I only put 3 stars as there IS room for improvement… I moved in at the beginning of July. It’s a LOT of stray cats on the property .. true enough every property may have this issue but they are literally everywhere (my issue with that is every night I see a different cat laying on the top of my car) . The office team is wonderful. 8/10 the office staff always have answered the first time whenever I have called. It’s pretty quiet for the most part. Everyone pretty much minds their own business and I like that. The grounds are mostly kept clean the most trash you will see is on the weekend.YES the tow trucks ride over here ALL DAY AND NIGHT. It’s not many visitor parking spots so you have to stay on top of keeping a spare visitor pass or the safest bet would be your guests park on the street outside the complex because at random even at 9:30 in the morning your car will get towed. The office is always very nice about giving you visitor parking passes you just have to ask. The only cons I have is that visitor parking is limited, stray cats everywhere, and that maintenance is honestly a hit or miss… sometimes they come right on, and others it may take a little longer. I’m hoping this get better in the future overall it’s alright over here.
Tania was super helpful and went out of her way to help us out and made sure we got everything we needed to move in and took care of the whole process. our unit was also super clean and well maintained.
I would like to say that these apartments are very well maintenance. The people and management are very well people. Never had any problems and very quiet place. Been here a while back with old friends and its still a good environment. Love all hard work they do to keep it going. The respect everybody has is just excited to come home to everyday. Very much recommend those who need a excellent place to start your own life to come get it here very cheap and I promise you will not regret it. I was looking for a nice, reasonably price place to live when my lease was up when I stumbled across this hidden gem! Everyone in the office, especially Matthew, was extremely helpful and went out of their way to help me. It was refreshing that the property manager actually took the time to come out and talk to me and answer some of my questions. I am very excited to start my lease here and I wont have a problem recommending this place to others.
Looking for my first apartment and they were so professional and nice. If you’re looking for a new home ask for Josefina she’ll help you find the perfect apartment. EDIT: I wrote this review when I first visited the apartment, they were doing a raffle that you could only enter if you left them 5 stars. This is by far the WORST apartment to live in. They don’t answer their phones, they’re always lying about a date and just overall very unprofessional. You’d be better off living in a motel.

The new manager Kayla is pretty helpful.CONS:- New management, new front office reps. There is a HUGE lack of communication within the front office.- Maintenance. Maintenance issues will drag on for DAYS if not WEEKS, even if youre on the emergency list.The last time I had a maintenance issue (my dishwasher would not drain and the kitchen sink was clogged), it went unsolved for 2 weeks despite daily communication and making an appointment, causing mold to build up in the dishwasher.My bathroom ceiling has been leaking and despite being added to the emergency list on Monday this week, I spoke with Emma and apparently I was either never actually added to the list or maintenance had ignored my issue altogether. 2 days later and I have still not had maintenance come by to fix the issue, and the leak continues to get worse.I hate writing bad reviews, but this experience has been incredibly frustrating and disappointing, especially after having such a smooth first 2 years with the old management.
I just want to say I am Amazed!! I went for a tour today and I toured with Ms.Tanya. She showed me her model and a few other apartments she was so professional and responsive. she answered all of my questions and gave me all the information I needed. I love the apartments they are very spacious and I can totally see myself living here. the fully remodeled unit is outstanding! I will definitely refer The Vanderbilt Apartments and Tanya as the leasing consultant! I will also be bringing in my deposits and information to become a future resident! thanks so much fir helping me find my new home and for keeping my hopes up with the Management here filled with welcoming smiles!!!!
So after a huge amount of consideration on what I wanted to say about this place; I can say that after a year and a half that I’m happy here.Price to living size 10/10Security 9/10Location 10/10Service/amenities 10/10Staff 10/10With everything that happened with the pandemic and struggle with rent I was helped by Matthew (manager) who was truly a blessing in disguise as well as all the staff member.I have already recommended this place to a few friends who have been here and love the amount of space that I have for just a single bedroom.Yes there was a bit of miscommunication but everything was resolved and in a timely manner.Definitely staying here for a while and I’m a proud resident here.
Did a tour with Josefina last week and these apartments are beautiful! Cant wait to make this my new home soon, Josefina was very kind and thorough when explaining the prices and amenities. The upgraded apartments were splendid and cant wait to move in!
Great apartment complex! Looking for my son’s first apartment and Matthew was very helpful and answered all our questions. The office staff was very friendly and respectful with each other which shows me that they will treat their tenants with respect as well.
These apartments are a huge upgrade from where we were before. They stay on top of things here! My son loves it! My husband loves it ! And I love it! We’re very pleased so far.

I honestly wanted to give them a better review especially with the new management staff. They are very professional however there is a constant issue with hot water. Everyday between certain hours of the day, the hot water shuts off. I’m contemplating getting an agency involved to attest to this or breaking my lease and moving. I’ve been at the complex over four years now and again must reiterate the new staff has been a breath of fresh air. The fact that the basic need of hot water isn’t being provided is affecting my quality of life. I sincerely hope management gets to the bottom of this soon and resolves this issue before I seek outside assistance.
I’ve been living at this same apartment complex for around 2 years. I just recently transferred into a 2 bedroom apartment and I’ve have the WORST experience. I’ve been super patient simply because I know that there are hundreds of tenants on property with issues and it’s not all about me. Unfortunately my patients got me hung up on by Latoya or Latonya today. Not sure how to pronounce her name. I’ve been emailing Matthew the manager that originally helped me transfer into my apartment and that alone has not gotten me anywhere. I moved into a dirty apartment with wholes in the wall AFTER PAYING $2,090 in first moneys rent, transfer fees, deposits & etc. (also I have pictures to prove that) I submitted a lot of maintenance request that took over a week to complete and multiple where complete without being fixed. I’ve documented my call log to the office since i first moved in just for back up in case I need to take extra helps and I’m always given false promises. Originally I gave a good review based off of Previous management and my fiancé and I were ASKED to leave a good review for current management but I had to go back and remove that. I’m currently expected to pay $70 for reserved parking which has not been moved to the correct location. I’ve been more than patient with the property and at this point I just want out of my lease. I would like to go somewhere else. I use to recommend this property to everyone but now I will say stay away. Also know that if you ask for corporate number they will not give it to you. I still have not received corporate number nor have my issues in this apartment been address. You will for sure have to take legal action in order to free yourself from this lease before you lease ends.

I have been experiencing sporadic hot water outages for about 3 weeks now. I work from home. The office without notice sends maintenance while I’m working to come to check out the hot water issue. What isn’t being understood is that the hot water goes off at around 5pm. The office and maintenance they are off by 5:30pm. I have been discussing this with a relative that’s also an attorney. I was told that the hour that the hot water goes off is suspicious. I was also advised as to why can’t it be coordinated for maintenance to come to my residence during my lunch hour, I’m paying rent and that is blatantly disrespectful . See where I’m going here? I was thinking that as well but I like to give the benefit of the doubt. Well I couldn’t answer the door the few inconvenient times they came also the hot water was working so what would be the point. However on Friday 6/25/2021 I was off work and wouldn’t you know it, the hot water was off at around 5pm. I said to myself they’re doing this spitefully. Went to where the boiler room was located, door wide open and a maintenance worker in there. I took a picture.One of my neighbors is having electrical issues. Here’s what may happen if This targeting against me doesn’t stop, I will gather all the neighbors that are experiencing maintenance issues to join me in a lawsuit. Just fix the issues and no one would need to complain. And stop targeting those that know their rights and do complain.

I have lived in the Vanderbilt Apartments for 6 years. I have enjoy saying over here. It near Metro buses to get to and from work. My baby enjoy the pool. Lastly, doing Hurricane Harvey the area didnt flood.

Although i know she is a very busy lady she made sure to call me before my move in date to come and view my apt. I just appreciate you ms lady.

All fees and documents have been turned in their office, yet two weeks have passed and we still don’t have a final decision. I am a new resident here at the property and I must say, so far so good. i am very satisfied. After reading some of the reviews, I was like Wow but to each its own. I love my area. The surrounding is very quiet. My unit is very spacious. I love the setup. I love the fact that reserve parking is available, especially for a large complex. Its much needed. I expressed my gratitude to Tanya, the consultant who assisted me upon move in. First impression means alot to me. The moment I walked into the office, I was greeted with a smile and enthusiasm from all of the staff. Tanya was very professional and knowledgeable. She did her job. At times when Tanya wasnt available, Emily helped me and the Asst manager was very empathetic. All the ladies are Awesome. During the process of moving in, there was some delays but management accommodate my needs. I ve been here three months now & havent had any issues or complaints. The office staff/management keeps in communication with residents by notifying us in advance via email, regarding property updates, maintenance issues, community news, etc... The maintenance/ground keepers staff is great with maintaining the property. They do there part, residents just have to do theres 🤗 . When I first moved here, I had to contact maintenance after hours due to a leak but he responded quickly and was professional. He fixed the problem and I havent had no issues since. Overall, for me no complaints. I truly appreciate the staff. I recommend this place to people who is seeking a peaceful community, spacious unit, and a place to call home. You will not be disappointed. Thank you staff for making the property livable & comfortable.
I would definitely refer my friends and family to The Vanderbilt Apartments! I love this place! The management is doing such a good job on cleaning up the property might of started on a bumpy spot but it is definitely clear that the new management is making The Vanderbilt feel like a forever home!
Just signed a lease and with Josefina staying in constant communication and responding quickly to emails sure did help keep my stress level at a low. Grounds look kept up. Security gates remain closed. Apartment is huge for the cost of rent. Moving in this weekend and looking forward to being a resident.

Kayla the assistant manager goes over and beyond her duty to make sure we the residents here at Vanderbilt are satisfied and everyone in the office are willing to help you and there so sweet, I will recommend anyone to stay here within a heartbeat I dont plan to move anytime soon I love it here.

So I just moved in on the 19th of this month and I loved my apartment but there was some stuff that needed to get done and as I was living here it did take a while but they finally came to fix and do what needed to get done and I was very happy now theres only 1 more thing to get done outside my porch but I know there working on that other than that very helpful maintenance is very nice and respectful all the workers that have gone inside my apartment all are respectful and if you tell them any problem theyll go ahead and fix it . Tanya is the lady I took a tour with and everything was great shes super helpful and anything I say that is wrong shes on top of it I will recommend anyone to these apartments and to her shes great! Also I want to give Emma a little shout out everytime Tanya is busy instead of saying shes helping someone right now can I take a message or shes not here right now call back later she tells me is there anything I can help you with? I just love that ! If that specific person you are trying to get a hold of is busy but someone else comes in and trys to help you in any way is the best feeling ever ! Because they actually want to meet your satisfactions and they are all super helpful and respectful thank you all!

Nice place live staff is warm and friendly always willing to help whit why ever is needed I live in a Extremely spacious 2 bedroom apartment with. Huge front porch not to mention how huge my master bedroom is I can see my self staying here long term.
I have been a resident for the passed yearNew Management for that last 4 mouths have been HORRIBLE. I work nights and out of town a lot. Come back from work trip My girlfriends car was towed in the day time.{ Matthew }decided to enforced the tow policy. With out giving proper notice to His residents. She went too ask why he towed her car he told her Because he could ....; he is not going to get it released and if he could he wouldnt and insulted her in another language.I pay for an Extra parking spot now. Only too see that people are still parking where they want. With out a parking permits and with expired tags. The BS. They did a Half A Job on the lines for the parking spots. Only half of that apartments are even done. But yet they took a handcap parking just to have personal parking spaces. Really!! An i cant find parking close to my apartment when i get off work at Night.WILL NOT BE RE LEASING
Vanderbuilt is a beautiful apartment I been staying here since I relocated from ny to Houston everyone is helpful but it’s definitely Ms. Kayla for me she is the most professional person I’ve ever met she worked with me from day one I never had a landlord that goes as hard as her when I say she wants nothing but the best for the tenets she wants nothing but the absolute best I appreciate her to the fullest having a great landlord make it definitely worth the stay 🙌🏾
I lived at The Vanderbilt apartments for 4 years and it was a wonderful experience. I only moved out because I purchased a home. If not I’d still be living there. The apartments are massive in size and very well kept. The maintenance staff was always quick to resolve any issue I had which is so great. I would highly recommend any friends or family to live here. Not only do they get a great deal for their money but also the SIZE, upkeep and cleanliness of the property is well worth the money. Everyone who came to visit would always be impressed with the size comparing it to that of a average 3 bedroom 2 bath home. HIGHLY RECOMMEND this property.
PREDATORY TOWING!!Hello, I was here visiting a friend for under an hour. I made sure I did NOT park my vehicle under any roofing, a reserved spot, nor a fire lane. I realized my vehicle had been towed upon my short lived visit at the Vanderbilt apartments.The fact this happened under an hour constitutes Predatory towing.Please be ware if you have anyone visiting this location.
UPDATE: This is in response the the reply below by the management. You gave me your number which is the number Ive been calling and calling so how could I possibly call you when you dont answer the phone? Youve got to stop canned responses. This review would not be here if you answered the phones. Also still have not received a call back after leaving a message and submitting info online.Do they ever answer the phone? From my experience they dont. I have called and called to speak to someone about leasing, Ive even left a voice mail with my contact info and submitted an inquiry online so they dont call you back either. They have really good reviews but not answering calls when you are a leasing office is a sign of bad management and terrible customer service.
Noncomplaints until management changed recently. Definitely not staying here anymore. Prices are going up and so are the inconveniences. It doesn’t add up.

I don’t know who these people are leaving 5 stars LOL This place is terrible, the only improvement I’ve seen with new management is the groundskeeping. We’ve been requesting maintenance repairs for the past three months!!! When we moved in the apartment was not clean, dead roaches in the carpet, nail polish all over the bedroom sink counter top, cable wire hanging outside the wall, multiple stains in the carpet, bugs in the kitchen light fixture, mold in and around the bath tub drain, lights in bedroom not working, holes in and missing window screens, black substance going across the outside of patio door, weak shower head pressure, ETC.!!! They keep giving us the run around, there are always car parked in front of the walkway to get into your apartment, kids in the parking lot area running around when pulling in with your car, amongst other things going on.

!! New Management does not have common courtesy !!I have family and friends that reside in these apartments. I visit Frequently. My car was towed April 6th Tuesday 2021 around 2:00pm. So when the actual resident called to the office, to get information about the tow. I was told they did not know why my car was towed If I didnt have a orange sticker on it. Also that the trucking company Was not supposed to start Towing until Thursday of April 8th. But they had not Sent out notices to the residence yet. So my car was towed without fair warning for being a non authorized vehicle. But I am a frequent visitor. And there is Never Enough visitors parking.... Ever... And Ive been coming back and forth to these apartments since Anna has been working in the office.Update: Was able to get in touch with the Apartment manager. An I was told by the Male manager that he towed my car because he had the authority to tow my car. And he wasnt going to call them to get it released And if he could he would not.
I had a little issue at the Vanderbilt and the Apt Mgr Matthew and his staff took great care of my situation. Definitely appreciate the customer service they provided.

This property was very amazed due to have floor plan that are huge look like a house size. I love the way they look. I am new to the area and It will be my first apartment. I been interested in this property for some time now. The lady Kimberly was very kind and on top of everything and answered all my questions. Since it is going to be my first apartment she explained everything in detail. I look forward to being there in December. Im not so nervous anymiore about about getting a apartment there with great service.

I’ve been living here with my wife in our one bedroom unit for about a year now. I will start off by making sure to shed light on the initial move in process. I still have a sour taste in my mouth about the whole thing. We cooperated in giving all of our info to make sure we can move in as soon as we could. The people at the front office seemed nice. However, they stalled and stalled our “application” and said we hadn’t fulfilled certain requirements so they stalled our official move in date about 1-2 weeks. It was very OBVIOUS that when we did officially move in our things, the room WAS NOT ready for move in. How could we tell? There was fresh paint in random parts of our apartment along with a very damp carpet. Damp because they shampooed the carpet the night before is what I’m guessing. A damp carpet with a lot of foot traffic inside due to the moving around of new furniture and boxes, etc was HORRIBLE. That is my wife’s and I only reservation of this apartment complex. Why not just say you guys were wrong in telling us the unit wasn’t ready for move in? I’m assuming th why thought we’d shop for another apartment complex that indeed was ready for move in. That just tells me they aren’t confident in what their units provide. It also shows a lot about the front office and how they run things there.It was a shaky start to say the least. As the months went on, we were starting to get a good feel for the unit itself and the neighbors we had. I would say it is a very private and quiet space. I’ve come to really like where we are at. I’m not sure if we just got lucky with our neighbors. But I’ve had zero noise complaints or anything similar to it. My wife and I occasionally take a jog or walk in the evening whenever we can and we feel safe. We really like the fact that at night, it is SUPER lit up. A very good deterrent. I really like that. I’m actually considering renewing my lease with the only reservation being that I’d love to see the management team do some renovations for the older units. That’ll be top notch. For anyone looking for a safe, quiet complex, I’d recommend looking into the VANDERBILT. I’m not saying it’d be my first choice, but include it in your top 5 apartment complexes and go from there.
Everyone in the office always very helpful and pleasant. When ever I have a maintenance issue its taking care of immediately. Theres always a good vibe in the office. Keep up the good work ladies 🤗

The communication was terrible when we moved in we called over 20 times in 30 minutes and still no answer at move in they charged us all kinds of random unnecessary fees and they charge fees on the rent too it seems like they only have one dumpster and it’s not exactly close and trash service is picky about what that take the pool is always dirty and green the laundry mat that they have is not existing they never answer maintenance issues and if they do they come check and say they have to order a part and never come back and on top of that it’s literally INFESTED with roaches they are everywhere no matter how clean you keep the unit there are so many it’s disgusting I pay for pest control it doesn’t seem like they do anything to get rid of them

They are very profesional, and keep the common areas clean.
From Genevieve, Yenni the maintenance staff and all the rest at the office has been nothing but professional and quick to respond to any issues that I have had. I have been here for years and the vast improvements are a noticeable comfort to what has been before. The Vanderbilt is safe and good place to live. Not far from 45 I would recommend anyone looking for an apartment to put in a application.

Had and issue with Covid test being positive(With TEST TO PROVE IT)called the office several times to inform them (2nd-3rd)that I could not come in contact with anyone or go to A store to get money order! This is after they changed management which was not made aware to tents!! Then website is down that is how i would pay rent during A pandemic!! Wen I finally got in touch with management(Mattew) after being charged late fees due to there lack of communication !! I was met with the worst customer service I’ve every delt with!! Explained the situation and was told it didn’t matter if I had Covid!! Rent needed to be paid the 1-3rd by passing the calls, emails I made the lack of communication on there end and the switch in Management let’s not mention him basically telling me to go out in public and come in contact with people even though i told him i was positive and the CDC and The Houston Help Department instructed me not to!!But his maine goal was to bully me out of rent money!! But he did me A favor by acting like he was goin take the fees off but left me still with fees with no empathy or sympathy for the issue at hand!!! There are garbage everywhere in the apartment, Is really bad
The workers are all so kind and friendly & also appreciate they’re one of very few apartment complexes who actually warn you before towing your car
I visited this property and has excellent customer service in the Leasing office. The pools are very nice and clean and I love the Model set up and very spacious with long walk in closets.
I am moving out of state, and was impressed with this community. Nice renovations, decent reviews and great price point. I was READY to lease.. I reached out to the community and never heard back. Because of this I leased else where.

Definitely a great place to live. Everyone I have ever talked to there has been very professional and nice to me. I currently am in Pennsylvania and strongly thinking of moving to the area. The Vanderbilt Apartments was my first location to look at as a recommendation from a dear friend ofime and instantly fell in love. Very clean and spacious. I love the different options to choose from. Definitely going to recommend to others too about this location! Keep up the great work!!
New management and they raised the rent. Meanwhile garbage everywhere, roaches everywhere and people park anywhere they want without paying. This place is straight up ghetto!!!
My mom just moved here a few weeks ago and worked with Isabella, Isabella is so wonderful and pleasant to work with, she’s always super sweet and extremely helpful. The officers that work here actually walk the property and are extremely friendly to all residents, the leasing agents actually walk the property as well with the officers to make sure everything is as it should, amazing..thank you Isabella. ❤️
The management team Ms Yenny, kimberly, Norma, Ana and Ariana are awesome . due to the covid-19 pandemic maintenance is always doing the best and beyond as they can at a timely manner. keep up the hard work & all the good you do for us residents.😇😇
My job transferred me to a different locations near the Greenspoint area and now I need a new place to live. I came in here after hearing about it from a friend. The property looks really nice and the staff is really friendly. I believe the one who helped me was Kim and she was very helpful explaining everything to me. She said many of the apartments recently got renovated and now have stainless appliances. Also love the fact the property has 2 pools, so when summer comes around again.
Called to get some information concerning the property and was greeted by Kimberly who answered all my questions in a very professional and courteous manner. I look forward to viewing the property soon.
Ive lived here for 13 months and it wasnt bad. It was EXTREMELY hot in my apartment and they never came to fix only added freon, but I never really pushed it... so my fault plus I was on second floor. Overall, good apartment to live in. Nobody bothered me and they send notices via text which is cool. There were some break ins in the beginning of my stay and they fixed it by installing cameras... Recommended.
Incredible staff, very friendly and welcoming. The apartment was spacious and even more beautiful in person, it was better than expected! Isabella has an amazing sense of humor and kept me laughing and smiling the whole time we toured the property, I left happy and absolutely cant wait to come back.
So far my time here has been pleasant. The office staff are really nice and Ana was the one who worked out my lease, maintenance is good with responding to work orders in a timely manner. Also neighbors arent overly loud or ghetto lol. Overall Im satisfied and will be renewing my lease as this is probably one of the best apartments Ive leased at.
