This place is extremely unreliable. I had my name down for multiple properties only to call back in and find out theyve been rented or taken off the market without receiving any type of notification from brinkerhoff. Dont try to talk to the secretary cuz shell tell you she doesnt know how it works. I walked in with cash in my pocket ready to put down on homes Im a serious renter but theyre lack of communication and professionalism I will no longer be going through them ever.

After having a bad experience with another property management company, I was recommended Brinkerhoff Property Management Inc by a friend. Eric and Krista have been absolutely brilliant, everything has been done just as they have said and its really nice to know my rental in Daytona is being looked after. I could not recommend them highly enough.

I have property the is against one handled by Brinkerhoff, Steve in particular. During Hurricane Matthew two trees fell into my yard destroying my fence and the fence on their property. I understand how property laws work. I never asked for a penny in getting all of trees and stumps removed. They did not offer any assistance either. Thats all fine. The issue is that for the past two months I have called, left messages on voice mails, left messages with receptionist without ever receiving a call back. All I am asking is that they clean up THEIR side of the fence. Their old fence and the debris from whats left of those trees are still entangled on their fence and mine. I do not feel I should have to pay the people who are going to replace my fence to clean up their property. My first 3 or 4 attempts at reaching them was very polite, making sure they understood I was not looking for money, just for them to come maintain THEIR property. This company is a joke. No common courtesy, no respect, and no maturity. If someone would like to contact me and hopefully work out a solution I would love to hear from someone. It is a shame I have to resort to leaving bad reviews....Paul from Sanchez Avenue.

Unfortunately this man thinks he own all the properties he does the book work for. this is not the case. he is rude to people and someone who is not a people person does not need to be in this line of work he treats all his renters like garbage when most of us are very good people just trying to live even us who pay our rent on time every mo get treated this way. also if u ask him to fix something he doesnt do it he evenhad code here and they found lots of problems and still not fixed. p.s even the people that work for him say he is a rude!

Dont trust these scam artists. they poorly manage your property and they treat your tenants like garbage. they dont even hire licensed contractors to do major repairs they just send the office girls husband over to put a band aid on it... terrible company.

First off, I dont think Ive ever posted a review for any company Ive dealt with. But I am appalled at how unprofessional the property manager is much less the company. I called to follow up with an application I submitted to find out the status. I called for OVER A WEEK before I was finally able to speak with the property manager Steve who pulled my application and finally told me I was denied, which was the purpose of my call. However, he proceeded to tell me what type of person I was based on a issue in 2015 on my credit file. I was simply calling to find out if I was approved or denied. People go thru trials in life and mine was having a baby in 2015 and out on maternity leave with no pay resulting in me having to move from my current home. I have been at my current job for almost 4 years. I pay my bills every month! This office doesnt even have the courtesy to call you back to follow up on anything clearly. They collect as many $60 application fees as they can to make money and then make a decision. I read the reviews before dealing with this company. But despite decided to give it a shot. I should have went with the warnings below. He even called me back after I told him to have a nice day to try and insult me some more. All I can say is VERY UNPROFESSIONAL.

PSA FOR ALL APARTMENT SEEKERSAvoid Brinkerhoff Property managemenr at all costs!They took $275 of my deposit for bogus cleaning charges (150 citing cleaning a FRIDGE AND STOVE) and another $125 for carpet cleaning that I had already done and paid for!) The carpet cleaners (EAST COAST CARPET BUSTERS is in cahoots with him and claimed that the apt was a mess when he was there and needed to be cleaned again - but I have proof!)When I called STEVE from Brinkerhoff on these charges he immediately raised his voice to me on the phone. He started yelling, trying to intimidate me and spoke badly about my character.I can not take any small claims legal action because I have moved out of state. So here I am warning you all! He knows I am helpless, and he avoiding my calls, and at this point I do not plan on getting any money back.But God is watching.Please do not give this man business. You will be sorry! Im not the only one hes done this to (see reviews)! He is an unprofessional and rude man. I feel bad for the staff that has to put up with his negative energy. Be warned!

Id give 0 stars if I could they male up reasons to keep your security deposit.. we moved in to a house that was managed by these jokers and it was infested with roaches... we battled them for a year and when we moved out they had the nerve to charge us for roach treatments.. they also tried to say we marked up the walls but I have pictures from be for we moved in where the walls were worse since I touched up the paint myself... also charged for cleaning when I hired a cleaner to clean be for we turned in keys. bunch of scam artists.

The new owners of maple street apartments is rude and dont have no respect for her tenents. I stayed there a year and she told us if we have the apartment clean she would return our deposit. Then the next morning tried to change the locks and entered the apartment before we was even done. When we was done cleaning she got rude and cursed us out and told us we was getting sh**. Dont rent from them unless under new management. Her name is Carolyn.

My wife and I rented a lovely home on Ponce Inlet for our first year after moving from NH.Because we were uncertain of what area we would want to live .... we rented a home managed by Brinkerhoff Property Management.Steve and his staff were extremely nice and easy to work with. Steve showed the house to me twice so the second time I could video the place for my wife to see it from NH. A few items that needed to be fixed or cleaned were done prior to moving in day.Steve took my calls and was very responsive when we had some minor issues such as the AC Unit dying as well as a pool pump that decided it had enough. Steve worked with the owner to resolve the issues and kept us apprised of the plans through out the waiting period involving contractors.Over all a good experience with this group and no issues with getting our complete full refund on the security deposit. Thanks again Steve!

Mr Fenceroy perhaps it might be fair that you had included in your review the fact you were sent a management agreement to review prior to your purchase of the property and had signed the management agreement which made it very clear the charges you would incur not only for our handling the property but for the placement of any new tenant who you approved prior to move in. As I told you and is clearly outlined in our management agreement we do not work for free and still discounted the fee that you were charged per the legal agreement that you signed and agreed to. You were also told that all of the tenants in the building were placed there by the previous owner and we followed his directions on all rent payments.To the CyphaI dont know who you are but why not be man enough to tell everyone your real name and I will be glad to respond to you or are you afraid I will expose you including pictures of the true type of tenant you really are.To Blake Miller; I dont have any record of ever renting a property to you. Perhaps you just have nothing better to do all day than post reviews on people you never dealt with.

I’m not one for hyperbole, but I see nothing hyperbolic in calling Brinkerhoff a band of crooks. I had just bought an 8 unit apartment building in South Daytona that they were already managing, and asked if they would stay on for 2 months until I got settled in the area after which I would take over management myself. They said that would be not be a problem at all. When those two months ended they kept nearly all collected rents from the last month saying I owed them 7% of all future rents expected to be collected during the terms of the leases for the tenants they had placed!?!!Our management agreement stated: “For continuous management of UNFURNISHED UNITS the broker’s fee is seven * (7%) of gross collectible rents”. Nothing more about future rents is mentioned anywhere! They “continuously managed” the property for 2 months, and took over $2,000 (only 5 of the 7 rented units actually paid that month) in rents for “their troubles”. When I raised the issue they suggested I was trying to cheat them!?! Because they had taken the effort to get these tenants into the building.So about these tenants of theirs. Two of the eight total units were vacant when I closed on the property, and in 2 months Brinkerhoff found a tenant for one of the two vacant units just before our two month agreement ended. I specifically asked them if they did a credit check, and they said “yep the girl checked out just fine.” When I had to evict her 45 days later for non-payment of rent I found an eviction notice from her previous apartment (just 3 months earlier) on the floor in the vacated apartment.Two of the other tenants that were there under Brinkerhoff’s (mis)management from before I closed on the property hadn’t paid rent since before I bought the building. One moved out on her own (having never paid a dime) shortly after I took over management myself, and I had to file for eviction on the other deadbeat tenant to get them out. Yes Brinkerhoff claimed future rents from these tenants as well (from whom I never saw a single rent payment), and the closest they came to any sign of civility or humanity was offering me a hundred something bucks when I pointed out the one deadbeat tenant broke her lease and moved out less than a week after I took over management from Brinkerhoff.I will never trust this company again, and will always associate the Brinkerhoff name with dishonesty, cutting corners, greed and fraud. If it’s not clear enough, I would absolutely NOT recommend this company to ANYONE!!

At first the rental was ok until repairs was needed .Then it was a whole different scene.AC quit on a weekend so I paid someone to fix it. Steve refused to pay me back for it. Said it wasnt ok by him. He was told about a leak in living room ceiling before the hurricane. Didnt seem concerned. After Hurricane the whole ceiling fell down. He hired someone to patch the roof. It lasted for a short time. Never had inside repaired. So I lived with mold and put buckets out to catch the rain. It ruined my furniture. The electric shorted out. That was never fixed. The only thing Steve ever did was scream at people and raise the rent $110. Very rude man.

Horrible Horrible management company ..Steve is ridiculous he will harass you and tried to bully you with threats ..using the law to manipulate and take advantage of his tenants and customers ..I can not stress the fact of steering away from this company..the code inspectors are will back him up on any poorly infraction of service or conditions of rental property..for your peace and mind..financial security...safety ...credibility or credit..do not do business with Brinkerhoff ..just take a look at his (Steve) track record..he really needs to be reviewed by District Attorney for criminal and negligence business practices
