I’ve been living here for almost a year with my boyfriend. The nonstop projects (construction) going on make it pretty miserable. Construction has been going on for over a year with no end in sight. Today unannounced rooftop construction started at 8:30 in the morning. It’s just nonstop racket. Residents here really have no chance to enjoy a quiet summer.

I moved into my unit two weeks ago, and so far things are going well! Thanks to Smart City Apartment Locating services and the AMLI staff, I was able to feel comfortable and confident in my options here.Even though my unit currently has construction going on, I personally don’t mind it. It’s set to end towards the end of this year, which is promising (which is why my review is at four stars). If I do not renew with this specific AMLI residence after my year lease, I would be more than happy to look at the other AMLI complexes in Denver! Their care and customer service has been absolutely wonderful.

If you value peace and quiet, dont move here. This place is a circus. When we were touring, we were assured that this wasnt a party building, but between that and the construction noise its been nothing but. Like many other people who have left reviews and mentioned that the apartment didnt warn them about a years worth of construction before they moved in, we feel tricked. For me personally this building is unlivable, I feel as though the staff and our touring agent lied to us.

I toured the building in-person slightly before covid (March2020). When I moved in (April 2020), none of the people that facilitated my tour were still working at this building. The turnover rate here directly represents that of the residents in this building. When I reported any issues (you will experience many issues with your apartment here), I was met with the staff attempting to gaslight me into believing that said issues did not exist and I was being unreasonable. For example, I reported my balcony door not being operable without excessive force, and it was never repaired. The only redeeming quality of this building is the location, but there are many other buildings in more valuable spots with fewer issues.

This entire apartment is a construction zone. Living here has been horrible and my fiancé and I can’t wait to leave when our lease is up in March. We haven’t been compensated for the loss of amenities, quality of living, etc. Staff has changed since we’ve moved in and they aren’t the same as when this building was given good reviews. They also let non- residents park in the building which is very unsafe and sell parking spaces to non residents through a parking program. Overall this building isn’t what it used to be, and I would take reviews from years past with a grain of salt.

This place lives up to a 5 star review, especially first impressions of management and maintenance.I went to tour this complex last week and had the best experience with Anne. She was just amazing! So friendly, down-to-earth, and helpful! AMLI is lucky to have her on their staff! After looking at nearly a dozen other complexes in the Denver metro region, I am confident that this is the best for the price, location & management. The building is very clean as well as the units and common areas. I could not hear noise from inside the building despite being close to the roads. I’m hoping to lease here in the near future and would recommend touring the building to see if it’s a good fit for you, too! Thanks, AMLI!

This is my first time renewing a lease with a property -- so excited! It took three times to find the right place! I guess its why they say 3rd times a charm or whatever they say lol! Living here has literally been one of the highlights of my 2020/2021 -- finding a HOME in a property is so rare and they made it possible. If I dont buy next year, I definitely will renew again!Top 5 Reasons to Live at Amli Riverfront Park:* great location + property (clean, spacious, good neighbors)* great apartment space (size, aesthetics)*great staff (they respond quickly and communicate well)* dog friendly (my dog loves it here, see photo)* on-site security at night is quick to respond and always on it* price is really fair for the locationDo NOT live here if:* you hate good views* you hate nice and quiet neighbors* you hate friendly and attentive property staff (front office, maintenance, janitorial staff are all amazing)* youre not into cool ammenties and perks like free Starbucks coffee onsite.

She really is such a great representative to uphold the AMLI reputation. The crew at AMLI is super easy to get a hold of and are SO helpful - something I havent experienced at many complexes in the area.

Resident of nearly a year. This isn’t a safe building to live in. There are weekly break-ins of 1st floor apartments, storage rooms (bikes) and the parking garage. They rent parking out to non residents here and many non residents congregate the building through the summer days, it’s no wonder that people who don’t live here have access to the building. The frustrating part is the “guidelines” they send you to try and mitigate the problem, “don’t do this, don’t do that”... as if it’s the residents fault. Maybe just don’t give out building access to non residents...

AMLI Riverfront Parks staff, location, and community is one of the best! Working in the industry, Anne, Christina, and the rest of the team are amazing to work with. Having construction to improve the building for its residents during a pandemic is less than ideal. Theyve continued to be nothing but upfront and timely with their responses during this time, as well as be flexible where they can be to go the extra mile for current and potential renters. Definitely recommend checking them out!

Overall Ive had a really great experience living in this community. The location is perfect--right off 20th, easy access to 25 and 70, about a 10-min walk to Union Station to catch the train to the airport, and pretty much 15-20 minutes by car to most places I want to go. Its right on the edge of downtown next to the park, so its relatively quiet for the downtown area. Its within walking distance of two supermarkets. Ive lived here just over a year now.The amenities are kept in good repair and are clean (rooftop with grill and outdoor TV, gym, business center, common area, and pool with grill). The office staff replies to emails quickly. The apartment itself is nice and spacious (Im in the A310 model). The only thing its missing is an extra closet!!! Theres only one closet in that whole apartment, and its in the bedroom. Security seems to be okay--there were break-ins during quarantine which seemed to involve someone from outside. Not sure how they got inside considering we have locked gates and a key card-access garage. We received emails that bikes were stolen, cars were broken into, or storage lockers were accessed.Despite all that, I still give this complex four stars. I may change my review after my balcony starts undergoing construction, especially considering that I will lose access to my only (tiny) private-use outdoor space for at least six months.

I wish I could rate this building with more stars!. I think too often, people write reviews about the negative experiences so I’m going to change that. First off, the staff is wonderful! Each person from the leasing office, and the maintenance crew is not only polite, but they really do care about what they do. It reflects by having a clean property, a secure building, great tenants without noise complaints and prompt responses to any questions I may have including maintenance requests! I work non stop and don’t get to experience being home like I would like to be. It means a lot though to come home to a clean building, respectful neighbors and a modern renovated beautiful home. I appreciate everyone here at Riverfront! Even our cleaning lady is just great and such a hard worker. If your place sucks, then you need to move here!! Thanks Amli! Your staff is amazing!

I’ve been living at Amli Riverfront for about 3 months. I’ve enjoyed the peace and quiet of my unite as well as the urgency they act with for taking care of residents. A lot of leading teams will do a churn and burn style where they don’t care after you sign your lease. This team is always trying extra hard to be nice and act quickly with any even minor issues you have. Even a lost package is a big deal to them despite the fact I’m sure it’s actually quite annoying to deal with all the time. The quality of the apartment is really nice too. I prefer quality and good price over expensive brand new apartments. Or cheap brand new apartments. I love that these apartments have higher wood baseboards and don’t have cheap trip. Nothing about my apartment feels cheap like so many other buildings I’ve been to that try to pass as nice.

Although there has been construction and some other issues while the property goes through repairs, the staff members at AMLI have all around been incredibly helpful throughout the process. They are prompt with responses, helpful with general questions, and most importantly they are transparent with progress updates and when things dont go according to plan. This construction wont be forever and when all is said and done, Im glad that I live in a building where the staff constantly goes above and beyond to make things right and make you feel heard. No building is perfect and construction to update and repair is a necessary evil with any apartment building, kudos to the staff at AMLI for hanging in there.

I have lived at AMLI Riverfront Park for over a year now, and love it here. The team is always prompt with responses to questions, and they go above and beyond to help when needed. I forgot to give my pet-sitter a key, and they gladly checked one out for her. When I asked the maintenance team to help with an issue in my apartment, they took the time to show me what had happened so that I understood the repair. The communication from the staff is the best Ive ever had - if there are ever any issues in the building, they are overly transparent about what is happening and what steps they are taking to fix it. I have lived in apartments that are falling apart and management does nothing about it, so living at an AMLI building has been a dream comparatively. Living at AMLI Riverfront was one of the most confusing living experiences of my life. I moved into this location in July 2019 and I have to say, from July-September 2019 was probably my favorite living experience of all time. Summer 2019 is something that I will remember forever. But alas, all good things must come to an end... enter construction in October of 2019. I could live with the annoyingly loud construction noises and such, but the final straw was when they covered our windows with a tarp in December and that same tarp was still there in April when we left. It was depressing to be in our apartment.I dont blame Amli for the construction project and its repeated delays. Both are part of the deal in living in a large complex like this. Looking back on it now, I am little upset that we were not notified upon signing our lease in July that a massive construction project was coming 3 months later that would take an entire year (plus) to finish. Obviously, if I wouldve known I would have to listen to construction 6 days a week and not have any natural sunlight for 5 months, I wouldnt have signed a lease.

Updating this to 4-stars since AMLI has been really gracious to the tenants during the construction and very responsible with the handling of COVID - while still doing their best to keep the amenities open and available to residents. Keeping my original post below:----------------I think the AMLI building is very nice and the people in our leasing office are generally friendly and helpful. I wrote this to share some important considerations for anyone looking at moving here in 2020. The pros first: the individual units are clean and well maintained. The features of our apartment are up to date and kept in good condition. The location of the building is nice because you are essentially right downtown and you have easy access to the nearby parks or the Highlands. Location, apartment size, and individual apartment layouts are awesome.HOWEVER, I gave 2 stars (originally) because the security of our building is abysmal and weve been living in a construction zone for 6 months which our leasing office failed to disclose to us before we moved in.Security: The parking garage has been broken into four times during our 12-month lease term, each time vehicles were stolen from or vandalized, and the bike cage has been broken into twice, each time bikes were stolen.

My boyfriend and I have lived at AMLI Riverfront Park for 9 months now and we have nothing but good things to say.Christina, Rob, and Anne always respond to e-mails super fast and are very helpful in their responses. Maintenance is unbelievably quick to resolve any service requests, and they are very friendly (they even have treats for our dog). It really makes a world of a difference to have such an awesome community team!As far as the property goes, the hallways and community areas are always kept very clean. We have seen vacuuming and deep cleaning of the hallways, gym, and shared spaces very frequently. The free Starbucks coffee machine is a major perk! The seasonal pool area is really nice, as well as the rooftop deck with grills. The amenities are never over-crowded, so you can always find a grill or space to hang out. The garage parking is so convenient because you can park on your floor of the building and just walk inside. We often see security walking around the building, so they are definitely putting in the effort to make sure the community is safe. Our unit was spotless when we moved in - the floors were waxed, the walls were freshly painted, and everything was very clean. The unit finishings look great and it is a very functional layout - we have more cabinets than we know what to do with! We face the dog park and train tracks, and while the train and barking can be noisy if you’re on the balcony (it’s not all of the time), if your windows are shut you can’t hear the train from inside. We are never kept up at night from loud neighbors, and people are always friendly in the hallways. We have just decided to move to a larger unit here, and Christina has been super helpful with the transition. We are so happy to have found this community in this area of Denver - we couldn’t ask for a better living situation. We’ve recommended this community to our friends and would recommend it to anyone considering it!

We lived at AMLI Riverfront Park for two years and only just left after purchasing a home. I am so glad that we found this gem when we traveled to Denver from out of state looking for a place to rent. Its location is beyond phenomenal, nestled a few feet from down town, and just steps to a park along the river. Our dog loved the location too! Not only were we steps from the park, but we were also able to walk out the back door and stumble upon one of the largest dog parks in the area. The complex offers great amenities, including free coffee, a nice pool during the summer, well kept grills, and two awesome fire pits. The gym is fantastic and offers pretty much anything you could need (plus I went all the time, and had the place mostly to myself!)The apartments (we lived in two, both on the first floor) are well done, have a modern set up and are completed with nice finishing touches. Any problems that arose (from me clogging the sink to a light bulb being out) are taken care of in a speedy manner by the nicest of staff.Speaking of the staff, they are definitely part of what makes this place feel like home. They are kind, professional, welcoming and attentive. They are invested in you and your happiness. I love coming in through the office so I can catch up, if only for a minute or two. NOT SAFE!I am a current resident (8 months as of this writing on a 12 month lease) and have been the victim of felony theft from this property twice. The first incident occurred when I had my $4000 bike stolen. The bike was cable locked to my car rack in the parking garage. The bike was left for approximately 15 minutes before I returned and realized it had been taken. They do plainly state that the parking garage is not safe and that nothing valuable should be left there - I accept responsibility for this one.The second incident occurred on the floor I live on, right next to my apartment, far away from any entry or exit, and in one of the lockable storage units that you can rent from AMLI. The door was pried open and once again I had a $4400 bike stolen again that was the replacement to the first bike. While the monetary loss is unfortunate it is the fact that the second theft occurred right next to my residence. I do not feel safe in this complex and I could not in good conscience recommend anyone move here because what if someone had more nefarious intentions other than stealing personal property. Furthermore, the idea that someone was roaming around the complex prying open doors is terrifying to me. I could not have imagined if my girlfriend or even myself were inside my apartment and someone pried open the door to commit a crime, thankfully this hasnt happened yet.You may be wondering if they have security and the answer is yes. There are cameras, the main areas are supposed to be controlled access, and there is security on-site; none of these has been effective for me.If you still choose to move here just know that based off of my experience this property is very unsafe. You will not find this information outside of reviews. If you have any questions feel free to respond to this post and Ill gladly share any additionally information you may want.

Youre just on the edge of downtown bordering the highlands. Its an easy walk to both LoDo Bars and some of the best areas of the Highlands. Youre also right next door to the dog park which was the biggest selling point for me since I have a Husky and a Boxer. I25 is also right next to the building but you cant hear a thing which is nice. The only worry we had moving in is being located right next to the train tracks as my partner is a light sleeper. I would like to start off by saying that the only reason this isn’t a one star is because the temp agent diandra was very polite. The fact that I set up my appointment with Christina Shappley was dismissed by herself not only in front of my husband but on our appointment time to sit with a different couple who was older. Maybe for whatever reason she thought we couldn’t afford these apartments, but it’s was blatantly disrespectful to have someone who couldn’t even tell us the information we needed to know in order to make our final decisions tour us. Diandra was amazing ! If she was fully trained with the inside of all apartments she would have sold us just by her professionalism.I’ll probably never live here just for the fact that I was dismissed as a potential resident, I couldn’t even imagine how they treat their current residents.EDIT: to try and excuse such behavior is unacceptable, the couple actually walked in after my husband checked in, we were thrown to the wolf’s and got zero information I needed, to show an apartment nearly 500$ more and can’t even tell me the differences is ire.

From the front desk to the maintenance staff, everyone is friendly and quick to help. They remember names of people and pets, and are always accessible.Weve seen staff changes since we signed our lease and thats always a concern, but the new people have been just as good (if not better) than those we had when we signed our lease.Pro tip: if you can, rent an interior-facing apartment over the pool. We chose an exterior unit because we worried the pool would be noisy, but the neighborhood with trains and traffic is much louder. Our fellow tenants who have pool-facing apartments say they never have trouble with noise.

If I was rating based on the management team and maintenance team I would give five stars.Unfortunately, I broke my lease early because the noise on the 20th street side was unrelenting. I thought being on the top floor would help but it really didn’t help. Overall the building just isn’t built to a high standard in my opinion. You can hear your neighbors walking because the floors aren’t solid enough. I thought the finishes were kind of cheap. The building has two elevators which are both super slow, and they are on opposite sides from each other and so effectively you have one elevator to use.I just wasn’t a fan of the building or the location.

Amli riverfront has gone downhill. When I first moved into amli years ago, the leasing office was run by a fantastic woman. She was on top of everything, was kind to her tenants, and knew what she was doing. Now she and almost everyone in the leasing office is gone, and shes been replaced by a lazy, mean manager named Ben.After living there for quite a while, I wanted to end my lease two months early. Instead of working with me, Ben put up every single barrier he could. The only option I had was to pay the rent for the last two months in full and surrender the apartment. I did.I lost access to the apartment, even though I paid the remaining rent in full. He chose to charge me a carpet cleaning fee, despite paying a pet fee, and despite the fact that my cat never once had an accident on the carpet. He claims it was due to the fur, which is absurd. And because he wasnt done with me yet, he made sure to charge me for the utilities for the apartment for the remaining time of the lease even though I didnt have access to the apartment and could not use it.Until Ben is gone from the complex, I dont recommend renting there. Hes petty and clearly wont work with you when you need some flexibility. He cant be trusted. Despite me being a model tenant, he treated me like dirt. Be warned.

After living at AMLI Riverfront Park Denver for 13 months I decided to not renew my lease for multiple reasons, some of which are listed below. The Good:There is a dog park just outside the apartment which is great if you have a dog. You are very close to Coors Field as well as many other restaurants and bars. Also, you are right on riverfront park which is a plus and a minus. It is a great place to walk around and has great access to bike paths but, the transient population has increased dramatically in the last year and many people do not feel safe walking the area by themselves. Finally, the maintenance team is very quick to respond to requests and are very friendly. The Annoying:For the price, the amenities are lacking. The pool is open from around May 30th to September 1st regardless of the weather while the pools at comparable apartments are open year-round. You do not always get message that packages have been delivered to the package room meaning you have to keep a close eye on the tracking info received from the shipper. The parking garage is a free for all. While I was there people without permit parked for months, without repercussions, despite being reported. Unless things have changed there is no point in buying a permit for a 2nd car since they don’t tow or ticket cars without permits. The Bad:The managers ignore most issues that are brought to their attention unless a resident makes a huge deal of an issue and make it feel as though the residents are not valued and easily replaced. One example is that there were multiple bike thefts, from the “secured” bike lockers. These thefts took place over about 5 months and residents posted to the portal about the issue and suggested that management change the code to the storage area. The mangers did NOTHING until the 4th or 5th theft when they finally changed the locker code. My bike was one that was stolen and the thief had enough time to cut through a U-Lock that had a “7” security rating. The management did nothing after I complained and it took another stolen bike before anything was done. This, along with other management interactions makes it feel as though they don’t care about residents and they don’t care if people renew their lease.

Poor customer service. Amenities are always broken or malfunctioning (coffee, pool, grills, common room TVs, etc) Noise is constant from the skate park across the street and the dog park next door smells like dog pee/poop on hot days.

Lived here for a little over a year and only moved out as I relocated out of Denver. The location can’t be beat, it’s a walk to Lohi, walk to downtown and just a scooter ride away from RiNo. Hands down the friendliest stuff that were always quick to respond emails and maintenance requests. Construction and the nearby train were not ideal, especially working from home, but they made me every aware before signing a lease. Highly recommend if you’re looking for a great location and a clean building.
