Lived here for almost 2 years. We had to move due to my wife losing her job to COVID closure. Definitely an older group of people, but seemed to be getting younger. We met some amazing people of all ages and in general, most people are friendly. Pros - beautifully taken care of exterior and the location on the Hudson is awesome. The sunrise over the river is spectacular and worth getting up early for. The apartments are nice, and the townhomes we saw are also really nice. The amenities are excellent - 2 pools, a great gym, a movie theater, basketball court, an onsite little shop for a quick bite and a beautiful clubhouse with a pool table, shuffleboard and poker table. All top notch. The ferry is right on the property and takes you to Ossining train in a few minutes. Super convenient although it doesnt operate on the weekends which is maddening. A nice path around to walk your dogs - this place is one of the few dog friendly in the county. Our building was also really quiet and we could barely hear the outside noise, if at all, and almost never heard anything from other tenants. We were on the 4th floor so our heating bill was non-existent. We NEVER turned the heat on. Not once.Maintenance team was great, although we had a leak due to a busted water heater above us and it took them MONTHS to fix the damage. Cons - very pricey for what you get. The dust from Tilcon is terrible.It coats everything. You may not notice at first, but you will. The build quality is middle of the road. It all looks really nice, but after youre there for a bit you will notice the dishwasher isnt the greatest, the washer/dryer was tiny and not great, etc etc. You have to pay for everything- you want parking - you have no choice - you pay from $40 - $100/month more. Want to rent the clubhouse? VERY expensive. Rent the movie theater - expensive. During the winter you cant park on the street, and there arent enough spots to park for guests. Parking is terrible. Theyre building a lot more now and not adding any parking either. The grills are charcoal and if you want to use them, you have to pay to rent them. Fireplace in our building never worked. Nice waterfall near the main pool, never went on. Many outsiders flood the pathway during the summer - almost taking over, which is common in Rockland. To the point that they had to put signs up informing people it was closed dusk to dawn. Overall though, this is definitely the nicest rental / owner community in the county. Good spot, nice people (we miss our friends), and although very overpriced, was a great spot for us to live while we were in Rockland.
Pros: beautiful views, nice floor plans and very clean. More of an older community but everyone says hi and are pleasant.Cons:Leasing Office and Management seems careless and disinterested while taking no ownership or responsibility for anything. Its almost like somehow nobody has the authority to do anything or make decisions by themselves. (PLEASE NOTE: The actual maintenance team is very nice and quick to respond).Overpriced fees that are no where near worth the price.
