Iβve lived here a little over 8 months and it has been by far the worst complex Iβve ever lived at. The management team is horrible. I still have yet to get anything in my apartment fixed/ replaced. Not to mention I still have to open my dryer with a butter knife. The master bathroom door fell off. Poor maintenance and oh yeah it gets better. Even got my car towed out of my OWN parking space. Do yourself a favor a look somewhere else.
Poor insulators, I can hear my neighbors talking and also them playing their music, singing, and playing games so loud that I complained to the management. But all I got in response is the neighbor telling the management that its not them so the noise must be coming from some other neighbor.Also a retaliation complain from the neighbor.We also had a rat problem. We caught 3. The exterminator comes only once a week. so I had to clean up.I can still hear the rat walking in the walls after midnight.

I have lived here for over 4 years and am completely satisfied. Gina and the office staff are amazing. They are very friendly and very helpful. Floyd and the maintenance team are very prompt and efficient. I plan to live here for many more years and definitely recommend it for anyone who is looking for a friendly and safe place to call home.
These apartments are nice. The buildings are addressed differently than what most others. Took me a bit to figure out exactly where I was going.
I moved in about two months ago and have really enjoyed my time at Hills @ Hacienda Heights thus far! The office staff were very friendly and helpful with providing me the information I needed to get situated. They have also been very mindful of safe practices during this time of COVID. The unit Im in was also recently refurbished so all the appliances are in new condition; they also just recently installed some very elegant lighting fixtures in our hallway. My service requests thus far have been answered very promptly and in satisfactory fashion.
We moved here about a month ago and so far it has been a very pleasant experience. The girls at the office Rosa and Dominique were and still are very helpful with our moving process. The complex area is very nice, peaceful and always clean. Our unit is very roomy, everything we have fits nicely. One big thing that makes it even great is that each unit comes with a washer/dryer!
Deliver food here alot. This place is confusing to find Apts.
Cons:- The buildings are old. They just keep adding fresh paint to the walls.- The AC units are not big enough to cool the entire apartment . You will hate the summer.- Got a water leak in my living room which took 6 weeks to repair. (check the ceiling when you go to your open house. If you see a white square that means it has prior water damage.- Water pressure is weak.- Car got towed out of my own parking space. $300 cost- You will not get your deposit back at the end of your lease. I lived here a little over a year. The apartment complex grounds are beautiful and well maintained and the staff overall are friendly and most try to be helpful. Also the package system was secure and really convenient when the lock boxes were working. The apartments themselves are nice. I thought mine was a comfortable size and I loved that there was in-unit laundry.Iβm giving the complex 3 stars because the beautiful grounds and comfortable apartment were the only pros I found living here. I didnβt feel that the quality of living matched the amount I was paying for rent. While living here Iβve had my phone stolen while inside the gated community, a neighbor in another building stole the decorative table I kept right outside my front door next to my doormat, and my car was broken into while parked inside the gate in my assigned parking spot. Car break-ins werenβt a rare occurrence. This happened during quarantine and the office was closed to in person assistance so we could only call in. I called them multiple times to report it but couldnβt get through so I left a voicemail and no one followed up with me.Other people have parked in my assigned parking spot on several occasions so I had to find street parking somewhere. I couldnβt get anyone to tow them because it happened during the day time on the weekend so the office was closed and the security company doesnβt service the complex until later in the day. Also guest parking here is a nightmare. Itβs basically non-existent.I lived next to one of the parking lots which was a mistake. Living there was incredibly loud just with normal movements through the parking lot but also the trash company comes almost every other day even on weekends (which is great but living right next to it was awful) and they come early in the morning. When I first moved in the garbage trucks frequently woke me up. I eventually adjusted and could fall back asleep with the noise.The complex is beautiful and the apartments do come with nice amenities. I had to have a few things fixed when I first moved in but the maintenance department is very responsive and address issues quickly. However, I donβt think I got my moneyβs worth in terms of safety and peace of mind and noise pollution. I paid over $1700 a month for a one bedroom to have my property stolen and broken into. Also occasionally I would get loud aggressive knocking on my front door. Iβm assuming itβs just kids playing pranks but as a single female who lived alone I didnβt appreciate it.
If I could give them zero stars I would. Hands down the worst place Iβve ever lived at. The manager is super petty. They put out communications via email about some resident doing something bad punishing everyone like if they leave trash now no one can use it for the next few days. Then they post the updates at the amenity when it is back in use instead of email. If you think the amenity is closed why would you go to it to read an update? Looked nice so I thought Iβd be calling it home for a while but itβs been a living hell for too many reasons to write about. My car was broken into twice.

Just moved In. They said they cleaned the place before we got here, but it did smell pretty bad so we decided to wipe down the walls. And see the picture for the result. Nicotine soaks napkins. We were cleaning for hours, it was disgusting. Iβm not sure what they meant when they said they cleaned before we moved in!Also they never mentioned the place having a smoker in it before we moved in!Made for a very gross night of cleaning.Other than that I guess itβs pretty nice.
While people in the office do their best to be helpful the complex itself is a broken system. Donβt live near the leasing office, you will be woken up at 8 am with leaf blowers at least 3 days a week sometimes multiple days in a row and management does not care. You may put in maintenance requests that never get filled properly or they may fix the wrong thing in your apartment and never come back despite promising to. Itβs could be a really nice place to live if you didnβt feel so expendable.
I just renewed my lease contract for another year since I feel really comfortable living here. The complex is quiet at night. Neighbors are friendly. The only thing I dont like about this place is that the gardener blows leaves very early in the morning, usually around 8am.I also want to mention that the staffs at the leasing office are very helpful. Especially Gina, who is the manager here, she is polite and respects the tenants so much. She has been willing to help me with any requests that I made and respond to me quickly. She is the best manager I have met.
Do you love living without water? No toilet, shower, or water for drinking/cooking? Do you enjoy having to go to hotels just to get a good nights sleep? Then boy is this place for you!The property management is completely incompetent. Weβve had probably 40+ days where the water was shut off because they like to play around. Plus they let the apartments smell like urine, and dog feces are everywhere including halls and in front of doors.Management is okay with it but it seems really weird, and super disgusting. Also, donβt believe the fake 5-Star reviews. Those are just people that work here, trying to keep their jobs. Thatβs why the company only replies to their reviews.
Iβd like to say that living here has been easy thanks to the help of King. Itβs gonna be a year already that we moved in and glad to say we will be renewing our lease at hills at Hacienda. King has been absolutely helpful in anyway that he can from when we got approved for our apartment till now. Also wanna give a big thanks to Jessica for her awesome help anytime we have an issue. You guys are great!!!
Renter beware!!! Iβve lived in quite a few apartments in my life but Iβve never seen an apartment tow their own tenants out of their own parking, ever. Well this place does, if you look them up you will see that parking is the biggest issue. That on top of the horrible management and service provided. There are better places around if you look, and trust me you will want to. 6 of my neighbors were waiting to pick up their cars at the towing company contracted by the hills this morning, to which we all found out from that same company that night security calls them to tow our cars. This place is a revolving door of tenants.
I havenβt even moved in yet, but the personal and professional service I am experiencing from King has been second to none. When I call, I do get a call back, and also when he says he will get back to me with information he always follows through. The entire experience can be challenging at other communities, but King is making this transition seamless and I truly appreciate it. Thank you for all of your help and most of all your professionalism King!
I live here & I think itβs great. Customer service is great at the leasing center. They always get back to me and take care of any issues I have. The housing area is always well kept and maintained, as well as the pools & gym.
I have been here for 7 months and consider myself a demanding tenant. The office staff is superbly accommodating and always on top of complaints and concerns. I feel treated as I am the only tennant in the community!! King And all office staff are the most pleasant, courteous and hardest working team I know!
So far, my husband and I have been receiving exceptional customer service here. The managment team, specifically King and Gina, has gone above and beyond to take care of our needs as future tenants. We really look forward to making the Hills at Hacienda Heights our new home. Thank you, King and Gina!!
After living here for more than a year, I will like to say that hills at hacienda is the place you will like to live !! The fact that they accept dogs and cats gives this place an A+, letβs not forget that each unit comes with its own washer/dryer, fridge and a stove! How cool is that ? The staff is always helpful but I just want to say that king is super professional, he is always looking out for you ! I totally recommend this apartment community to anyone looking to live in a clean, peaceful atmosphere!
Great place to live. I know Im not picky, but perhaps some other reviewers havent lived in the not so great housing Cali has to offer. Quiet neighborhood overall, great staff, hardworking maint., well kept property, good amenities, spacious apt., ample storage, quaint renovations, overall good vibes.Now parking is certainly an issue, it can be hard to come by. But complaining about having to walk to your car seems like such a first world problem to me. It can be incredibly annoying but we got used to it. LA county is synonymous with no parking, so no surprise there. Do have an issue with the fantastic AC wall unit that only cools the living room/ dining room. It does an amazing job and doesnt run up my very reasonable electric bill, but Upstairs units can be unbearable in the bedroom on those scorching hot days. Vandalism has happened, but staff was on it by the time I reported it. I feel safe here Ive walked my dog past midnight a couple of times and it was eerily quiet, but I felt safe overall. Not planning on moving for years if I can help it. Thats how much we love the place. And again shout out to the staff. They are excellent.
My wife and I have lived here for a year now and although there has been some issues the staff has been diligently trying to solve the problems. Both the office staff and maintenance staff do well at there jobs. The price is fairly comparable to other apartments in and around the area.

Beware of the homeless people in these apartments. Also, there is a Hispanic male with tattoos always making threats to the residents here and talking to himself. My nieces feel unsafe with him around. The staff needs to do something about this.
There is vandalism almost everyday on someones car, the security guard is more focused on playing video games on his phone than patrolling the complex, parking is a joke, and if you call the office you will never get results just a lot ofI am sorry. This place was great now it seems like they only want money. Feels like I am living in a section 8.

I remember this place when I grew up here in Hacienda Heights...it USED TO BE so well kept up and nice. The place now is a pit-hole. No consistent security, the electronic gates are often broken so that anyone can get in, the amenities in the apartments are old, cars have been broken into, the side pools (not the main one) are not kept up, there are several tenants there that are very sketchy, the hallways smell and are extremely dirty, the trash bins often have an overage of unnecessary items, several unknown people dig in the bins on a regular basis, there is gum and gak stuck on some of the walls....need I go on? For what they charge for rent, there should be major improvements done.
As of lately I dont think its worth it for the price. I requested mgmts approval for a satellite dish and they said it is not permitted if you do not have a balcony? For the price we pay I find this ridiculous. The amenities are cheap and get damaged fairly easy, repairs do not get done in a timely manner & the staff is always someone different. I just am unhappy with the overall service for the price.
I have been living here for 4 months. People that work in the front office are non-responsive to any type of communication. Emails, phone calls etc. They will tell you all the right things to get you to sign the lease but once you signed they could careless about you or the problems youre having.
I would not recommend this apartment complex. While several people working in the office were friendly and amenable I found the policies to be unrealistic. For example, you dont pay your own water bill but rather the bill is calculated by splitting the total for water consumed in your building by the number of units. So you could pay for others usage. Beyond this, the policies are designed to take the cost of doing business away from management and onto tenants. Move out policy is restrictive, parking crammed and quality of new fixtures is low grade. Nice enough people working their but the company that owns the place is essentially conducting a cash grab.Dont rent here!
You guys really need to not do business with DISHONEST tow companies. AARONS TOWING took a family memebers truck last night between 9:50pm and 10pm stating that they had a contract to do so... and this morning when we picked up the truck $300 were missing from inside the truck. SO technically we lost $600+. Last night, I literally went to grab some towels for my family to get out of the pool and went back within 5 minutes and the truck was gone! And as for your security guard, he witnessed me going back and forth and didnt mention anything about a tow truck. Also, nowhere on the guest parking sign where we parked, does it give the guests a parking curfew or state that they need a permit to park there. A few residents mentioned how an email was sent 6 months ago but I havent lived here for 6 months and I already hate this place. Why even need a permit if A) the visit is unexpected, B) theyre not staying the night and C)permits are not easily accessible. Doing business with Shady businesses lets people know a lot about this apartment complex within itself. TOO OVER PRICED, TOO OVERCROWDED, DEFINITELY WOULDNT RECOMMEND.
Getting around to reviewing my old places. Its been a while. I lived there 1 year 2003-2004. Terrible apartment. Parking spaces are small. Vandalism of cars was a very real problem and I recall a stabbing towards the end of my lease. My apartment faced the west towards the townhouses and the little swamp cooler was not enough for the place. As soon as you reached the hallway to the bedroom, the temperature drastically increased. In summer months, the average temperature in my bed room was 92. Im not kidding. I tried everything. Fans, Tin foil on the windows + black out lights.....nothing worked. Stay well away.
Avoid this apartment at all costs!Dont believe any claims for NEW MANAGEMENT.... They said this a few different times while we lived here, and the management never changed. It was exactly the same people working here.Prior to check-out they had a pre-inspection of walls/ceilings in which they said everything was fine. After we moved out (and left the state), they sent us a bill that showed around $1200 in move out fees, including what they said was fine before.We tried to contact them many times, but they said we could only email or call the manager about financial concerns. We emailed and called but he never responded. We have sent over 10 emails in 3 months and have not received any response.They even said in their letter that if we wanted to make a payment plan to contact them within 2 months. Instead, they did not reply to us and just sent a debt collector after us.Every morning they wake us up by turning on the weed whacker or some other equipment for landscaping.The price for the apartment here is what you could find for something closer to downtown or in the valley that will be in a much nicer neighborhood. This apartment has very few things around it, so you must drive to get something.There are homeless people inside this gated community almost all the time. There was even one living in the gym for a while. The sidewalks are never clean. To clean the trash from the cars they just use some air blower which gets dust and junk on your car.They have anti-social policies, such as giving away small gift cards for reporting your fellow residents for not following rules.The gym is small and hot and the business room printer hardly ever works. It is also always full the entire day from some guy.
DO NOT CONSIDER MOVING TO THE HILLS! Vehicles and personal property is stolen and vandalized frequently and the management will do nothing to improve security, and will take no responsibility. Last month 4 cars were burned in the carport, management will not accept responsibility. On Friday, February 9, 2018, 3 cars were broken into by smashing the driver side window. On both occasions, security failed to monitor the residents property resulting in extensive damage. If you value your property, DO NOT MOVE TO THE HILLS!
Office never picks up when you call, online site is difficult to login to or reset password, offfice is closed even during business hours during the week . Incredibly unprofessional and unacceptable to make it difficult for residentto pay rent
Overall not really a friendly area to stay. The office staff are not well trained to answer your questions and no action taken for the noise after hours even multiple complains made.
This is the worst management I have seen .... do not stay here ..... it was a mistake to stay here.....
