We have been here for about a month, and overall really like it. Its a great size apartment for my son, my dog and I. There are a lot of amenities we cant wait to utilize when it becomes nice out! Only a few downfalls so far. The washer and dryer have been an issue since they are outdated. And the overall cleanliness of the property isnt the best. Also, there is only one place in the font of the property to drop off your garbage. Which is okay for us. But, I do wish they had maybe small garbage cans throughout the property for dog waste as we all have nowhere to dispose of it. I think that is part of why no one picks up their dog waste. Besides those small issues it is a great place, and management has been great to fix any issues Ive had! Kim made the process to move in so easy!
Came back to edit my review. Not to give less stars but to thank you so much for the experience. We spent a year and a half there, and because of the state of the home we rented afterward we keep saying we miss our apartment.This place is clean, quiet, and management is always quickly responsive to issues, be it within your apartment or your building.
I’ve been living here for 1.5yrs and I love it. The apartment is modern and meet all my expectations. It’s very quiet and peaceful. You can’t hear any of your neighbors through the walls like most apartments. Any maintenance issues are handled promptly and efficiently. The grounds are ALWAYS well maintained regardless of the weather conditions. I can’t say enough about how great it is to live here.
The pool, which is a big draw for people, is open maybe 1-2 days a week. Its ridiculous.If they cant find lifeguards at the current pay, they need to raise it substantially to hold up their end of the bargain.Another sunny day, poll closed. Absolutely ridiculous
You pay almost. $1000 in rent to live here, and there are RATS on the property. You can see them regularly. Management shrugs it off it seems. Dont waste your time.

Maplewood Estates is a great place to call home! My family moved in a few months ago and we are so happy we did. The apartment is large, cozy, and inviting and we love the fact that they allow larger dogs! Not to mention the fitness center, pool, and playground for my 2 year old to enjoy. I definitely recommend it here!
I’ve lived here for a month now and can’t think of anything major to complain about. The apartment is very nice, very comfortable and the grounds are well kept. Dogs are allowed and you’d never know it considering how clean everything is. The overall layout of the complex is ideal for walking your dog and there’s even poop bag dispensers.I wish there were better washers and dryers and more of them....1 set per building is kind of ridiculous but I haven’t had any issues yet. I also wish the fitness center was open 24hrs for night owls like myself.Overall, this complex is a step up from the rest and I’d recommend moving here
Moved here February 2017. The buildings are kept in decent condition but could use some updating, especially appliances. My stove and dishwasher look to be 30+ years old, though they work. Wish I could say the same thing for the building washer and dryer which seem to break down pretty often or dont do the job properly. A few times Ive had to lug a wet load of laundry to the laundromat because the dryer stopped working. Maintenance is pretty responsive and your requests will get resolved within a day or two at most but it would be so much better if they didnt break down to begin with.They are not flexible if you want to make any changes to your lease. In the past year or so theyve started nickel-and-dime-ing on a lot of things; for example they added a requirement for renters insurance that needs to be approved by a third party which is absolutely awful to work with. $15/mo there. They started charging fees to pay your rent through EFT ~$5/mo. Water/garbage/sewer utility bill is shared among all tenants in the building where it used to be included ~$30/mo.They claim to be pet-friendly but upcharge you on your rent to do so, and have way too many restrictions on the kind of animals you can have (breeds and sizes) such that its not even worth it. If you want a garage it probably wont be close enough to be useful for parking in.Honestly Id choose somewhere else if I had to make the decision again, but its not quite painful enough to go through the hassle of moving.
I lived in Maplewood Estates for 9 months and never had any problems other than an incident when my apartments heater broke (and the maintenance personnel were prompt in fixing it). The front office staff were professional and friendly. I would definitely recommend the complex!
The apartments are okay to live at. We were on the top floor but I noticed a lot of cracks in the ceilings and along some of the walls in the apartment. Moving in was a breeze and they accommodated a lot of our needs but where this place deserves a 1 star rating is that during the “renovation” at the main office they disabled the door allowing residents to reload their laundry card meaning after office hours you were unable to put extra money on the card to dry your clothes. They never sent out a notice to residents so that they could be sure to be there during office hours to make it easy to wash and dry your clothes while they finished updating the precious office building. Finally, at the time of moving out I came in after receiving our form to fill out if we were planning to renew our lease, which we were not, AFTER the date they required us to return it to the main office to give proper notice. At the time of PHYSICALLY SIGNING a form acknowledging that we are leaving the apartment complex they failed to PROPERLY inform a tenant that is vacating about a prorated amount for the rent. As well as arriving at 3:50 pm on Saturday to return our keys to the office building which states the hours are until 4:00 pm to find that there was no one there to collect our keys, meaning they decided to leave work early on Saturday. As someone who has worked in customer service that has been in the business of collecting money from customers I know for a fact it should have been the leasing agents job to diligently go over EVERYTHING required for a move out. Please note that the personal handing me the paper to sign stating we would be leaving should know that if someone is staying extra time that they would tell the tenants they would have to pay a prorated amount for the time staying.And sadly, we were NEVER notified about the amount being late. Which they have a fancy online system to pay your rent but nothing to notify you? So if you don’t tell me I’m late paying you money how does one know to pay you money? Seems suspicious to me. This place particularly the leasing office needs to be retrained because your going to have more issues with people upset about your lack of proper knowledge and understanding of policy and procedures than someone upset about a unkept common area in the building.
Maplewood Estates has been a fantastic place to call home the past year and a half! The staff at the leasing office, the maintenance workers, and everyone living in my building are friendly and welcoming. The units are clean, comfortable, and each comes with an outdoor balcony or deck. Theyre constantly upgrading and updating, as my building received a new roof and back entrance over the past few months, and currently the leasing office and fitness center are being remodeled too. Maintenance is very responsive to any issues. The heater went down in my apartment this winter and without delay they immediately sent someone to repair it.The location is very convenient along Rt 20, within minutes of the Buffalo Bills, numerous restaurants, sports bars, McKinley Mall, and other shopping centers. I have no major complaints about living here and would definitely recommend Maplewood for anyone looking to rent in the Buffalo/Hamburg area.
Been frantically trying to find a place to live for a few weeks now, my boyfriend & I contacted Maple Wood Estates & they said they would get back to us in 24 hrs. It’s been 4 days & we’ve heard nothing.
Expensive
Not the nicest place Ive ever lived, but one of the most expensive. They dont even have a coat closet so we have to pile our shoes by the door and our coats on the table. Super annoying. Then the fact that they only have one dumpster so you have to load your garbage into the car and take it to the office is also super annoying. The washer and dryer barely works. Sometimes I have to wash and dry each load twice, which is obviously expensive. My family of 3 spends about $50-$60 every month on the stupid laundry card, its ridiculous. The location is nice and we moved here because they allow big dogs, but I cant wait to move. They also dont have any side walks except right in front of the building, so walking to the playground with my 3yo is dangerous, especially in the winter with snow. I should also mention that we live on the ground floor and we hear EVERYTHING that our upstairs neighbors do. No soundproofing whatsoever. Also, they have no lights in any of the rooms except the kitchen and the bathroom. Its deceiving because the model they show you has automatic lights turn on when you walk into the rooms, but that is definitely not the case in the real apartments. Another note: despite allowing dogs, the neighbors are not at all dog friendly and frequently tell me to keep my dog away from them (he is a service dog and would not hurt anyone). There are no common garbage cans to dispose of pet waste either.Im editing this to say that we not only had a smooth move-out experience, but we also got money back which was shocking because we moved in on a special and didnt give them a security deposit. Which leads me to believe that their pet deposit is actually refundable, which is amazing considering most places keep the let deposit regardless.
I wouldnt recommend these apartments to anyone. The do not care about you as the renter. If anything goes wrong they just say Well thats how it is and leave it at that. The garbage was always overflowing, they plow the snow towards your car so you cant get out in the winter, they dont go over the move out checklist like they said they would. They charge you alot on move out but never tell you why. My apartment was cleaned when I moved out like the paper suggested and still got charged. My experience on move out is very similar to the ones in the comments below. Overall, you can find a better value elsewhere.

STOP your madness, these apartments and staff have it all under control and ready to make your transition as easy as can be. We moved from a large home after many year to what we thought was going to be a nightmare. We had heard so much bad feedback from other people we didnt know what to expect. Our other concern was that we had a large (we like to think of her as big boned) dog. Every place we called turned us down, we were on the verge of tears, but Maplewood open there doors to the three of us. I was so surprised on how many dogs and cats were in the complex and they all got along with one another. That truly amazed me. Everyone from the office manager to the staff working the desk have always been helpful, kind and careing. They always went out of there way to make sure that any problems we had in our unit were taken care of either that day or the next. We loved the washer and dryer in the hallway . During the warner weather they have great food trucks that everyone enjoyed. The pool was always welcoming and enjoyed by all. We wanted to say thanks to all the workers, and if ever needed again we would be more than happy to spend our time living in your apartments and calling them home :) Thanks Linda, Jim and Ryna

Washer and dryer situation is horrible. 1 washer and one dryer for the entire building. Apartment was very dirty when we moved in. There was still food in the dishwasher. The bath tub was stained brown. Horrible water pressure, the water will literally shut off mid way through a shower for 20-30 seconds then come back on. The water whistles loudly the entire time you shower.Buildings are built with the lowest budget possible.
