He masterfully analyzed the current market to precisely target set the listed price and target the market in our area.We put the house on the market at 11PM Thursday night and had 34 prospects walk through the house in the next three days. He astutely advised us to stop since we had 10 offers all above our asking price. Mr. Dill helped us strategize the next steps with the decision to solicit the offerers for submitting their best and final offers. We achieved an outcome that didn’t expect, the final offer was $47,500 over the asking price. Mr. Dill has been there expertly advising us, assisting us, and holding our hands throughout what could have been a traumatic experience but was not. Ernie represented us in a complex land sale. He assembled the various engineering and survey documents, sewer link drawings, flood zone maps, appraisals and so forth in a way that potential buyers could make sense of what we were selling and understand the opportunity before them. Ernie worked non-stop with the seller, closing agent, home inspector, termite inspector - in short, everyone required to make it all happen. Im the kind of person who does not like spam calls from businesses Ive never done business with. After the first voicemail, I reported Samson Properties to the FTC and continued to receive subsequent voicemails. I feel it is fair to leave a review of Samson Properties as I have had interactions with their business in the form of these unsolicited voicemails. I never claimed the voicemails were not professional in content; however, they are certainly unprofessional in nature. Mr. Dill is incorrect in his assumption that ringless voicemails are legal in the United States, the prevailing case law from Saunders v. Dyck O’Neal, Inc. 2018 and Schaevitz v. Braman Hyundai, Inc. 2018 found that ringless voicemail is considered a phone call and thus bound by the Telephone Consumer Protection Act, and thus the Do Not Call Registry.As for entitled, it would seem that an individual who believes sending voicemails to everyone with in a given radius purely for their own benefit fits the definition of entitled. I would also question how large a radius Mr. Dill uses since I do not live within four hours of his office. The forcefulness and spite in Mr. Dills response would give me pause and make me consider if other reviewers were harassed into removing any dissenting reviews of his business, especially given the significant number of reviewers with very few posted reviews.His personal attacks against me could be construed as libelous. It is interesting that Mr. Dill would choose to attack a potential customer (he did call me to ask for my business) rather than take the approach of an upstanding business owner and correct any actual or perceived misgivings. I would encourage Mr. Dill to do better in future online interactions with his customers.Original Review:Constantly receiving unsolicited and illegal ringless voicemails from Ernie Dill at Samson Properties (my number is listed on the Do Not Call Registry). This behavior is not allowed and the FTC should be fining this business for every spam call they make. I would never do business with a company who stoops to using spam mass voicemail telemarketing!

It sold in Fredericksburg after only 2 days on the market for more than asking price. His office provided an excellent “Stager,” Shelley, to help us as well. I had interviewed 2 other realtors, but picked Ernie because he was very knowledgeable, personable and he offered a stager. I have since referred him to several of my friends and neighbors, and he sold their houses quickly as well. One of my neighbors hadn’t been able to sell their house in 9 months with a different realtor. They made the improvements that Ernie recommended and it sold with a few weeks. I highly recommend that you make any improvements that Ernie suggests and price it according to his suggestions if you want to sell your house quickly and for top dollar. The 3D photos his photographer took looked outstanding and helped with the quick sale, too. I highly recommend Ernie Dill as a great realtor!
