Stay away if your looking for a quality finish that last for more than a year. When Vances team first finished in 2015, we were as happy with the results as the other reviewers indicated here. Within a year, however, that began to change. As with any finish, it will slightly darken/yellow with time. Ours did, but as it darkened one could see areas where there was either over-sanding, uneven application of the finish, or even places where it was obvious only one coat had been applied - not just in corners or near walls but in a couple key patches of several square feet in some of the most obvious areas in the house.We started a text dialogue (apparently he doesnt answer his phone from customers with problems) with Vance and after some weeks he came by the house to inspect. He agreed with our observations and told us he would have a team come over to redo the patches. However, he noted that this would result in obvious shade differences between the areas fixed and areas not fixed. He said hed have to charge us $400 to enlarge the area to be fixed so that it would blend together better. We werent excited to spend more money on something that should have been done right the first time, but we mostly just wanted our home to look good so we agreed.After a couple weeks of no follow-up, we started a new exchange with Vance who told us his team was swamped with other projects and he would soon get back to us as soon as his teams calendar had an opening. After a couple months of no response from Vance, we contacted him again, he now told us that a serious family medical problem was keeping him from focusing on business obligations. We completely emphasized and said the repair work could wait. After a couple months, and noticing new reviews of his work, we texted him again and told us his family medical situation was still bad and he could not get back to us for a couple more months.After a couple more months, we contacted him again 2 years after the initial work and a year after Vance agreed to fix the problem. Throughout 2017, we contacted him on occasion but not getting much if any response. Weve given up.Through the years, we have remodeled about a dozen houses and condos as either our own residence, rental properties or just to flip. On a couple of these, we refinished the floors ourselves but most had professional refinishing, we know what is good work and what isnt. If you want to move a property pretty quickly, AND you dont care what the next person gets in the bargain, you could go with cheap and quick Annandale Floors. If its your own home and you plan to live in it for a while, or you want to have a good reputation with who you sell the property to, I would suggest looking elsewhere.

Vance finished our floors 30 years ago and he’s just completed sanding and refinishing them again. They are even more beautiful than they were with the original finish. Carlos and his team did a thorough careful job attending to every small detail. We appreciate that Vance had Carlos demonstrate on our floor 3 types of stain helping us to choose the one we liked best. The extensive prep and cleanup work were most appreciated ... no dust ! In addition Vance recommended movers ... Chrystal and her team were very professional and reliable. A good job !! Lynn D

The owner, Vance, and the his staff did a perfect job sanding, staining, and and applying three coats of Bona to 1,400 sq.ft. of oak flooring in my home. I was unaware of water damage to the oak flooring underneath the refrigerator. Carlos discovered the leak and remedied it. The oak flooring needed to be replaced underneath the refrigerator. Vances very professional team did an excellent replacement job. Vance adhered to the schedule set up. The sanders were always here on time. Vance and his employees were always very courteous and were very willing to answer all of my questions. Due to their efforts and expertise, I have beautiful hardwood flooring. I highly recommend Annandale Floors. Annandale Floors deserves 5+ stars!

Vance installed my hardwood floors 34 years ago and did an amazing job cutting around brick work and slate hearths. I never considered anyone else when it was time for refinishing. He sent a team of very professional movers to move my furniture. They took excellent care of my antiques! The team who did my refinishing was friendly, hard working and very kind to my dogs. I cannot recommend highly enough Vance and his team! Our family lives in a mid century modern house and we were looking for flooring refinishers certified and trained in applying Bona products. That is how we found Annandale Floors. We wanted a Scandinavian look in order to stay true to the integrity of modern architecture. We wished our wide plank white oak flooring to have a natural, matte and highly durable finish. Vance talked us through Bona products and all the different choices we had. We chose a natural/clear water based finish coupled with highly durable finish in extra matte sheen. The team that came in were friendly and on time, sealed the area they were working in, used dust free sanding equipment, and worked quick and efficiently. Now our floors look amazing and just what we wanted! Great company and excellent service!
