Recently took over management of our apartment. Promptly upped the rent without giving us any improvements. They are really focused on making outside look nice, but havent asked us residents what we want or need.No one seems to be grandfathered in either, just rent increase for all plus we now are mandated to pay for renter insurance on top of it

EDIT: They finally began repairs on day 94 after being first alerted of an issue. I have attached photos of the mold growth that was behind our panels. Horrendous. They told us that there was no sign that we had mold.The worst real estate management company. We have been waiting 90 days for them to fix water intrusion and mold growth in our apartment. They have no problem taking our money, but do seem to have an issue making repairs. Beware if you rent with them.

In my nearly a decade of consulting in the legislative, health care, real estate, and legal fields have I ever encountered a company that is so inept as Friedman. The only question I have yet to understand about them is how they continue to get contracts managing companies. They cannot keep employees to save their lives ( and I mean from maintenance, to leasing, to management, to regionals ). I have also never once encountered a company that has such horrible reviews and such an shameful ability to maintain employees that still refuses to accept any form of assistance. Anyone that contracts with them is clearly going for the cheapest possible option, and they are getting what they pay for, in spades. I have spoken with and dealt with employees from multiple locations, including corporate, from HR to District to Regional managers and down to leasing officers. Absolutely no one is impressive. Districts ignore employees and offer absolutely no assistance while on site. HR outright lies about contacts that where sent/received. Leasing agents falsify records and then leave to blame others. Maintenance quits readily due to horrible treatment. Absolutely no one in this entire company knows how to run a business. It appears as though the only thing they are seemingly good at is duping people that dont know better in giving them contracts for properties that they subsequently run into the ground.

I gave them my trust thinking they were very strong then I found out that they make a contract for one year on any listing where others only do six months then after receiving my listing they bring me An offer $100,000 less than I paid for the property after being upset I asked to let me out of the contract there was no way they would do that hard-core. All the Real Estate‘s do not mind they’ve let me out of contracts before but not this one I dropped the listing and took it off the market but get this if by chance I sell the property Friedman is still entitled to a commission even if I bring someone they did not bring. Lesson be careful what you sign read every single line don’t trust anyone there I cannot stand the greed

Current resident in Biloxi MS, poorest apartments Ive ever been in. The sparkling pool in the advertisement is covered by a tarp and cinder blocks.. very professional.. I had no choice but to rent this place without physically looking at it, they are certainly using the Covid19 to their advantage..I had a virtual tour and Im still not sure where they were during the tour, certainly not my apartment.. Ive been there just over a month and the grass was just cut for the second time since I moved in. When I started moving my things in, I was seriously watching for snakes..the weeds in the grass were just above my knees.. and I am not short. This company is beyond repulsive!!!

I get an eviction notice every month or every other month even though my rent is paid. The property I live at blames it on automatically being generated from the home office. Ive lived here for 4 years & never had a problem until this company took over.

Moved to one of the companies properties on Feb 14 of this year. After a day or two of trying to use AC and heat. I went outside and found that there was no unit linked to my apt. Unit completely gone. Let them know and the leasing office blamed it on the maintenance guys alleging that one of them may have stole the unit. Long story short as a new tenant I STILL have no AC. And when calling Friedman they are NO HELP AT ALL. They refer back to the same people who do NOTHING but lie in the office. Said they ordered parts for the fixing of the unit I’ve been waiting a month. Talked to one of their maintenance guys and he blatantly told me they have have not ordered ANYTHING to fix my problem let alone other tenants who have been here before me. I have this man on full record on my phone. I’ve been down to the leasing almost at least 30 times since I’ve been here. Emailed and called Friedman and the woman over Alabama cites Stacy Furtado NO REPONSE at all. Offered to get the work done myself in return for credit to the rent and they even denied that. These people are the most rudest, incompetent group I’ve ever come across and I don’t know how they are still in business. Since Feb I have seen almost 3 different groups of maintenance guys because they are quitting do to mistreatment and high volume of issues the leasing office puts on them without the supplies and tools needed to do the jobs.

Went to get an apartment in the Beauregard Villages early October 2019 as I was moving into Clinton,Ms because of a job. Paid my deposit went in to do the paper work paid the first months rent which was prorated. Was supposed to move-in the next day. I ended up going back to my home state the next day. I called the manager and notified her that I would not be moving in that I was already back in my home state. I asked if I would get my first month rent back since I didn’t even move in or received the key because the apartment was not even ready yet. She said it would take about 30 days she had to get a hold of accounting so I could get paid. 30 days went by I called and spoke to a new leasing manager. She toke my phone number and said manager would call me back, never was called back. I called again at 60 days same thing no ever called me back. I called up to Farmington, MI to speak to the regional property manager that runs that area Stacy Hurtado. She got all my information after I explained what had happened. She said she was like get a hold of accounting and would call me back. Never received a call back from Stacy Hurtado. Called last week back to Clinton and finally spoke to the manager asked what was going on. She said that she would email Ms. Hurtado. This this is going on 90 days and I have not received my rent money. I’m glad I did not move to The Beauregard Villages. The lack of communication from management and the regional property manger is sad. I hope that Mr. Friedman looks into the people that work for him. I’ve seen better communication from management staff at section 8 housing properties. Both manager on the property and Stacy Hurtado receive a 0.

If you have a maintenance emergency, you may have to wait two weeks or longer for it to be taken care of. Furthermore, nobody answers the phone.

They find a something extra to charge you every few months, the apartment property upkeep is terrible. there is no security,the mail box are all broken, the gate have been broken about 4 years now, the apartment are severely water damage all of the ceiling are nearly caving in, the floors are weak everyday I FEAR that it will fall, this company is just greedy and is no good. Please do not do business with them.

Lots of illegal and corrupt actions by this company- from deleting financial records of tenants to allowing them to go a month without hot water or air conditioning in 100°+ temperatures. should be sued and shut down.
