Train passes by closely, the sound and visuals of the train are incredible special. The Animas River is a stones throw. There are visiting bears, coyotes, owls, geese, blue herons, hummingbirds, honey bees, doves, small birds all winter, mountain views, reserved neighbors, but friendly, no HOA, fees can be a little high, rain, fog, snow, soft winds, hot summer days, and old orchard trees that still produce fruit that is quite tasty. Roads have horrible traffic slow down bumps that really test your nerves and shocks, some roads are not paved, community recycle bins and bear proof trash containers. Dogs are allowed, should be under control, leashed, and picked up after. Some breeds may be restricted.
Decent area, I have no idea about the pricing though.
