It’s really peaceful here. The maintenance employees keep it clean and well kept. So far it’s a pleasant place to be. The location is good. It’s in close proximity to Supermarkets, Gas stations, and many local businesses. Some of the staff seem friendly. The neighbors seem nice as well. So far so good I guess.

I would first like to say that the entire staff inside of the leasing office is WONDERFUL!!!! Everyone was so friendly and welcoming. Even during this trying time that we are in (pandemic).......they made sure every step was done safely and very professionally!!! Springwells Park Apartments are very beautiful, quiet, and peaceful. The response time is great with management and maintenance!!! I wish I could give more than five stars!!! YOU GUYS ARE AWESOME!!!!!

This is an awesome place to live. I moved here back in July and have had an authentically amazing experience so far. The apartments are just beautiful! The neighborhood is historic and I think that part really gives this community character. The grounds are maintained very well, and the response time to maintenance requests are quick. The office staff are pleasant as well. You get an incredible value for what you pay. I love this place!!

I moved into the newer townhomes. A quiet neighborhood, the home is in clean and good condition when I moved in. Maintenance is very responsive and onsite, solved my AC issue very quickly. Im happy here, nothing to complain about. Also I would be weary of older reviews: as I believe this was taken over by a new property management staff in recent year or two. Horrible experience. I applied online to try to get a place as quick as possible. Online states you will be approved in minutes, I submitted my application I paid everything but my application was not submitted and it took over a week. I claimed on my application I made a certain amount per month, after a few days of me submitting the application, they called me and told me I did not make enough for what I was claiming and they cannot verify my monthly income even though I submitted all my paystub Accurately. They said they were able to fix it but I was still denied. My credit score has 0 debt my income meets their requirements and I was not approved in minutes Like their website states. I am Hispanic and when I arrive I did not have a hair cut for over 2 months because of the pandemic and I believe this is why they denied me. The person who escorted me at the property was extremely friendly and kind, but when I arrived she kept questioned me why I was there and someone even asked me to leave their office. every other person that arrived at the place Was greeting friendly but I felt like I was treating like bum In the street. If your Hispanic I do not recommend applying here because I believe they will not treat you fairly. I will be reporting this company to the fair equal housing

Came to know that they will turn on the heater manually during winter and that will only work when the temperature drop below 50 degree but i am paying 30$ every month (even during summer). I have not been informed about this during my move-in.2. Supposed to get my application and admin fee back after my move-in but it didn’t happen because the person (Nick Tbolt) i worked was not available after i move in. New recruits in the leasing office was not aware about this and I don’t have any proof to show as all the communication happened through the phone call.

EDIT: changed rating after continued poor experiencesTLDR: bad sound proofing and 10% (TEN PERCENT) of base rent (~$100) late fee makes for a bad choice>(-) Bad soundproofing***. The main door is soundproof, but the walls within the apartment dont do such a good job, and I can hear the neighbors next door at an audible level. Management did very little to help despite repeated requests to intervene.(-) Poor Drainage. When it rains, the puddles really puddle up even on top of the sidewalks. The gutter is clogged in the parking lot, and quite some water accumulates. This makes for icy conditions in the winter.(+) Heating. A fixed $10 of your bill goes towards heating, which they control. Not having to worry about a large heat bill helps.*** This was so bad/annoying that I eventually left.>(-) regarding emails, most staff respond usually in 2, even 3 business days. Do wish it could be faster. Seems like it depends on the staff member though. Candice usually does a good job of replying in 1 business day.(-) doesnt seem to want to be involved in common apartment issues. I have noisy neighbors and have asked staff to simply tell them to be a little more quiet. They seemed hugely reluctant to even send an innocuous message, so I gave up.(+) Theres a new guy named Nick who is super cheerful and does his best to help. Hes great. Jon, the maintenance guy is also a great guy.

The management was/is stellar. Theyve always been very responsive to questions and maintenance issues. They were willing to work with us for an out of state move. You get pretty good value for your money and the neighborhood is really safe and 5-15 minutes away from everything (Groceries, shopping, downtown Detroit, the airport). Neighbors were really awesome and in the townhomes you couldnt hear anything through the walls. The only issue we had is that before we moved in it seems like they re-painted and refinished the floors very poorly. Whoever they hired to do it didnt clean before putting down new paint/finish. The units are all pretty old as well, though many of them have updated appliances. To end on a positive note, management was willing to re-do the floors had we been willing to move our stuff and let them do so.

I have lived here in one of the townhomes for 10 years. I have seen many changes overtime. In the beginning, this was one of the most beautiful places to live. Service was great and it was quiet and secure. Due to several years of bad management the complexsuffered. Services were inadequate and the appearance of the complex was no longer appealing. I am happy to report that this has changed in the last 5 months with the present management. The new manager is very engaged with improving services and trying to unite theapartment community. She has hosted several events to get to know the tenants better. The most recent event scheduled for April 27, A Cereal Bar Saturday where the tenants can stop in and enjoy a variety of popular cereal and milk options. Maintenance service has been very prompt. The manager even followed up with a after service call to see if everything had been completed. At present I am very happy with the change.

Living here for the past year, I cannot wait to move. The front office never picks up the phone, and the only way you can reach anybody is to call 5-10 times in a row before they get annoyed enough to answer. There is also nearly no room to park, only 2 washing machines and dryers for each set of apartments to use, the water temperature randomly gets extremely hot (making showers a hassle), and the inside of the apartments are run down (flaking paint, loose door handles, etc). I saw poor reviews before moving here, and realize now I should have listened.

I spoke to the regional manager brandy and she did absolutely nothing. The whole townhouse has mold in the basement, kitchen, bathroom. They did absolutely nothing. Maintenance is terrible, they never fix anything, there was mold in the bathtub, they just painted over it. They never come on time. Never fix anything. Horrible management. They have a new manager every couple months, no one stays working there. Also due to COVID, there office is always closed, i went to the office multiple times to put in my move out notice and they wouldn’t open the door, never answer their phones and now want to charge me extra days to move out . I will be contacting a lawyer regarding all this unprofessionalism and poor management. To all prospective dental or medical students that move to detroit to study at the dental school Or medical school, stay away from this place. Worst experience in my life. STAY AWAY.

This property has terrible management issues, one day I would definitely give a very very detailed overview of the lengthy list, but the last drop that prompted me to write this particular review is the stolen package and management inability and unwillingness to solve the issue. We are living next to the management office, senior manager window is facing our TH facade, one of the SECURITY CAMERAS is watching the our front porch, and yet the package is gone. I had a friend that stayed at that crampy place for while. A former property manager was stealing rental checks from unsuspecting tenants and she left that complex in August 2017 after she stole money and criminally & wrongfully people that were there ten (10) years or more; like, the Arabs, Blacks & Asians. and some left on their own. That persons name is Ms. Christine Butler. I want you guys know that she spoke with the City of Dearborn and other people about your complex. The owners fired an exceptional former property manager that the owners begged her to come back and continued to undermine and underestimate her abilities to run that property in Dearborn. Now, she lives in a similar complex; but, with a lot more amentities that your complex has neglected for years, Your owners left people vulnerable to anything castrophe and dangerous when the Wind Storm of March 2017 hit and left those people in the cold/dark apartments/townhouses.Ms. Christine Butler was lucky to be alive, breathing & walking when she was harrassing and stealing from those former tenants of that complex and criminally/wrongfully evicting them if they spoke against her and the owners. People from that crampy place contacted her and they have been meeting to discuss on how to expose/force you guys to change or sell it to someone to make a lot more attractive to lure future tenants.

I have lived in this apartment complex for 2 months now and I’m already counting down the days when my lease will end. The most horrible experience with the faucet not working when I moved in where they had to cut through the drywall in my closet with my clothes hanging and destroying my entire bedroom with dust, to me not having air conditioning for 5 days and counting. My AC has been out for 5 days now with me reaching out to emergency maintenance and speaking to the office manager with no solution. The temperature has been in the 90s for the past few days and the apartment that I’m paying over a thousand dollars for doesn’t have AC. I was told by an office personnel that AC is a luxury and not a necessity! Are you kidding me? With outside temperatures in the 90s, it is a necessity. I had to buy fans to keep the temperature in my apartment somewhat tolerable. Anyone looking to move in, if your budget is ~$1500, keep looking for other options. I wouldn’t recommend this place for anyone.

Horrible place to live. Unfortunately I was a very busy student and wasnt able to move easily, so I wound up in this place 2 years. Avoid at all costs. Things Ive dealt with with these people in the last two years:-PESTS: around the middle of year 2 of my lease a harrowing cockroach infestation came to our building. The guys they would send would come once a month and nothing they did worked. I had to go online and use my own pest control products to get it to go away. It took me months of begging to get them to treat the whole building.-Broken AC (theyve fixed it 5 or 6 times it works for a day or two and breaks again. I eventually just gave up trying to get them to fix it.-heat not working well-shower that would randomly go cold, they simply ignored my requests to fix.-management is awful and unresponsive, and are only diligent when it comes to collecting their money. Now theyre charging me a months rent because I gave them 30 days notice to vacate rather than 60 days. Apparently thats provision in the lease. Its also a provision in the lease that the place should be functional and free of vermin.Avoid at all costs. Its not even competitive price wise. The rent is deceptively low- they tack on so many hidden fees that even a one bed room dorm room here is basically 1k+ a month. You can get better elsewhere.

People in the office are very rude except Sharita. We moved on July 1st. We just got a refrigerator and stove. Still no sink, dishwasher and our microwave is not hooked up. Cabinet pantry door is not on. Our upstairs does not get any heat at all. We have 6 fans upstairs trying to keep it cool. Everyday we are told things are going to get taken care of and they never do. No kind of compensation. I have to drive over to my mom house just to cook a meal for us. We are paying 1500 a month. I’m so disappointed in this place. Our problems are not being resolved in no kind of way. Pool still down. We are paying for amenities that is not even working. I’m counting down these 12 months so I can move... THE WORST PLACE EVER. I love living at Springwells! Really truly. I am so glad I landed here when I moved from out-of-state nearly two years ago. Here’s why:-The staff has been kind and attentive - office staff has been receptive to my questions and comments - and I’m grateful to have maintenance staff take care of all those things you have to do yourself as a homeowner! Only once did I wait a while for a maintenance issue to be attended to - all other times their response has been reasonably prompt.-I love the diverse, international community. My neighbors are from many countries and have become my friends. They are delightful!-The property was built in the heyday of Ford, giving the buildings character. My one-bedroom came as the perfect canvas for furnishing and decorating to fit my lifestyle.-The property is adjoined to the Springwells Park nationally recognized historic district - beautiful homes and landscaping. Trees abound and there are walking paths in addition to the regular sidewalks. It is quiet and calm - very refreshing to go for walks!-It is a safe area. As a single 20-something female, I’ve never felt in danger or concerned for my safety.-It is well-situated between different parts of Dearborn, and located conveniently close to things like Kroger, the post office, library, rec center, etc. In broader terms, Dearborn has a great spot in the Metro Detroit grid - only a short drive to the airport, downtown, or places like Canton, Troy, and Royal Oak.Would love for you to join us at Springwells! I’ve had a positive experience here and will genuinely be sad when the day comes to move on.

I have lived at Springwells Park for a year, and Ive had nothing but problems the entire year.NoiseNoise isnt my biggest problem, but worth mentioning. Its an old building, so the walls are very thin. I can hear every noise my upstairs neighbors make, and I can hear every word of the television program of the people who share my living room wall. As far as outside, there have been a few late night loud, rowdy parties, one of which was called into the police by multiple residents.GroundsI mean the place isnt gorgeous and the bushes are falling apart outside my apartment, but again not my biggest concern. They allow satellite dishes for television, and my unfortunate view outside of my living room window is about 3 dishes so that isnt awesome.SafetyIve had multiple safety concerns while living here. I moved here in May 2016 and requested that the outer building doors but fixed because the locks were broken. I went into the rental office multiple times and was told they would be fixed. Its now February 2017 and they are still broken. My laundry was also stolen from the laundry room (the door to which is also broken). The lighting in the lobby area of my building was broken for about a week and a half, leaving me (young 20s female) to enter the lobby in pitch black darkness with stairs involved. Neighborhood The neighborhood isnt awful, just like a said above there are some loud parties at night. Its fairly close to the mall and multiple schools in the area.MaintenanceI have a huge problem with the maintenance, but I dont know if its the communication between office staff and them or if its just them. Ive reported multiple things to be fixed and two occurrences result - Ill either be told itll be fixed and it never is, or Im told that it will never be fixed (kitchen shelving in my unit). Some of these items are safety concerns (outer doors not locking, large stone windowsill falling out above laundry room steps). Maintenance has also entered my apartment while I was at work without asking or notifying me ahead of time, then I was called after only because they broke my door, put new locks on, and needed me to leave work early to pick up my new keys otherwise I couldnt get in my apartment that night (and yes I was told all of this by the office).StaffThe staff is definitely friendly, but probably the least helpful people. Ive been given wrong information about things, and I cant trust what Ive been told or that things will be fixed.OtherParking is limited. If you arent parked by about 9 p.m., expect to park in the sketchy parking lot in the back of your building near the dumpsters. The laundry room has one washer and dryer for the entire building (about 20 apartments with multiple people living in each). When either is broken, it takes a while to get fixed. I was told that heat was free, then learned later that Im actually paying a $30 surcharge each month for heat regardless of the fact that I have no control of it. The heat is turned on once its regularly cold and turned off once its regularly nice. My thermostat is currently turned down to under 60 degrees, but my apartment is over 85 degrees and I have to either turn the air on to combat it or open all the windows and its February.

Very overpriced but the location is good. The apartments are starting to fall apart though due to age and the cleanup staff between tenants is a joke. I could tell you the color and breed of dog the previous tenants had... The wood flooring has been waxed over so many times that the wax is starting to form layers at the edges of the rooms. The appliances are old, the wiring is worrisome (constant shorts from some outlets, plugs not fitting in others), and the ducts need some serious cleaning (couldnt breath most of the summer, and replacing the filter 3 times doesnt help). As with most places, getting maintenance to fix anything is a fight and I would probably look better upon them if they hadnt taken a week to fix my AC during the worst week of summer in 2016. When I moved in the hot water wasnt turned back on and the shower/tubs glaze was still drying. It was done so poorly that by the first month it had already peeled off in one area from a big air pocket left in it. The painters did such a hasty job that one of the closet doors was actually painted shut. Lastly, they really need to plug up some of the many holes in the walls because having a fat millipede fall on your face while youre reading a book in bed scares the crap out of you.

The current proprty manager never recorded my two checks; to which, resulted in wrongful eviction and didnt call me to get my stuff. Overpriced and too old. They dont notify residence of up coming maintenace and other things.

Springwells park I have lived in their for 2 years l learn from some of the worker that the company does not care how the quality of the change part is good or bad whiteout say his name he told me that the vary important for the company make the thing that he fix work. So the maintenance so so so bad because they keep visiting every while also some of them never smile or say hello to people pass them I some time think that because the Pressure from management also everything they change it so old.The office in the beginning they smiled to you but when you sign the contract you see different facesFor allmost a year 3 manager run the office been filled and the company fire them because of the problems such as ( water leaks, heating, air conditioning and others ) one of the neighbors complained in the summer that air conditioning not working he waited for the company to get a job fixing no bady care he wanted to city council department to complain in the same day they fix air conditioning but they rise 300$ on the rent renewal he left the house for then.other neighbor he want to end his contract because many problems such water leaks from up bathroom to kitchen he went to the officd many times but they were not very good to hem he left the apartment the office refused any subcontract or any solution he did rent in other places any keep running the payment for 3 months until the contract end. When you sign up for year contract and you like to stay for other year renewal they rise the rent 100$+ more the previous rent.I asked my neighbours all of them hate going to office. Go around the place see how many appointments are empty. Because of their policies of increasing rent for the second year and bad attitude . The neighbours loves the place but the company and the office policy makes them run away from the area to other. Finally the good thingNice and quiet area really nice neighborhoods and if you want to sign up with the office make sure you have to make sure again make sure when take place take a pictures writer every thing down that you can see if you do not they will make you to pay for any thing even small thing.
