My husband and I moved in to our place this past August and absolutely love it. Cannot believe how quiet it is and the friendliness of the neighbors. We had an issue with the a/c just a few days after being in and maintenance was right on top of it. Ann is a wonderful manager and very polite. She is not afraid to speak to her tenants. We would highly recommend this place to anyone. Our cat is even comfortable here.

Poorly managed-management is very rude to its tenants. Turn over of tenants is very high. Dirty older carpeting in hallway that is never cleaned. Many units are not professionally cleaned before the next tenant(s) arrives, basements-musty with black mold. Rent increases are often. Water is included, but heat is not . You have your own hot water heater, so utilities are costly as windows are drafty. Summers get hot in the buildings as well. AC can get costly. No soft water, very hard water and it comes out rusty orange so you cant drink it. Its just a roof over your head, nothing fancy here. Noise issues are common. Maintenance will fix things, but only if it isnt too costly to them, when someone leaves, or if there is water leaking in the units. Things are just left broken. Garbage dumpsters get full fast and garbage goes everywhere, old furniture is left sometimes for weeks by dumpsters. Many lies to get tenants to sign on. Recently the Park & Cottonwood buildings in Hartland are listed as built in 1984 by Ann Belter. Not true. They are from the 1970s. Online records show this. People living in this area for years know this as well. They are old buildings in need of many new updates and plumbing.Ann Belter and her husband Steven own other properties through the area, so each building is different with what they have in each one. I do wish they were nicer to deal with, then maybe some decent people would move in and stay longer. They need to be more hands on and perhaps put on site managers in their buildings to oversee it all. Communication is very poor as Ann Belter rarely will contact tenants back when an issue occurs. Many past tenants leave upset and are noisy upon vacating. She will sue people for any damages in units in court such as smoking, property or pet damage. The reviews posted after my post are her friends, not people who rented from her. One star rating barely.

Ann Belter(apt. manager) is a pleasure to have in charge. She is a professional and is always able to answer any questions when needed. Had a washer/dryer delivered on 2nd floor. Delivery guys scratched up wall by steps. She rectified problem immediately. Glad to know management cares

After having owned a home 24 years, I found myself divorced and looking for a rental. Belter and Associates was there for me providing a quality condo rental complete with an awesome floorplan (I didnt even have 2 full baths in my house!!), appliances, snow removal, garage, prompt maintenance AND I could bring my two kitties! I couldnt be more pleased with my new home. I am grateful I found Belter and Associates at the right time!
