We had the misfortune of having the VA assign Eric Dean Morse of Allied Real Estate Appraisers as our appraiser while trying to sell our home this past July. Eric came to our home for a total of 10 minutes, walked through, snapped a few photos, and that was it. Even though he self admittedly did not do a lot of appraisal work in the Birmingham area, he was not interested in any of the comps our realtor prepared, nor did he want to look at the list we prepared for him detailing the improvements we had made over the two year period we owned the home. He simply stated I do my own homework...His appraisal came in $60,000 under the list price (for which we had a full price offer) completely killing our deal. He even miscalculated the number of bedrooms in our home and the homes square footage! When trying to appeal his valuation, he then asked for a detailed list of any improvements we had made the home to justify the sale price... Our realtor reminded him we had that exact list sitting on the kitchen counter when he came through our home for the appraisal (the list he didnt need to look at because he does his own homework).Our home eventually sold AND APPRAISED at the list price! However, due to Erics complete incompetence, we were forced to put our home back on the market, costing us another three months and $15,000. Our initial buyer was working with our listing agent as well, so our agent was going to give us a 2% discount on her commission equaling $15,000... Something we were not able to do with our eventual buyer.If you have a choice, DO NOT use Eric Dean Morse.

Apparently my google account and my husbands yahoo account were somehow hacked 9 months ago which lead to someone posting about my previous employer. I cannot say if it was true or not due to I have only had them appraise my house once which was completed by Eric Morse before he left not by Brandon Kovacs. I have never seen Brandon Kovacs at an actual property that he appraised so I have no clue how he arrives to do his job. I can only vouch for his actions and behavior while he is in the office while I was present. Eric Morse however, did a great job on my appraisal and we were happy with it.

Very unprofessional.. Appointment was scheduled for Friday he called and postponed until Saturday morning and then I was originally told my appraisal would be done on Sunday night after telling them I would pay whatever it took to get it done right away as I have a buyer all lined up and a copy would be emailed to me at that time.. Well it’s Wednesday and my calls are not being returned.. So don’t use this company unless you want your time wasted or to lose the sale of your home.

Brandon Kovacs provides excellent customer service. Communicates and provides on time delivery.
