I stayed here 2 years and 10/10 wouldn’t recommend unless you’re just opting for the cheapest student living apartments in Hattiesburg. They are looking for a way to make a dollar opposed for what’s best for their residents. I left my roomer cleaner than it was when I arrived and was still charged nearly $400 in cleaning fees and painting, and the room was unclean with paint missing when I arrived. I’m sure they get a new manager every year and this most recent one hasn’t been the best.

My advice is NOT to live here unless youre already dying. The mold issue is horrific and all they do is paint over it. The management is terrible and they avoid your calls. TRUST me you will regret it if you get in a lease here and have to pay the entire lease to get out of it. TERRIBLE TERRIBLE TERRIBLE.... the filter was disgusting just to think my daughter and her roommates were breathing all of this toxic air.. OMG My daughter had to go to the office to show them this nasty filter. It didnt look as if it had ever been changed. You pay rent but have to say my filter needs changing. Ridiculous..

I regret living here. They over charge without warning and for no legitimate reason. Walls are so thin you can here your roommate breathing hard. Office has hardly ever been helpful. They dont care if you have an infestation. Please dont send your kid here. Maintainance messed up one of my appliances without telling me and then a fire was almost started when I went to use the dishwasher! They charge you random fees and give different explanations each time you ask. The office bangs on your door multiple times a week and walks in the rooms to check them. They even come as late as 7p.m.

This complex is the absolute worst as far as living conditions. I would not recommend USM students even consider this their home away from home while furthering their educational journey. The staff is unprofessional, the maintenance dont address concerns as they should, and the overall living conditions are deplorable. My son resided in a live infested black mold problem that was brought to their attention. I was told that the problem was corrected just to find out that they camouflaged the problem by painting over it. This is just to name a few problems. So if youre thinking about residing at the Chelsea...PLEASE DONT...A COSTLY LESSON LEARNED!!! These are just few pictures posted upon move out....and then to add to this astronomical fees were posted after move out even though all rent was paid!!!!

Although The Chelsea isn’t just for college students, it is undeniably a great choice for them. Their team worked with me every step of the way and answered my questions and concerns thoroughly. I am a current resident and college student, and have appreciated how convenient and beneficial their amenities are. With computers, wifi, snacks, study rooms, and a gym at my disposal, it makes it easy to deal with inconveniences. Living space is nice and cozy and can be made quite homey. Also Maintenance is pretty responsive to tenant’s issues.

Upon arrival for move in day I headed to main office signed some papers and was handed my keys. I went over to my building and my key did not work I could not access my room. So I returned to the main office explained to them my key didnt work. They said they would take care of it right away. 2 HOURS pass and I receive a working key. Then entering my new place I find the kitchen is infested with cockroaches. Horrifyingly messy and dirty, 2 inches of dust and muck on top of the ceiling fan blades, a heavy aroma of gut wrenching odor and spider webs around the legs of the furniture. Oh and the fire alarm battery was dead so there was an annoying beeping every 30 seconds. (the fire alarm battery was taken care of quite timely) The space if kept would be a great spot to live in but the neglect and lack of a basic standard of cleanliness or maintenance was too great. I immediately submitted a maintenance request for the bugs. Well see how it goes from here. After voicing my original complaint to the staff in the office, they responded very positively and worked hard to get me in a new place that I would be happy in. I appreciate the work they did as a result of the initial fiasco. Noticed they are very helpfully and compliant. Thank you

To be honest the apartment building I stay in is not bad in and of itself but, the maintenance and staff when it comes to my apartment they are not very good. It takes them forever to do anything that me and my roommates ask and half the time it doesn’t get done. I would suggest the Chelsea to students that need a quick and cheap place to stay that also looks okay. But I would say if you can afford it go somewhere else.

This slum has been rebranded quite a few times since Ive lived in Hattiesburg because it always develops such a bad reputation that it has to change names. I would not recommend living at The Chelsea. I lived there for the past year, and unfortunately I had more issues/problems than good things happen here.At first glance, this place looks amazing. They take you to tour a super nice apartment and show you all of the amenities you are supposed to have.Once we moved in, we could tell that this place definitely put up a front to their prospective residents. Our apartment was not cleaned at all. There was dust and dirt everywhere, there were clothes left in all of our drawers, our air filter looked as if it was never changed before, our kitchen has stains and things left in the dishwasher, and there were even rusted screws in my roommates toilet. Take note that this was all found the day we moved in, which wasnt until the second-to-last week of August because they were cleaning. The walls are paper thin, so you can hear everything above and below you, not to mention what is going on outside too. The front gates, which we were promised and told multiple times were getting fixed in the coming weeks each time I called, was broken all year long (with the exception for a week) so it felt very unsafe. Some of the amenities that were offered were not available most of the time. The apartment complex was very messy and the trash compacter almost never worked, so there was just a mountain of trash outside. They only started to clean the complex recently because new residents are getting ready to move in.The office was nice, but my issue was that every time I called about an issue I would get a completely different responses from the staff every. single. time. I called. A few times, I would leave a message to their office and they would never call back. When moving out, they had come into my room and taken down blinds and moved my things around while I wasnt there (and charged me for the blinds that they took down, even though there was nothing wrong with them). After we moved out, we were all charged for replacing things...but they didnt post pictures with the statement to show what it is they were talking about (ex: charge for repainting the bathroom but did not show or tell where it needed to be repainted), so who knows if that stuff was actually there or not. If you are moving in, I would recommend taking pictures of the condition of your apartment frequently (especially move in and before you move out), because unfortunately we didnt and now have to pay for things that we wouldnt have had to if we did. They will try to charge you for any and everything. My last comment is that they do not prorate your rent. So even though we didnt move in until the second-to-last week of August, we still payed a full months rent, and the same thing for our moving out month as well.

A 1-star review is a compliment to the Chelsea. Words can’t describe what an awful experience my college student had living at the Chelsea. Everything the office showed us and told us was pure deception. They take you on a tour to the nicest model apartment and promise all these wonderful amenities and none of them are true. The apartment we moved into had chewed up baseboards, the return A/C vent had layers of dust buildup, and nothing was clean. This was far from the model. They also promised safety and security...that’s a joke! The front security gate stayed open the entire year our child lived there. Many requests were made to repair it and it was never fixed. The office also reassured us that there was a safety office on site...that’s another big joke! He never did anything to help promote safety in the complex. The police were called multiple times for gunshots right next to the apartment. There was loitering and gambling right outside the apartment doors. Drug deals were a frequent occurrence. Another big problem was a gnat infestation which occurred because people put their trash inside a storage closet right next to the apartment instead of in the dumpster like normal humans. There were also 2 fires in the building during the year. The quality of people living in the Chelsea is extremely bad. If you are even considering your college student living here, run as fast as you can!! All the 5-star reviews you may be reading are from people who are being paid to write them. Please don’t be deceived like we were. The price might seem good but you are getting much less than you are paying for!!

The Chelsea is a beautiful, safe complex, & they have a great staff to work with! This day-in-age, when most businesses just hire staff based on how cheap theyre willing to work for (even when they will be working around young adults), this company obviously vets their applicants very thoroughly, they seem to be dedicated to only hiring top notched people to join their team.If you want your familys students safe & focused on their studies, instead of them focusing on problems with their living conditions, you need this team watching their backs.Emily and Jordan are especially a pleasure to work with, and always resolve any issues quickly & professionally.Keep it up guys!

NOT a suitable place for living. When i spoke to them on the phone before i moved in i had signed a lease for $419, or so i thought. instead whoever sent me my lease sent me the WRONG lease and made my rent over $500 a month. The affordable prices you see listed on their website are not true at all. They give you 600$ in credit that is supposed to stretch out over the year, but never tell you that, and that makes you able to pay a lower price, but they just take all your credit the first month then leave you paying $500 or MORE a month. When me and my roommates moved in, the unit was a NIGHTMARE. my roommate had an old nasty mini fridge in it that looked like it hadnt been cleaned in almost a year, i had CLOTHES in my unit, and there was dust and dirt everywhere in the apartment. our kitchen chairs were all out on the balcony and we were missing a barstool. the washer and dryer were filthy and the floors were almost solid black from not being swept or mopped.Make sure you have your AC set at a high temperature because when i was preparing to move in i asked if there was anyway we could cap our electricity and they told me that if i kept it at a reasonable temperature such as 70, i wouldnt cap my electricity but i keep it on 70 and have capped my electricity every month and that adds an extra $32 to the rent each month and when i spoke to someone over the phone they said i needed to keep my ac from 78-80 to not cap my electricity and the person i talked to said this exact thing Youre going to have to keep your AC at a higher temperature and suck it up and go buy box fans. i didnt move here to have a working AC unit that i can barely use.Lets not forget the internets here. if you think you are gonna get high speed internet here you are sorely mistaken. the internet here is slow as molasses and they are now working on putting each building on the same wifi which we are going to be required to use. that means in each building, every unit will only have 1 way to access wifi and all devices on the first second and third story will all be using a public server which is not safe for devices considering thats how most people are able to steal info from others. Its not a gated community because the gates are NEVER closed and every night here so far weve had a problem among the complex ex. people breaking into other peoples cars. All in all i wouldnt even recommend my worst enemy this apartment. trying to get in touch with the front office is a nightmare and more than half the time they only offer to fix your problems by offering a cheaper rent for NEXT year and if you get packages delivered here theres a 99% chance you wont receive it. i have had $130 worth of clothes mailed here to me from shein and i havent received a single package.

The ChelseaNot what I expected. Walk into the office, tour the pool and facilities and you think you are moving into a great place. 10 Minutes in the model apartment and you will want to live there.Sign your lease and move from expectation to frustration.Move in day – the apartment was filthy. Cleaning staff literally walks in and asks what needs to be done. Everything! Kitchen was disgustingly dirty. Grease accumulation was gross. Dust collected on ever door, ceiling fan and fixture. One toilet rocked every time you sit on it.Back door and the frame was cracked where someone had tried to kick it in. Took a while to get a replacement too. The apartment wasn’t even secure! They say, “Utilities are normally covered, you may have a small overage” – monthly overages were an additional 25-50% of expected utilities some months! I began asking for the previous year’s bills two months in and now our year lease is up and I never received it. I asked multiple people, multiple times. All assured me they would help. Nope.Casinos, who needs them. There will be lots of opportunity to gamble as groups of people you don’t know will be gambling literally in front of your door in the breezeway. Entering the apartment is like walking through a gauntlet every day. Welcome Home! ☹Spiders and gnats are an unsolvable problem at the Chelsea. The apartment had a gnat problem for months and even though the maintenance and exterminators worked at it the best solution was putting an outdoor bug light in the kitchen 24/7.Security Officer is pointless. Offers ZERO in security. When criminal activity surrounds the building where the security officer lives it does make you wonder if he may be a part of the problem. He clearly is not the solution. Gated community – except the gate is always open. Literally all year. Parts on order. Hearing gunshots not really unusual at this dump.Anyone who says this place is 5 stars is being paid or doesn’t know what a 5-star apartment would be.

I completely understand the whole 12 payments is required but it does not seem right to have people pay for have of a month then charge late fees on somewhere they have not even entered yet. Coming from a college student who makes ends meet that policy is outrages and should be revised to make it better for the tenants and not the company who can obviously handle it for 2 weeks.

There are loiterers in front of the buildings because the gate was open all day and night even though we asked them to please fix it at least 5 times. We have heard countless gunshots, fights, and screaming in the one year that we lived there. I called 911 more times than I can count. My mail was lost numerous times, maintenance was slow, and the apartment unit in general was like living in a dungeon. We had to fight off fruit flies by the hundreds because people in our building were putting their trash in an unlocked storage closet next to our apartment so the flies came through our air vents and multiplied overnight We are so happy to be moved out of the Chelsea. I do NOT recommend living here.I signed a lease for a 2 bedroom for $629 a month but once my roommate moved out, every month after there was $40 added to my rent and utility overage charges over $50 and im HARDLY ever in the apartment and even if i an, im there by MYSELF. They are over charging people and refuse to show charge by charge invoices or give the utility company contact information so you can track your own charges. Do NOT choose this complex.I spend MONTHS away from my apartment with the AC/heat turned off and everything unplugged but the things in the kitchen and the charges still are high. There s supposed to be a $30 utility included in the rent, anything over $30 is an extra charge and doesnt make sense for mine to be $50+ over and no one is there.

MY CURRENT EXPERIENCE!1. They dont care who they pair you with, so ignore the compatible room questions.Ex. I hate smoking: my roommates smoke EVERY day INSIDE the apartment: illegal stuff.2. You cant control the cleanliness of your roommates.3. The maintenance people are EXCELLENT and FRIENDLY.4. FRONT OFFICE: ? Suspect: their focus is business, which i understand. But recently they have been doing extra events to promote community.5. Kinda regretting renewing my contract. Why? Mainly the smoking situation.Final NOTE: my review is just one bad apple in a basket of good. Take my bad apple and throw it in the river, and come experience it for yourself.

Easy to give a positive review when youre the property manager and getting paid for it, Geoffrey James. Maybe you want to talk about maintenance walking unannounced into a locked bedroom door where a female resident was taking a shower in her bathroom.Oh, and now I see that Richard Hodges, maintenance manager, posted a positive review too. Want to explain how you walk into a locked bedroom door without warning? Is this a little habit of yours, or were you waiting for that resident in particular?

The Chelsea is a great place for student living. The staff is very friendly and helpful. They offer a shuttle service for students and they host several social events at the clubhouse.

I want to give a huge shout out to the best property in the Hattiesburg area. This team really is a family and its evident in their work. They are always smiling and the vibe is great from when you walk in the door until you leave. One of the best things is the quick and efficient maintenance staff. They always respond rapidly and call back to make sure the job was done to residents standards. This place is definitely a recommendation to all!

The front gate has not worked in the 5 months I’ve lived here, the gate connecting to the trace is also broken, and there has been multiple shootings in the complex or near the complex. The only good thing about having lived here is I’ve learned the response time by the police department is relatively quick. The new management has said they have been making steps to making everything better, but I’ve seen no change.
