investors buy foreclosure homes (that the banks have not notified tenants of ) and put people out after they’ve lived and paid for the place for over 5 years!! Costed me $68,000 plus a judgment for a property that I was buying & plaid came to the door with a 10day vacate notice on the 6th, then charged double rent for a place that I literally just paid on the first for. Bad business practices and has a slimy lawyer that is friends with the court judge and prosecutors.... WARNING others who do business with all involved in plaid

I would like to retract my previous commitment on here and say the improvement on there response time has gotten alot better, and also they are now giving a good amount of time (hour) before they are expected to show up. I am not getting the run around anymore and they are giving me good info that helps justify why things are taking longer than originally expected. I am glad to see this because I like where I am and didnt want to have to find another place to go. Good job. Glad to see that you guys are actively working on it. We really appreciate it.

Great company to rent from. We had no issues with them. We would definitely rent from them again. The few maintenance requests we had were taken care of quickly, even for being non-emergency, they were completed quickly. We took care of our house and cleaned it after moving and received our full deposit back. Take care of the house and they will take care of you. They even had our deposit mailed out the day after our lease was up. Very impressed.

Terrible place to rent from!!! Paid our rent on time every month. House and yard was cleaner when we moved out than when moving in. Finished our lease. Now they are keeping our $1300 deposit and saying we owe $1725 maintenance fee. The only reason I gave them 1 star is the only way to write this review!!

Take pictures lots of pictures when you move in. If you buy something save the receipt. They will try to to charge you for the damages that was pre existing. If something breaks call them immediately. Otherwise they will try to charge you for it. In my experience they were nothing but money hungry. They will take advantage of you if you let them. They still owe us $600 and wont pay.

A lot of these reviews are pretty negative so I thought I should chime my opinion in - this is my first time renting a home and I have to say.... Is this it? It was easy, fast and I have to laugh at my low rent. Many of my friends (reliable source, right?) guessed my rent to be 30% higher than what I pay. The house is fine, yes some minor things but everyones human - I dont expect a perfect place that doesnt break down over time. The only thing Im not really a fan of is the 30$ process fee for paying online - but Im not going to rate PM a 1 because of one thing. Yes when you rent a home you want it to be perfect, but dont act helpless when somethings wrong and complain online in google reviews about it. PM gives me a great renting price, they dont harass or annoy me, the moving process was so easy I was unsettled by it. I appreciate you all at PM.

It was easy, they explained what we needed to do after we were approved. I dealt with Cynthia and she was such a sweetheart and very helpful. I will definitely recommend them. 3/12/20I wanted to update everyone regarding my review.I STILL think PLAID is awesome but I JUST met DENNY the coordinator of maintenance and HE IS AMAZING!!!!I literally put in my work order late last night and he appeared on my door step immediately the next morning!!!He is so polite and on point with my repairs!!!EVERYTHING is fixed and I love it.DENNY AND HIS CREW ARE THE BEST!!!Ok don’t want ANYONE else responding to my repair calls BUT DENNY!-...........................................PLAID MANAGEMENT IS BEYOND PHENOMENAL!!I unfortunately was placed in a bad situation and had no where to go.Every company that I called and applied to turned me away regardless of me explaining what had happened to me and providing the proof ... proof from attorneys no less... that none of it was my fault.But not PLAID! ❤️Cynthia Smith was the very first person that I encountered when I called them and she was AMAZING! ❤️She listened to me, heard my complete story, and understood!I now have a beautiful home managed by PLAID!This company and Cynthia are life savers!They are very kind, very professional, and just simply THE BEST! 💯If you are looking for a nice home managed by a company that cares.... call PLAID MANAGEMENT!!!

I am a property manager and this is the company I chose to rent from. They have great customer service, make it easy to pay rent, a good maintenance and office staff, and I couldnt have picked a better company to rent from (well, other than the one I work at). I absolutely love my rental, and what is best is they know how to handle being the middleman between the homeowner and the resident. Usually maintenance delay issues result from aloof or homeowner financial issues, not the management company.Regarding the negative comments from other tenants, I assure you Plaid operates within the parameters of the law. Although that can be frustrating and people love to scapegoat property managers, this company does not do anything illegal. They always do their job 100%. Just because someone doesnt get their way doesnt mean a company is being shady. Thats true for any type of business.I encourage potential residents to search other property management companies in KC and I guarantee you that you will see low ratings all the time. People tend to only write reviews to complain instead of praise. Im here to give Plaid praise. Best company I ever have rented from.

I rented from this company in 2017 and decided to move in with my boyfriend. This situation did not end up working out and because of my good experience with them before I went to see the properties they had available.The leasing agent bent over backyards to work with me in a very short period of time to find a home, get approved and all the paperwork in line in just a couple days. They maintain their properties well and address service calls as needed. I would recommend this management company.

My partner has lived in a home owned by them for almost five years now and I am going on two. I have been with my partner almost the entire time he has lived here and they are great. Our dryer broke down, the one to replace it was 10x nicer and even sings to me. I never have to call for issues nor have I had any major issues in this time frame. I would recommend them to anyone. They have also helped us when we have had troubles with rent in the past to make life a little easier for us.

Wish 0 stars was an option. Horrible company. Sent us a list of what they would charge for things we didnt do when we moved out, then sent us a bill showing that they overcharged us on every single thing. And charged us for things they were supposed to fix before we moved in. We emailed them multiple times asking why the prices changed and attempting to set up a payment plan. They never responded. Then they sent us to a collection agency. Had nothing but horrible experiences the entire time we leased from them.

Been renting for almost 3 months and we have no complaints at all. If something happens I sign in to my account and put in a maintenance request online (this feature is awesome) and someone is typically out within 24 hours and they even call first to let you know they will be entering your property. The issues we have dealt with are not major issues but still receive prompt attention. ALL the maintenance workers (unfortunately I do not know all the names) have been friendly, professional, and do well with their work. Sam was out today and my mother text me at work to update me and advised he was great and did an excellent job. Todays service was a service request placed by the maintenance worker (regretfully I do not have the name of this gentleman) who came out to winterize our unit and placed the request on our behalf. My mother mentioned something to him and he said he would turn the request in for her and he did.

As an investor who has worked with this place I do not recommend Plaid. I rarely write low reviews, but wish I would have had more reviews to rely on with PMs especially being out of state.Communication is slow and I asked to speak with someone on the phone, they said they do not do that to keep a paper trail. Lots of communication break down via emails over a long period of time. The owner said to have my husband contact him. The property is not in his name nor has he ever been a point of contact for them.Later, we found out a tenant (who gave a 90 day notice which we were aware of) moved out a month earlier than she said. We were NOT notified. Thats several hundred dollars we were out on. In fact, we did not know this until we had already switched PMs. So had we not investigated we would have never known. When I called to ask the book keeper about it to see if it was a mistake the girl who answered the phone asked my name and why I was calling. I told her. I was not rude or argumentative. She proceeded to try to argue with me asking how has that lost you money?. She told me she had read all my emails and they were in front of her, which I responded, great! Can you show me where you notified me of the early departure of the tenant?. She couldnt. And the book keeper was unavailable after I got an earful. I emailed the owner after asking for the paper trail of the notification. Crickets. Nothing. Its been over a month, I dont think Ill hear from him. Maybe I should ask my husband to call?I will say, the first person in the office we were talking with was such a delight the first couple of months! She was kind and quick to respond. Gary in maintenance was also kind and thorough. They should get a shout out! Thank you!

Finding a rental home is exhausting and I needed 2 since my 23 year old finally decided to force me to “cut the cord” and move out on his own. Craigslist is a joke as everything is a scam and I called other individuals but the homes were so shabby that I did not move forward. Thankfully, we found Cynthia with Plaid Management! I found a home that I thought was perfect...almost( there were a few things I did not like..i.e. no garage). It was rented before I had a chance to apply. I was so disappointed but Cynthia didn’t let me down! She understood what I was looking for and helped me find a really great starter home for my son at a great price and we continued our quest for my next home. It took no time at all for her to locate multiple options that were not even listed yet! I found my perfect home complete with 2 car garage and rented it the day before it was listed to the disappointment of the many people who showed interest after. It was so great having Cynthia in my corner fighting to get that perfect home at the perfect price. I am referring her to anyone I know and I Highly recommend her and Plaid Management!

My roommate and I lived in one of their Lees Summit homes for 2 years.On the initial walkthrough the house was still in renovation mode and the old appliances were still present.Upon move in the house was exceptionally clean and all new appliances had been installed as promised. Along with that the list we gave them from the first walk in was completed.Any issues we ever had with the house were resolved in a very timely manner, and never did we have issues with the exceptional customer service we received.I understand that renting is never a perfect science, especially when dealing with older homes, however this was by far the best renting experience I have had from a company.When you treat the house with respect and abide by your lease you tend to have better outcomes when the move out process begins, and people then tend to leave reviews that dont reflect this companys true value.Thank you all for your the last 2 years, and have a wonderful life :)Sincerely,Jeremy & Elliot

Absolutely horrible. Was supposed to move in June 15, moved it to July 1, not that big of a deal. Was promised the house would be done and cleaned. Move-in day came, and the house was still not finished. Dust, dirt, bugs alive and dead everywhere. Was told the deck would be done in a few days, still not done to this day. Our bathroom has holes in it, it was promised that would be fixed, still is not fixed. They do not schedule things, and they do not fix things in a timely manner. Not worth your time or your money, overpriced and horrible management. However Alex (Maintenance) does do a wonderful job communicating with us, and does great work! It’s unfortunate when the management puts strain on their stuff because they cannot communicate efficiently.

Please beware of these scum lords. They will take all your money, when you move out they will take you to court for damages you did not do. They also have mice, which is disgusting and will not come to fix the issue. They say its your problem. Make sure to take pictures when you move out cause if you dont they will try and pin a 5,000 bill on you. Beware and do not move here for your good and sanity.

For full discloure I work at Plaid is the Genral Manager here is why...... First and foremost, I am a real estate investor, landlord and independent property maintenance contractor. I have worked with two other local Kansas City property management companies prior to working with Plaid Managment. To be blunt the first two property managers I worked with were taking their landlord/clients for a ride with bogus charges for property maintenance at the expense of their owners portfolio. Additionally, I’ve seen other property managers place tenants and who did not have an income base to support the rent rate. They would do this knowing they would end up evicting at the cost of the owner and ruining the tenants credit score. The reason they would do this would be to meet internal sales quotas. That’s enough about other companies, I can say that Plaid Managment operates with integrity and transparency to their Client/landlords and tenants. It’s been an absolute joy to work with them, I highly recommend them to both property owners and tenants.

Rented from this company in 2015. When we did the initial walk through there was a long list of things wrong including moldy fridge/freezer, food on walls, broken blinds, burnt out light bulbs, dirty bathrooms, dirty carpet. I was told that it would be cleaned before we moved in, it was not. Emailed back and forth with office in regards to what we were told by the people showing us the place about the cleanliness. Told we would get a copy of the original walk through paper. Many issues with maintenance responses and them fixing things correctly. 2 years later, no one that originally worked there is still there so of course they cant find the original walk through papers. Did move -out walk through with new maintenance manager who was late and then was nasty and had a horrible attitude. At end of walk through he wasnt as hostile and we talked about issues we had when we moved in, he made it seem like he understood our issue with the condition but in at the end of the day still charges us to clean a place I had to originally clean to move in and cleaned when we moved out. These people are in it for the money and dont care about the conditions or cleanliness of the place they are renting. Maybe enlightening the owner of the job his management company is doing ....hmmmm?DO NOT RENT FROM THEM!!!! ( que response from office with excuses of deductions)

Horrible experience. They dont fix much, and what they do, they dont do a very good job. Then afterwards, they find a way to make it your fault so YOU have to pay. They dont mind your toilet getting clogged and will let feces pile up for days before they do anything. Oh, and be super careful, cause they love to sue their tenants. They just dont care much about what goes on as long as they get their money. Totally money driven. I swear, it never felt like I was dealing with human beings. Also was not move in ready. That was something we fought the whole time we were there. We did the walk through, and they never entered again to do anything unless we raised hell. And be for they respond with us about breaking our lease, the reasons above were enough for us to do so. And I just keep thinking of stuff as I write this. They also arent afraid to call their tenants liars to keep them from doing maintenance, even when your not. When you rent from them, dont question what they will do for you, but what wont they do for you. The lady that did the initial walk through, I have no clue who she was, cause I never once saw her in the office. That was really sketchy. So if you do rent for them, good luck. PSA: They do this even when you pay your rent.

I would give this place 0 stars if that was a option. I have recievd 4 different notices . They all say somthing different. First they buy my apartment building. We will honer your current leace . then another letter we are raising your rent 195 bucks with one day notice. After we straiten that out. Another letter about signing another leace . . the 5th comes around. I pay my rent. Have pleasent conversation . i leave. The 9th not only do they terminate my leace with a letter posted on my front door on a friday after work for the entire building to see and know my business. Embaress me like i believe they intended. Now im expected to vacate my home . by the 30th. Of sept and pay the 195 inflated rent and move out, Heartless. they are aware that we are trying to wait untill taxs get here. Also knowing little kids live in this unit. They have not even mowed the grass in the 3 weeks they have had possesion of the property. Plaid management does not return phone messages . If they try to claim that i have damaged the apartment. You should know the ceiling falling in and the constent flooding and plain old maintenance neglect are the real issues. Be warned if you rent from this so called managment co. You are just a number on a computer screen. They should be ashamed . in 3 weeks i have been more stressed and embaressed then i have ever felt. I ha eno carpet my ceiling fixturs are a mess the popcorn texture is coming down . wgen it rains the toilet doesnot flush. The AC is from 1960ish. Oh yeah the mold is out of control. You would think i would put my rent in escrow but to be honest 201ne orchard dr is a dump not worth renting nor is the management worth trying to even deal with. If your a current tenent i am so very sorry for you .Now they want to claim i violated my leace by having people living with me. Technically they have only been in posession of the building for 3 weeks . i am allowed to have someone stay with me for a short period . i believe 30 days . Well bow can i be in violation of leace agreement if you ha e only owned the property 3 weeks,actually less then that when my notice of termination was given by a 3 week deed holder. So far its not me thats rocking the boat. I paid my rent . as far as the other landlord is concerned . thats a moot point. My issues are with plaid managements unproffesional approach.

Upon moving out and cleaning up to make the house look like when we moved in we were charged an extra $500 on top of the $1200 deposit they took. Charging us $300 for back porch repair when we didn’t have a back porch. Charging us $100 for a piece of side panel lose on the house which is beyond ridiculous and unprofessional. I would never recommend renting from this company to anyone. Avoid at all costs almost as bad as terry flood houses

Terrible company. We have had nothing but issues and only lived in our rental two months. They are not professional one bit and do not cater to their renters needs at all. Multiple plumbers, electricians, contractors and we still have no heat, terrible hot water luck and a flooded basement growing mold. DO NOT RENT FROM THEM. Even after all our complaints we are not seeing any results.

3 1/2 hours late to lease signing. House needed reapirs. Pipes leaking, BUGS, smoke alarm smoking. Power line in back yard low enough to grap-power company came immediately when called, Plaid did not call. Now company said not to call for any maintenance for house. 1300 month rent . Update - We won in small claims court, judgement against Plaid to return our damage deposit minus $60.Despite being told in person and in writing to expect a full refund, Plaid tried to charge us to have the entire house repainted. They changed and reduced the costs they claimed we owed three times, but it always totaled more than our damage deposit. We ended up taking them to small claims and getting a judgement in our favor. You should, too!--Dealing for a few weeks now with lots of maintenance issues. Many seem obvious, quite a few that we had listed during the initial walk through and were told were fixed, and now that weve moved in are submitting a new list of issues including a handful of hazardous conditions. Hoping to get things straightened out, but phone calls are not being returned and it feels like they are passing around responsibility rather than getting things taken care of.

0 stars. The staff here is absolutely terrible and I would not recommend ever renting through them. Had several staff laugh in my face when asking questions about my application then I was asked to leave after pointing out how unprofessional they seemed. Any question we had was answered snarky and incompletely. Do not waste your time or money.EDIT:No wonder they have the terrible reviews that they do. As soon as I walked into their office to get some questions answered they all laughed and were very smug about doing THEIR job and explaining their logic behind their screening. One of the staff even admitted to giggling about our concerns. They continue to ILLEGALLY share information on the internet and over they phone that they shouldnt. Not to mention that they discriminate you based off things that are NOT on your record. Tickets are not criminal charges.. Apparently they have authority over Jackson County court and can tell you what is and what is not on your record. PATHETIC excuse for a management company and I feel sorry for anyone who has to encounter these smug, disrespectful people. SAVE YOURSELF THE TIME PEOPLE. SERIOUSLY.

What a sham. Applied for a property listed by the company paid a $38 applicstion fee and the property had been rented for months. Then company refused to reimburse me when i finally called them. Disorganized and highly unprofessional. Typical for this type of slum lord management company.

Left the rental I was in in good condition and they still took my deposit saying I broke my lease. Never have I been treated this way for giving proper notice to vacate a premise. Do not rent from this management company and if you do be prepared to lose your deposit despite how you leave it.
