Not sure if Im missing something but they still owe me $900 for an apartment they didnt follow back up with me on after I gave them the money and signed online. I came in and they let me know that the apartment I had an agreement signed for was given to another tenant and they would figure something out for me within the 30 days prior to my agreed date of Sept 20th. I went 2 weeks and never heard anything. Emailed and called and finally got hold of the original rep two weeks prior to my move in date. She still did not have a new address for me two weeks before my expected move in and was going to look into it for me so I asked for a refund. She got upset and said shed figure out refund for me. Its now been another two weeks. Its now the 21st and I didnt get an update on an apartment, my deposit that went to nothing, my application fee, and not even a call back for an apology or update. Advise being careful you have everything set PRIOR to giving your deposit and holding them accountable for the address they give you. I was too trusting, patient and excited to have a solution to my recent living situation and let them walk on me with what I get can be upsetting when an apartment is double booked but I lost $900 to nothing... no understanding, horrible communication, no place to call home. I had to scramble to find another place, lost money to a last minute choice and still havent resolved this after 7 weeks. Seriously uncomfortable.
Run away and as fast as you can from this rental community. Staff has no regard for the people. Here is a clear example of how little the care. Office employee having an assign parking spot they rather park in the loading zone and prevent people from moving comfortably.There’s dog waste in all green areas. Everything is just horrible and rent is not even cheap anymore…
I havent lived here, I only took a tour. Leasing staff was very friendly, helpful, and responsive. The apartment itself looked new, clean, and well-maintained, and the grounds felt clean and safe. I ultimately passed it up for an apartment in a slightly-less-nice nearby complex that was about 10% cheaper.There are a number of extra monthly fees and charges on top of the advertised rent cost, so pay attention to that when youre looking to apply or sign a lease.
The management office is really nice and responsive, but they frequently can do nothing about the issues I call about. Theres so much thats annoying about this complex. Theres no sidewalks, kids run around the street with no supervision, people speed around the area, they run through the exit gate and almost cause accidents, theres no accountability to clean up after dogs, and cats are everywhere in the area. The office will decide to make improvements which will cause your rent to go up during your current lease. I personally dont need valet trash service and think its a waste of my money. If you are unlucky enough to get a place in the back, you have to deal with cars getting broken into and vandalized. Ive been here almost 2 years and I cant wait until my lease is up and I can move somewhere better.I will say the maintenance team is awesome. Ive never had to wait more than a day or two for assistance. The office also lets you have your packages delivered to the office. This is extremely beneficial because packages frequently get stolen in the area.Overall, I would not recommend moving here. Its great if youre in a pinch and need somewhere to live. But theres better places, especially for how high the rent is.
Stayed in one bedroom apt (1/1/2020 to 12/15/2020)(windows facing north)1. Apartment - okay (2 star)a. Walls - do not hold nails wellb. Wall paint - Commando stickers are supposed to create no damage but the paint comes out like a layerc. Seal - not good.d. Mold - terrible issue (clothes inside closet, had to throw one furniture away, behind the bed stand, windows, shoes)e. Apartment location is fine. Peaceful. (but this might depend on your neighbors as well)f. You get more sq.ft for the price but the storage space is small2. Management - Mixed (3 stars)a. We leased the apartment online. But when coming, the apartment was not clean - stains and dust. We told the management and they easily agreed on showing us other available units at the same price.b. Once there was water leak outside our building which was charged on our bill. The management refunded the extra cost.However, the management seemed less responsive when we had questions about our move-out. Few days to one week to reply.c. Recently, valet trash started for $25, which is great but collecting recycling would have more sense to us than this.d. THe lease terms are inflexible. However, most apartments here are same in that case. Hilliard can stand out if they work on some apt issues as well as charge less fee for tenants who have lived there for at least one year.e. The office staff tone usually ranges neutral to almost rude.3. Maintenance team (5 stars) - No complain. Timely, Polite and hardworking people.
I was applying to rent an apartment and their communication skills are very lacking. I would have to call and email several times just for them to answer a simple question. They would say they’d email me the information the next day then three days would pass and still nothing.
I submitted an application a couple days ago and have tried to call them multiple time yet they don’t pick up. I have emailed and called and nothing was ever said.
Don’t do business here they don’t even pick up the phone
Me and my family have been living here for the past 8 months. We love the community! Maintenence is always up to date, very friendly staff. Nice neighborhood to live in!! 👌

Been living here for a week, there are some amenity issues I have with this complex especially for the price, like no microwave, no light in the bedroom or living room, the leasing agents are all very kind and respond to concerns promptly, maintenance came out on day off to fix my A/C, also was very kindJust FYI:-they allow pets, several people do not pick up from their dogs specifically, you catch them at night a lot- walls are extremely thin, you can hear EVERYTHING-a lot of speed bumps to stop people from speeding, but it doesnt always work-fairly quite during the day but noisy at night, at least where I amIts affordable for Hilliard, love how convenient the highway is, I would recommend to lease here
I moved in last November and its been great so far there were some issues at move in but they were addressed quickly and the seemed to care. maintenance is super quick. I was used to something taking a week at my last place, here it was either the same day or the next day. everyone has been friendly I love my neighbors and its quiet a quiet place to live. I can see myself being here a while.
WHAT CAN I SAY. HMM HILLIARD STATION AS ALWAYS GIVEN ME THE CHANCE TO PURSUE AND HAVE LIVE POP UP SHOPS ON THE VENUE, NOT TO MENTION I LOVE THE HARD WORK OF THE MAINTAINANCE CREW. It was fine when Champion owned it. When they were aware of an abusive relationship I was in, Champion was more than willing to take me off the lease I was on.With the subsequent management, Birge and Held, when presented with a protection order against the main person on the lease, they were unwilling to take me off the lease. They said I had to have a Roommate release signed by him.He went and signed the document, as his mother told me.But when searching for his name on Franklin County Municipal Court site, I saw his eviction case on there. And what do you know, they still managed to put me as a secondary party on the eviction.Way to continue to victimize the abused.
Management has been very helpful, especially throughout this crisis. Apartments are peaceful havent had any issues would recommend to anyone trying to find a nice place to live.Update: I forgot to mention something. The apartment complex is nice and everything, but the private electric company they use, Pioneer Energy Management, is awful, so before moving here be aware that you will be charged $200 to $400 per month even if you BARELY use power, water, etc... They overcharge you like A LOT. Ive heard from neighbors that decide to move out that one of the reasons theyre doing it, its not really because of the apartment and the community, but because of the utility bill. Ill be moving out soon too. At the end youd be paying whatever it is that you pay in rent plus another (for those that consume regular power and water) $400 - $500 a month. During the winter time is the WORST. You may end up paying $600 in just one month. If what youre looking for is to save money, maybe Hilliard Station Apts is not the best place for you. Its sad because the community is actually really great and management is super helpful and understanding always, but until they dont change the electric company they use, theyll continue to lose residents and a good reputation.
Ever since birge and held managed this place its been a living hell. So one day me and my friends were outside when the office assistant manager (Jonathan) told us that we were not aloud to be outside without a parent and if you don’t go inside he said he would call the police on us but that is taking our rights away from going outside. I’ve encountered him atleast 2 times and he wasn’t too friendly about it.
I have been very disappointed with managements lack of concern for resident safety during the COVID-19 pandemic. Birge and Held is pursuing non-essential upgrades that require workers to be in our homes multiple times, without adequately ensuring that the workers will consistently wear their PPE. Contacting management has resulted in nothing but platitudes and a lack of follow through. We will not be renewing our lease when the time comes.
Please be aware that the model you see when they try to sell you the apartment IS NOT how your apartment will look like! You will ask for a lower level and get Whatever they want which in my case I got a second floor.. we were told that they were remodeling the apartments and within 6months our apartment.. We are on our second renewal because Covid happened and I understood the pandemic moved things behind.. but one year and 7 months are apartment was never updated.. and when asking the office for a simply carpet clean (SINCE THEY WERE SUPPOSED TO TAKE IT OUT) like the model showed.. The guy got disrespectful and rude because according to him I was making things up... JUST MAKE SURE you look at your actual apartment before moving and don’t sign untold YOU Get everything the way they told you..
Their maitenance team robbed us as we were moving out, including priceless objects, my step sons medication, my boyfriends birth certificate SSN and car title, and plenty else. Our neighbor next door assaulted us, and they did nothing, hence us moving out. Do not recommend.
Friend had their stuff stolen by employees of the complex, including but not limited to familial heirlooms, personal identity information, restricted class medication, and others. This occurred after they have spent an extended period of time being harassed by other tenants with zero provocation and absolutely no attempt to rectify the situation by the management.
I moved in back at the end of August 2018. Despite the problems I had with parking, it’s always been resolved. I’ve had no problems with Staff or management. They have always been nice and helpful. I really enjoy my time here. Sometimes my neighbors can be loud, but that’s whatever. The apartments are nice-sized and I LOVE having a washer and dryer in my unit.
Management always addresses my concerns right away and are easy to talk to.
The apartment complex is beautiful, no issues in the home nor with the staff. They are very friendly and help with any issues or concerns that I have. The apartments are very good with space I can fit everything I need in my apartment!
Best apartments I’ve lived in. Really nice and helpful office staff. Maintenance is quick and good if you ever need them. Like that they have a 24 hour gym.
Shame on all of you for stealing from my friends. Do NOT live here unless you have really f*ing good renters insurance and a LAWYER!
Moved in about 6 months ago and have been happy with my apartment. The leasing staff has always been friendly and helpful and they have a great maintenance crew. Love that they have two pools.

Lived here just short of a year. And I can say its been one of the most at home feeling you can get in an apartment. Its a great community and very well maintained and run. Keep doing great Hilliard station!
I am a travel technologist. Every time I have a contract in Columbus, I stay here through my corporate housing. I make it a point to stay here for the great sized apartments, and the safety aspect. It also doesn’t hurt that every time I have had a maintenance issue it is solved with in 1-3 hours.
I loved the apartment when I first moved here when Champion owned the property and these new people came in and its been a disaster. Trash is always full, people speed through here like crazy, dog dispenser and trash is either empty or its overflowing. Parking wasnt a problem until recently. Theres assigned spots but people will still park in your spot. Never was an issue before because you could and instantly call the office mangers at champion back then and they would have it handled. Olivia Pope style. Its a gated community but the gate is wide open all the time. So theres that. The location and the apartment itself is phenomenal and I like everything about those two things its just going downhill fast. My lease is up in June and Im sure some increase will be happening from what some of my neighbors have said so that will give me even more reason to move. My advice is look elsewhere. Theres some good apartments still in the area that Ive looked at myself.

This is the worst place I have ever lived in! I have been here for 3 years!! It was amazing when Champion was here. I have not had air for the entire month on July. I submitted a request of 5/18and kept getting the run around! When someone did come out and fix it it was broke again two hours later. I was told that there is only one person to fix air condition units. They gave me one portable air condition unit and canceled my work order. I was told that Janelle would call me when I made a complaint before and no one has called me. When I call, no one answers the phone. This is just ridiculous. I submitted my request in person on 5/1 to move at the end of July and even have a copy of the paper however I went to the rental office yesterday due to no one responding to my new place to give them rental verification and guess what Hilliard Station has no record of it. This is insane!!! I would of stay but I have no air because no one has fixed it. They have lost a good tenant who has been here for 3 years. Also, the gate has not been working since Champion left. DO NOT MOVE HERE!!!!!!!!
We love our new home! They are very polite! We were nervous at first because this was our first home but they made the process very easy!

Really loved living here when Champion owned it. I’ve been here for more than 3 years and with this new company it has been nothing short of AWFUL here. They lost TWO of my rent checks, along with multiple other residents. I’ve been trying to get it resolved for FIVE months, in and out of the office, constantly calling. And 1. You can’t ever get anyone in the office to call you back 2. All of the managers are always “busy” which is weird because if they’re so busy then why isn’t anything being taken care of? 3. NO ONE in that office knows a thing about what they’re doing. You’ll literally get a different response with every worker you talk to. My maintenance request still hasn’t been completed from 6 months ago. Mold in every apartment that just keeps coming back. It’s awful here and such a shame that this new company is running this place to the ground.

These apartments are excellent. I would recommend them to anyone. I was impressed with the brand new or almost new appliances in my place and how clean it was when i moved. Its a comfortable spot and my neighbors are friendly. The leasing agents are super friendly as well, and will do their best to accommodate your needs or preferences. Chelsey did a fantastic job of getting me into my place with little work on my part.

Stressful at first...The office staff is really nice, however, forget about the apartment itself being livable at first and any maintenance requests needed! I moved in July 31st and put in a work order request the following day after seeing blood smeared on my entrance wall, a huge spider web attached to the exterior light with a ginormous spider in it. The fridge/ freezer has a horrific stench that fills the living room/kitchen after opening for a second and had fruit flies in the freezer!! The garbage disposal has mold and is completely rusted out with a strong stench coming from that as well. There was trash and leftover dishware underneath the oven in the back drawer. I called Wednesday to see if anyone has gotten it. Finally, Friday evening they come out and left a note telling me to put baking soda in the fridge and wiped the blood stain and spider web. Called again, only to hear they will send someone out next Monday because its the weekend! I havent been able to buy groceries and put any food in my apartment and will have to continue to order take out.It is now August 9, the maintenance men came and replaced the fridge, cleaned out under the stove and fixed all issues. Settling in now is much more comfortable and should be a breeze from here. Overall it really is a very nice community and renovations look awesome!
The parking sucks u have assign spots and idiots that don’t belong there still park in the space. Then you have to struggle to find another open area when u are assign it. Use to be able to get people towed so tell me now how or what will change now? Worked twelve hours to have to walk a mile to go home. Will be calling to address this tomorrow
Im about to sound really corny about my experience at Hilliard Station Apartments but wow it has been super ridiculously awesome! The people who work here are the most professional, warmest, kindest, friendliest, most knowledgeable people I have ever dealt with at any apartment community and Ive lived a tone of places! The office guys always go above and beyond to help me with whatever I am trying to accomplish! The maintenance guys are quick, courteous, and even wear booties. The apartments are clean, spacious and updated. The community is well manicured, convenient to everything, quite, friendly, gated, and monitored with cameras! I love it here and I will recommend this place to anyone looking for a new spot to call home! Go Hilliard Station you guy rock! :-)
Hilliard Station is a nice place to live for anyone starting a new chapter in their life (recent graduate, recently married, etc.). Ive lived here since April 2017 and havent had too many issues. If there are any maintenance problems, they usually respond within 24 hours and do a pretty good job solving the problem. Most of the leasing office staff is very friendly and quick to respond to questions. My only issues come from the 500 speed bumps (really about 10) that I have to drive over to get to my unit in the back of the complex. I understand that these are designed to get people to slow down, but the way these are designed put significant stress on my old car and caused the heat shield of my roommates car to come loose. If there are going to be bumps, they should be wider and not so tall. I also have issues with the breed restriction list for dogs. Ive seen many of the dogs on this list in the complex so I know the leasing office isnt aware of it. But if these dogs are living here and arent causing an issue, why are they on the list? I attempted to adopt a dog that was on the list (not realizing at the time it was on the list due to seeing the breed in the complex) and was turned away because the adoption agency found it. Im hoping they might re-evaluate the list to see that some of the dogs on the list should be allowed to live there (since they are already). The apartment itself is nice. There is a good amount of space and everything feels almost like new, other than carpet (this could be replaced). Overall, it is a nice, starting place to live and I have enjoyed most of my time living here.
Ashley in the leasing office is wonderful! She is patient, energetic, kind & excited to find the right apartment for you. She doesnt push you & keeps you informed & up to date on what they have available at Hilliard Station. Their apartments are adorable & their property is kept clean. They always have specials going on as well, and seem to regularly give back to residents. It feels safe and secluded there. If you go to tour- ask for Ashley! You wont be disappointed.
Just moved to Columbus for business and searched high and low for a reputable apartment to stay in. I called around and the staff at Hilliard Station definitely made me feel welcome. The unit that Im staying in is perfect size for me and has clearly been well maintained. Located 5 minutes away from EVERYTHING, the price and quality of this complex is unmatched! I want to give s special thanks to Chelsea for getting me in on such short notice, I couldnt be any happier.
Great complex! Thought I needed to lease a new residence and looked all over Hilliard. Saw several that we liked but what sealed the deal with Hilliard Station was the way we were treated by the amazing office staff, in particular Jennifer! Thanks again for making such a difficult process so smooth and efficient!
This has been the absolute WORSE application process I’ve ever experienced in my life! Do NOT waste your time nor money. Myself and one other were looking forward to moving into the apartments because they are pretty decent looking for a reasonable price. We initially got denied during the application process due to past rental history so they needed more information. We sent the information they needed immediately and when we didn’t hear back from them we would call periodically to see what’s going on. Everyday someone would give us the run around, assure us that the information we sent should be enough, blah blah... TWO weeks later they call and added more stipulations. We finally just requested our money back for the administrative fees that should have been processed back THREE weeks ago now. I continued to ask for information for the person/entity who owns the property because the people who work in that office are horrible and they should know it! I actually heard Jessica, one of the “managers” say in the background, “She doesn’t have time for this. Tell her I’m in a meeting.” The nerve of these people.They’re now saying my refund may take an additional 30 days to process and no one will give me the number to speak to the actual entity that owns the property! That place is madness...STAY AWAY!!! Their excuse for the unorganization is that they currently don’t have a property manager... If you live there good luck! We found a new home and I’m glad we dodged a bullet here!
Ive lived here several years and love it! Champion has made several improvements over the last few years. The residents here have benefited from these great improvements. The office staff are always so nice and helpful. Hilliard Station is a win - win for anyone looking for a great place to live.
I have lived here for a year, just signed a new lease and I cant say enough good things about my experience! I love where I am located, easy access to anything you need or want. The building I am in has friendly, good neighbors, in fact I have made two life long friends here. The office staff is so kind and professional and the couple of times Ive called they have taken care of whatever I may need. I love my home and feel so blessed to be a resident! If you are looking for a good, safe, quiet and friendly neighborhood Hilliard Station is the right place! Thank you Josh and all the office workers for always being here for me.
I signed a lease under Champion, and had I known a new management team was taking over, I would not have signed my lease. It routinely takes 3-4 weeks for maintenance requests to even be acknowledged, let alone dealt with. People are loud at all hours of the night. The security gates are always open. The grounds are absolutely atrocious compared to when I moved in last year. Dont even get me started on how long it takes for a phone call to get returned and for rent to get cleared. Bottom line, the staff is rude and I wouldnt recommend living here to anyone.
If I could give the place a zero, I would. To not fix the air for 2 months and STILL counting with a child in the apartment is UNACCEPTABLE! Only 1 person employed who can fix the air out of 800 units? If you like heat stroke and dehydration, this is the place to live. They do not respond to maintenance calls and do not care about the HEALTH of their residents. OSHA needs to be aware of this issue. Do not move here unless you love to sweat.

BED BUGS, SWAT TEAM DRUG BUSTS, AND MURDER!!! DO NOT LIVE HERE!!! Only giving credit for 1 because 0 isnt an option!!! Weve been here for two years...I had a month left on my lease when our neighbors bed bug infestation became so bad that they began coming into our apartment upstairs though the walls!! I freaked out! We are clean people! We paid $1,100 a month to live in this place, and this is what we get. Upon finding them coming in through the floorboards, we went to the leasing office to tell them. Ashley told us the earliest they could get an exterminator in to treat would be an entire week!! They could be throughout our whole apartment in that amount of time! We have a four month old infant! They expected us to live with bed bugs for a week knowing we had a 4 month old! So, to add to the MURDER, 2 separate SWAT team DRUG BUSTS, no parking... BED BUGS?!? They would not even let us out of our lease a month early. Tell EVERYONE you know thats looking for an apartment, THIS IS THE WORST PLACE TO LIVE!!
I lived in a champion apartment complex before and so I wanted to stick with the company. The staff is always super nice, the 24 hour maintenance is great, flexible lease terms are available, and you can have pets at the apartment without being charged an exorbitant amount of money. (There is a pet fee, but its small in comparison.) The buildings seem like quality construction. I cant hear cars outside or my neighbors above or any side. Overall I think you cant beat the price for the quality of apartment and service!
I have lived in Hilliard Station for 18+ months and it has been a wonderful experience...The office staff is always more than helpful and always accommodated our needs...They also were very understanding the couple of time we had problems getting rent on time due to discrepancies in our paychecks...The grounds are always kept neat and tidy...It is also in a wonderful location 2 min drive (
In reviewing the comments/ratings, it is somewhat comical. All property responses are copy and paste to call the manager office to further discuss. The managment is at the heart of all of the issues here so why waste the time!? I would give this place a zero rating if it were an option. They are incompetent when it comes to managing this property. They put in cheap upgrades with the flooring and countertops and used that to justify increasing rent and other manufactured fees. The workers who put in the new flooring didnt move the washer, dryer, stove, or refrigerator and as a result didnt put the new flooring under any of them. The manager, Tallia McCormick sent out an email threatening people who exceed the 10 mph speed limit by encouraging people to take their picture so the rental office can levy a fine. Good luck with enforcing that false threat, especially since most offenders probably dont live there. It took them 2 months and 4 work orders to resolve an issue with the non-existent water pressure in the bathroom and never did resolve the low water pressure in the kitchen to more than a trickle. When I called to alert the office after the work order was closed without any action taken a week later, they blamed a waterbreak on the other side of the complex without even asking where I lived. By the way, there has been a water break by the building near the exercise center for over a year and even in the heat and dry of summer, the ground is always puddled around it. The windows have mold and green moss growing on them and they sweat like crazy regardless of the temperature. Ive called the office multiple times for different issues and the employees working in the office sound like they could care less and dont follow through on anything without multiple follow-ups. I turned in my 60 day move-out notice in time, in writing and in person by filling out their form, and when I reached out to the office a few weeks later they had no record in their system of this. I just moved out and was erroneously charged rent for a day after I moved out because the rental office closed and I couldnt turn in my keys. If you are still reading this, I hope you have decided to look elsewhere to live because this place is nothing but frustrating and the management will let you down every time.
This is the best apartment buying experience ever. It is my first time buying an apartment and they made the process so simple and easy. The apartments are wonderful and they are always keeping up with the image of the property. They look amazing and its a beautiful place to live with very friendly and helpful people at the leasing office!
I am not sure why there are so many bad reviews. We have moved in recently and they have been very nice and helpful and the apartment is nice. I was leary to rent the apartments after reading the reviews, but we were stuck between a rock and hard place because we needed to rent month to month while our home is being built. I do not regret the decision. We have worked with Ashley and she is always very friendly and helpful.
Hilliard station staff is working hard to make the lives of their residence a lot better the maintenance department has improved dramatically and we at hiliard station appreciate their work and their effort and we thank you for making our lives a little brighter.

We moved in a week ago, and the apartment is infested with fleas. We have no animals, my kids and I are getting ate up and the office said they couldn’t send anyone out for a few days. The toilet won’t flush properly, there are several marks in the walls/ingravings people have carved in the walls, and handles falling off cabinets. This place is not worth the price at all. It looked great and sounded great until we actually moved in.

I gave them 1 star because it is not possible to give them a negative 5 star rating. Since this place took new ownership last August it has been a nightmare. I was on a two week vacation out of state when they took over ownership. I found out when I tried to pay my rent online from South Dakota that I could not pay online and that they did notify me by placing a door hanger on my door. Only I was gone on vacation before they put it on the door. Not a smart way to notify someone. I had to have a family member come pay my rent so it wouldnt be late because I had no way to do so from half way across the country. Since then, not once has my rent been right. Theyve tried to charge me late fees even though Ive not once been late with my rent payment. The amount comes up different every single month and they dont have an answer. So every month I go to the office just to get it straightened out. Kind of pathetic, they are overwhelmed in the office to say the least.The apartment does not enforce their own policies. I wake up and go to bed every day listening to power tools of the guy who does vehicle maintenance on the main drive blocking traffic and creating a traffic jam every single day.The lastest issue is twice now they have entered my apartment without notice and without it being an emergency. A couple of days ago I literally just stepped out of the shower and walked to the bedroom with nothing on and as soon as I turned into the bedroom I heard my front door unlock. I threw on a shirt and shorts to see what was happening and they were closing the door and locking it. When I looked to see who it was they were walking away to go into another unit. I called the office with a complaint about the non notice of entrance and was told he would investigate and get back to me. Still waiting on that call back and its been three days. I did go speak to the office in person and the district manager actually laughed about it. I dont really find it funny. She states it was an accidental entrance of the wrong apartment. Well, I dont care what it was. They didnt even knock before entering! Not acceptable! The two that entered my apartment without knocking and without notice laughed about it when I confronted them about it before going to the office in person.This place is horrible! I hate living here and cannot wait for my lease to end so I can get out of this place! Do not move into here! Every car driving through has their radio blasting to the point that living beside the airport would be more quiet and peaceful. Add in the overflowing trash cans, overflowing trash dumpsters, poor management, broken entrance gates, obnoxious residents, and complete lack of caring and professionalism from the front office it is not a pleasant place to live by any means.So as I sit here trying to relax and watch a movie it sounds like I am sitting in the waiting room at Discount Wheel and Tire listening to them dismount tire, after tire, after tire...thanks Hilliard Station for the stress and aggravation!Upon moving out of Hilliard Station they didnt even give me the right amount back of my security deposit. I went in and spoke with three different people about it and they all gave me a different amount of what I would be getting back and all had different reasons for why that amount. They have no idea what they are doing in the office! I told the last person I spoke to that Ive been given three different amounts and three different times for when Id be receiving the deposit back and told him they need to sit down together and figure out their own policy and go forward from there. Clueless in the office is an understatement!!!

This will be a lengthy, honest review about my time here (there will be no bashing and I will try to keep my opinion to a minimum). Hopefully I can help someone when making a decision about an apartment (sorry if your experience or opinion varies from mine). In separate paragraphs, I will review my apartment, then the staff then the community and surrounding area and lastly my opinion. Ive lived here for 2 years but will be moving because I got engaged and am looking for a house. Overall Ive had a good experience at Hilliard Station. I dont have unrealistic expectations, and I wasnt promised anything more than what I received which is something I respect about Hilliard Station and the staff.I live in a one bedroom, upstairs apartment. Its been perfect for a single man. The appliances are new which was really cool, and it has washer and dryer hookups which is awesome. The stairs to my apartment are in the apartment which is nice, it makes if feel a little larger. As far as storage, there is a coat closet, linen closet, walk in closet and furnace closet. Eventually I ran out of storage. They do offer garages though, so rent one and problem solved. Another thing i like is I never hear my neighbors. There is a dog that howls downstairs and I never hear it. You also get one designated parking stop for your apartment and there are plenty of guest spots.The apartments arent super fancy, but they keep me cool in the summer, warm in the winter and meet all my needs.The staff here are really great. They are always super helpful and nice whether I talk to them in person or the phone. Ive had very few problems (Im not super picky though, and content as long as Im left alone), but when I have, they have been taken care of promptly. They leave 48hr notices on your door if/when they need to enter your apartment when it be for maintenance or other things, and they will wait to enter at a time Im there if requested. No complaints with the staff. The only complaint I have (sorry) is that in order to renew my lease they raised the rent, and as far as Im aware they didnt do anything to improve or upgrade my apartment. I know that is common practice with apartment complexes but it seems like a poor way to keep good tenants (sorry rant over). On the flip they did start a reward program for years of commitment. Thats cool.The community is pretty good, and I have never felt unsafe (which is a big factor to me). My neighbors are nice and helpful, no complaints there. The grounds are nice and well maintained, no overgrowth or anything. On all my days off I see employees walking around picking up trash which is cool. They are dumpsters close to all the complexes, no recycling though. The roads through the complex have a lot of speed bumps (it is annoying but I I can appreciate them because it keeps people from speeding). Also, whenever turning, I dont feel comfortable turning at the same time as another car. The roads are tight but there isnt much they can do about that. I never went, but there are two pools ( I just dont enjoy pools). The community is also very conveniently located. There are tons of store and restaurants just across and down the street. Also, it is really close to 315. Its nice when I need to get to work, but Roberts Road gets congested during rush hour.Ok opinion time. I couldnt give 5/5 stars because in my mind, 5/5 stars is perfection. Again, my overall experience has been good, but not perfect. Hope this helps. Thanks Hilliard Station.
I lived here back in 01 to 08 then we left for 8 years. We moved back in April of 16 and its been more frustrating in the last 5 months then it was when I lived here for 7 years.There are dogs running around that are not on leashes. No one cleans up after their dogs.PARKING SUCKS!!!!! I have been to the rental office several times and they dont want to do anything about it. There is people here that have 4 or 5 vehicles and they store them in all the free parking areas. This means my wife, son and myself have to park and walk nearly a block. Some of these vehicles are broke down and have not moved in months.Ive been trying to get a storage unit for months but I cant because they are all rented out to people or business that dont even live here.

Have been dealing with rent issues since Birge and Held took over. From not wiping a partial payment that i paid and not waiving late fees to accommodate the move of management companies. Not worth the $885 a month to move in. Staff seems unwilling to work with residents. EDIT = Changed from 1 to 5. Staff called me right away to take care of this for me. Late fee and partial payment were waived! Thank you!
I have lived here for nearly a year and have already renewed my lease for another! The leasing staff is the friendliest I have ever dealt with and they always make sure that Im happy with everything! Ive only ever had extremely minor maintenance issues, but the maintenance team here has always fixed them very quickly. By far, Hilliard Station is the best apartment complex that I have ever lived at!
When putting in my information on their website a guy called me soon after stating the one bedroom that was $720 something would be available in April. So I called to get information on this place due to looking for a new apartment and the lady informed on the phone that the one bedroom has went up to $750 something??? But a guy told me just two days before $724. Oh, and it cost $200 to apply!!!! And if you got approved $115 would go towards first month rent and if you didn’t get approved then the money was “non refundable.” Talk about a scam. Used to live at Hilliard village and they never did this and were always on the same page. Out of all the apartments I’ve lived in, I’ve never paid more than $100 for the application fee. Like is this how they make their money??? Needless to say I will definitely be looking elsewhere.
Tried sending me to collections after I moved out, but without reason so the case was closed once I contested it. Have not returned my deposit although I have been trying to get them to respond for five months. Also had a rat and ant problem during our time there.
Very helpful staff, They go above and beyond for you. Apartments look nice in the interior and exterior. Two thumbs up for Jennifer who is one of the property managers.
Ive worked with HIlliard Station for the last 2.5 years as a vendor. The staff is always so friendly and pleasant. They are great to work with! Champion as a whole is a great management company and has put a lot of really nice upgrades into the community!

Used cheep equipment, in 6 months washer broke 3 times, the disposable never worked but once, took them so long to come by and fix. Parking was horrible, hardly could find a guest parking spot other than way up by the gates, ever 100 ft was a speed pump and no one followed the stop signs ( I know that’s not always there fault) they parked there work vans in tight areas where it was almost impossible for cars to get threw. My rent was 1200 including utilities for 2 bedroom. And area isn’t even that nice

This was short term lease to give myself time to get into a house after moving to the area. This certainly looked like the better option compared to others on Roberts Road, and the overall living experience has not been terrible. The best part of the 3 months here has been the pool, but it ends there. Cant blame the apt complex on my upstairs neighbors, but they are seemingly up around the clock. I can blame the apt complex on the way they manage though. I have paid my rent on time all 3 months Ive been here. First month the check was never cashed; and I asked about it, then I got a late rent fee; ended up being their scanner did not work, not my problem of course. Then I pay my second months rent; cashed 2 days later, and 3 days after that, late rent fee, 3 day notice to move out, then threat of eviction. Management gives excuse after excuse... new employees, scanner did not work, etc... not my problem. I had to be up talking to management and corporate for what, paying my rent on time... to reiterate others posts, gates are a joke, people piggyback or just go in the exit gate. Speed bumps are annoying. No sidewalks. Maintenance never did anything about stove vent, we asked when we moved in. Lack of parking in some areas, empty spaces in others... Moving out soon!I would not recommend this apartment complex to anyone.
I would honestly give them a half star if I could. The worst place ever. These reviews are honest! DO NOT MOVE HERE! Since living here I have seen management change twice and the current management is by far the worst Ive seen. I moved out November 2018 and still receiving electrical bill because they said, sorry we have been understaff and manaitence should have been on top of that. Again, DO NOT MOVE HERE!
Moved out Nov 2018, new management team is terrible. I have requested multiple MULTIPLE times for the status of my security deposit. This is unacceptable and based off of the lease agreement illegal. I know the company doesnt care because I am no longer a resident, do yourself a favor and do not move here. The last month I paid rent the check cleared but was not applied to my apartment. They cannot do anything right. Save yourself the headache and live elsewhere.
Great place, love the renovations they did a few years ago. The front office staff is great - Megan helped resolve an issue my fiancé and I had. Totally recommend this complex!
Do not move here !!! Dangerous!!! There was a murder and my daughter called the office to have her door handle fixed because it is broke and doesnt feel safe and the office told her it isnt their fault so it isnt their responsibility. 900 dollar rent and they cant fix a door knob what crooks.

This place is a joke they definitely dont know how to run a apartment complex . I got approved an everything they told me my new address An set a move in date . Well the day before I was suppose to move in they tell me they gave it to someone bc it was a emergency. So they gave me a new address after paying for my uhaul an everything for the new address they call me An tell me that they gave that one away too An that I could not move in til the next day knowing I payed the uhaul an everything this place is such a joke .
I have lived at Hilliard Station Apts. for a little over a year and have been treated with respect and kindness from the time I applied. The people in the office are just awesome and so is the maintenance team. My garbage disposal was leaking and I called the office and left a message as I had a class this morning. As I arrived back home, Ryan was entering the apartment and fixed the problem very quickly and efficiently. I apologized for the dim lighting in the kitchen and explained that my grandchildren would be coming over this weekend and put more light bulbs into the fixture. The next thing I knew Ryan was asking where my light bulbs were and he fixed my kitchen light fixture. Thank you to Ryan and to Hilliard Station (Champion)
I moved into Hilliard Station not even a month ago and I have had to call non-stop for issues in my apartment. When I first came to look at the apartments they took me into a renovated apartment that smelled like cat urine, had a dented refrigerator, and a huge scratch in the dinning room floor (who knows what else, I lost interest). Then I was taken to another apartment (which I live in now). This apartment seemed clean and live-able, so I chose it. Then the problems began.. bathroom sink was leaking, hot water ran out in 5 min (took a couple weeks to get it fixed), sticky spots in my new carpet, paint chipped on doors, entry door would stick shut, windows let in cold air, dishwasher had to be worked on twice, cabinets, sink, counters were not thoroughly cleaned. Dont even look at the top of the cabinets (there is about an inch of dust built up) NASTY!! The renovation is just horrible. It shouldnt be called a renovation at all. Paint runs, dirty carpet, outdated bathroom fixtures, spray painted cabinets (they didnt even move the shelves to paint behind them). The list goes on..A couple days ago my toilet clogged so I called emergency maintenance around 8am. Left for the day and called the office around 2pm to see if it had been taken care of.. the response I got was Yup, looks like its been completed. Came home to a nasty toilet that hadnt been touched. Had to call AGAIN and wait to get it fixed around 10pm. I ONLY HAVE ONE BATHROOM!!Then this morning, I went to get cleaner from under the kitchen sink.. and a puddle of water is down there! The pipe coming from the sink is just resting into the drain pipe.. it isnt even attached!So, lucky me, I get to call and complain again!Oh and it takes forever sometimes for them to answer the phone in the office!!Im just frustrated. I pay A LOT of money to live here, even with the rent credit.. I just feel lied to and scammed into something.

New owners have completely renovated the apartments. However, the drug use is the community is still really bad, the gates rarely work, and your vehicles are not safe in their parking spot.Since I have lived here my apartment has smelled like weed (not just a little bit, but very badly to the point I had to leave my door and all my windows open all day before I could go in) and this has happened 8 times since Ive lived here. I called about it 3 times, but since its mainly during the night, I cant call anyone. Also, in the lease it says you cannot get out of your lease because of drug activity, so you are stuck in an unsafe environment for however long you signed your lease for. Even when I did talk to someone, theres nothing they really do except leave a note on the doors that its a drug free area.Next point, the gates seem like a good idea at first. It makes you feel safer knowing you have a gate and more prestige. However, they become a giant pain in the butt because very rarely do they work. If they are working and someone does not have a key, it backs up the whole entrance or the person speeds through the exit gate after someone exits or they get super close to your car to get through behind you.Next point, the roadways are so narrow. Ive almost gotten hit several times just driving through. There actually was an incident when a drunk driver got through the gate (that dont work) and drove their car into a whole row of cars and into a garage and then left. The cars were completely destroyed and totaled. 2 garages were completely destroyed and the mans motorcycle that was in one of the garages was also totaled.I have lived at Hilliard Station for 8 months now. Every time I go to pay rent, its always a different amount. You have to constantly question them or you might get a late fee because they decided to add something. The office is not very organized.Overall, I would never recommend someone to live at Hilliard Station.
It is an amazing complex, Chelsea was very helpful she knew what she was talking about when I signed up!and even all the other girls when I go in and have questions about something they know how to answer it and they know what theyre talking about and they seem very good and confident in their answer. And the maintenance of that place is very good as well I had a problem and they came out the very next day and fix that problem ! Love the place
After many months of moving out they some how got ahold of my fiancé’s credit card and started charging??? We signed the lease over to our good friend that is also now moved out. Vary frustrated!!
So my fiance and I moved back here in November of 2015. I knew they were freshly updated with stainless steel appliances of GE brand. So far the only issue pertaining to maintenance was the replacement of an a coil on the furnace of the unit and a fresh recharge. This matter was literally handled the next morning around 8 am as I was leaving for work. I myself am a maintenance tech, and expect next day for a staff member to show up and surely champion has a very dependable staff and that is also friendly.I also have to mention how awesome the Office staff is. Josh and jennifer i believe is her name are so helpful. They are my go to people if I have any issues paying rent. They always handle the issues dealt with on a daily basis as fast as they can be solved. I have read some bad reviews before moving back here and some people dont seem to understand that the office staff is honestly the upmost respectful and way better than the previous owners. Treat them with respect and not like slumlords.For example, whats the point about posting a review of the horrible width of the streets, to the company that bought this property as-is. Let alone if the issue could be fixed by code, it would be addressed, it is up to code width and size. Honestly It wouldnt be a mega issue if people would come to stops, COMPLETELY and actually had some common sense and allow the person first to come to a stop go first.That would be my only complaint. Our neighbors are some of the closet people. The staff is helpful. i recommend moving in with the current specials!Best, Blake
Lived here for two year a had real issues and as it came to the end of my time in the complex I could not have been happier with my time there. It was a ruff transfer of ownership but things are looking up for this property
I have had this apartment (2431 Spring Row Lane) since November, and two days after I signed my lease, my job moved me to Indianapolis. Now I went back to leasing office that next Monday and they told me that there was nothing that they could do. So after countless times trying to get my apartment sub-leased, I called the owner 2 twice a week for the 3 months. Needless to say, it is now April, and I have wasted so much money trying to get this taken care of. But yet the owner cant even return my phone calls? Please dont rent an apartment at Hilliard Station. They only care about the bottom line, NOT YOU!

I have lived here for just over a year. When I came to tour, Josh showed me around. He had several places lined up for me to see, but after visiting the 1st one and talking about why I was looking for a new place and what I needed, he took me back to the office and looked up a new list of available units. Slight differences like which side of the hall the bedrooms were on. I didnt like it with the bedrooms on the left, so he changed the list. Fence in front of the door, I said itd be nice in winter, but a bear to get furniture into the apartment, so he changed the list again. In the end, Josh showed me 4 places that fit all my very picky requirements. Then he explained that signing would reserve one of the ones I had seen -- I would not be getting a place like the ones I had viewed, but could choose from the ones I had viewed. I picked one, but it needed a bit of maintenance: paint, clean carpets, dryer vent was dirty. All these things were repaired before I moved exactly 1 week later, into the exact unit I had seen. My neighbors are awesome. My biggest complaint is the dog poo. I did not have a dog when I moved in, and was constantly getting notes about pick up your dog waste, or we will charge $25. Well, I dont have a freaking dog... Well, now I do have a dog, and I am picking up poo every time I walk him, whether he poos or not, because he doesnt want to go where some other dog has, and because I dont want him to get worms or stomach bugs from smelling the waste of other dogs. What in the world is my $25 pet rent for, and everyone elses, if its not to get someone to clean up the poo? There are waste stations, but not enough, and they are always out of bags. I have my own bags, and manage to keep my corner clean, but my dog has a pretty limited space because I dont want to walk in poo at 2am (happened multiple times).Maintenance people are very prompt, very polite. I was house breaking my dog, so left him in the bathroom, and left a note for maintenance to make sure they closed the front door if they had to open the bathroom door. They made a note on my note, We didnt have to open the bathroom door so your little guy is safe. Good luck housebreaking your puppy! They are always clean, and have repaired anything I ask for. My front window had a broken latch that was blowing air through the whole place. But they fixed it, and I dont even have to plastic seal that window now. They sprayed for bugs, and repaired a leaky shower head. No other issues. The speed bumps are awful, and the gate is a joke really, but I have had no issues with crime. I hear my neighbors upstairs walking, but I never hear voices from the other apartments, and there are a lot of kids in my building. I do hear voices from the parking lot a lot. There are a lot of kids, so the pool is often full, but people have been exceedingly nice and stop to talk to me or pet the dog or play games in the pool. The fitness center is open weird hours (10am to 10pm), so I cant go before work which would make the most sense for my schedule.The complex leave papers on the doorknobs which I hate; its like a Im not home, please rob me billboard, but Ive never actually had any issues with theft or breaking in. Not a ton of parking, and if anyone has a party or family over, then its harder to park both our cars. But we have our assigned spot, and no one has ever taken it. The online payment portal has been easy to use. Pay goes thru every time. Office workers answer all my questions, and really try to help. I had a package delivered to the office once, and couldnt get home to pick it up before closing, so Josh ran it to my apartment and put it just inside my door when I called to ask if they could stay open for 15 extra minutes. No mystery charges ever on my bill. I did have to have my locks changed once, and they changed them the very first day after I reported the need, and carefully explained that since it was my request, there was a 1 time $50 charge, which was exactly what was on my bill. Would *definitely* recommend Hilliard Station.
I have lived in this complex a total of 6 years under 2 different management companies. The last company Champion, did very well making major updates to the complex cleaning it up and making the overall living experience there great! Here recently Birge & Held took over the complex in August 2018. I never heard of them so I looked up the reviews as they are from Indianapolis and found they had 1 star (as of now they have 2.8, unsure how they even have that). Birge & Held was understaffed, lacked knowledge, was VERY unorganized, and didnt seem to be competant in their job. Trash bins would always be overflowing, trash left around complex. Also it seems like they were letting anyone live there. The neighborhood was starting to get really sketchy! I even called PEM (electric company they use) and was advised that this switch has been the worse for them also as they havent been sending the spreadsheets of bills and they even had to have a meeting with their management about Birge & Held.I was to sign a new lease in October, so I had spoke with one of the agents in early part of September who advised me what the new rate was which was maybe a $5-10 difference of what I was paying and was advised she would email me the lease to fill out. 2 weeks went by, no email, so I went back to office spoke to manager at the time Stacey (who I guess was fired for her horrible customer service) and was advised they would email me it took down my info and again gave me the same price on rent. About a week later I received an email from Sophia who advised me its time to sign a new lease and also gave me the same quote on what my new rent would be, I emailed her back to have it sent to me, no response. I went to the office again spoke to manager Stacey who advised printer down cant generate leases right now but again took down my info advised me of the rate of my new rent and would email it to me soon as it was up. I finally got the new lease agreement and it was $130 more than what I had been told not only by Champion but by also by the property manager, Sophia and the first agent I spoke to. I replied to Sophia email but never got a response back so again I went into the office and was advised that it must have been a system error and was still reading what Champions rates were. She told me she would email coorporate and see what they want to do and get back with me, I even showed her the email she sent me stating what the rate would be, again she said must be error. I also advised my apartment didnt have the upgrades (which I didnt care about) so why would they charge me regular rate, and she stated she doesnt know nothing about the upgrades. I never got a call or email from the leasing office about this issue so I decided to move! I ended up finding a bigger, nicer cleaner, better neighborhood apartment paying much less than what Hilliard Station was attempting to charge. So I gave my notice and 2 weeks later turned in my keys. (Keep in mind the leasing office NEVER got back with me on the issue of the rates to pay)I would advise anyone who is considering living at Hilliard Station under the management of Birge & Held, DO NOT DO IT!! This company is HORRIBLE!!! There is no phone number or contact info to reach anyone in corporate office and when calling the leasing office you have to leave a message in hopes they will contact you back. I found them to be very unprofessional and lacking in basic customer service skills as this is unacceptable!! (especially if I have been living there for that amount of time and NEVER was late or not paid my rent). I am so happy now at my new place!!! Best decision I did!!
