The bath tub faucet stayed running no matter how many times you fixed it. They dont have great customer service... I have called and emailed so many times and no responses or call backs as I have left multiple messages. As well as trying to pay rent through the website I ended up having to get money orders, and this past rent I paid on 8/13 IT STILL HASNT SHOWN IT WAS PAID ON THE ACCOUNT. I am infuriated with this business and I DO NOT RECOMMEND ANYONE LIVING HERE.

I am so disappointed in the Bluffs. I lived there from 2018-2019. They have redone units to be more updated, but very poor work. Doors dont stay open because they are hung wrong. Had to prop them open. Glue seeping through the floor.My biggest issue is that they refused to do a walkout with us when we moved out. We had the apartment professionally cleaned. Much nicer than the way we received it.After moving out we received a letter saying they are keeping our deposit due to a scratch on the floor? There was no scratch, certainly not beyond wear and tear. They sent a photocopy, black and white, of a scratch that could have been from any apartment. We left that unit in excellent condition.Today I find out there is an unpaid charge of $109 and was reported to a rent bureau? I dont have a bill for it, and they kept my full deposit.They are very happy to take my rent every month and still squeeze out every dime on moveout. I have an excellent credit score so I dont appreciate having to look into this. I was going to leave without a review but now I am frustrated.If you want to get your deposit back, dont rent here. Run far away from here.

Since the new management company Avenue 5 tool over this place is awful. Every time we turn around there are new fees or changes that make things more expense while providing less. I have been hit with back billing from Feb. not my fault you cant bill correctly. They made everyone take Valet trash services at an additional cost of $25 per month even though no one wanted it. Please keep in mind all they do is pick it up outside your door and dispose of it in our OWN trash compactor that we are also paying for. You still have to take bigger items down yourself. They have been saying for over 6 months now that they are working on getting the internet back in the gym as well as the virtual class program but that hasnt happened. The pool is closed for 3 weeks while they resurface it in the middle of summer but they are calling it a new experience. They state that the apartments are newly remodeled however I have lived here going on 4 years and it was newly remodeled when i moved in and some had already lived in my NEWLY remodeled unit. Now they are going to move water, sewer trash among other things to be charged on a per person and per square basis. I however live in a larger until but there are only 2 of us. So i will be penalized for choosing to live in a larger unit but have less people than others. Last I checked more square footage didnt mean i used the water more or create more trash. Usually that is a product of number of people who live there and how often they are home. I also travel a lot for work and am gone almost 3 weeks out of the month.RUN AS FAST AS YOU CAN FROM THIS PLACE. What will it be next that they tell us we have to pay and what other amenities will they take away next.

I have lived at the Bluffs for the past two and a half years and one of the reasons I have stayed is on the rare occasions that maintenance is needed (because so far I haven’t had anything really breakdown or need repairs). The maintenance staff are very timely, friendly and patient. A couple days ago part of my a/c unit broke down and Casey the maintenance manager has checked in regularly. Leslie the office manager is also very friendly and always goes the extra mile to make sure residents are taken care of. Today I came home to a brand new a/c unit and it hasn’t even been 48 hours. I highly recommend checking out the bluffs I feel safe and taken care of living here. It is also right next to the high line canal trail which is a added bonus.

My boyfriend and I moved to CO in August and we had very little time to find a place to live. The Bluffs has been an awesome place to live!! There are no breed restrictions, a dog washing station which is very nice, a great gym, you get a free garage, 2 free parking spots, the maintenance team is awesome and Justin in the office is awesome! Any time we’ve had an issue and submitted a maintenance request, someone came right over and fixed our issues. Our neighbors are very nice and have been super quiet. The complex over all is very nice, quiet and well maintained! 10/10 would recommend to anyone looking for a place to call home!

We used to love living here until we got new management. Our snow is never shoveled and the plows you got to go through the complex burried our car in to where we couldnt get out for work. You close early at least three times a week, the trash is always overflowing its the most unprofessional management Ive ever had to deal with. We shovel our own walkway for older residents so they can get out to their cars.

Were new to the community and our first impression couldve been better. We were told that we can receive a lease special to then be told we didnt qualify because we had inquired about the place before the special was announced, which contradicted the person we first met with and ended up signing the lease through.Our unit has quite a lot of cosmetic issues and the staff seems to be a bit disorganized since weve been told that theyll get right on a few issues which have since been forgotten.My outlook can change, which I hope it does, at which point I will update this review. However, if youre looking to take advantage of lease specials get them in writing.

We lived about 13 months at the Bluffs and overall we were very happy with the place. Justin and Lynn have been very friendly and helpful to us, the management team have fixed our small issues on a short notice. We liked the pool and the updated gym a lot.On the negative side was the floor on the balconies and smoking neighbors, but the new rule with smoke free houses is a great improvement.This is a place to move to if you like spotting wild life. We loved the location next to endless trails.

I would strongly suggest taking your apartment search elsewhere. There are many issues with the Bluff’s management and apartments that make living there almost unbearable. There are 37 building filled with cheaply made and poorly maintained apartments. The foundation of the building I lived in was broken which made the floors inside warped. The patio was very poorly built, there were rusty nails sticking out of the wood and anytime I went out there I would get splinters.My kitchen drain had a putrid odor that would make my entire apartment smell like human waste. Although it was looked at many times and some minor fixes were made the smell continued to stink up the apartment the whole time I lived there.The Bluffs clearly do not care about being environmentally friendly. The toilets were old and used tons of water, mine were constantly running. The sprinklers would run for hours everyday drenching the sidewalks and anyone who walked by. And they do not have recycling.For the most part the staff at the Bluffs are friendly with one major exception, Justin. Anytime I had a reasonable request or question I was met with aggression and attitude from Justin. There were numerous times that he spoke to me in such a way that I felt like he should have been fired. Even upon my move out he left a sassy message on my phone trying to charge me for another day of living there before checking the mailbox where I had dropped off my keys two days prior. I feel strongly that he should not have a job in customer service, especially at an apartment complex. People should not be met with hostility by the leasing office in their homes, which they are over paying for.

So far we love the area and the units are great. Lots of space to walk our dogs and room for enjoying yourself on the patio. Majority of the community is very warm and welcoming.The amount that is paid to live here we expect more respect from the community and the property management with resolving issues. We have found a couple of dead rats next to our patios as well as numerous spider invasions due to poor insulation of doors and vents. Our apartment needed to be sprayed several times before resolving. However, several still come through. Unfortunately, they are not able to spray until fridays which leaves us to purchase our own pest control spray and spray our home and property. it is very inconvenient to have to call for pest control, frequently move items within the home as well as leave chemicals on our floors with the potential of these chemicals harming our dogs. Thus, time is needed to monitor the drying of the spray several times a month.if it was not for these issues, it would be 5 stars.

Ive lived at the Bluffs for over two years now, and have had overall a positive experience! The maintenance team is quick to fix issues and I feel safe living there. I appreciate the free garage, too. Living by High Line Canal Trail is also an awesome perk. My biggest concern is the lack of recycling offered to residents.

Garage was broken into. They said nothing in my garage is covered under my insurance because its not my property. Its INCREDIBLY easy to get into anyones garage. They do apartment inspections inconveniences everyone. Management is great. as helpful as they can be. Justin is a good manager. Helpful and knowledgable. Will not sign another lease. Avoid if possible. (Sorry office guys its not you)

Been here 2 days and people complain about me smoking outside.upon living here now 7 months later.i cab say for sure DONT EVER LIVE HERE!!!!!! the maintenance here is horrible, ive been complaining about carbon monoxide in my apt, got hospital bills to prove ive been poisoned while living here and no one in the last 7 months has even addressed my concerns.plus no one ever responds to request to fix anything ever. heres a few pics to prove my point, also upon my leaving here on monday NON E OF THIS HAS BEEN FIXED NOR IS IT SCHEDULED TO BE FIXED.

The units for the price are fantastic and the response time for any issue (only had one) is excellent! The staff is very nice, helpful and represent great face for the complex. Having a garage included in the rent is by far a very attractive commodity! Its very quiet and comfortable community.The parking is a little limited and you are only allowed to have a single vehicle per tenant - it would be nice if the policies would accommodate my motorcycle.Great place to live though...

This is a shout out to Mike Butler! Mike is part of the maintenance staff and has been with the Bluffs for a number of months . Mike was at the pool early this weekend making sure it was ready for the day. The tile was extra clean and he was scrubbing and cleaning the sides and bottom of the pool. He spent at least 2 hours making sure the chemicals were just right and the flowers watered ! There was not a bug to be seen in the water ! Thank you Mike for making the pool an enjoyable place to spend the day and taking pride in your work!M. Parish

I have lived at the Bluffs for 11 months. It has been a wonderful experience. Everyone is very polite and Tatiana is very understanding and Ashlie was just amazing at my move in and ever since. I had never lived in an apartment before and they have made this experience very wonderful- I highly recommend the Bluffs for location, amenities, exercise and amazing beautiful views from my west facing balconies. The maintenance is prompt and the grounds look wonderful.Thank you for such a wonderful living experience.

At first when i moved here..it wasnt the most pleasant place to live and i did experience many problems..the office staff wasnt the most friendly or customer service oriented. The repairs werent done in a timely and proper way. This still has not been the best but has improved. My plans were to leave after my lease was up but i did decided to stay based on the apartments being comfortable, nice appliances, garage included, the area is quiet and nice. I do like that the pool is open year round.

Ive lived at The Bluffs for 8 years. The office and maintenance staff are fantastic! Any maintenance requests I submit are usually fixed within 1-2 business days. If they cant make it in that time period, they contact me with an explanation of why and what they are waiting on. The units have been recently remodeled and I love my newly updated apartment. They gave me plenty of time to get packed and arrange to move to the updated apartment when the time came. Regular events are scheduled for residents including pizza nights, wine and cheese nights, wine tastings, etc. And the big party of the year is the annual pool party and BBQ in the summer with lots of prizes. The staff is always up for suggestions on new activities or services. They recently added a Concierge service available to residents.The units themselves are very quiet. I rarely hear my neighbors or even know they are home. I dont recall having any pest issues other than outside rodents, which they promptly put out traps. If you do have issues, you can request to have your unit sprayed, no problem. Tons of services available within 5-10 minutes. I would recommend checking out The Bluffs if you are apartment hunting.

I had 2 days to find an apartment in Denver and I am SO thankful I happened upon the Bluffs at Highlands Ranch. After touring at least 8 other properties feeling very defeated with no luck we went to the Bluffs for our last tour. From the minute we stepped through the doors Justin was an absolute DELIGHT to work and made what is normally a painful process stress free for me. I knew immediately this would be home for me and cant wait to move in!

We have lived at The Bluffs since December of last year. We feel that all our needs are met in a timely manner by staff and maintenance professionals. We pay a little more than most apartment complexes in this area but definitely get what we pay for. The amenities are amazing and the apartments are well equipped plus maintained with care. Upon being approved for an apartment, Russell MacDonald has stated that I was in collections from a previous apartment. After playing phone tag with Russ and his crew at the bluffs, I found that the information was inaccurate. I requested information from Russ and got the run around as to why I was declined. I’ve been renting for over 7 years. Myself, and my 4 year old son now have to scramble to find a place to live because Russ Approved us and declined us on move in day. If you like being number 2 to the apartment staff here instead of the priority like everywhere else then this is the place for you. With that being said, the turnover rate for this complex is through the roof. They can’t keep people in leases. Customer service is horrible and corners were cut when remodeling this establishment. I was able to go down the street for a little more money, better upgrades, gated community, free garage and free first months rent. Needless to say I am thankful for dodging that bullet. Worst place in Colorado to rent from.

Staff is friendly, pool, hot tub and new gym are very nice. Apartments are just made to look nice, and cheap. Pretty quiet in between apartments tho, have to say I never hear my neighbors, or there dogs. Garages are pretty big as well, and nice that they come with your apartment. And new Amazon hub package pick up is very convenient

Great Apartment complex, best I have experienced. I couldnt be more appreciated by such a professional and friendly staff currently, they work quick and efficient from my experience. My wife and I, love it there, and when your wife loves it, you know its the right place, happy wife, happy life! Even my dog loves it there, he made lots of four legged friends too! Apartment area is very clean and quite and very friendly people live there! New renovations are very well done and the scenery is great, beautiful view of the mountains in the morning! I definitely recommend to family and friends and pretty much, everybody! 5 STARS!

Love the Bluffs!I have lived at the Bluffs twice in the past 15 years—once for 2 years when I first got married and most recently for the past 6 years with my 2 kids. It was a great home for us both times. The units are spacious and well-maintained with great amenities like a pool that’s open year-round and an awesome newly remodeled fitness center! We were walking distance to the Highline Canal trail and open space and had amazing mountain views. We loved all our neighbors and felt like the community was quiet, safe and family friendly. Any time we had maintenance issues they were dealt with promptly. And they were perfectly lovely to deal with when we recently moved out of the area to be closer to family. I wanted to leave a positive review because it was truly a wonderful home for us for many years and I would recommend it to anyone. Russ and Tatyana are both property managers there and were always kind and generous and helpful anytime we needed anything. The Bluffs is a warm and modern community that feels like home— a great place to live!

Apartment renovations underway. No notice of this until it was time to renew my lease, at which point I was told I will have to move. Obviously, this is an impact to MANY other residents. Not just myself. Thats the first issue. Apparently the people above me have moved....guess what day today was in that apartment.......DEMO day! No notice of this to occur. I work from home. Imagine how pleasant this has been?????

The staff has been really friendly and helpful with any requests and made the leasing and move in process very easy, especially Tatiana. Renter beware! Stayed at the bluffs last year for three months, paid to get out of my lease. Almost a year later I get a collections letter stating that I owe them $1600. Called the bluffs and found out due to an error on their end my account was sent to collections. Tatiana (a manager) in the office assured me she would handle it and not to worry about it. I told Tatiana that Im in the process of buying a house and my concern was that it would affect my credit. She said it would not and that she would call the collection company and let them know it was the bluffs mistake. I even had her email a company letter stating that it was their mistake and then I sent it to the collection company to make sure they got it. Two months later my credit score starts dropping. I do a credit report and guess whats dropping my score? The BLUFFS! Called the collection agency and they said they are still waiting on the bluffs to confirm it was their mistake! The collection agency also said they have tried reaching the bluffs multiple times this month to confirm their mistake and never receive a call back. Completely unacceptable and extremely unprofessional. Do yourself a favor and find a different apartment complex that hires competent office staff. They arent worth the headaches.

Its hands down a great place! I have nothing but great and positive things to say about these apartments. Clean area. Quite place. Friendly atmosphere all around. I loved the new gym. But most important the staff that works here is amazing and so helpful! Always very friendly and always resolve every issue quickly and correctly. Tatianna, is always so nice, and our community manager, Russ, is so caring and helpful, super great guy! Like i said, nothing but great and good things here!

We moved from our house in L.V. for my husbands job and I didnt think I could live in and apartment again while we were deciding on a house. It has been a wonderful experience living here that we have stayed much longer than anticipated. Everything is new and well maintained. The staff is exceptional and if you call for maintenance, they do such a great job and they are quick to respond. Everyone here has a wonderful attitude. The amenities are also great, the workout room, pool, tennis court, etc. Its a very quiet place to live. Our apartment has 2 balconies, one off each room so it feels so spacious. I would highly recommend!

Rat problem is getting worse. Rat traps throughout the community. I wasnt happy to see a dead rat laying on the street after walking my dog. Im sure its because of alot of trash left overnight by the pool and food left in the dog waste bins.

Wonderful community, have met lots of nice people. Love the amenities and how homey the apartment feels. A few minor fixes that needed to be done after move in but was fixed promptly. About the only thing Id like to see change in is the break ins. In the two months weve been here our sliding glass door magically opened and our garage has been broken into multiple times. Weve had the garage opener changed each time yet someone still manages to break in and rummage through our stuff. Its kind of getting annoying but hey at least we are broke with nothing of value in there.

Update: This is NOT a luxury apartment complex!! Please do your homework when looking at this complex. When you get a tour, you will see the model and the unit you will get wont look anything like the model.The window are old, rotting and a few of the widows wouldnt even open. Fly tape hanging from my window when I moved in.Nails popping through on the deck that is 20+ years old. Mike in maintenance, good luck getting this guy to fix anything. My dishwasher still wasnt working when I moved out. Rats at night and snakes during the day.There are a few good people in the office, but overall, you are going to be paying a lot to live in a place that is outdated, is in need of major repairs. They put a lot of money into the remodel of the clubhouse, that is it. I lived at the Bluffs from 3/2018 until 5/2020. I loved the location and that was it. Two stars are for the two staff members who actually listened. They know who they are.7/21/19:Some of the staff here are good, decent folks But they dont own this place, and are doing their jobs. The guest area is beautiful, the gym is pretty new, thats about it. This is NOT a luxury apartment complex!!This apartment complex needs a lot of work. It took several request to get a new AC/HVAC installed, the refrigerator is a piece of junk, it freezes my food in the refrigerator and thaws the food in my freezer, leveling it as they suggested didnt solve the problem, my fireplace has never worked properly in the 18 months that I have lived here, my garbage disposal broke and leaked water all over my kitchen floor on a Sunday, I filed a maintenance report as I cannot use my kitchen sink, when I got home from work on Monday, no one had even been to look at it. This complex has discontinued recycling, and the trash area is a disaster, over full, garbage left everywhere. This complex needs more than one trash area. I will not be renewing my lease. Be sure to inspect, ask questions, and be prepared for breakdowns. Way over priced for the all the issues.

BEWARE of excessive mold in building 25. It was so extreme, management offered to let me out of our last month of the lease or switch apartments. Then they sent me to collections a year later for that month and I never got a security deposit back even though I left the apartment cleaner than it was when we moved in. My entire family developed respiratory issues and allergies and so did 2 sets of next door neighbors. Tiles fell off of the bathroom walls from the wall rotting out and then they just painted over the rotting wood with Kilz. Where the roof had leaked for years at the outside wall, the insulation was saturated with mold. It was horrifying.

I have very good experience with Bluffs. The services offered by maintenance is excellent. I am actually feeling the value for the money I spend. The community living here is very nice, cooperative, friendly.The staff is very courteous and customer friendly. The maintenance team on the other hand will never look at the time when a critical maintenance comes into picture.I would suggest The Bluffs to any of the friends.

Moved in to the Bluffs in November because it was the cheapest option closest to my office. The pool and hot tub are nice.... Make sure if you are looking into living here you ask about who lives above you. They put the one bedrooms below the 2 bedrooms hence there is a family above you. The apartment construction is terrible and I can hear kids running and parent chasing them all day and night by far my worst apartment experience yet.

Not at all a good place to live. Maintenance acts inconvenienced at any service requests. When I moved in my washer, dryer, and AC didnt work. Also on move-in the apartment was dirty with dead flies everywhere. One trash compactor at one end of the whole 30+ building complex. They also had one recycling bin which was taken away due to cross contamination issues.They never answer their phones in the leasing office. Management has no customer service. On move in, the manager gave me a garage door opener but they dont put garage numbers in the lease and they couldnt find the book with the list so I was told to walk up and down the garages hitting the button until it opened whichever one was mine. (Later found out the remote was broken). Then had the manager call me a liar about a phone conversation I had with someone in their office. The manager refused to look at who was working that day to try to clear things up and said I had no proof since it was a phone call even though I had the evidence of talking to their number in my phone history. Upon move out I was reported to collections for an amount I had paid. Thankfully at this point I knew to have a paper trail so I used a Check and emailed for a confirmation they received it and my balance was zero. If you live here, get everything in writing!

DO NOT MOVE HERE! They do not care about their tenants. They do not take care of their tenants and when your apartment floods and requires demo, they won’t move you unless an identical unit is available. I work from home and can’t now, my apartment has flooded 4 times in 12 months. Washer broke and took two weeks to replace, so I got to spend my own money at laundromats. My dogs are so scared of all the machines and people coming in and out that they are potting inside and have NEVER done that before. They are ESA’s and I’m sobbing all the time. I can’t work, I can’t move, I can’t get the attention from my dogs I need. And while this may not have been cause by The Bluffs management they refuse to do anything to improve or resolve the situation. The dog park is a nasty mud hole where you and your dogs will twist your ankles and cut their paws on metal shards and glass that keeps showing up as the park continues to erode from poor drainage and over watering. Maintenance is very friendly, that’s the only positive here. The office staff is vague and unhelpful and downright rude at times. I have tenants above me who let their dogs pee on my patio and bbq, who party and vomit on my patio and I have to beg the office over and over to get it cleaned. They are understaffed. This is hands down the worst place I’ve lived, and I’ve moved about 30 times in my life due to work and such. So that’s saying something. DO NOT MOVE HERE, you will regret it!

When Mu boyfriend and I moved in here as our first apartment we felt we were getting a wonderful deal. As the facility is nice and the maintance is amazing and tend to your needs in a timely manner, I am very I pleased with all these new rules that are being implemented. The leasing office decided that YOUR garage you pay for is not allowed to have anything in it but motorized vehicles. They also decided YOUR guest can’t stay more than 24 hours. They also decided that their tendants who now have to put parking passes in their windows cannot back in to their parking spaces. They also decided that if you have a large vehicle you have to park in the parking spots on the other side of the complex. Unreasonable. I do not pay $1400 for a one bed room so I can be told how I can park, where and what I can do with MY garage. 0 stars for management

After living in these apartments for 2 years paying rent on time every month, when i did not renew my contract I made sure we did not owe any money and that everything was taken care of. We even cleaned our apartment and made sure everything was good to go. 7 months after, i get a letter from collections saying i owe the bluffs 100 dlls. I have no clue why i owe them 100 dlls and even if i did an email or a call would have fixed the issue. Instead they send it to collections affecting your credit, is that how you treat previous customers?

A-OK apartment complex. Spent 3 years here. Great location, surrounded by open space with direct access to running/biking trails (470 and the Highline Canal). Ok facilities that are fairly well maintained. The buildings are very dated; in-unit noise is an issue, and my ceiling leaked during moderate rain. Be prepared to hear a front door slam literally every time a neighbor comes/goes.

I would never move here again, this company gives you the run around! We bought a house and had to break our lease. We received an email stating one price was owed and then the next day told it would be 50% more! So disappointing, I would not recommend anyone lives here. Aside from that there are wasps everywhere you look outside. A very negative experience for my family

Sares-Regis is the faceless corporation whose greed knows no bounds, and who you will not be able to contact when you realize that the poor underpaid office staff have no authority to address your concerns at all. You will get zero concessions if you must break your lease to buy a house or move or any other reason within or without of your control. Our rent started at $1474 for a 1000 square foot aged and mediocre apartment. All utilities are on top of this. To avoid a $400 increase after we faithfully paid for a year, we signed another lease at the new rate of $1574. Now we are leaving (THANK GOD!) and must pay the full $1574 in addition to our final rent, even though the apartment is already rented out again upon our exit. New rate? $1975!!! Consumer beware--you have zero protection against these corporations. No recourse.DO NOT RENT FROM THIS COMPANY.DO NOT COME TO COLORADO.It is overpriced, overcrowded, and not a good place for families. All the natural parks are being destroyed by overuse and careless people. All the roads to the mountains are jammed on the weekends (ski all day, and then sit in your car on I70 for 4 hours in traffic). Everything you want to do is overpriced. Everywhere you want to be is overcrowded. Everyone wants to get into the pot business. Wherever you live now is probably not so bad. I sure hope I can help someone avoid the mess that is CO--or more affectionately, New California.

My friend lives here and pays almost $2400 a month. Management patrols the pool and parking spots but can’t get to their maintenance requests. She’s been contacted by them about ten times since she’s lived there in less than two months. Only live here if you want to pay an outrageous amount of rent and don’t want to be left in peace by management. The apartment she rented had cabinets and drawers falling off and a leak in her ceiling when she moved in. It’s like they don’t even check to make sure the apartment is in functioning order before they rent it out. Management will also scream and yell at you if you disagree with their complaints. So unprofessional and horrible customer service. They also can’t get their billing straight to save their lives.

I absolutely love this place. Very rare to find any other apartment in the surrounding area with such spacious and well thought out floorplans. Many apartments have only one shared wall which is so nice at an apartment complex. The staff and the maitenence crew are responsive and awesome to work with. Zero major issues with so many pet owners, parking is great because every apartment comes with a garage. I could go on and on but then the rent will go up so nevermind, lol, this place is terrible. Go away!

UPDATE: Dont expect your deposit back, wasteful use of your deposit at your expense.1 yr resident. not impressed by Leasing Staff. Poor, and inadequate communication.Hot tub ended up being down ~6 Months of 12, for various reasons with poor communication. Thin walls.Pot hole we left unfilled for at least 4 months.Aside from that, the price was about right for the area and competition.

The Bluffs, a Sares-Regis Group, rental community, appears to have repetitive negative theme. Sadly, my experience is lack of respect for residents and lack of communication. On occasion statements to made to me just “don’t fit into my ear.” It doesn’t appear that customer service is a requirement of the position(s).

The current leasing staff care a great deal about their community, particularly Tatiana and Russ, also the new staff (and some of the old remaining staff, however nothing is perfect on Planet Earth).The community its self is multicultural and everyone is mostly pleasant and it is safe with some good and not so great dogs and poop to clean up not from you dog.I have been here for almost 2 years, I do LOVE my unit, but there have been some down sides! Thanks to Tatiana, many of these issues were taken care, but it took OVER a year while paying (first one was $1207 same design) then I got hit with FULL PRICE of $1501 to $1651 for a 1 bedroom and officeMy place was NOT ready to be moved into, many things were broken or not functioning. Also, I came first in Feb to see the units and immediately came down with walking pneumonia, I called to cancel my move in date and was called by another lady 2 weeks later, stating the apt was on hold for me. Being extremely ill, I went in and spoke to Russ personally and told him, I am too sick to make a decision and move. He seem to agree. In June I came to rent and sign on the 21st. The personnel who is no longer there, held my new lease over me, for the original deposit of $150 back in February when I became ill, and was never settled due to Sares Regis acquiring the company GREED.Still I loved my overly expensive apartment which cost more than my Historical Victorian in Denver.There have been some massive renovations in many units, which were sorely needed. Unfortunately, if a renter is downstairs from these renovations it is LOUD 7 days weekly without any compensation, worse if one works at home, which I did. The 7 day weekly work may have changed due to me complaining, proving to management the doors were open. This is when these apartments were then finally locked, however the noise is simply devastating.The annual rent increase varies, which I do take issue with, my neighbors rent went up $65, while mine increased $118. Again it is Sares Regis who command the increases and an issue that ought to be governed by the state of Co law, which it is not. Rent increases use to be, and a renter could file a complaint. Not now. Some tenants (my neighbor couple) were given a cheaper rent to move into the renovated upstairs apartment, a nice sum less rent than they were paying for the old apartment, this allowed the old apartment to be renovated at the same time the apartment above me was being torn out, this was outrageous.There is no consistency and again laws are not here to protect the tenant in Colorado!! And the watering of the complex is on the tenants, which will change monthly.The garage space is adequate for a smaller SUVs/cars, however, given this is included in the rent, sweetens the deal.In the end, my appreciation does go to Tatiana, she is a good person and has a job for both the greedy CA (with who I spoke with, GREEDY) Russ is also very committed, somehow making tenants happy. They do the best they can walking a tightrope.I am floored at reading some have stayed for up to 8 years, this was certainly NOT Sares Regis owned and rent for them was kept reasonable. My apartment was never renovated and I spoke with the man who moved in with his child. He is paying more than $200 less that I was when leaving the same apartment. People do not like to move, they want stability. It seems some have the pleasure and some do not. Roll of the dice. Again, not blaming Tatiana nor Russ, they are employees.

Unfortunately I have to give a star to be able to leave this comment. DONT LIVE HERE! Wasp problem! Bird problems! Trash area is sorely inadequate for the number of residence so there are rodents and raccoons feasting often. Your water bill will quadruple without any explanation. The laundry rooms have two 6inch ventilation tubes that go directly outside which results in freezing cold air pouring into your appartment all winter long. The residence are very inefficient and very expensive to heat in the winter. Very slow responses to things that need fixing or replacing. Took months and several office calls and showing up in person to get kitchen lights replaced.DONT LIVE HERE.

Having moved here from CA we were impressed to see how much space we could get for the price. Not only do the units have great sized rooms, the architectural details make the apartments feel more like a home. We may have lucked out with the best unit; a 3rd floor apartment (which provides us with vaulted ceilings), views of the Rocky Mountains from every window, and proximity to the complexs entrance (which means we have almost direct access to the High Line Canal Trail and extra parking spaces). We have had little to no maintenance needs, and when a problem arises, the maintenance staff is great about responding quickly to the urgent issues. I like that all of our requests can be submitted through the Bluffs online portal. We have lived in the apartment through a management switch, and this new company has been wonderful to work with. They have reached out to the residents in a variety of ways- asking for feedback, continuing to update the community through minor construction, and planning events to bring everyone together (such as a pool party, pizza dinner, and continental breakfast). I am very glad that we chose to reside at The Bluffs .

Last year I canceled my gym membership since there is a gym and a hottub on site. Well unfortunately the hottub has been unusable more days then its been working. Youd think this would be resolved within a week or two but spanning months, theres no excuse.
