I have never seen so much trash in my life. I do not doubt that they have people write good reviews for them. I know for a fact that they cry to google to get negative ones taken down. I’m in the process of getting the city out here to look at the health code violations and zoning problems.
Very nice community and close to all major groceries, dining and minutes away from I-270. Management is super friendly and prompt service provider. Especially the office associate Preety is very communicative and helpful in noting down our maintenance requests and get it done with utmost urgency. Besides, amenities like, a swimming pool, a volleyball court, indoor racket court, gym and two tennis courts are great to keep you busy all year round! A suggestion - Build a play area for kids with some slides and swings to add to the residents amenities! Thanks

I lived here for 5 years and moved out recently. I never thought I would give a 1 star review, because I loved the convenience of the location, everything I regularly needed was just a few mins away. The neighbors were friendly and in fact, I have referred a couple of friends to come and live here. But things got really worse in the last one year. There were so many recurring issues with plumbing, air conditioner etc. In fact, a few of my friends moved out because of similar issues.But the worst part came next. After moving out, I received a disposition statement saying that I owe them $3k. I had to spend a few hours reading through my lease, my move out notice, previously exchanged emails with the staff and found out that I just owed them only around 600$. Some of the charges were not even relevant, and some had inflated numbers. Within a week, I contested the same by sending an email with a detailed explanation of each line item that needs to be corrected in the statement. I got a response from the arbors manager stating that my disposition will be reopened and adjusted. I followed up again after a month, but there was no response and I never got an updated statement. Instead, my case was later handed over to a Rent Recovery Agency.I am going to contest again, show them all the proofs and fight till this is resolved. But imagine how much of my time and energy is wasted because the staff was irresponsible and created a disposition statement with so many mistakes, and also they didnt take the responsibility to make the corrections even after I pointed them out.Finally, I didnt want to mention this part, but thought it would be unfair to the Adara communitys senior management as well as for the people looking for apartments. So, here it is. After reading through all the 5 star reviews from the last few months, I got a feeling that they are either paid or were given by the friends or family of the staff members. I hope the readers are smart enough to figure that out. The staff member who was mentioned nearly 5 times for her excellence was my least favorite in the 5 years (unfriendly tone, not very knowledgeable, not my problem attitude etc). There were definitely others who did a much better job. So, for people looking to rent an apartment, be careful, better visit the community and talk to a few residents before making a decision. I hope the management takes these kind of problems seriously and take steps to not repeat them in the future. I honestly wish them good luck and hope Arbors will again be a great place to live.
Worst Management. Pls stay away from this apmt. I loved this community before Adara took over. They are money eaters in the name of upgradation. After moving we got to know n number of issues and no response from the Management. The manager is very harsh . If the owner of this community reads this, pls teach her behavioral skills to talk normally to fellow human beings. Shes such a rude person.
Worst customer service (office staff) and worst maintenance staff. Called twice about “ No hot water” in my apartment. One time Manager (around 2 PM) was on line and I requested that it should be considered as emergency maintenance issue and no hot water since morning.I was told she has informed maintenance person . When I asked should it be repair today? I was told should be or else called emergency maintenance line (in very rudely manner) after hours.After that also with in office hours I called twice (considering past experience of they not coming to fix the issue) and I was told you are next for maintenance person but that next never came.I called their emmergency maintenance # and left emergency maintenance issue VM. Still no response. Maintenance person is also rude and inefficient or infact he doesn’t care.Also I echo some of people’s comment mentioning that all recent 5 start reviews seems like from their friends & family (if you see all 5 start reviews are around same timing -5 months ago from today, how come? ) I have never seen such poor services with appartmentsI typically don’t like to write a review for any business but this apartment always been having issues of either hot water or hot air but they don’t fix or don’t care to fix. ( 2 cents advise for new management/ owner of this community- please replace your office staff and your maintance guy if you really want to keep this community what it used to be )It’s been a 3 days now without hot water and they are still not fixing.I wish google also allow to give less then 1 rating so I can give less then 1 rating to this apartment so decent people know before coming to rent here

Please please please stay away from this place.New management is night mare.They keep in sending bills after you move out.I settled final bill and still getting more bills after final settlement which is really concerning.Manger kristy cannot explain what bills are for which will not stop after final statements are processed.Regional or corporate office is even more dysfunctional. Robbie or someone who never takes calls and will never call you back just put some NFS charges after I asked my bank to revoke their payments.Nightmare never ends.Please don’t fall into their trap as location ar apartment use to be great before adara took this place over. I lived for 4 years and his is only memory I will have for this place now.Such a shame the way they treat immigrants as some third class citizens and scare them off with collection calls.Please stay away from this place.
I have greatly enjoyed living in Arbor of Dublin. Met with Preeti ji a few times and her upbeat positive energy is contagious. Her enthusiasm about her community is awesome, Arbor of Dublin has a great team here!The updated apartments are very nice and high quality. They are available during their office hours. All maintenance has been completed in a timely manner. The neighborhood is full of excellent restaurants, grocery stores, gas stations and shopping centers.
Ive lived here for about 6 months and really enjoy the community. The neighbors are all very friendly. My AC went out this summer and heating did the same today. Both times Preety got maintenance here within an hour or two of my report and it was fixed! The updated countertops and cabinets are wonderful and the work was completed very quickly! This is a great community to live in.

Refrigerator making noise for more than a month, my first complaint was not taken seriously and i was told it is normal noise. Two weeks ago i made a service request again and i recorded the noise. I went to the leasing office and told that it would get fixed within a week, two weeks passed and no one came. I emailed, no one responded. This is an almost constant noise. Makes my time in living room and kitchen and dining area unbearable. I have been nice and patient and understanding enough. What will it take to send some one over to fix the fridge? Should i come to the leasing office and pout and complain 3 times a day. Should i try to find a housing authority and complain. Please let me know i will do it. If you guys are willing to pay for it or take it off the rent i can call an outside repair person too.
A perfect example of a decent place in a nice neighborhood going astray.Maintenance guys are really great but they are severely understaffed. Only 2 of them available on most days. And when you call the office to follow up on maintenance requests, the office staff Preeti is always rude and disrespectful. I am not sure if that is because she doesnt understand English, has major comprehension issues or simply contemptuous of the residents. Its a blow on ones dignity if they go to her with any issues that need attention in the community. I have stopped complaining and left it everything to fate. Yes, thats your best bet in the Arbors of Dublin. Oh wait.. I have heard they are super good to the future residents, those who are thinking of taking residence here! Well thats the noose I guess!!!
I would give less than one star if possible. The neighbors are lovely and the location is great, however the staff is incompetent and entirely unprofessional. Upon moving out I asked for a move out cleaning check list no less than three times (starting months in advance carrying into the week of my move out), and was told they did not have such a list. As I turned in my keys in the office, because I was denied a walk-through after requesting one, I told them since I was not given a checklist and denied a walk through I did not want a bogus fee taken from my deposit, especially since I moved out and checked out in advance so I would have time to correct any issues. They then produced a cleaning checklist. I scan the list and feel comfortable checking out as we had done a thorough cleaning and believed we should receive the entire deposit back.Weeks after moving out, despite a spotless apartment, we were charged for normal wear and tear and more than half of our deposit will not be returned. There were many unreturned calls left in an attempt to be proactive in the move out process. The lack of responsiveness and assistance in this situation, and many others during our time at this apartment complex, has been very frustrating. This is my warning: do not move into this apartment complex unless you are prepared to deal with incompetence for the sake of a great apartment location.Edit: In response to the comment from staff on my review, I called management to discuss the issues related to the moving out process. There was no attempt at reconciliation for the many issues I experienced, only excuses given. Ummmm this is a mess. There are a lot of problems here. Trash all over. There are construction workers throwing wood over stairwells 3 stories high. Sofas, shopping carts, televisions in a pile by trash compactor. No maintenance is carried out. Our volleyball court overtaken by weeds. Tennis courts beat up with writing on ground, a smelly pond, tree limbs allover along with nuts that fall off the trees.
Maintenance is sorry state of affairs here. It could be even weeks before somebody comes in to check the issue. I have learned to live with that for the past one year now (when the new management Kristy R came in), but the disrespectful behavior of the staff (especially Preeti) is becoming a pain for many residents. Please learn some professionalism.
The people with the title of anything related to office help is an oxymoron. I’m unsure as to why the people in the office are employed. They offer no help, and cannot accurately answer a simple question. In fact, I was informed that regardless of any answer I might receive from the office, it didn’t matter if was accurate or not. Beware, they are as shady as the dark side of the moon.
This place is TERRIBLE, and the management is even worse. The office staff never know what’s going on. They only give you option to speak to Kristey who is the manager and she doesn’t even qualify for the job. She is very rude and preety is too. They are very shady and don’t care for the residents. The apartment and location itself is not as bad as management. Kristy & Preeti come off as Opportunistic thieves, like some sort of alternate universe Batman and robin pair 🥴
Since,I moved they didnt fix my backyard door and they talk very disrespectful staff. DONT MOVE THERE !!!NOT WORTH A SINGLE PENNY.
This plce is terrible, it was the worst apartment I lived in. Office workers so rude, office staff did not follow up repairs even though we informed several times, I am very happy to moved there.

This is the worst apartment complex I ever lived. The management is a joke. It’s 34 years old and everything is constantly broken. Seems like they have only one maintenance guy, so you have to wait weeks to get it fixed. And the apartments have musty smell that you can get rid off
I have lived in Arbors of Dublin Apartment complex for over 8 years. They are centrally located around many great stores, and just a jump away from 270 Highway so it makes it easy to get around Columbus. Honestly I love my apartment it is spacious, and I live on the second floor so my ceilings are vaulted, which I enjoy.Any time I need maintenance they are right on it, Dennis, and Aaron always go above, and beyond to make sure the job is done right. The grounds are very well maintained, and this is a very safe, and quiet environment for living. Tina, the General Manager, and her staff are always ready to help you with a smile, and get the job done. I highly recommend Arbors of Dublin, and I will be here for many more years to come. It is also pet friendly. Best Regards, a very happy resident.
I’ve lived here for 3 years & I’m getting ready to re-sign for my 4th time. Overall, I’ve been extremely happy with my experience!The leasing staff is always lively & helpful. My neighbors are welcoming & active. The areas is clean & in a perfect location when considering nightlife options, commuting & everyday needs. The very limited experience I have with the maintenance staff has been pleasant. And, honestly, the pool area is hands-down the best I’ve seen out of an apartment complex!Considering the price point, location & safety of this area, I can confidently say that the Arbors of Dublin is a top-tier choice if you’re looking to rent around here.I think my ONLY complaint would be that the hot tub no longer exists, but that’s such a minor detail.
One of the worst managed apartments in Dublin area. The apartments are old and need maintenance every other week. The common walking area is very dirty, people do not pick up after their pets. The leasing staff are some of the most rude people, they never have the needed information. They do not respond to requests immediately and harass ex-residents by sending bills which doesnt make sense. For every small request one has to reach out to their head office in Houston, coz the leasing manager in Arbors of Dublin doesnt understand/respond to the request at all despite reminding her multiple times. Please stay away from this community. I have already dropped emails as well as called the leasing manager and she never responded to my request. Now they respond to this review by asking me to call on their office number, height of hypocrisy.
The staff are nice until you sign. Forget them being helpful. 75 % of the people living here are filthy. Constantly leaving trash in common areas. Drinking alcohol and eating in the pool.Reported to the management and nothing ever gets done. Today I found a used baby wipe in the pool. Maintainnce issues get done when they feel like it.This has all happened since it was sold to new management this year.
I had lived there in Arbors of Dublin for Two and half years. Its a nice place to live with family. You can find lot of friends over there. Leasing staff are very friendly and a big kudos to Maintenance Staff. They are really awesome and take care of the problems immediately with lots of care. I really enjoyed my stay over the years there. I would recommend this apartment for anyone.
I recently moved to this apartment from another state. So far i am liking this place, reasons : 1) Rent is not too high compared to other apartments 2) Good school district 3) Close to grocery stores and other basic needs and entertainment 4) Not great, but good enough spacious apartments.Well there are many other good apartments, I think its good choice for familys with kids. Well be cognizant that your apartment is not facing the water area, i heard my friends complaining its not clean and management is not acting properly

I wasn’t going to write this review and chuck my bad experience up to what seemed like a young inexperienced leasing agent and a busy manager. However, today I received a letter from a collections agency. They charged me a $40 application fee and $100 to hold a unit while they did the background check. Amanda in the leasing office swore to me that I had three days to change my mind and get the $100 back. And up to 10 days if the background checks took longer on their end. It took her four days to do the check and they wanted an additional $300 non-refundable deposit. I politely declined and asked for the $100 hold fee back. At this point Amanda went back on her word and said it had been over three days, so they would keep the $100. Then I received a voicemail from the office manager stating that, “after further review of my background check I wouldn’t require an additional $300 deposit - only what I had paid so far. I had a bad feeling just based off this initial interaction, so I called back to talk to the manager and say, while I appreciate the new offer I am not interested in living there now. But before I could talk to the manager I was put on hold for around 20-30 minutes. Too long for this type of quick two second conversation. I called the credit company I used to pay both fees and explained the situation. Apparently apartments in general do this quite a bit according to the agent with the credit card company. She wanted to cancelled both charges but I made sure they only cancelled the $100 fee because it violated what I was told by Amanda. Today 10/22/2015 I opened a letter from Fair Collections and Outsourcing a company based out of Baltimore Maryland. They are trying to collect $60. It explains this was for the $100 minus the $40 application fee I already paid. If both fees were valid why subtract one from the other? And if this is happening before I even moved in, I hate to think what other stunts this management company would try to pull. This is just stupid! I thought Dublin was supposed to be a nice affluent suburb of Columbus and this multi-million dollar apartment leasing agency is squabbling over $60… This is unbelievable. I would definitely recommend you look somewhere else to live. This is more than just poor customer service it is like a con job or a scam. If I could give zero stars I would. This place doesnt even deserve one!
Office staff turn over is very high. Maintenance folks are nice. Pool looks good but not heated so only warm enough 2 weeks each summer.
I have been living here for 4 years and the only reason why I’ve stayed is because its cheap. With that has come with constant apartment issues with air conditioning, heat, water. It just took a month to fix my air conditioning. A month!!! And they didn’t even fix the issue!!! The staff are rude, they dont take care of you. There are children constantly running around the neighborhood unattended. Its just not safe. If you are able to afford a nicer place, DO IT.
I lived here a year 2017-2018Pros:- Maintenance staff: great guys who always fixed our issues on time and kept us updated- Pool, Hot tub, Clubhouse clean and maintained- Layout of the 3 bedroom apartments is spacious- They go easy on your security deposit and didnt remove anything from ours when they could haveCons:- Crime: vehicle break ins and domestic disturbances in the parking lot that carry over from the complex nextdoor. This was the reason we left because it gets old after the 3-4th time. Quicker to call the cops then wait for the security guy- The maintenance crew is great, but we had a total of 5 major repairs in one year
Good when you stay and bad when you move out. They will try to dupe you our of every ounce that they can. They might even LIE saying you have bedbugs. lol. They have a nexus with Ehrlich Pest Control. They did that with me. I tried to ask them for proof. Got a print without any mention of money transfer in it. Make sure you schedule a visit before you leave the apartment, they will dupe you any ways.They are friendly though.
The maintenance people there have been rude. worst management. they dont listen to the renters issues. I WILL NEVER SUGGEST ANY OF FRIENDS to join this community. I was living from 1 year and i never felt one time happy. We are staying because my want to stay here since every thing close by.... I decided the find other and move out soon. i am on searching my new home. Don move to this community. never ever, as said i never has one good experience.
Avoid this place if you can. We moved in here 2013 August because we could not find any house available anywhere else. It was our last choice. However, we will be moving out of here in 2 months 2014 August because you can find any kind of people here. The guy downstairs, on the first floor is so loud and listens to loud techno music every 5am to 7pm. I have told the administration twice and it looks like nothing was done to let the guy know that some may be sleeping at 5am.Dont make a mistake and come here like we did. Avoid, avoid, avoid.....
Hey used to leave here 2yrs ago and the had kids running around the parking lot kids leaving there bikes on peoples cars told management and they didnt do a damn thing ... scratches on peoples cars the property manager was a Rude as hell and never found time to handle her own property and the maintenance crew sucks my refrigerator went out and the ice machine When out and they couldnt fix it do too that i had to trowaway 400.00 worth of food i paid real cash for .... then they said we left a mess i think its funny because i have proof of the day we moved in and the day we moved out all cleaned bleached in all vacuumed and also carpet cleaned place looked spotless like the day we moved in ps thanks for giving us our money back
I have been living in this complex for a while and instead of things gets better it seems worst! The General Manager Tina has no manners...when you try to speak with her its her way or the high way...Since Tina came there her Staff turn over has been high...I had problems with her before where my refrigerator stopped working properly and of course she never wanted to replaced it. I fought tooth and nail with this lady letting her know that my refrigerator isnt working, eventually one of her maintenance came and look at it and that was how it was changed. Now the ceiling in my living room came down because of water come from where ever and I took the pictures and take to the office and showed them to the manager Tina she sent one of her maintenance guy over and he came and look and said nothing could have done because it was when...so I said ok...after waiting days no one called me and said anything to me about. the rain fell a couple days again and again my stuff and carpet got wet...I had called the maintenance line and no one called me back....After that I got in contact with a maintenance person and he came and looked at it...Ive been to the office spoke with the assistant manager and she was like tina is dealing with it.....NOTHING HAPPENThe rain fell today and again its falling in my living room. I then called Tina because I was told that someone would be coming out to cover the chimney where the leak is coming from and Im still waiting .So I called the office and I asked to speak with TINA and she came on the phone and Of course I asked her what was going on with the ceiling and the cover and she stated that the company that is going to fix it the piece that it needs is going to take weeks...which its already 3 WEEKS!Rent isnt cheap in this complex and the office has to take in consideration there tenants that has been with them for years and rent is paid ontime
After being a resident here for 2 years, I am very very very disappointed with the leasing office and I would not suggest renting apartments from them. Here is just one very recent experience for my move-out statement.My move-out date was 8/14/2018, at which point I already paid all the balance of my water to AUM. However, when I went to the leasing office to return keys, the staff printed out my final water bill, including the balance Ive already paid! She told me that that is the amount I owed AUM, and the leasing office already paid them.I told the lady that I WAS NOT INFORMED that the leasing office will pay the final bill for me, so I did it my self already, showing the record of transaction receipt from my bank. I asked them to check with AUM a few days later until their system updates and then pull out the double paid AUM fee from my move-out statement. However, THEY NEVER DID IT! After almost 1 month, the leasing office insisted that they saw the balance on my move-out date and they just paid it (without giving me any notification). They said its the tenants (my) responsibility to request a reimbursement from AUM, and if I refuse to pay the leasing office the double-paid water fee, I will have to take an outcome of my decision.At the end of the day, I contacted AUM myself to request a refund just because I PAID MY BILL BEFORE I MOVED OUT!! Isnt that super crazy!?Final words:I made the decision to contact AUM for refunds because I cant stand anymore for the poor efficiency and indifference of the leasing office. During the previous month, I argued with them in emails, and it took more than 2-3 days to get their response almost every time. Whats worst was that they didnt think they have any responsibility to solve the issue!
Arbors of dublin team upgraded our appartment recently and it is looking very nice now. I would like to thank arbors leasing team and especially Preethi for her support and quick response to the issues. I could see the things are getting better day by day.
Though few people(its FEW) say these apartments are good/ok, I never feel/felt or ever feel it in future. You par your car at night infront of your house and morning you see there is no glass on your windows. There are thieves who come daily and break one glass from a chosen car and ROB it. Now the funny part, you go to the leasing office and complain they say you have to take care of it. I did not understand what did they mean, they say we have to take care of it. WHaat should i do, should i sit next to my car all night in the snow? This is the pathetic management service. The lady Alex/Alecia you have to talk to her to make your life more miserable. The response she gives will be a GEM. Trust me. Try it. and finallyPLEASE MOVE IN TO THESE APARTMENTS FOR A SURPRISE TO DISCOVER THAT SOMEONE HAS BROKE YOUR CAR WINDOW!!
Alright so I am gona start with the WORST LEASING OFFICE STAFF MEMBERS!! Yea they pretty much sit there to make unnecessary rules and guess what one of their rules are you cannot decorate your apt for Christmas, you cannot cheer for game, you cannot use your valcony as you want. If you put a work order the maintenance staff will take a month to work on your problems. Also be ready to get car robbed. Yup people break into your car and the leasing office will not take any responsibility. If you ask for their corporate number they will just ignore you. Be ready to slip on black ice and dislocated your body parts. SERIOUSLY dont bother to get an apt here.
