Overall I give this place 4/5. The staff is friendly every time I go into the leasing office, with any questions or concerns. This apartment complex is quiet. Been living here since June and haven’t had no issues at all. Just a few things had to get fixed when moving in. They took care of it right away. Few things they can update for sure would be the appliances inside the apartments, do some different layouts, add a light into the bedrooms. Also the outside when driving into the complex needs some work/updates. The lights all over the complex can be fixed, some need new light bulbs, seen a few lights flicker. Overall this place works good for me.
My service request for my refrigerator was responded to in a timely manner and resolved. Our electrician offered great customer service.
Customer service attitude was pleasant and accommodating. Problem improved somewhat but not completely.
Air conditioner went out and I was third in line for this particular situation within a couple hours they showed up, replaced the part on the spot, and made sure the whole system was working properly. Great work!
Our thermostat battery was dead and we have a newborn so it’s important to keep our apartment at a good temperature. Maintenance was quick to get here and fix it. Good service.
During construction the front doorbell was broken causing wires to cross loud humming noise buzzing noise inside apartment I contacted the office within 30 minutes maintenance was sent replace doorbell and fix buzzing noise. Maintenance is always great, And office staff is awesome.
This place has been great since me and my husband moved in. The staff is very responsive and if there is ever an issue they are quick to fix it and check in with updates. Mandy has been especially helpful for us since the day we moved in. She went above and beyond to make sure our experience is great and still does. She is amazing. As well as the rest of the staff whenever I have an encounter with them they are very nice. They do a great job of helping you out in any way they can. For the complex itself it could use a few updates and cleaning, but all in all would recommend!
Updated: Overall experience was good. The maintance repairs are made on time and friendly neighborhood. The downside- if you pay for parking, someone always seems to park in your spot. Also had to wait 2 months for security deposit.

Lived here a four short months but they were great. The office worked with me and my military move to another state very early into my lease, my apartment was beautiful only issue we had was spiders but if you put a maintenance request they respond literally within less than an hour. Cant wait to see the renovations and hope to one day be a resident again.
I moved here from out of state and there isnt much online options (if your trying to rent w/o being here.This place has alot of online options which allows you to secure a place for your move. Which helps relief so stress.Mandy in the leasing office went above any beyond to help me. From the tour of the place to the tedious and almost ridiculous background/verification checks. She was there every step of the way to help me. I can not say enough good things about her.Even now that Ive been here for awhile she is still very attentive and response to my constant emails in a timely manner.The place itself is OK. Nothing amazing. But a good apartment and a quiet community.

I would recommend this place to anyone looking to move to Hanford. It’s a nice quite place. The ladies in the front office are always friendly and very help with any problem that may occur. And the maintenance guys are alway do a great job.
This place is awesome! Maintenance was always quick and the entire staff is helpful and accommodating. Robert, the Facilities Manager is so personable and made the living experience all the better. Also, It’s hard to have a bad day when you have ducks and palm trees in your backyard. They offer pre-move out inspections too which is great.
The staff here is amazing and friendly. From the maintenance to the leasing manager they are the best. Maintenance is always quick to fulfill work orders. They have a day and night maintenance staff. If I ever have a problem the leasing office is always quick to resolve and are polite. They have a nice apartment gym with a sauna. The community is gated which Ive always felt safe living here. I highly recommend this apartment complex.
The apartment is too overpriced. Not too many commodities. Unfurnished units with a gate. Maintenance is hard to get a hold of, and they have very few laundry facilities. A military apartment is just across the south entrance for your security needs.
While I feel very bad leaving any reviews for anything less than good, theyre asking for reviews so I will be honest. The ONLY reason I give 3 stars is because of how wonderful Cecily and Nicole have been for us. Very attentive, extremely professional, and they respond quickly to our issues. Reading the other reviews below does not surprise me though, sadly. I think the professionalism in the front office is great, but maintenance and upkeep here is not so great. Weve had an insane amount of issues otherwise. I dont even know where to begin and, out of respect for the front office girls, I wont. But we do regret living here, sadly. The apartment is nice.. larger 2 bedroom layout, but everything else isnt great. I truly wish they would just relieve us of our lease as compensation for all of the issues. Again, front office management is wonderful, but this place needs some SERIOUS damage control.
Rates change every day?? Since when is that? They sweet talk to you at the beginning and then many amenities are not working or in very bad shape. Nicole has been the only one that really has done something from me but their corporate office just cares about you paying on time!!I will not renew my lease and I will not recommend this place just for the fact that they do not know the word “accountability”
Honestly this was a very disappointing experience, when trying to acquire a town home the receptionist was very rude along with very sarcastic. My fiancé and I were denied but not before made out to look desperate and trivial. I alone can afford the apartment so and I was not denied myself I was denied because of my fiancé. Before I could add another income to my application they ran my application again knowing It was my intention to add another income, they said that I was denied due to a $50.00 dollar difference in the amount threshold to get into the apartments. Look I’m a normal guy however I’m appalled! The apartments are not what they’re made to seem. I’ve lived in Northern Hanford most of my life. The apartments have not been taken care of at all. There’s toys in the ponds, the railing are rusted and coming off the walls. The signs when you enter the complex are dreadfully old and torn down, it’s not rustic it’s neglectful . The kitchens need be renovated desperately. You shouldn’t have to make $80,000 to love in these apartments. 2 1/2 x’s the rent? I bring in 6,000 a month and I have good credit. This was honestly an unrealistic example of assumptions with disregard.Thank you. But no Thank you.
Ive lived at Edgewater for nearly two years, and I can honestly say Ive had a wonderful experience thus far. The staff is very friendly and maintenance has always completed my repairs correctly. If they cant do something quick they are good about keeping you updated. Overall a great place to live.
I have lived at Edgewater Isle for the last 2 two years...I Can honestly say that it is a wonderful place to live. I come from a very small town and to relocate for me and my family was a bit crazy. I never felt more safe in a new town then I do living here..It is so nice and it feels like resort living seriously...there are 3 pools, tennis courts, baseball courts and a gym. It is also gated which I love. The staff is incredible and the maintenance crew is an absoultly the best. I highly recommend this as a great place to live.

Don’t live here if ur in the military, 1bedroom is a rip off and they increase their monthly a lot. BAH got raised guess so did their monthly. Also very out dated, when I moved in it said updated appliances from 2016 only thing from 2016 was the microwave. Had a 1990s dishwasher and no water filtration. Mildew smell too, beware. Also what’s up with the Blue water throughout the complex, bet that’s good for animals and the environment
The place is a little older and needs some updating on their arpartments but overall its one of the best complexes to live in. The amenities alone make it worth it and the ponds and water views throughout make the place super relaxing. I docked one star because their apartment layout is horrible. I pity all delivery drivers who try to find their way around.
We just moved out of Edgewater apartments and we’re so sad to leave because we absolutely loved it there. We had to move due to jobs otherwise we would still be there! The staff is amazing, very friendly and they resolve all issues asap. The maintance guys are awesome and so efficient! the apartment complex is very quite, always clean and has such pretty views. We loved the convient area and our dogs loved it there. Especially with the dog park right down the street we could take walks and go to the dog park. I would recommended these apartments to anyone and everyone! Thank you Edgewater for everything!
Nothing but disappointing here. For starters the place needs a renovation in the worst way! The ponds need to be cleaned out ASAP, the smell that comes into our open windows is just disgusting! The gates seem like they are always broken and open 24/7. Whats the point of living in a gated community when the gates are always open? The birds are just everywhere, pooping everywhere too I can never keep my car clean because a bird is always making a mess on it. The 3 bedroom apartment we live in is HOT in the summer and HOT in the winter, at least the upstairs is always HOT. There are two huge windows facing the direction were it gets the direct sunlight and it completely heats up the apartment, our bedroom is upstairs and is like a furnace we barely get a breeze coming into our windows because its facing the wrong direction to get the breeze. Blinds are always coming off, when it rains or the patio gets overly wet it comes into the apartment and makes a puddle. The leases are a joke, I see how they can make people stay is by giving them no way to leave unless you want to do the month to month which costs close to 1400 bucks a month and cant afford it. We are getting raped by our AC bill because this place is almost impossible to cool down during the summer months. Whoever made the layout of these apartments was doing it with their eyes closed, obviously otherwise why would they put windows in such a stupid place so that it actually makes the apartment during the summer months near to impossible to live in. If you are contemplating on whether or not to live here, I would do the smart thing and go somewhere else and save yourself the aggravation.
The faucets in hallway bathroom sink were difficult to turn. They were fixed quickly and are much better now, thank you!
To start the amount you pay is ridiculous considering what you get. Almost everything is pretty outdated or needs some form of renovation. My pregnant wife’s car was broken into last night along with 4 other people’s vehicles. Property was vandalized as well with a fire extinguisher. No one from the apartment management came to help clean up the parking lot of all the glass, so concerned for my neighbor’s cars I did it myself. I was told that even though it’s a gated community it isn’t 100% air tight, which I understand and don’t expect. What I do find simply ignorant is that after years of having people’s cars and property vandalized or stolen (which if you look at other reviews you can see there are several) that there is no form of increased security or at the least cameras around the complex. Most of the time the lights around the apartments are out and it’s extremely dark. There are constantly people digging in the trash. The gates hardly work and the side doors are left propped open by people who don’t even live here. I will defend two things however and that is Nicole and maintenance have always been fair and helpful for me. But paying $1300 a month and this is what I get? I don’t think anyone in their right mind can recommend that. (UPDATE) the office informed me that they were doing multiple things to increase security.
I moved in last year and it was and still is the worst decision. Its too expensive. I have never lived in apartments that charge for a parking spot or pay for utilities that include garbage and utilities for other apartments that are vacant...i lived in a 3 bed 2 bath apartment and only paid $814..sadly I had to move out of town came back and had no availability when we moved back a year later...also residents do not respect speed limit inside complex..my kids and myself have almost been ran over by a car that was going 40mph..its a 5mph area...cant for my lease to be done..I would not recommend these apartments to anyone
5 stars? a gated community? Are you kidding me?! This place is a dump. I have lived here for 6 months and I am planning on breaking my lease. First off they advertise as having “quiet hours” “being safe and a gated community” “water, trash, & sewer are included in rent” “being a clean community.” When signing the lease, they make you sign a bunch of rules. However, they neighbors are disrespectful and disgusting nor do the front office care. My neighbors have woken me multiple times at all hours of the night from having sex or music so loud it is shaking the walls. Also, one neighbor had over 7 trash bags on their patio. There are constantly dumpster divers and the gates never work. Good luck on finding parking or you have to pay to have a parking spot. Almost every single thing in our apartment has broken and maintenance does not fix it. First, called to get light bulbs replaced, they went out within the next day. Had a leak in the sink due to a broke garbage disposal, fixed the garbage disposal and it broke within 2 days. Only 6 out of 22 outlets work in the apartment. The dishwasher probes are rusting and breaking, told maintenance they never fixed it. Mold grows on every square inch on the bathroom wall, which needs to be cleaned basically every other week. Upon move in, the toilet has been broken. 3 drawers have broken just from opening them. Water, trash, and sewer are not included in rent. AND in order to move out, you must give a 60 day notice. In order to break your lease, you have to give a 60 day notice plus a months rent. Yeah well I wouldn’t need to break my lease if you guys weren’t so full of lies. I have to have an extension cord to have internet, this is just unacceptable for someone who is working and going to graduate school. I am glad I have saved people from renting to you guys. I will continue to make my word know throughout the community of what a dump you guys really are.
Just rent a house or buy one ! Everything is expensive here .I pay around 900 bucks for A ONE BEDROOM APARTMENT!!!! Really small to.and I found a house 3 bedroom 2 baths in Selma for $750 with trash water and sewer all included !Then I found a duplex for $675 with trash water and sewer all included as well ..my point is there is way better for cheaper .... lease here and you’ll regret it soon enough... don’t believe me just read all the comments
I personally would not refer anyone to stay in edgewater isle apartments.The quality of service is horrible, the management does not keep up with any of the facilities. I stayed in the apartments for a year and none of the gates worked, the gym upkeep was horrible as well as the pools and my apartment. I had to schedule multiple working orders for my ac in the summer. Also they have a car wash on the premises that never worked so your basically paying to stay in a poor kept community.
Had no bad experience at all. Management is great and problems are handled with urgency. Very worth it.
Edgewater is a great complex for the area and price.I was military stationed overseas and they worked really hard to help me have a place when I moved. The staff is by far the best Ive incountered, they make it feel like home.
Never will I move In there again.... I would not recommend living there to anyone.. Maintenance never came when we needed stuff fixed... We are getting charged almost $800 because of little stuff like light bulbs that went out I called maintenance to come replace them never did.... How are you gonna charge someone for something of YOURS that didnt work....
Customer service is horrible...got our vehicle broken into on our 2nd day of living here, its 10pm on a Friday night right now and the gates are still open even though the owners replied to a review threeMonths ago saying they would look into the situation, if you want be lied too and overcharged on everything, this is the place to be! I also pay a $25 parking spot fee and the key pad to the gates dont work, so I was told to pay a deposit on a $50 gate control or wait for someone else to let me into the complex, which doesnt end up being a problem anyway since the gates are always open. I also pay to live next a really nice pond that is currently dry because, it costs too much to fix, yet these people are more than happy to take our money. Go somewhere else, this place is overrated. Also, the 5 star reviews on here are from the employees

Even though Hanford, Lemoore and surrounding areas are pretty boring, living in Edgewater was a good choice. The service is pretty good, maintenance needs are taken care of and they follow up on your repairs. I never had an issue related to safety or burglary. Parking was never an issue and the area is pretty quiet. Ladies in the office are nice and Cecily is wonderful.
I want to start off by saying that the staff I interacted with with very nice, but I am not pleased with how my problem was dealt with. A situation arose when I called edgewater isle and was directed to those who handle renting apartments. The gentleman I spoke with gave me a quote for a 2 bedroom apartment with garage for immediate move in at a price of $970 per month. I arrived at edgewater 30 minutes later to take a walk through. When I discussed prices in person, they told me they could not honor the price I was given over the phone. The recorded conversation previously mentioned was listened to and I was in fact not in the wrong. The manager was contacted and long story short, almost a week later I was told the price I was given over the phone could not be honored.In my opinion, it is your duty as a business, corporation, etc to stand by your word and back what you say. Edgewater did not do that and could not even come close to that price for the same apartment. They not only did not honor their word, but the justification given was terrible. Do not give your business to a place that cannot back their word.

THE SHITTIEST APARTMENTS YOU’LL EVER LIVE IN. The kids throw rocks and pine cones into the road and are always unsupervised running across the streets. When you call the manager and tell her, she will not try her best to address the problem, EVEN WHEN IT IS AN ONGOING PROBLEM. The neighbors are inconsiderate with their music volume and the walls are thinner than paper. The office staff never wants to deal with issues so they rotate the problem around, therefore leaving it unresolved. The maintenance never wants to fix you things either. My laundry door has fallen 8 times the past year because of their unaligned boarder, so they use a temporary fix that NEVER WORKS. These apartments are way over priced and get more expensive the longer you live here. I DO NOT RECOMMEND THIS PLACE.
