W recently purchased our future retirement home on Hilton head but desired to rent it out for a couple of years before we retire to the island. I contacted Equitable based upon the google reviews, not having any knowledge of the company. My experience has been very positive. They responded very quickly to my inquiry. They were very professional in their approach, giving me an a candid description of the rental market and their approach to renting my villa ( which they did very quickly).Misty was very helpful in guiding me through Equitables property management process - examining the property, assessing the monthly rental and the overall services provided . Geri was very clear as to the fees and their approach in seeking and managing the tenant relationship. Misty also took care of removing some furniture and handling the required cleaning prior to the move-in of the tenant.In summary, I have been very pleased with Equitable and would certainly recommend them to property owners in the Hilton Head area

Reasons we went with Equitable Property after interviewing several companies - Geri was responsive, seemed to care about the place, was professional, and said she would take care of our investment. Although the process started bumpy- had several communication issues with some of her staff and had to keep dealing with a double charge over several months - it seemed to smooth out once we had a long term tenant in place. We felt we had made the right choice in going with Equitable. Two years later the tenant was moving out and we decided to sell the property. We live five hours away in Atlanta. Because we trusted Geri we expected any issues found in the move out process to be handled professionally and appropriately. Ill take care of your investment she had said. We hired a realtor and put the property on the market. After a few weeks we kept getting the same complaint about the place being dark and musty. We drove to Hilton Head to see what the problem was and when we got there we got quite a shock. The place we found was not the place we left two years ago. It was dusty, moldy, some of our furniture was gone, some furniture that was not ours was there, and some of our furniture (tv rack) was outside in the back patio. There was random furniture and metal pieces in the courtyard leading to the front door that did not belong to us. We couldnt believe it. We spent the next few months cleaning, repainting, putting in new carpet, and spent thousands of dollars on new furniture. Lesson learned- if you live too far away to do the walk through with the property manager have them take a video of the walk through and send it to you - both before and after a tenant has lived in the space.

Our experience with Geri and staff at Equitable Property Management has been outstanding. They always responded very quickly and thoroughly to our requests and if we had any issues, they helped us resolve them immediately. I would recommend and use them again in a heartbeat. I have been extraordinarily pleased with the service. They managed all problems without having me get too involved. Found 2 renters and screened them. Both were excellent, paid on time and left the place without damage. Everything was done in a timely manner and both the tenants and myself were equally please. The management fees were extremely reasonable. I rarely if ever write one of these reviews but felt compelled to compliment the service I received. The five stars I gave them was no exaggeration.

My husband and I have owned our villa for many years and finally decided to rent it out. We are out of state owners so we signed on with Equitable Property Management to maintain our property. Geri rented our place on the first day it was listed. Just recently there was an incident with the villa above us that had their HVAC unit fail and caused a big water leak which came through my ceiling and flooded my carpets. When our tenant informed Geri of the problem she immediately went there and stayed until the leak was stabilized and the water extracted from the carpets. Geri was there so quick and handled it as if it was her own home.We called the owner and we still have not gotten a call back from him. The management company of the villa above us didnt respond for 24 hours. By that time Geri already had a plumber a handyman and a water remediation company at my town home.We would highly recommend Equitable Property Management and we just saw how fantastic they are. Beware of leaving and thinking your getting your deposit back! Very nice to deal with while being a tenent but wow how attitudes changes once deciding to leave! I called and ask about braking the lease early. I was told I have to advertise, show the house and find someone to replace me. Not 3 days later, I was asked by them if they could show the property? Basically they found someone to rent the property within the week. I was later charged $100 for showing the property??? Never once was I told there was a charge!! and some BS charge of $192 New tenant fee (advertising, tennant qualifying, lease signing??? Are you kidding me??? Total made up charges!! Beware!!!
