If slum lords was a person, property manager Jeremy of Homeriver would be the poster child. We have called there maintenance department with little results. He is such a liar about sending someone out to even look at what needs to be fixed. When someone shows up they can’t help . If you can find more reliable and considerate companies please do so immediately!

I am a first time client of HomeRiver Group Property Management. Jayme was responsive, answered all my questions and gave detailed descriptions regarding contact information and property inspections. She was patient, courteous, and helpful. I hope all future interactions are as easygoing and professional as my encounter with Jayme has been.

I recently had the pleasure of dealing with a new property manager named Erica. Before speaking to Erica I was very frustrated and on the verge of breaking my lease. She was very kind, understanding and patient. She took time to listen and explain things to me. I can tell she is experienced and truly loves what she does. I’m glad Erica is my property manager and was able to help me. After speaking to her, I’ve decided to renew my lease. I only wish my other manager had her skill set. Erica is definitely a professional and I’m glad to have her.

I would rather be homeless than live in a property managed by this company. We didn’t have our lease till the day before move in, after WE, the tenants, had to call a dozen people(no one answers of course) to find out no one knew who our manager was. It was one thing after the other. NO ONE and I mean NO ONE responds in any way shape or form. They do what they want. Not sure why people have good reviews of Lola, I have nothing good to say. She only responds if she needs something. Unprofessional and unresponsive as a company can be. Even if it’s a dream rental, walk away. Also double check your lease...they had us sign the wrong one which they never pursued to correct.

They dont call you back. Fix anything. I better b getting my security deposit back when I move. If not ... well... they wont like my legal side of things

We have been renting a house with home river as the property management company and have been so dissatisfied with them. We have had a leak from our shower for over 2 months now. 3 Plummer’s later and we still have a cut out in our ceiling. They never get back to us and we can never get a hold of anyone. We have also had appointments for them to come by for inspections and they never showed.I would never recommend this company.Don’t let them fool you with their excuses. They tried to tell me that my leak was from my roof, it was not and their own Plummer verified it. He fixed the leak in my shower. I will bet this house it will leak again. They are super incompetent and have Terrible customer service. I will link all the emails over the past 3 months

Extremely disappointed at the lack of professionalism, poor communication and inconsistency among their employees and owners.Heres my situation:We gave them a renovated duplex that required minor repairs to bring it to rental condition 6 months ago. It took them 3 months to make the repairs and another month to put it on the market. Currently they have had my duplex managed for a period of 6 months - one unit is still vacant, the other became occupied last month.During this time, they forgot to turn on utilities, we had a break in, they lost the keys to both units and then charged me a re-key fee, they temporarily lost the keys to the mail boxes, fired/reassigned the property manager that was assigned to me, and went a full 60 day period without communicating with me regarding 2 vacant units.So far, theyve demonstrated complete ineptitude and incapacity to show their fiduciary responsibility to their clients.Theyve promised many things and delivered on nothing.HomeRiver Group - please reach out to me directly to solve our issues that youve promised to solve. Id be embarrassed to own or work for this company.

Heres why Lola is so great:- Responsive: Unlike the other HRG property managers we worked with in the past, Lola actually either ANSWERS the PHONE or CALLS us BACK! She also responds to our emails within 24 hours!- Knowledgeable: Lola can actually ANSWER our QUESTIONS!- Hard Working: Lola engages the greater HRG teams (maintenance, finance) much faster than other property managers weve worked with, and then she FOLLOWS UP to ensure we got what we needed.Its been a refreshing experience to finally have a property manager who understands what the homeowner needs to do to keep the property at its best. Lola has been there for us through good and bad and we greatly appreciate her hard work that is making what can be a very difficult experience greatly improved for us.Hope you can find someone as good as Lola Becerra!

Seen a unit online I wanted to view ASAP. I selected 3 dates and was told someone would reach back out to me in 24 hours,(i selected two weekdays and a weekend, all different days and times) 2 days went by and I finally received an email from Elia sancez letting me know the 3 days and 3 times were unavailable. She sent me a reschedule link that had NO available times for me to view the unit.Every day was blacked out, therefore not letting me reschedule. I called and emailed her, no answer and no reply. The unit is still listed, I tried calling corporate no one ever answers the phone. If it’s this hard to simply view a unit I would NEVER live in one of their units. Highly unprofessional and it sucks because the unit was perfect location for me.-Edit they said someone would call me and no one did its been over a week. I was sent another scheduler link from Elia Sancez, she cancelled my second set of THREE different appointments. If only this company answered the phone or had accurate viewing dates and times, i would probably have rented from them. The way they handle business is odd to me so i will not rent from them. highly unresponsive and unprofessional.

I’ve dealt with Kamila Outlaw numerous occasions over quite a few years. Ms.Outlaw has always made me feel like top priority and addressed all my concerns abruptly.

If I could have rated them zero stars I absolutely would have. The property managers are horrible. Mine in particular. This company is extremely unresponsive and uncaring and dishonest. In fact, I just recently had to hire a tenants rights lawyer to chase a refund that they should have given me weeks ago. HORRIBLE service, HORRIBLE people and HORRIBLE units. Stay away!

If I can rate this a company a 0-zero I would. I called to view an apartment. I went on the portal to schedule sometimes and I got a response that there is no availability. I went on the second time the same email response. I responded back asking so what times are you open and I then get an auto response again for the same thing. Please dont waste your time if you have issues with scheduling, tenants will have issues with any maintenance, etc. Complete chaos.

I have worked with the office personal without any complaints as a matter of fact on a scale of 1 to 10, I would give them a 15. The maintenance under the previous owner I have no complaints about. However the new maintenance crew I would seriously consider outside contractors. On a scale of 1 to 10, I would give them a 0.

HORRIBLE! I cant believe they actually emailed me to comment on their service publicly. If you want to lose your money then hire them Otherwise STAY AWAY!We had a 12 unit, 6 unit, and duplex with them. With only a few vacancies. In less than 6 months we lost over half our tenants.So I just found out we had to pay $120 because a tenant lost their keys! WHAT!!!My Question: Why do I have to pay for the tenant losing their keys? Shouldnt the tenant?Their Answer: Yes, but its too late now.WHAT!!!

I have a new owner new property management company. I knew nothing about the change. i was sending my rent to the previous company. i found out it was wrong. i called to talk to the new people. the property manger put on a show. let me know that the previous people paper street was doing shady things. i live in a flood zone didnt know when i looked at the property. but i spoke to the code enforcer she informed me i dont have to pay fees and it is the property owners bill. now im charged twice and i let the property manager know yet again. i got a nasty attitude. I cant get an answer back via email nor phone or threw the portal. i mean she was really nasty threw the last email that was sent to me.Im very dissatisfied though it is a pandemic Im being understanding. my stove door broke i sent in a maintenance request in threw the portal. i got an appointment time and no one showed up at all. i called and let the lady know. she said she would speak to a maintenance supervisor and someone would call me. i even opened up my availability and no one called me back at all. Now the stove is completely out. i called again for a follow up and got the same answer all over again. but this time with an attitude and to rush me off the phone. i also informed the maintenance person that im not getting calls back from the property manger. i get a written up email sent to me full of lies and nothing i was to have said was truthful in the typed text.i will not be renewing my lease at all. they are ver unprofessional. the maintenance men tell u oh it doesnt need to be fixed when it does. if you clearly see the same problem im seeing.. just all around a bad company and owner

This is a Terrible company that only cares about collecting rent and not keeping homes in livable conditions. I had extreme flooding in basement a year ago. They never made repairs. So I did. Then they refused to reimburse me when I made the repairs due to mold growing in basement. They Only send people out to take pics. Stay AWAY FROM THIS COMPANY!!! Currently taking court action against this shady company! Letts may have changed the name to Home River Group but still an unprofessional company. Check other reviews from previous landlords and tenants before signing with them!! Save yourself some trouble!

Its so sad that it has to come this as the only recourse I have to get results.I have had a refrigerator going on and off for over a month now and I have NO RESPONSE FROM HOME RIVER GROUP AT ALL!!.My appointments are continually cancelled and my requests are ignored.Ive gotten sick from food being thawed and refrozen.This is gotten to a point where I need to go beyond HOME RIVER GROUP.Since the change over from private owners the focus has been about money. And it should be if they were actually doing more than collecting checks.Im not taking this one down!!!

I am an investor from Idaho. The HRG Chicago team helped me find a investment property, fix it up and put a renter in it in record time. From the pictures and move in report/lease everything was done according to my expectations and even better. The communication throughout the process has been great.

If I could give minus stars I would. The turnover of staff is too high which leads to inconsistency of communication and terrible service. They rented out my newly renovated property (which they carried out the work for) without checking the oven was connected or if the sink pipes were connected and so on...needless to say the tenant moved in and is experiencing a terrible time...now they want to charge me extra as repairs and maintenance to fix it all.

Communication with property managers is not good.....takes days/a week to get a response from them.....Janet English is great!
