I lived here for about two months. IT WAS HORRIBLE!! First our apartment was dirty,as well as our balcony was unfinished we told the people that it wasn’t and they didnt do anything. The wifi and water bill sometimes doesn’t get paid right away so they shut that off and it is horrible. The front desk hours never work with other peoples schedule and only open 4 days a week. I never saw management on sight as well there was just teenagers working the whole place I felt bad. Anyways do not move here it’s not worth it and it’s just horrible place !!

Our apartment looks fine overall but if you look deeper at any part of it then you’ll find problems. For instance, when we first moved in our sink was screwed off, toilet lids completely loose, many cracks and chips in the paint. However, management is the absolute worst part of this complex. They aren’t transparent in the least bit with us on basic issues such as getting our keys for the gym area (we’ve lived here since June and the only updates we have gotten are ‘we don’t know’). I know the young desk employees aren’t at fault for the upper management’s incompetence though, and I feel bad that they have to work for a company like this.

If I could give less than one star I would. Between wifi being shut off, the water being shut off, landscaping not being kept up, fire system not being monitored, the green pool, furnished apartemnts not furnished, and many other things (because they dont pay their bills), I would not reccomend this location.

Absolute disaster from start to finish. When I first moved in back in 2019, I was expecting something at least similar to the model that they show you in the office, what a shock I was in for when I moved in, it was absolutely not even close. To start, the electrical outlets didn’t work in my room, my sink was clogged and would leak, and the room itself was disgusting. The wi-fi never worked, they cut off our cable, took away access to the gym, removed the pool cues and ping pong paddles from the clubhouse and stopped maintaining the pool. (See 9New’s article and video for pictures of the pool.) Near the end of my 2 year stay in this disaster of a complex, we had no maintenance personnel so nothing ever got fixed or repaired in any way. We had 1 working lightbulb for the kitchen, eating area, and living room. Even the porch light didn’t work, and no it wasn’t just bad lightbulbs, we tried replacing them. Also, whenever it rained or snowed, water would leak into the apartment and mold begun to grow. Yes management was made away of the issue but chose to ignore it. As of recent, the manager has quit and most of the staff have quit. I have now been in a 4 month battle to get my deposit back and after numerous calls to the Flats, they have blamed me for “losing my keys” when I specifically told them when I was moving out and followed specific instructions on where to put my keys when I leave. Be careful if you live here because they will walk in on you in your room without warning or even knocking. I could keep going on and on about the problems here but if you read other reviews you will get the idea. STAY AWAY FROM NELSON PARTNERS AND UNIVERSITY FLATS.

Theres a reason that there are bad reviews. I lived here for 3 years and the management was awful, lost packages, no wifi, water getting turned off, not notifying tenants when they are coming in etc. Check out 9News for more details. Find somewhere else to live.

To start this off, I am a glass half full kind of person, but this place has drained my glass completely. I was entirely too excited to move to University Flats. Initially when we took the tour of the grounds, it seemed like such a great place to live. However, once we signed the lease, everything started going downhill. Our lease started August 18th, but we were not allowed to move in until August 20th. Upon arrival, I walked into the leasing office and got my key. Not once did the front desk staff alert me that my fully furnished apartment was not AT ALL furnished or even finished. I did not receive furniture until after a week of school had passed by, which included beds, a couch, desks, a sofa chair, and some barstools. All of us in the building had to incur extra expenses for camping chairs and air mattresses. My roommates and I had contacted the leasing office multiple times regarding furniture and were lied to every single time. I do not blame the student staff, as it was out of their control but I do 100% blame the management company for our bad experience. When the furniture was delivered, the front office verbally offered rent concessions to students in the Flats in return for helping the office move furniture but upon completion, residents were told We never said that. Our building has no Certificate of Occupancy which basically voids my renters insurance, the air filter was completely burnt through (talk about dangerous), there are still bags on the fire alarms, the caulking in the bathrooms is messy, there are no screens on windows, etc. The only thing the Flats have going for them is the proximity to campus.TL;DR: Do NOT move to University Flats in Greeley. The main issue is the management, maybe when/if they get new management this place could be great but until then- dont do it.

I am a little disappointed in what has happened with the new phase 2 buildings. My daughter moved in Friday to a 3 bedroom. When her and her roommates arived they had no furniture. I undersatand that their are issues with deliveries across the country. It would have been nice for management to let them know ahead of time. We had to go and get a air mattress for them to sleep on. They dont have furniture to sit on also. Then my daughter found out today that many od their employees are not getting paid so they are quitting. And also invoices for some of the new furniture has not been paid. This is not a good way for students to start the year when they are trying to concentrate on school. The flats are breaking their part of the contract for some of their renters. This needs to be taken care of soon.

I have been here for a little over a year, and the staff has been extremely friendly and accommodating! There have been minor maintenance issues here and there, but the maintenance staff takes care of the issue right away, with a smile on their face! Our unit and club house remains cleanly with fun days where the office offers us food and other necessities we may need!

If i could break my lease, i would. my friend and i’s lease started june 1 and they gave us a disgusting apartment and we pushed to get one that was clean. they stuck us in a two bedroom when we asked for a three bedroom and couldn’t move into our three bedroom until saturday, but then we had to wait until monday to move in. there was a lot of issues to fix in our apartment when we finally moved in and they haven’t come to get the trash in over a week. they have no record of my friend paying for her rent at all which shouldn’t be happening, DON’T move in here.

If I could rate 0 stars I would. This is not the place to live if you are going to school at UNC. The standards have drastically fallen since I started living here. Water, Power, and WiFi are constantly cut off even though we pay our rent, there is no reliable staff anymore, no matinence staff, and there are various safety violations including lack of working fire systems, and the company itself and the current management does not care. The treatment of residents from the company is awful, as they do not care about the terrible conditions we are living in, while charging much too high for the cost of living. I would recommend literally anywhere else to live. Literally. Anywhere. Else.

If I could give a negative star review I would.Ill start off by saying that the apartments and amenities themselves are amazing. In a very great location to the school and restaurants as well. That being said, it is EXTREMELY disappointing that management is the reason why my experience living here has been ruined. The staff was very excited and eager in the beginning of the Fall, however once the eagerness started to wear off it was extremely noticeable. Every time I went to retrieve a package or ask a question it seemed like a chore for whoever was in the office at the time. I was warned beforehand about the management but honestly didnt think much of it. I completely understand those warnings now. DO NOT SIGN A LEASE WITH THEM. I have now been waiting well over a MONTH to get my security deposit back. A month ago I received a call saying my deposit check was ready to be picked up. I moved out of state so I asked for them to send it to me, they said no problem it will be sent out this week. I then waited two weeks. Nothing. I called again and they said they would be sending it out this week. STILL NOTHING. This is ABSOLUTELY RIDICULOUS, there is no reason why Ive had to wait almost 2 months for my security deposit back. Extremely sketchy/shady. Do. NOT. Sign. A. Lease. With. Them.

So far my experience with the staff has been wonderful. I have called so many times trying to figure out how to take over someones lease and they have answered my questions, been patient, and efficient in ensuring my living position. Ashley and Dani were so helpful in making sure I filled out everything properly and getting back to me in a timely manner. They both were so easy to work with and knew what they were doing. I am so grateful that they made the process so simple, as I was worried based on some other reviews. However, the experience was positive and they are doing amazing even under all of the stress and pressure they have. The leasing company is not so great and definitely made things complicated. Calling and communicating with them regularly makes it so that everyone is on the same page and has a good experience. Thank you guys!

My daughters experience at University Flats has been awesome & we are planning to sign her up for another year. Her apartment is in great shape with up to date appliances, a modern look to the unit, with high ceilings & just a great feel all the way around. As a skeptical parent, wanting my daughter to be safe & close to the UNC campus, I could not be more pleased with her decision to move from The Verge to University Flats :o)

I had high hopes for this property with its great look online and the proximity to the University of Northern Colorado. But over the last year the management of this facility caused great concern. The biggest issue is the lack of maintaining livable conditions for students. Repeatedly the HVAC systems failed and weeks and even months would go by without successful repairs and without offering to move people. The portable units put in place did not do the job. If you know anything about Greeley, you know the weather swings wildly and a functioning Heating and cooling system is essential.Secondly- during the COVID-19 crisis this company absolutely refused to acknowledge that there were federal and state provisions in place for rent forgiveness. They also refused to consider allowing students to exit leases even when the school closed.This company is much more concerned about maintaining their cash flow than the health and safety of the students. Parents- think twice before having students stay here.

After living in the same unit for 2 years, I can say that the location is fine especially if youre a business student at UNC. The amenities are also fine and everything was furnished. However, I noticed the quality of the management became poorer as the years progressed. The ownership of the Flats was passed onto Nelson Partners and thats where the decline began. Both the front office and the upper management at Nelson Partners became very unresponsive in terms of working out leasing contracts. As of recent, every business has been affected by Covid-19 and some are handling the situation very well. But the Flats arent one of those businesses. They arent putting a freeze on the monthly payments and I had to fill out a payment proposal form that was to be sent to upper management. Almost three weeks later, and I have yet to receive any confirmation regarding this form I filled out. Just know what youre getting yourself into before you sign the contract.

Apartment has mold spreading throughout the unit that management has refused to fix, resulting in my friend being admitted to the hospital, and his pets having to be removed from the premises for their safety. Flooding from internal pipe issues has left his carpet soaked, and both him and his roommate have moved out of the apartment for their safety, again while the flats management has denied any wrongdoing. 0/5 stars if possible, absolutely terrible service, avoid this apartment building at all costs. DO NOT RENT HERE, THE FACILITY IS INFESTED WITH MOLD FROM PIPE ISSUES THAT ARE NOT BEING CORRECTED.

I’m not usually one to leave reviews, but this is one to write home about! I came in to tour the property for my future housing options. Earl, Bree, and Dani were very helpful and considerate. I don’t know what some of the other reviews are because I didn’t get a negative response from any of them! Bree sat down and thoroughly explained the situation with phase two. The grounds were beautiful! I can’t believe how open and spacious the floor plans are. Looking forward to this possibly being my home next year for school!

This is by far the WORST living experience I’ve ever had. Save yourself the trouble. DO NOT LIVE HERE. It’s extremely possible they will leave you without a place to live.When I was looking for a place to live for the next school year in March I talked to the staff about subleasing someone’s apartment starting in the summer. I was VERY clear that I needed somewhere to live in the summer and all the way through the next school year. They told me that was 100% possible and all I had to do was sign a lease for the current school year and that it I would just resign my lease to carry into the next school year. Every time I called the office with a question about doing this I explained the full situation just to make sure everyone was clear as to how long I was asking to live there. I completed the lease agreement online while on the phone with one of the staff, double checking I was signing what I needed to. I was told over and over again I had everything I needed to live there. A month into living there I ask them when I need to worry about resigning my lease for the school year. They tell me that they don’t have a lease from me for the coming year and all of their spots are full. So then I HAVE NO WHERE TO LIVE and my lease is up in a month. They completely misinformed me about what needs to be done to guarantee a place to live and then gave me a “we’ll let you know if something is available” response.The staff is often times rude and unprofessional. One in particular. They make you feel like a complete inconvenience to them.Despite how high rent is, everything is always falling apart and cheaply put together. We moved into couches that are completely torn up and an overall dirty apartment. There were still someone else’s forgotten personal belongings in my bedroom. They will tell you they used a cleaning service. They didn’t.You have the option of buying a reserved parking spot, which leaves everyone with ABSOLUTELY NO WHERE TO PARK unless you have a pass, while there is an entire lot of EMPTY spots when these people are gone. This system does not fix their problem of having an insufficient amount of parking spots, it just puts more money in their pocket.Do not give these people your money and spare yourself the stress when their disorganization leaves you homeless.

Nothing but a positive experience living at the University Flats the last couple years. Staff is very attentive and treat every resident equally. The units look identical to the show room that I was shown on a tour. I would highly recommend the flats for any students looking for a social college community to live in.

Lived here three years now, with almost zero issues. The staff has always been friendly and helpful, and the facilities offered are great. The rooms were built in a hurry, and you can tell where the contractors cut corners, but my maintenance requests have always been promptly answered, and I wouldnt have lived anywhere else. Parties happen sometimes, but Ive always been able to drown it out. Its fully furnished, and having your own washer, dryer, and water heater is fantastic.

I lived here last year and I absolutely loved it! The apartments are awesome and management is really nice and helpful. Its a great place to live if you dont want to be in the dorms anymore but you still want a student housing community. Definitely would recommend living here.

I have lived here for going on two years now. I enjoy having my own room/bathroom so for sure an upgrade from the dorms. However, before living here ensure that you budget accordingly - everything is inclusive, but it is a little costly.

As a previous reviewer said the flooring is by far shoddy craftsmanship with the gap between the floor and the wall. If you value peace and quiet definitely dont live here. Parties are weekly and they dont take care of noise complaints at all. Brian and Krista definitely need to learn how to manage the apartments better.

Horrible management, they gave us a studio apartment and we put our money down than we were told they wouldn’t be ready! Still have not received our refunds two months later. If you get Bre hang up or ask for another person because she will hang up on you. She is very rude and does not know what she is doing at all. Don’t even mess with these people waste of time!

These apartments are new which is nice but it seems they were shoddily built. They dont clean the apartments between tenets outside of vacuuming bedrooms and maybe mopping the bathrooms. They think that offering doughnuts and breakfast a couple times a month it makes up for the lack of help with issues in the apartment. They also dont respect access instructions and go into your apartment even when you mark that they cant without your presence. I went a month without a washer/dryer because it broke(due to a known problem with the low quality washer/dryer they bought for all the apartments), and when I asked about having my rent discounted, no one has ever replied to my emails about it. Do not live her unless you want to pay $575 for a terribly insulated room to sleep in and nothing else.

I signed my lease with University Flats in February (and for some reason had to do it all again in March) and was expressly told that I had completed all necessary paperwork and that they would have a room for me when I came back to school in August. Come mid-July we still had yet to receive roommate and unit assignments, and when asked, all the staff said that they were still working on placements and would be done by Friday (July 19)... and then Friday (July 26)... and then Friday (August 2)... Today, on August 1, *five days* before I was going to move in (moving back to school from Kansas City), I received an email expressing their regrets that they did not, and would not, have a room available for me for Fall 2019. I was really looking forward to living at University Flats. It would have been one thing to get that email a month ago, but this was frankly ridiculous, and I am more than disappointed. I’d like to thank them for the panic-inducing email and the four hours of stress with which they were so generous today, and I am hoping they are quicker to issue my refunds than they were to get it together this summer.

RUN...FIND ANOTHER PLACE - THEYLL TAKE YOUR MONEY and LEAVE YOU WITHOUT A PLACE TO LIVE. What a scam. EARL, the General Manager, is HORRIBLE. Ive left over a dozen phone calls and he has yet to return my call. They told me 4 days before I was packing to come to Colorado and start school. They said that they overbooked 20 rooms and that they didnt have a room for me and Ill have to find somewhere else to live. And, they kept my money. This place is a rip off and a big scam. How am I supposed to find a place 4 days before school?!

I had such a great experience with the Flats! The staff is great and willing to work with you if you are willing to work with them, I was able to get a sublease to do my student teaching. The apartment itself is so nice, the heating is consistent and the quality of the furniture and appliances is top notch. The best part is having your own bathroom and free wifi and Direct TV. This is the best place I could have lived in college. The only thing I would say is the wifi is a tiny bit slow but even that did not effect much. If I wasnt graduating I would live here again!

Both myself and my girlfriend lived at the University Flats last semester (In different rooms) and it is one of my biggest regrets in college so far. The rooms are very cheaply made with counter tops and furniture looking like it came from an IKEA closing sale. I will say the staff was incredible friendly but extremely unhelpful. The rooms are over priced and if you have any other options I would highly recommend choosing that over living at the University Flats.

I would never live here again. Non-professional management and maintenance. With how much the rent is at this place, I was hoping for better more professional service than what was provided. They over promise and under deliver. They promised excellent internet because since so much homework is due online, however, I found myself having more issues with the internet and was unable to work on online homework in my apartment. For anyone currently living here, make sure someone checks out your apartment before leaving and get a written response on how the apartment looks. My place was spotless and in excellent condition when I left and was told it looks wonderful, and they only gave me $10 of my $100 deposit back and claimed the apartment needed Heavy cleaning.

Worse place ever! This was my second place and I have never disliked a place that much! My apartment was dirty when I first moved in with cat hair and cat throw up stains and our couches were ruined with scratches. One room had no furniture 2 closets of three were broken and there is one maintence person! They are not helpful at all and we had to put in 4 work orders the first day! Then when moving out 2 of us only got back 25 dollars of our deposit and the other roommate none! They are also very nosy! They have no parking as well! Way to expensive!

Nice place to live but the management here is terrible along with the Wi-Fi. The managers here are clueless people who do not know how to do their job properly. The wi-fi never works and the walls are paper thin. I would not recommend living here unless you have no where else to live.

Very aggravating experience to live here. If you ever have any problems Brian the manager will constantly tell you whatever you want to hear and then proceed to not keep his word at all. The internet wifi is very mediocre and will barely work in the bedrooms. The construction is downright shameful, my apartment had gaps in the fake wood flooring and the kitchen countertop was not even close to flush against the wall. After my lease was up I had my very clean apartment walk-through and was told by the maintenance man that my apartment was clean they charged $100 out of my $100 for heavy cleaning months later. If you are ever one day late with your rent they charge an exorbitant $80 late fee and will never give you any leeway.

Very overpriced for what you get. You live literally a block away from the train tracks. The floors are extremely thin, as are the walls. Parking lot is always full.
