My technician was great. He was very professional and even used his booties to come in my home. He took are old broken fridge out and then brought us a new one super fast. He also fixed are garage door because it wouldnt open. He was super fast especially because he had to rewire it. It was old also but a long store short. He was super fast and nice. I was able to make it to work. So I didnt miss out on all my money.

Jennifer Curcio is the best property manager I have had the pleasure of working with thus far. I was aware of her being new to the job which made me even more impressed by her. I worked with a lady by the name of Shay mostly. She was absolutely amazing and made my rental process a breeze. I wish I could remember the next lady is spoke with a name because she was excellent after my approval in changing my property of choice and getting me a new lease same day. We are in a pandemic and they increased my rent because I didn’t want to sign a year lease and choose the month to month option to be on the safe side. Everyone in this country finances has been up and down this past year. But what bothers me the most is in the renewal email they state to ask if you need to discuss the pricing. I asked and they declined. Stating every house in my area rent is way higher than mine. What does that have to do with me and my finances? Horrible and I paid my rent 2 years straight on time. Never once was late, never. These big companies don’t care about us little people. Clearly we are in a pandemic so why raise rent?

Unfortunately, I feel like Ive been cornered into having no other choice but to give a bad review for this company. They were SO nice and helpful when I was looking into leasing a home. They were fast to respond, answered all my questions, and got me all leased and set up within like 4 days. But as soon as I moved in, its like the company completely stopped caring about me. BEWARE: EVERY MAINTENANCE ISSUE IS CONSIDERED COSMETIC AND YOUR RESPONSIBILITY. I have to practically BEG this company to respond to my texts, calls, emails, ANYTHING. When they do, it takes them WEEKS to decide that a cosmetic issue like a hole in the wall or damage to the fence (which was found upon move-in) is important enough to be fixed. I was hoping to find a home in my area that I could live in for at least the next 3-5 years, but unfortunately, the sheer inability to care for its tenants has caused me to be uninterested in leasing from this company ever again. STEER CLEAR.

Bobbie Dusek was extremely helpful! After months of repeatedly reaching out to AH4R staff via emails and calls, receiving no response. I finally had the opportunity to speak with Bobbie, and with that one short phone call, my issue that has gone on for months was resolved. I wish she could train everyone in the Houston office to operate with such kindness and professionalism.

Please do not waste your time or money with this company. During my 12 month stay I had several different discrepancies that were never resolved. For starters prior to me even moving in After my deposit was paid I was told I would be doing a walk through with the company’s inspector. I tired scheduling a walk through for 2 weeks before I was told the walk through had already been completed, and the house was livable. No paperwork no signature nothing! Now that I have moved out as you seen in the pictures below the home was released in the same condition yet I was charged for lawn care mulch, high grass which was so bad when i moved in the local lawn care service charged me over $100! Shingles on the Roof, mismatched face plate for electrical sockets which were already there etc. etc. etc. For a GRAND TOTAL of $945.15. Mainly on things that should have been done before my moving NOT at my expense! I do not own the home more did I agree to repair any external damage to the home!

Kiaira William was very helpful and patient when it comes to myself!! This was my very first time renting a home and she helped me throughout the entire process! I really can appreciate her kindness and patience!!! She’s amazing!!

I rented a home from them for 1.5 years, the move-in process was frustrating and the home was not in great condition. Unfortunately we also had damage from the winter storm a month before our lease ended so that really sucked. The house had to have several things replaced during our stay, AC unit, hot water heater, leaking shower head. They handled the maintenance issues the best they could and their vendors do great work. I cant say their communication is great, a lot of the time you wont get a call or email back. I know property management can be stressful and they have to deal with all sorts of tenants but it just wasnt the best fit for us. Were great renters and care about the houses we live in so it can be too easy to get overlooked when you rent with a big name company. I will say I appreciated that our account was always billed and applied correctly. The move-out process was a bit confusing to me but they provide you with plenty of forms with instructions and that was very helpful. This review is mainly to let other good tenants know, if you take care of the house and follow the move out instructions to a T you will get most or all of your security deposit back. Dont let the reviews on here scare you, I even had the previous tenant to our house stop by one day and warn me of all the things they charged her for when she moved out and to be leery. However we were thanked by AH4R for returning the house in such clean condition. They treated us extremely fair when returning our deposit and it was handled very quickly. The field manager (I think thats their title) was extremely nice and helpful on 2 occasions, when we moved in and our lockbox didnt work and also when we moved out and they completed their inspection)

I’d like to say that Tina Linares is wonderful! She was very helpful with getting an issue we’ve been dealing with since 2/6/21 resolved immediately! If I can work with her all the time, that would be great. She was professional and courteous. She answered all of my questions and if she couldn’t help, she went a step further to make sure I knew how to get things done. Too bad she isn’t the property manager for our home, who has not helped us in any manner until Tina sent a message after we’ve left tons of emails and phone calls to her and customer service. Over the span of the past 3 years, I have had mishaps occur in my home that Lawanda has always been great in handling. Yvonne Salinas is by far the worst! I literally been trying to get in touch with her since March & to this day she never called me back or emailed!Upon moving in to the house there was a issue with the drain disposal & dish washer I was charged $75 for a technician to fix a problem I didn’t make! I absolutely love the house but my property manager SUCKS & for that reason I will not renew my lease.

I would rather live under a bridge than rent with them again. They only want your money after taking forever to take care of repairs the utility service is super expensive.

These homes are way over priced. If you go to the HAR website you can find way bigger homes that are way cheaper. I have read so many complaints about how this company is over priced. The home Im renting is a lot bigger than these homes, in better neighborhoods and I pay so much less. I pay less for a 4 bedroom, 2 1/2 bathrooms, game room, breakfast room and dining room than what they have a little 3 bedroom 2 bathroom home for rent. Go with har and youll be a lot happier with a bigger house and paying less.

We got our first home with American Homes 4 Rent last year and we have had the best experience! They are kind, professional, and care about their tenants. Our real estate agent Ashley Wincher was absolutely amazing! Any concerns my fiancé and I had/have our property manager(Lawanda Johnson), regional manager, and their staff address them in timely manner. They provided outstanding customer service. Any work order that are submitted are also a great experience! I would highly recommend American Homes 4 Rent!

I could write several different reviews about my time renting a property from AH4R the majority of which would be very positive. In fact, later I may write a separate review of the company and my time there. This review however, I felt compelled to write as thanks to the woman who made my day. Every single one of the five stars in this review belong to the Houston (M) district manager ⭐⭐⭐ Bobbie Dusek⭐⭐⭐⭐Bobbie⭐ helped me today with... No helped isnt a descriptive enough word.⭐Bobbie⭐ SAVED me today from a potentially disastrous situation. A situation that I had been trying to get resolved for around a week (when it was completely sprung upon me with no warning). I had made multiple calls attempting to reach a property manager or absolutely anyone who could assist me, and I just couldnt get anyone to call me back.Finally I reached a wonderful young lady whos name I hate I didnt take down. She listened to my issue and understood the time constraints I was operating under. She promised to place me on hold and make phone calls until she found someone who could help me. After about 3 minutes of holding the music stopped and there was a different voice on the other end that greeted me with a friendly hello. I asked if she was an associate of the property manager who I had been trying to reach and she replied no Im actually her boss. Shocked that I was actually getting somewhere I explained my story in detail. In hindsight I probably didnt do a fantastic job of explaining myself because I was so excited to have a live person on the other end of the phone.⭐Bobbie⭐ actually listened to me, didnt interject or give me any pushback, just listened intently to my situation in its entirety. In fact oddly enough she didnt even make a noise until I finished my explanation. There was a brief pause after I finished... then ⭐ Bobbie ⭐ quickly apologized for what I had been dealing with, and also apologized for her silence. She chuckled and explained she was eating when she received the call from the lady who transferred me over.Now, in my mind I imagine a leasing office district managers daily workflow to include: complaints, problems, irate tenants, LUNCH, irate tenants, problems, complaints. So the fact that this person took the little free time she had out of her day to help me, meant the world to me. Just the way she giggled and explained herself put me at ease. I didnt feel like I was in a courtroom stating my case to a judge any longer. Its so easy to become robotic in a job like she has, but I could tell immediately in my interactions with ⭐Bobbie⭐ that she was different. Within about a minute I could hear her clicking away on her computer. She said she was going to look into the issue and see what she could do. After about forty five seconds, she verified that my story was valid. She said she would get with her legal team and have the issue cleared up immediately, said she would send me an email confirming the adjustments and basically asked if there was anything else I needed from her.THIS. DOESNT. HAPPEN! Never in the many years that Ive been renting/leasing properties have I ever had an issue resolved like this. Not once. And without going into too Much detail, this was easily the most complicated circumstance Ive dealt with as a tenant. And this was the best interaction I have EVER had with an employee. I was probably on the phone with ⭐Bobbie⭐ for ten minutes, and in that time she had such a profound impact on me and on my perception of AH4R I felt compelled to write this review.I should have prefaced this entire thing by saying what an absolutely terrible day I was having, and this was just another terrible day in a string of many. This was a win I severely needed. ⭐Bobbie⭐ obviously didnt know what I was going thru at the time, and she couldnt have known the weight her few computer clicks that resolved my issue, carried. This is my wife and I third year leasing with American Homes 4 Rent. The leasing agents are fabulous, among them is Tomeka Parmer. Terrific attitude and just made the whole experience very good.

Warnette was great! She took the time to ensure that I felt comfortable with the rental process. Warnette is very professional and easy to talk to.She assisted with the documents needed and made sure that I fully understood everything. Since it has been over 10 years since Ive had to rent, I cannot express how much having her there meant to me and my family. She made the entire experience smooth and hassle free.However, since the day of move-in, it has been a complete 180. The Property Manager has yet to return any of my calls. On the move-in day I was NOT provided the code to get into the house until well into the afternoon, and that was after I contacted the Leasing Agent. I have attempted to call the Property Manager over a dozen times since then, and ALWAYS get the voicemail, and NEVER a call back. Emails go unanswered (Still not a single reply).

Horrible experience Im glad were only renting for a year from this company. light switches and electric outlets are not working made appointment to get those and other things fixed and they keep making us reschedule. Our ice dispenser was with just enough ice so when we came to look at the house ice came out but when we moved in the home the water hose was disconnected and the waster was off when connected the hose water shot out of the freezer

Do NOT trust them they will not return your deposit I have videos and pictures of how I return the property a couple days after I left the property someone moved in and they kept most of my deposit. I have emailed Lawanda Johnson multiply and shes never in the office claims she would look Into it but havent had a response.

If I would’ve known how horrible this company would’ve been I would’ve never rented a home through this agency. I’ve been living with black mold in my home for over a month due to the freeze that occurred in February 2021 I had a busted pipe that I had to pay to replace with no compensation from American homes for rent, black mold has began to grow in my garage along the walls nobody has come out to fix it nobody has tried to compensate me for any of my damages. On top of that my Property manager has no contact with me I’ve sent numerous emails, and reached out to almost everyone in my local office with American homes for rent. this company does not get back to you they do not take care of business they are not professional and I would definitely not ever recommend renting a home from this company.

I have had a wonderul experience with this company from day 1. I had fallen on hard times due to covid and Bobbie went above and beyond for me and my family. Im thankful for her words of encourage.ent and kindness even though business is business she treated my situation as her own and went above and beyond for us thank you Bobbie foe being awesome and kind. I have always received a prompt response from maintenance when I requested assistance. Overall it has been a good experience and I would recommend one of their homes to anyone looking.

Nightmare of a move in experience. Do not rent with the company. I asked for basic pest control when We viewed property and I was assured it’ll be taken care of. I move into a rat infested property, the rats are still eating through my stuff as we speak and no one is returning my calls or responding to my emails. My backyard tree is covered in bees and my wife is deathly allergic! On move in day, bathrooms were unclean and dead bugs everywhere and, I could go on.Edit: it’s been 5 months now, still not a word or service to the property. I catch a rat with traps almost everyday and it got too unbearable. I put in my 30 day notice to move out and cited the problems I had. I didn’t get a call back still, instead they sent me move out instructions and put a “For Lease” sign on the property showing me that they read my complaints about moving into a rodent infested property with broken amenities and they just didn’t care. Please don’t rent with these people, their reviews have been manipulated to look positive, there are others who have experienced the same issues I have, it’s not an isolated Incident.

I worked with F. Ramos trying to obtain specific documents needed for an appointment and she was very responsive and helpful. Then 1 week later had an issue with my account and she was very quick to fix the issue and respond. She was Very professional and never made me feel like I was bothering her.

I was assisted by a representative named Joshua. I can honestly say that he is what the epitome of customer service stands for; Gold Star excellence, very attentive, helpful, consistent, persistent, and eruditious in his position. He was of great assistance with helping me and my family get into my home before the holidays. This is a great company to work with and I would recommend and have recommended this company to other renters.

Rented one of their listings a month ago for them and cannot get ahold of one single person on how to get paid on this. Incomplete partner package loaded in MLS, no one returns calls. Extremely unprofessional to realtors.
